Great location, a bunch nice restaurant just across the road. But often quite hot (even with air cond). Hot water shower is not consistent. Door bell should be loud enough to be heard in the bedroom.

Having read reviews for this complex I was a little nervous but didn't have any issues!
Room was clean and cleaned daily which was great. Pool was a great size for 2 people.
Breakfast was cooked daily inside the villa, and we did face a couple days where they came earlier than specified or didnt come at all! But a phone call to reception and 5 mins later someone was there cooking.
Location is good with restaurants and mini marts nearby however just a personal preference, would probably stay in Legian next time.
Would recommend these villas for anyone wanting to stay in Seminyak
Not seeing much feedback on Trip Advisor we were a little concerned but after our arrival we were super happy with the location right on Eat Street. Villa had old charm but clean, pool was amazing, Erika on front desk during the day was extremely helpful and friendly. We would definitely return for a 2 bedroom villa on our next stay.
I admit; we weren't the easiest guests around. In our group of 4, there were several complications which saw us switching back and forth from a 2-bedroom villa to a 1-bedroom, and then back to the 2-bedroom. I'm extremely apologetic about that.
This is probably the cheapest that you can find in central Seminyak if you're looking for a villa with a private pool. The irony, however, is that we didn't even make use of the pool during our 3-night stay! The water didn't seem all too clean, and after 9 or 10pm at night, the water becomes stagnant. And there were many mosquitoes buzzing around our villa so this was not too re-assuring.
Terrible wifi connection; hotel staff on the first day told us that wi-fi wasn't available in our rooms, only in the public areas. However, when our friend arrived the next day, another staff told her the opposite. It didn't really make a huge difference I suppose, because the wifi access was extremely intermittent and this made it rather difficult to be contactable with our friends and families back home.
Breakfast orders were also mixed up on the 2nd day; staff insisted that we'd all ordered the same thing from when we first checked in, however we clarified that we'd changed the orders later in the night and the receptionist had also noted down our orders.
Overall, nice villa design, friendly but not the most efficient staff - if you're looking for a pool villa smack in the middle of Seminyak i.e. close by to all the restaurants and shopping areas, then this is the right place. Just don't have such high expectations.
This was our 3rd stay at Amasya, last time here was 3 or 4 years ago. Unfortunately it is in dire need of a re vamp as the villas are starting to look pretty shabby however gardens & surrounds are beautiful, location best on the strip, I really hope they have renovation plans soon. We had booked in for 8 nights but only stayed 4. The pool was filthy, cloudy & full of sediment, we mentioned this to them but they just kept topping the water up. This was not fixing the problem, got to the stage we couldn't use it so we looked elsewhere. It was unfortunate because the Amasya holds some very special memories for us. The staff are wonderful, a couple of them have been there for years and welcome us as though we are family and always remember our wedding day in our villa. I really hope renovation plans are happening soon as we will not be returning before then
We stayed in villa 2 for 5 nights in early October 2013. The place was dirty, very dusty, the floor under the bed hadn't been vacuumed or swept for a very long time. The open kitchen downstairs was dirty as was the bathroom. The place is in need of a revamp. The pool was fine. The breakfast was prepared in the open kitchen where very little hygiene was displayed. ie cut up fruit coming straight out of a large plastic crate with other foods in with it. Not in plastic. The dishes were washed up in the sink under a running cold water tap. Not worth the money they charge. For this amount of money you can get better!!!!
We had no booking and walked in and found staff to be very helpful. Ended up staying here 2 nights (wish we had have came here first and not wasted 2 nights elsewhere) on our very short trip to Bali on our detour from Malaysia to Melbourne. Loved the location and our own private pool, lounge area etc.
My husband and I stayed in this villa in April 2013 and we enjoyed with this place. Great location, close to good restaurants and very close to conceptual beach club Ku-De-Ta (about 6 min by walking).
The large area of private villa allowed us to relax from the hustle and bustle. Villa has big pool, it was clean all the time. There always quiet, were heard only the sounds of nature.
It was the fourth time of our visit to Bali and we lived in different districts of this island and I have to say that the price-performance ratio of this villa is perfect. If you want high-tech style and you ready to spend money on accommodation is three times more - welcome to c151 villas, for example. But in this place you will feel the true spirit of Bali.
About staff and management Amasya villas. They were very helpful and freindly. After resting in Seminyak we went to Ubud and management gave us a free shuttle service to Ubud.
Wi-fi was available only in a restaurant near the large pool and it was one downside villa.
It seems like this place is preparing to be redeveloped or something that means that it only needs to make do.
It is one of the worst managed places we have stayed in over many years of travel. The staff try their best to make do with whatever minimal skills and training they have.
We stayed in Villa 12 which was probably very nice when new however it is in desperate need of a refresh. Taps are loose, the pool constantly runs short of water, the shower fills up with water which floods the whole bathroom, we have bites on our skin which we suspect are from mites in the room, shelves were dusty etc etc.
Although the location is not too noisy away from the street where our villa was, any noise that is around from the neighbouring bar nearby and even from staff or guests walking past the villa, sound like their in your room.
The limited selection breakfast made in the room was so bad that we opted to pay for a decent breakfast every following morning at a cafe locally where we could also get decent coffee instead of the instant only served at Amasya. They didn't even have Bali style coffee available.
Reception staff we tough to deal with. One in particular could barely answer simple queries or requests.
In saying all of the above if you want to stay in the heart of the restaurants and shops at a relatively competitive price, it's not somewhere we would recommend but an option for people who want a villa style place right at the bottom of the standards level.
Our plan was to spend quite a bit of time in our room relaxing and keeping up to date with our work commitments. This also wasn't possible due to the poor wifi connection.
We regretted not paying a couple of hundred dollars extra to cover a 5 night stay somewhere that we stayed in Seminyak previously which was first class.
We stayed in a one bedroom villa. Everything was clean and service and staff were all great. There is a little wear and tear, but nothing major, and given that it is more affordable than a lot of private pool villas it gives value for money. Breakfast was provided and cooked at the villa daily. It's pretty magical waking up and swimming in your own pool while your breakfast is being cooked for you. The pool was a good size too. As with a couple of the other reviewers we had no problem with privacy or peeping toms - the walls are pretty high. The villas drive is off a main street which has many cafe/restaurants and shops and is a short walk from a beach. We could not hear the people next door, nor any noise from the street. We will definitely be back here - cant wait.
