Decent value for the money. The staff was very helpful and there was street parking available. Good location for downtown and the area of the B&B was satisfactory. Very disappointed. Staff unfriendly and unhelpful. Room was very basic and there was an unpleasant smell in the shared shower room. Breakfast was very average. The place is well located close to he train station and city center, our room was spacious, breakfast was very nice the staff was very sweet and helpful. When I arrived, I found myself staying in the middle of the red light area. Service : terrible..... This was summed up by the girl at the desk telling me that I wasn't allowed any visitors and other types of guests. I found this highly insulting. Was very surprised, for its cheap price I wasn't expecting much at all but it was lovely if not better than alot of more expensive places I have been to. Certainly tops trvaleodge. Friendly and helpful staff, the beds were extremely cosy which made it hard to get up in the morning in time for check out. Clsoe to the station and bars but not in a noisy […] area. Having shared toilets doesn't matter as there are so many of them. The only proble is that the parking is a bit tight and tricky, but that could be just me. Just over £100 for 6 of us to stay, 2 rooms of 3 (1 was en-suite) stayed for the night to see the Courteeners in the O2 Academy. After reading previous reviews of the hotel, I was dubious but it was clean, welcoming and cheap. Perfect if you are after a place to crash if visiting Leicester on a night out, it is great value for money.

This is a B&B absolutely nice considering the price and the average in UK! I had a large room, the bed was not comfortable, but this is almost normal in this b&b. The bathroom is shared but nice and spacious. As usual for this kind of hotel, it is an old structure house. But I saw a lot of places in UK worst and more expensive than this one. They give also the english breakfast included in the price! Wi-fi connection was not available. Good for one night, not for holiday. Near to the city centre and also to the train station.

I only wish an option for zero out of five existed. On arriving, the receptionist was extremely blunt and hostile. When we arrived, we were told there was a Russian party going on downstairs, something NOT included in the price! The music was blaring throughout the entire evening and the volume was unforgivable. It wasn't even possible to watch anything on the television in the room as the music made it impossible to hear. No regard for the paying guests. Also, there was only one plug socket in the room which was very far from the bed so quite useless. A terrible experience, even for a one night stay, and shall not be staying here again!!! Where to start. Ok my partner and I arrived at what looked to be a nice place. After walking in it went down hill from then on. Staff was not helpful. Infact hardly understood a word we said. We was told no changing of guests. No visitors. If we wanted to go out after 11:30pm we was to pay a deposit of £10 for a key. We was assigned to room 24. Started walking up thw stairs to find stained walls and carpets. Ok we carried on up to our room situated on the top floor. Opened the door to find the smell of dampness was over welming and it was freezing cold. We had no other choice but to open the windows although it was freezing in the room. We had two windows one with just a net and the other had both a curtain and a net. After a while we closed the window laid in the springy bed and was freezing cold. So we decided to go and ask for some heating. We were then told there is no heating anywhere in the place until september. . We then went out for a smoke and discovered it was warmer outside. We then went back in and asked for a room change. We was told they were fully booked. Understandable. However I told the lady that my partner was pregnant and that we can not stay in that room it was way too cold. She then gave us a plug-in heater. We had to move the beds around to get to a plug. By this point we had decided that we was not staying in this b&b. We then went and asked for a refund which was not given back as we had been there for two hours. We then gave the key back and left. However we also discovered that the bedding is changed on a weekly basis(stated on door) also discovered that there was stains on the bedding and furniture. Our bedside table was a dining chair. The TV was about 40 years old (big back). Found out they have prostitutes using the rooms on a daily/nightly basis. Baring in mind the bedding issue! The toilets were disgustingly filthy. We had two cold taps in our room with no soap or towel. Opened the wardrobe to find years of dust. It was just beyond a joke. Never ever returning. In fact they will be getting reported. It was seriously that bad. We are just so fortunate that we didnt sleep there and have breakfast. We both felt sick being in the hotel. I do not recommend not even to my worst enemies. Do not stay there. Seriously unhealthy. Enviromental health need to shut them down!!

Upon inspecting the shared bathroom I found black grime in the tile grout. The bed had hairs in the sheets. The carpet was filthy. The bedroom windows were cracked and the walls were a patchwork of plaster. Need I say more?

I stayed at Grafton House for one night, with a friend. The welcome was friendly and together with the key for the room we got soaps and towels. The room (Nr. 6) was very spacious and with big windows. The bed linen was clean. Also the two ladies serving breakfast were very friendly. Grafton House is less than 10 minutes walk from the station and the neighbourhood seems to be multicultural but ok. Less nice was the mattress of the bed - it has uncomfortable springs in it - and also the walls are so thin that you can hear a lot from the neighbours room, e.g. the loud door closing. The shower in the shared bathroom was so-so clean, as well as the carpet in the room. Over all: better than expected - after booking we read the comments and were a bit worried, but in the end it was not at all that bad as some comments say.

I found this bed & breakfast (I wouldn't class it as a hotel) to be better than a lot of the 'terrible' reviews. Arriving about 10.30pm, the guy on reception was friendly and accommodating. In the morning the breakfast staff were polite, the tea was good and the 'full English' was a decent basic effort. If you anticipate it as being a bit like staying with an aged aunt, including worn carpets, dated furniture and having to ask for a towel, it's OK. It was clean, the bed was OK, and the bedroom door locked. Internet is from a single box in reception, but it worked for me on the second floor. Parking, arriving late, was a couple of blocks away on the main road.

I booked into this bed and brelkie through late rooms, it was ridiculously cheep, then read the reviews, I was expecting bad, but thankfully I was surprised to get a warm welcome, the house is secure and the room had everything I needed, warm clean bed, tv, somewhere to it my belonging, heating, sink, towel and soap, the shower room is spacious, clean ad toilets are clean, the deco is a bit dated, but apart from that I can't fault the place, I enjoyed my stay and would go bk, I did miss brelkie so can't comment on that, but did get offered tea, coffee etc, you don't get a kettle or crockery but it is available if you ask x
