"Stay in your own mini-palace"
Residence I Colli is a beautiful gated property from the golden age of Florence. The rooms are enormous -- we had a suite with a bed room, sitting area, and kitchen. Next to Bobboli Gardens, 2 blocks from Porto Romano, 15-minute walk to the Pitti Palace. We would stay here again, no doubt. Nits: 1:You may get tired of the uphill slog you have to make […] from the Porto Romano, and then the flights of stairs to your room. 2:, kitchen did not have an oven, microwave or otherwise; OK, we made do with stove-top cooking. (There are some fresh produce stands by the Porto Romano and a small supermarket nearby.) Third, the neighborhood did not have an abundance of the wonderful little restaurants in the wonderful little neighborhoods that we love about Italy. We were quite warm one night, so thank heaven for the electric fan in the room -- but one day we came in and someone had taken it. Our room wasn't cleaned during our stay, and that's OK, but if your'e going to come in at least empty the trash and don't take the fan! This is a minor complaint, and a quick chat at the desk got our fan back, so no worries. But this is just to say that the service is... uneven. Overall it's a gorgeous building, wonderful antique furniture, very quiet, lovely staff and management, in a neighborhood that's a bit out of the way. "Off the beaten track"
This hotel is a bit of a hike to reach on foot with baggage, but not if you use the local buses which run frequently from Santa Maria Novella.The staff was friendly and helpful, and our room was really a finely appointed apartment with kitchenette up a staircase. The place was once an elegant villa, therefore high ceilings and spacious rooms. The bed […] linens and bathroom were clean, but the floor really needed a good vacuuming in each room! Internet was only available sitting outside our room, and the connection we sporadic, at best. If you are not too dependent on that, it is a very quiet place to stay about a ten minute walk up a hill behind the Boboli Gardens. I think the owner could spend more attention on the garden which could be charming, and just oversee things more carefully. It has the potential to be four stars, but not as is! "Self catering apartment close to centre"
Spent 6 nights in a self-catering cottage, within easy walking distance of the city centre. I Colli is in a quiet residential part of the city. "Freezing cold room fridge atmosphere"
We booked the room thinking it was inside the old villa but we were located in a basement annex room C6. It was freezing the whole time and you can see your breath inside the room. It was like to be inside a fridge for three nights even with the heating on the room never was warm. We complaint as the heating was off for a day but things were the sawn when heating bak on. The first night water falling noise was constant from 12 am to 8,30 am until the hotel cleaner stop the WC toilet noise next door. Please do not book this hotel it is the coldest room I never be in my whole life and I a frequent traveller. Do not book this hotel it is a waist of money and ruin my

As I plan another, overdue visit to Florence, I'm booking at Residence I Colli, bringing back memories of a lovely former stay. Majestic looking with a delightful, tree filled garden, it's an enjoyable place to unwind after wandering the city; quiet, but very close to the the buzz of Florence. It's reasonable and in an excellent location. Its atmosphere and decor may be more Michelangelo than Missoni, but that's what Florence is (historically, at least) about!

We stayed here for a week long business conference/congress near the Porta Romana. The residence was two blocks up Viale Machiavelli past Porta Romana. It is in a residential area with large trees, nice views and it was very quiet! The owners lives on the top floor and are very welcoming. Our room was a converted apartment with kitchen (4 gas burners and refrigerator), sitting room, bathroom (tub/shower) and bedroom in the main residence building. It was clean and bright, each room having a window. Wi-fi was strong in sitting room but could be weak in the bedroom at times. The staff brought a fresh set of towels on day 3 but linen changes were on request. The rooms did get warm during afternoon tea but cooled at night. There was one oscillating fan in the bedroom or you could open the windows. There was also a portable AC unit in the closet but we did not try it out during our stay. This residence is in walking distance to the Boboli and Bardini Gardens plus Plazzo Pitti. The Duomo is within walking range too, but its a bit of a short hike. We enjoyed our walks to the historic center no matter what time of day or night. After passing the several green grocers with fresh, large mushrooms we decided to take advantage of the kitchen and cook dinner. The kitchen was suitably equipped for pasta dinners or omelets and coffee in the morning. Cooking at the residence made for a nice break from the tourist horde. I would recommend Residence I Colli. It is historic, away from the tourists and associated noise in a beautiful neighborhood. You feel more like a local then a tourist. There are neighborhood restaurants near the Porta Romana and a great bar on the Palazzo Pitti side where you can pick up your morning coffee or your afternoon Prosecco.
"Exceptional value and atmosphere"

The first thing you must understand is that this is NOT a conventional hotel, but a "residence". This means you can use it as your home, but you must not expect a 24 hour reception desk or room-service. The reception is manned at specified hours and there is a number to call if you need out-of-hours attention. The reception team is unfailingly charming and helpful and they went to some trouble to make our stay convenient and pleasant. The location is superb - a brisk ten minute walk from The Pitti Palace, the Boboli Gardens and the Ponte Vecchio. If you are not a walker, at least three buses take you from the Porta Romana into the heart of mediæval Florence within a quarter of an hour. We stayed both in one of the "cottages" set in the lush garden and one of the elegant, high-ceilinged flats within the villa itself. The cottage is compact and cosy, with a little terrace for your evening prosecco. It is perfectly well-provided and comfortable, with air-conditioning and wi-fi. With your own key for the front gate, you can come and go as you please as well as self-catering to whatever level suits you in a small but functional kitchen. There is a particularly good breakfast and lunch in the busy local Caffé Petrarca at the Porta Romana, a three minute walk away. The flat was a suite of sizeable rooms in the elegant nineteenth-century villa, with tall, shuttered windows to look out over the garden. Very comfortable and slightly more luxurious than the "cottage" and with the same amenities. Above all, this is fantastic value for money. If you want the five-star hotel experience then you will need to pay a GREAT deal more. Enjoy the personal touch and the family feel as well as the glamour of the location. If I had a niggle, it would be a very minor one; the wi-fi had its own eccentric way so that internet connection was occasionally absent.

I would not recommend this hotel. Although it is close to many of the major sights, much needs to be done. We were in one of the cottages. It needs serious cleaning and up dating. There is also a musty smell to the whole place. When you arrive you think it is because the cottage was closed but as you stay there and examine it, you realise that you have been overcharged. The bathroom was not clean, especially the bidet, the kitchen was not clean, and the carpets needs serious replacements. The kitchen equipement is insuffi ient and has been there and gone. Needs complete replacement as do the matresses and if you cannot get a good night's sleep, you cannot enjoy your trip. Also, there is no one at the front desk from Friday afternoon to Monday morning, so basically you are on your own. Since you cannot control the heating, you have to be creative for warmth. Would I recommend this place. No.

We enjoyed our stay immensely at Residence I Colli. The suite with the piano is furnished in elegant antiques with a great deal of good taste, looking out to the lovely garden below. The residence is peaceful,yet very well positioned to be in the center of Florence in15 minutes by foot ,located very close to the Boboli Gardens. We appreciated the graciousness of our host, Mr. Quinterio.The residence is very clean and wonderful spot to enjoy the old world charm of Florence.There are plentiful cooking utensils in a well supplied kitchen.

My husband college-aged son and I stayed in a one bedroom guest cottage with a fold-out couch. The cottage was charming and the main bedroom was comfortable. The fold-out bed, however, was not. We had a lovely private terrace furnished with umbrella table and chairs. The bathroom had a big tub and shower combo and was roomier than in many small hotels. The street was very quiet and pleasant. It was a bit of a hike to the heart of the city so I would not recommend if you aren't up for lots of walking.

We travelled to Florence for a couple of nights with 2 adult nephews as part of a driving tour of Italy. We were upgraded to an apartment which was full of period character furniture even a forte piano. Its a short walk to the centre of town and not far from 2-3 mini-markets. On the modern side it was a little lacking - TV with no English channels, wifi was very patchy. No kettle a disappointment. The beds were not very comfortable being to hard for all of us. The real problem was that with no air conditioning and old fashioned windows we were eaten and pestered all night by mosquitoes. The staff were very polite and well informed. The security and parking was good but the outside sign is very small. It was a surprise that no food not even breakfast was offered. I note this has been raised before so perhaps it needs reconsidering.
"Ill equipped, unclean, uncaring.."
My husband and our toddler travelled with my parents. Out of the 6 different accommodation we stayed in around Europe, this one was a massive disappointment. Such a beautiful looking place on the internet and from the outside but thats where the good things end. For a self contained cottage, the amount of kitchen utensils was so poor. No kettle, no toaster, no wine glasses, no tea towels, one mug for tea, 4 tiny espresso cups. The equipment between the 2 cottages was so different, we had a share between us all to cook dinner. One of the towels in my parents room had a dirty stain on it. Both towels in our room were damp, and no towel supplied for our toddler. When I requested another one, the hotel manager rudely spoke to me, saying that " we are not a hotel young lady, if you want hotel you go next door" before eventually understanding that I didn't want extra, only enough for the three of us. Water for tea had to be boiled on the stove in an old pot that had clearly seen better days. The sponge to wash dishes was so old and should have been thrown out ages ago. There was mould in our shower. The Mosquitos are dreadful, gardens overgrown.... I could go on and on... All I can say is, don't be fooled by the pretty pictures on their Internet site, we were.

We got the hang of using the buses but it was still not as convenient as staying in florence central and while the walk into town is quaint and easy, the walk back is mostly uphill. Still that part was manageable. We found the accomodation mostly misrepresented by the pictures online. We stayed in the cottages at the back, no. 1 and 2. There was an abundance of plastic flowers, a mouldy odour and very little space to put things with the amount of mismatched furniture (mostly used to hold the plastic flowers). While we enjoyed Florence tremendously, we did not look forward to returning to Residence I Colli at the end of the day. The beds in both cottages were either lumpy or squeeky. The bedding really old and worn (although it appeared clean). The tap in the bathroom of one of the cottages dripped constantly. Cooking equipment, pots etc... were not very inviting. Just to make a simple cup of coffee meant boiling water in a rather "yuk' pot. The place gives the impression of a stingy owner whose standards are set by how much he can take out and less about the comfort of people who are misled to stay there. We will not be returning.
