"Gorgeous New Hotel"

This is a stunning new hotel, only 1 or 2 years old in Kennebunkport. Very modern appointments, magnificent huge bathrooms and guest rooms. For guests who prefer modern but transitional styling, this is the place to stay. It is unlike any other hotel in town. It is on the water, the service is excellent and the price was terrific! The general manager, Mindy, is top notch!

My husband and I had dinner at David's KPT last June and upon departure, noticed that there were rooms associated with the property. We made a note to try them in October and we just completed an overnight stay. The bottom line is that we were very satisfied with everything! We arrived and found our reserved parking spot (although the font on the sign is a little small so we had to get out of the car to be sure which was ours), walked into the lobby and immediately had someone greet us with our room key. They explained that the "front desk" had gone home but they had an envelope with our key, information about our stay, and made sure we knew about the continental breakfast. Our room was a wharfside king that we liked very much -- tasteful decor (a little bit Scandinavian), nice furnishings, spotlessly clean, wonderful modern bathroom (big shower, great toiletries), Keurig coffee maker and little balcony with table and 2 stools. Our room looked right over the harbor and was very quiet, great night's sleep (air conditioning worked well). In warmer weather, there could be a problem with noise as our balcony overlooked the restaurant deck, but no problem at this time of year. Only question about the room is that we like having a desk to work on (free internet worked very well), but frankly, our room would not have had space for it. Not a big deal since we probably could have used the lobby or bar chairs downstairs at other times of day. A word about room prices -- we were only staying for one night and arriving near dark, so I did not see the need to splurge on a special room. Our wharfside queen was perfectly fine, a little on the small side but I would take it again next time. Having experienced the hotel now, I do think the room rates are a little high for the size of the room, but then again, we stayed at the famous White Barn Inn on the prior visit which is much more expensive and totally underwhelming. So relatively speaking, the Boathouse delivers more (at least we think so) The restaurant was as good this trip as it had been in June. Delicious food, a really interesting menu (not just the usual broiled or fried fish), good wine list with some unusual bottles and a choice of prices, and we found the service just as friendly on this trip as in the past. We did take advantage of the breakfast the next morning. That might be an area for improvement - the food was very good (a delicious strata for one thing and really good coffee) and there was enough of it and I have no problem with self-service. But the platters were just sitting on the bar with plastic wrap over them, not a very nice presentation for those of us on a short holiday. It was a cloudy morning so the room was also quite dark, not a flower or a candle on the table either. There were several staff members around, but they seemed to be busier talking to each other than with guests. Somehow it lacked some warmth and rather than linger to read the newspapers, we ate and left. I noticed that starting in November the restaurant is serving full breakfasts, so perhaps by placing a little more attention to the breakfast crowd, the few things we noticed will be enhanced. We plan to stay at the hotel every time we travel to Maine - it's a great overnight stop on our way north from Boston.
"Great location - not much else to offer"

We recently spent a long weekend at The Boathouse and besides the perfect location, this hotel/restaurant doesn't have much to talk about. The property was clean, well kept, and had plenty of staff on hand. Check in was smooth, but we had to wait at the front desk for a few moments before even seeing a living person. We were told that we had a had a reserved parking spot with our name on it, but when we got to the spots, NONE of them had our names - just a "Reserved" sign. Avoiding this confusion in a torrential downpour would have been nice. The room was clean and modern with a welcoming decor. The view from the third floor Wharfside room (two double beds) wasn't the best - it overlooked a rooftop and had a peek of the water. The beds were THE WORST; we have never slept in more uncomfortable beds in our entire lives. We tried both beds, and both left us in terrible pain for the entire duration of our stay. The location of The Boathouse is what is the best part about this property. It is located right in the heart of all the shops and restaurants. We were able to walk everywhere during our stay - driving only once to a neighboring town. We never tried David's KPT restaurant due to some questionable reviews, but it seemed to be relatively crowded each night. Upon our next trip to Kennebunkport, we will likely be staying at a different hotel.
"Relaxing and peaceful"

I have stayed here once before and loved it so much I decided to stay there again. I could not believe that they were able to impress me even more. The woman at the front desk who checked me in were genuinely nice and made me feel most welcome. Allison was very pleasant and accommodating and easy to talk to. When I opened the door to our room (Banyon room) I was blown away! WOW!!! The room was huge, the bathroom was clean and you can't beat the location of the hotel. We decided to make reservations for dinner on Saturday and when we got there we were told that I table was not yet ready so the hostess offered us free drink and garlic knots. I was a little surprised, our reservations were for 6:30 and it was only 6:40, I have waited longer at other restaurant s and was never offered anything but Jeff (Dining room manger) was so apologetic. What a wonderful place to take my parents to Maine for the first time. We will be staying here every single time I go to Kennebunkport because I feel that I have found the perfect hotel with the most accommodating staff! Thank you Boat House!! Can't wait to come back!!
"Adequate at best"

Check in was fine, nothing remarkable to mention. Our room was beyond small, no more than a glorified shoebox. There was one small "closet" with 4 hangers for 2 people?! Would be fine for a single business traveller. Service was not very good in the restaurant. The staff ignored us & seemed bothered to take our order or answer any questions we had about the menu. We will not return.

We visited Kennebunkport from Massachusetts. This was a 2 night getaway for my husband's birthday. Best location for a hotel in Kennebunkport! We arrived at the boathouse and there was a parking spot assigned for us with a cone. We were thrilled with this, as it had direct access to the entrance and it was clear where to go. The greeting at the check in was great. Prosecco and an upgrade, as they had a room in the main building available, where we had originally booked into the wharf side building. Entering the room, it was obvious that they had put a lot into the amenities and fixture selection etc. It was really beautiful with a cathedral ceiling and beautiful modern bed, bath and living room set. First day, we had lunch at David's, which was excellent. I had steak and lobster pizza and my husband had the Fish and Chips. Mine was excellent, fish and chips were a 4 of 5, according to the hubby. Bartender was young, but was very knowledgeable about where to go during our stay. We appreciated his suggestions. Second day, we got takeout burgers at the bar to take to the room after a long day. Food was great! Even if you do not stay at the Boathouse (and I recommend that you do), I would recommend the restaurant. Only pseudo complaint was that there is an amazing roof deck that you can access with a great view (this is not the complaint). After a long day, we tried to sit out there for a night cap, only to find it closes early. Can't have everything! Overall, we will definitely go back. This place was great. Also, don't forget that staying here, you also have access to some amenities at their sister hotels/resorts. We walked over to the Kennebunport Inn and were able to borrow bikes for as long as we wanted. Great additional perk!
"A Restaurant Masquerading as a Hotel"

Not sure where to begin. Positives: The staff, the setting, the comfort of the room, a feeling of "openness" in the entry way (not sure why I said this other than it was an initial feeling as we checked in). Negatives: it was Columbus Day weekend so all of Dock Square was ridiculously crowded (great for the merchants, horrible for those in residence) which translated into extremely difficult parking situation even as a guest at the hotel and even, therefore, having a "reserved" spot. The reason for the "reserved" notation is that the restaurant that is really what this hotel is about is the go-to place in the area now which is all well and good unless you are guest at the hotel. The "reserved" parking spot was extremely difficult to access when the restaurant was in full swing (it seems from 11:30 A.M. until after 9 P.M. The knock on effect is that the noise from the restaurant and outside dining areas is quite noticeable from your comfortable room and as a hotel quest you definitely feel as if you are secondary to the extremely popular restaurant (other than having the "privilege" to make dining reservations which gives you an idea of who is running the show). I really truly am happy for the restaurant and we really really truly never stay at The Boat House again because the conflict can not be resolved the way it is currently implemented.

Great location, close to shops and restaurants. We had our own personal parking space which is a nice touch. As with another reviewer we were not greeted with prosecco but overall the check in process was smooth. However, we were not told that even residents have to book a dinner reservation by 4PM or risk not getting a table - as almost happened to us. We had a room in the main hotel above the restaurant. Very comfortable and the decor and fittings were impressive. Even though the weather was turning it was lovely to sit on the balcony and enjoy the views of the water. One criticism of the room would be a lack of storage space. there was a small wardrobe but no cupboard space. Dinner in the restaurant was excellent with friendly and efficient staff. The breakfast was adequate but the staff, whilst friendly, were not professional, standing around and one morning openly drinking juice in the middle of the seating area. At check-out we were given a bag containing water and cookies which was a good departing gift after a very relaxing stay.
"Relaxing, wonderful trip"

My husband and I spent two very relaxing, wonderful nights at the Boathouse Wharfside. The room we were in was very clean and was bright and sunny-very cozy and inviting. The staff was very friendly and helpful with any questions that we had. We liked being at the Wharfside as it felt a bit more private to us and we liked that. There was a reserved parking space there for us as well so no parking worries. There is quite a bit to do and see and it's all withing a very short walking area. We would definitely recommend this hotel to anyone.
"Beautiful hotel in Kennebunkport"

We just returned from a lovely two night stay at the "The Boathouse" in Kennebunkport. This was our first trip to Kennebunkport and because of the great experience we had, it will not be our last.We stayed in room 209 and although the room was not waterfront it was comfortable, modern and met all our expectations. The hotel is located in the center of town and is within walking distance to many restaurants and shopping. David's Restaurant is downstairs and even though it was a weeknight when we were there, it was quite busy and for good reason. The atmosphere of the restaurant reflects the hotel itself welcoming, relaxing and attention to detail. We had drinks and appetizers/dinner each night and fully enjoyed it. It was also fun to sit outside on one of the decks and relax and just enjoy the moment. A special thanks to the Hotel and Restaurant Staff "job well done" !!!!!!!!!!
