We stayed in The Boathouse for 3 nights this weekend and loved every minute. Staff were lovely, helpful and very knowledgable about the surrounding area. We stayed in the Wharfside section, room was great, very clean and spacious. Location was absolutely perfect, right in the centre of Kennebunkport so we could dander around the town. We ate in the hotel restaurant on Saturday night and had one of the best meals I recall and we were seated beside both ex Bush Presidents plus family! On checkout we were given a gift bag of cookies and drinks for our journey. Every detail has been considered here. All in all can't recommend this place highly enough, really they couldn't have made our stay any better.

Great time here and very nice rooms and staff was very helpful and kind, rooms were clean and nicely decorated, the location is great too, walk to every thing and fun to watch the boats on the harbor. We will come back again.
"a little understated WOW in quaint Kennebunkport"
I love Kennebunkport and have been coming here yearly with various friends and family since 1980. This time I was going to take a long weekend with my adult son and we both really like bed & breakfasts, but it is almost impossible to find an inn room with 2 beds (they're all about romantic getaways I guess). The Boathouse has some Wharfside rooms with 2 queen beds. The Boathouse is in two buildings, one formerly the Landings, right in the middle of all of the Kennebunkport action but right on the river. I'm an interior designer so am very influenced by aesthetic and ambience. This place has plenty of both…gorgeous and not too literal nod to a nautical theme mixing modern and traditional elements to create a very comfortable and inviting environment. The restaurant is great too, for food, bar, service and decor. I will definitely come back!
"Great location, nice staff, minor issues with amenities"

Stayed for two nights in August as part of the "Ahoy Anniversary" deal (which is great value!). Overall we had a great stay. The room was luxurious, bed comfortable and bathrooms all modern and high quality. The location was fabulous (right in the heart of KBT and with an excellent view of the wharf) and the staff were all friendly and accommodating. The one issue that we had was with the WiFi - it only worked intermittently and was often not fast enough to perform simple web browsing. The hotel offered Apple TV boxes free to all guests, which we were hoping to take advantage of, but the problems with the WiFi meant we could not stream any instant video at any point during our stay. To be fair, we did bring this to the staff's attention and they acknowledged and understood our complaint (and offered the alternative of using a partner hotel's WiFi). However, in this day and age this is really a feature that should be offered with no problems. We were informed that infrastructure was being upgraded to address this problem, so I wouldn't anticipate this being a major issue in the future. Having said that, we would definitely recommend the hotel for a host of other reasons. They also had one of the best happy hour deals in KBT if you're so inclined..
"Charm with some limitations"

There's a lot to say about the Boathouse that is good, but I gave an average review due to the limitations. We stayed in the Wharfside rooms, which used to belong to the Kennebunkport Inn. Let's start with the positives: 1) Great location 2) Staff understands customer service 3) Great beds--my wife and I slept well 4) Decent sized bathroom, with good lighting and a reasonably sized shower Now, some of the limiting factors: 1) The room was a little small 2) There was only one chair in the room. While we didn't have a lot of downtime, we did spend some non-sleeping time there. Trying to read while sitting on the bed is not that comfortable. 3) The bedroom was a little dark. A lighting fixture (or two) in the ceiling would have helped. 4) The breakfast was a little on the light size (not many choices) 5) Intermittent interruptions with the wifi connection We also had an issue where the lights went out in the bathroom (but not the bedroom). The staff did respond quickly to this issue. A couple of towel rods would have helped in the bathroom. We were on the third floor--I thought we were on the second. The staff did offer to carry our bags. You could certainly do worse, but it's also possible you could do better, so keep that in mind if you're looking at the Boathouse.
"Great Location, Just OK Service"

We stayed this August for four days following our wedding that was held in Boston. We had a wonderful time. Pro's: - Assigned/ marked parking spots for each guest room. The parkign lot is small and gets busy at lunch & dinner. It was nice to not have to jockey for a spot & also made us feel important! - Location. Can't beat it. Walking distance to everything! The views are great if you have a little balcony. It's fun to watch the kayaks, boats, etc. The clam shack felt a little too close and smelled like fried food sometimes (this is a slight con). - High End decor & vibe. - Accessibility to the other Kennebunkport hotel amenities. Using the bikes, pools, restaurants, etc. was a huge plus! We rode bikes to the Old Fort Inn to use their adults only pool and had an awesome afternoon there! Cons: - Upon making the reservation, we mentioned this being our little honeymoon. At check in, I mentioned it again and the front desk woman said "I see that"- and said no more. This was fine, but there was ZERO attention to this special time in our lives. At minimum, I would have expected to see a little note in our room, maybe a small treat to enjoy. But there was nothing. At the Old Fort Inn, the bartender/pool guy chatted with us and found out why we were visiting and he gave us a complimentary drink as congratulatory gift. This isnt even the hotel that we spent hundreds of dollars at... I did not expect anything in particular- but it was a bit shocking to have no acknowledgement of this. - Lack of storage & size of room. The pictures fool you a little. The rooms are tiny! There is a small closet to hang a few items, but no dresser so we had to live out of our suitcase which is not ideal in my opinion.

This is my third visit to the Boathouse and it was great once again. I love the reserved parking in front of the property as well as the ability to make a reservation at David's. I didn't have much interaction with staff but it was pretty easy to navigate throughout the visit. If you are looking for a place to stay in heart of town, definitely book the Boathouse!

We stayed here for 3 nights in early August on a family (of 8) vacation and were all thoroughly delighted with our stay! Several in our group have travelled extensively and stayed in various hotels around the world. The consensus, after the first night itself, was that this was clearly in the top 5% of hotels we've experienced. What we liked: Location in the heart of Kennebunkport; within walking distance to several fantastic restaurants and shops; large, airy, bright, fresh-looking and pleasant-smelling rooms; 1-mile to Kennebunk beach with free beach parking permit; named parking spots in hotel parking lot; extremely comfortable bed/pillows/sheets; bathroom amenities; pleasant and helpful front-desk staff; restaurant deck with nice view of the water; free bottled water in the room; very competitive price; breakfast. What management might consider improving: Changing the breakfast menu daily; Training breakfast wait-staff to be a bit more customer-friendly (when one in our group arrived for breakfast a couple minutes before breakfast close, the waiter stated that she'd put away the plates and that she could only give us a to-go box); Training the valet to be a bit more customer friendly (in our three night stay there, we parked our cars ourselves but didn't see the valet smile, greet or offer to open the door). Overall though, this was as close to perfect as a vacation gets and we'd definitely consider staying here should we visit again!
"Wharfside Boathouse Suite 400 - ah, well ..."

Stayed end of July for two nights as part of a longer family holiday (four people). Booked the suite (large livingroom, two separate bedrooms, one bathroom, little old kitchen, beautiful verandah overlooking the working KPT harbour) some months ago together with the Eat Sleep Play Package. It still went under the name of the Kennebunkport Inn at that time, mentioning that all meals (also breakfast) can be enjoyed at the main house by the Dock Square. This main house has been remodelled completely and features all new guestrooms and public areas.It's very elegant and appealing. Upon arrival we where told the suite 400 (which lies in a separate house above a little shop by the creek/little canal) was now part of the Wharfside Boathouse and everything went over that hotel. Not so sure whether it's part of the same holding/ KPT Inn or how they relate it now. We arrived a little early 1.30pm with check in only due at 3pm and were told the room wasn't ready yet, to leave a phone number, we'd be called when ready. Nope, nothing happened (yes, it was a foreign number but they knew that and it wouldn't have cost a fortune). Had lunch at Federal Jack's (not awesome, but ok) and went back shortly after three. Suite was ready, we found it to cover our needs well. We had a reserved parking lot right by the house which was very helpful, and very much liked the location by the bridge, the Marina as well as the view from the verandah (it's actually like a glass box above the river). All appliances we've needed in the house worked. We didn't try the kitchen, the Keurig coffee maker is useful, coffee is provided. The kitchen is old, cabinets a little smelly, there are some pans and pots as well as cutlery and plates. You can make a holiday there and it's probably just fine for two couples or a family, sharing the bathroom requires some scheduling ... Compared to the main house it feels like this suite didn't belong anywhere anymore; not remodelled, some sun shades torn at the base and closet doors in the master bedroom barely working, wireless internet is practically non existent even after a call at the reception and promise to reset it. Don't plan to bring work that requires internet. The bathroom features all-plastic bathtub and wall cover as well as plastic sink and washtable top.The suite feels like having been forgotten in a drawer in the course of setting up the new Boathouse and refreshing the main Kennebunkport Inn. For the price we payed we expected more and had much better value elsewhere during this trip. Breakfast is at the new David's @ KPT, however the promised deluxe Continental turned out to be a counter of cold plates with some salmon, smoked meat and one sort of salami, good yoghurt, some fruit and coffee and hot water jugs. I'm not on the sweets side in the morning so can't tell a lot about muffins & co. We asked reception if we could have breakfast in the main Inn building and were set there right away. So thumbs up here! Huge difference ;-), that was a real deluxe continental that trimmed us all up for the day. The staff is helpful, thanks Mindy and Molly! So all in all: suite is great for groups and families who want to be together at all times sharing one apartment.The views over the river are great, if simplicity and some really old appliances don't bother you - this would be a good reason to pick this guestroom. The location in KPT is fabulous, the variety of restaurants, shops and recreation possibilities is very good. Otherwise pick the Inn itself or the New Wharfside Boathouse. The bottom line for the suite - recommendable with a big "IF".
"Excellent boutique hotel"

OMG this hotel so nice. New clean, beautiful rooms great location right in dock square. Beautiful outdoor deck and happy hour, beautiful dining room with great food and beautiful bar overlooking the water. Rooftop deck. Don't hesitate to stay here but I would prefer to keep this a secret. Part of the Kennebunkport resort collection.
