"Fabulous Boutique Hotel in KPT"

I had eaten at David's KPT restaurant several times in the past and enjoyed the ambiance as well as the food. With that as background, I had filed away in my mind The Boathouse for any future visit to Kennebunkport. Simply stated, it was a great experience. Our room, above the restaurant, was wonderful. Impressive design, beautiful decor, and lovely views from the balconies. Great attention to detail including fine bedding, Voss water in the room, Farmaesthetics bath products, etc. The restaurant and bars add to the experience as well. Classy and chic, but casual at the same time. Great food, happy hour, etc. As nice as the physical facilities are, I have to say that the staff truly make you feel welcomed. Laura at the front desk is a true asset to the organization and Katie (sp?) at the bar was excellent. I will definitely return and would highly recommend this hotel.
"Great restuarant overlooking the Marina"

We strolled into the Boathouse for drinks and lended up staying most of the afternoon!, we decided to sit in the bar area on high tables/chairs - it was lively and had great views across the marina - You can also sit in the main restuarant or in the Oyster Bar area - but we decide to settle in the main bar. We had a great lobster roll very good and the bartender was chatty, funny and really helpful. Would highly recommend this place.

What a great find this hotel was! Great location near Dock Square and walking distance to all the cute shops. How welcoming it was to have my name printed out and attached to a cone to secure my parking spot! Staff helpful and accommodating. There's a beautiful view of the harbor from the restaurant. The room was sparkling clean, bed and pillows super comfy, closet is spacious and Farmaesthetics organic toiletries in the bathroom with heavenly scents--all of this and more made my stay absolutely wonderful. Breakfast was absolutely delicious--especially the strata! I will definitely stay here again on my next trip to Kennebunkport.

We took a chance on this hotel and we are happy we did! Every aspect of our stay was fabulous...staff, food, drinks, restaurant aosphere, rooms, comfy beds, fab shower...you name it, all GREAT!! Looking forward to returning.

Our room was well appointed and beautiful. Staff was very friendly and helpful. Slight mixup on billing and Marcelle did an excellent job of rectifying. This is not a full service hotel and is not advertised as such. There will be no room service or doorman but this in no way detracts from the experience at the hotel. I thought breakfast was fine, and we enjoyed the egg strata dish. Choices are indeed limited but again, it was not advertised as a full breakfast. I would love to return and have no hesitation recommending it to others. Room 201 is beautiful and has views on 2 sides.

Overall, the hotel room and balcony were very nice. Great view off the balcony. Great location right in town. We took bikes out for the day from their sister property, The Kennebunkport Inn. We also stopped at Old Fort Inn for a swim, another sister property. It was nice to be able to use all these things. I didn't like that the property acted as a restaurant first and hotel second. We were shown our parking spot and not offered any help with our bags. Restaurant patrons get valet service. You walk directly into the restaurant. There is no separation between hotel lobby and restaurant. We did have some trouble with our room keys not working a few times. The room was small but nicely appointed. The AC however was directly level with the bed so cold air blows directly on you at night. If you turn it off you hear the restaurant loudly. It was nice to have a cocktail on the balcony. We did have a man at the restaurant staring at us the whole time we were out on the balcony one evening. My number one gripe with the hotel was the breakfast. For a hotel so centered around a restaurant the breakfast was terrible. A few fruits, stale muffins, an inedible strata, and awful coffee, left on the bar as an up for grabs. There is also no room service?!!!

We stayed three nights in room 212 which I believe is called the Admiral Suite. The room is located at the top of the stairs in a corner with a large deck overlooking the river. The view was gorgeous and the deck is the most privately located of all the rooms. Several reviewers have commented about breakfast. We were extremely satisfied. Fruits, yogurt, cold meats, granola, muffins and quiche were plentiful and served in the beautiful restaurant overlooking the river. Dinner and lunch were excellent and the hotel is within walking distance to several other eateries. We greatly enjoyed our time and will be back soon.

My husband and I did a Maine road trip as our honeymoon. For our first two nights we picked the colony in Kennebunkport because the Boathouse had no pool. After a horrible first night at The Colony we called the Boathouse and they rescued us. 20 minutes after I had made our reservations we arrived way before check in time; they had a personalized parking spot literally with my name on it, and let us check in at 1:30pm. The room was amazing, the location superb and they share amenities with their sister properties which have pools, beaches and tons of restaurants. You can take their free shuttle to get their. We had lunch at their restaurant, KPT and had a fantastic evening.
"Wow! Best New Boutique Property Overlooking Harbor in Kennebunkport, ME"

Stayed in a great suite with incredible views of the harbor and the river. They had a wonderful deal which was 20% off if you rented 3 weeks or more in advance. We were greeted like royalty by the wonderful concierge who helped us upstairs with our bags (yes, we overpacked as this was part of a longer trip). The Boathouse has a Ritz Carlton service model that included making dinner reservations and even helping us find my lost iPhone. They are part of 7 other properties where you can use the pools and free bikes available at these hotels. The desk also provides free beach passes for your car. For a balanced review, it is always important to mention any negatives (as this hotel is fairly new). 1) No fridge in room (but you can store refrigerated items in the hotel fridge). 2) Limited storage in rooms (pack light!). 3) Our last night a bar across the river played loud electrified music which carried across the water and through our closed windows (there is an ordinance in town for no electrified music). 4) No concierge is at the desk after 9PM. 5) while I appreciate that they include breakfast, it was European style (yogurt, fruit, muffins). 6) The bikes are really not fit for any hill past 5 degrees so rent a good bike in town if you want a decent ride. Net, net, I rate Boathouse a 9.5 out of 10.

Spent two lovely days at the Boathouse in a Wharfside room. Little glitch with the room and had to change it once we saw it was not a King as we asked. No problem, they admitted the mistake and quickly gave us a very nice corner room on the second floor. Room was spacious, clean and comfortable. Only issue was with foot traffic overhead at all times of the day and late into the night. Don't know if it was the room above us or the stairwell adjacent to the room, but it was quite noticeable. Had drinks at their restaurant (David's) on the deck overlooking the water which was great! Our room price included the daily breakfast which we perceived was an after-thought. Typical continental style, but lacking. Quiche wasn't on a warming plate; fruit and spreads (butter, jellies, etc.) not being kept cool or on ice. In fact, there was a fly doing the backstroke in the cream cheese which turned us off. Just had coffee and fruit. If you are going to give guest a perk like breakfast, the least you could do is present it in a way that shows that some thought and effort was put into it. A voucher for a drink or a discount in the restaurant would have been much more impressive. All considered, the Boathouse was in the prime location in town and a very convenient jumping off point. Would stay here again, sans the breakfast.
