The hotel is next to Vatican city. This is good and bad. The good part is convenience. It is easy to find, close to the train and all you have to do is walk across the street to get to the museum. "Great location but dodgy external shower"
Positive is location for sure. Really close to the Vatican & access to the Metro nearby. Downside is our choice of bedroom with external bathroom. We had 3 singles for me & 2 young kids (7&9 yrs). Bedroom was fine but could do with shelf space (for keys, wallets, water bottles, etc). External bathroom was a cheaper choice, but always been ok in other […] places. Bathroom was a good size but shower was hopelessly & needlessly small (50cm x 50cm, less than 2'x2'). The bathroom had plenty of space so don't understand why the shower is like this. Never seen anything so small before...not even in caravans. Breakfast is inclusive but we were there for 4 nights and everyday it is the same apricot flavoured tarts, sugared croissant & toast; a rotation every few days would have be nicer. Even the kids gave up on the tarts by the 3rd day. Also managers are not present at the hotel throughout the day. It is a small apartment with 4-5 rooms and you are left pretty much to your own devices. If you need concierge or someone around then this is not the place to choose. "Classy room for less"

This B&B is right next to the Vatican, not to be mistaken for Quo Vadis B&B 1. You have to use 4 keys to get into your room and your bathroom may or may not be in your room. The bathrooms are tiny but clean. The rooms are very basic but clean. The beds are average. I have to say that Pasquale really saved us: we had another place booked: bedroom and living, but once we got there nothing was like in the pictures. So we left and starting to walk with our bags in Rome, asking all the hotels for available rooms. Almost everything was fully booked or whatever they had left was creepy and expensive. By a luck we found out about Pasquale`s place and in 10 minutes after we called him, he came to pick us. He is very friendly and open, makes you feel that you have a friend in a big city like Rome. First of all: the building is very well secured, clean and nice. For me that matters a lot: my safety. Second of all: the location: literally 2 minutes walking distance from the entrance of Vatican museum and less than 5 min walking to the metro. From my window I felt that I could wave to the Pope in Vatican:) Pasquale: amazing!!! Always smiling, always ready to help, makes you feel welcome and cozy. Also the girls working there were very polite and nice, always welcoming you with a smile. The room: is a basic room, but has everything you need. You have to know that will be cleaned every single day!!! I read other reviews complaining about the size of the shower and bathroom: we found it normal size, considering that you are going to live in a historical building. We had hot water 24 hours, soap, clean towels. Also very important: my boyfriend has problems with his back and he was very impressed with the quality of the mattress. Also I don`t agree with the complains about the breakfast: yes everything comes in packs, but for us was great cause we could took a part of it and eat it outside. We had an espresso machine in the room and coffee, milk and sugar was provided by hotel. We were giving ness coffee as well, as option. Also everyday they gave us a delicious cake. Another thing that I liked very much: once you get in the hotel`s lobby, a nice aromatic smell is welcoming you. I like the attention for details :) The WI-FI works great and Pasquale even let me one day to use his personal laptop for something I couldn`t do from my phone. For me it was a good experience, I have nothing to complain about and I will stay there again for my next visit in Rome. First, the good: 1. Location! This is literally right outside the Vatican, and only a couple of blocks from a Metro station. A 5 star location. 2. Pasquale was extremely accommodating in terms of time of check in. I'm sure our late arrival pulled him away from something, but he was friendly and relaxed about it. Gave us good tips for what to see in Rome. 3. The place was very, very clean. That is really important to me, so I was definitely pleased by that. 4. The beds and pillows were comfy. Our days in Rome were toward the end of a longer trip, and had slept on a number of beds with springs poking us, resting our heads on flat hard pillows. These were a welcome relief. 5. The A/C worked great. 6. Cost. Budget places to stay rarely do well on any of the things mentioned above. The not so good… 1. We'd read the reviews mentioning the shower, and had sort of shrugged it off. How small could it be? REALLY. SMALL. I'm 5'6, 140lbs. It was really hard for me to wash without bumping into the plastic accordion curtain or bumping the temperature control. As I said, the place was really clean, but bumping the shower curtain still felt kinda gross. And it was hard to reach around to really scrub myself. We were there in August, sweating like crazy all day, and it was pretty frustrating to not be able to take a good shower….especially since, I really think there was room to put a larger shower in there. At the very least, install a little shelf for me to put soap or shampoo on…since you can't bend down to pick it up off the floor! 2. Breakfast. If vouchers for somewhere else were an option, I missed that memo. The breakfast really did stink. Packaged toasts, packets of jam, juice boxes. Fortunately, there is a mini fridge in the room, so we were able to pick up some fruit and yogurt from a nearby grocer. Advertised as a bed and breakfast…but more like a bed and go find your own breakfast. 3. Noise. I think we were the only ones there the first night, so it was really quiet. But the next night was different. The other guests were respectful people, but the place is really echoey and you could hear everything going on in the hall outside your door. People getting up for the bathroom during the night, banging around trying to get the doors locked or unlocked, etc. 4. The rooms were small. I realize that an extra bed was brought in for our daughter, and I'm glad we didn't have to pay for a whole separate room for her, but if we'd had actual luggage, rather than traveling with backpacks, I don't know how we'd have managed. Keep that in mind if you ask for a third bed in the room. Even just two people who don't pack light, might be challenged. I have to be fair, it definitely wasn't a BAD stay, but the place definitely has some shortcomings.
"Good location, everything else not great"
So, the two upsides of this are that for the price, you get a good location (5 min walk to the Vatican) and the air conditioning works well. The downsides, however, are numerous. First warning, do not book this hotel if you are bigger, taller, or claustrophobic. The shower is literally too small to be called a shower. My stepdad is 6 foot 3 and could not bend down or turn around in the shower. Even I am only 5 foot 2 and and felt too cramped for comfort. Also, the breakfast here isn't really breakfast. In your room, there is a tray of packaged dried bread and cartons of fruit juice. On our last morning there were even packaged of supposedly "no refrigerator needed" tiramisu. You will probably have to go elsewhere for breakfast. Last notes, the room becomes cramped if you have extra beds added or have big luggage. It's a good size for one or two people traveling light though. If it weren't for the places location, I would have said 2 stars. Not the greatest place ever.

From the beginning it has been a pleasure! After booking our dates plans changed needing to stay another night. I contacted Pasquale and he responded very quickly. He told us no problem it will work out. I was also worried about how to get to his place at 10:30 at night. He told me no problem he would have someone pick us up if I gave him our flight info. I figured I would have to pay to get to his place and would rather have him arrange it since it was my first visit to Roma. I emailed him a few times confirming and he was so nice and told me not to worry he would take care of it! And he did!! He met us at the front door when we arrived. He could not have been any more pleasant. Specially meeting us at about 11:00- 11:30 at night. He went over everything with us and didn't even make us take care of any paperwork until it was convenient for us! The place is in a very safe area and you have to go through two secured doors before entering the courtyard to the rooms. There was 3 of us staying here and was perfectly fine. We had our own private bathroom a few steps from the room. It worked out perfect. Plenty of hot water and kept very clean!! We had fresh pastry every morning!! Very good. Also he supplied us with tea, expresso if we wanted to make it and other little goodies to grab on the way. We had one problem, we broke the key to get into the second set of doors and worried how we were going to get in. Lucky for us there was another guest who came about 5 min later. Because we did not have a phone to call at the moment and being 11:30 at night we were a little worried about the morning due to us having to catch a tour at 7:30 am. When we got to our room we were able to call and leave a message and was able to email him. Even though we were not able to speak to him directly he took care of the problem right away without us even knowing since we had to leave early in the morning. When we got back in the afternoon we called him and he met us at the door to let us in since we did not have the other key yet. ( he left the key in our room when we were out). This was what we were hoping since we figured someone would be coming around to get in. We had a great laugh and it happen to be the joke every time we had to unlock the door! Pasquale was so great with everything I can't thank him enough for such a great stay and we haven't even left yet. We leave in the morning and he is going to meet us to wish us safe travels on our next journey and make sure the transfer to the airport is on time! My husband and I stayed here 2 nights while in the city. We loved the location, the view and the price. We paid 90 Euro for a 3rd floor, 3-person room over looking the Wall! It was the "green room". The owner was very nice and easy going. Only complaint I had was the round, accordion showers. We're both about 6' and there are no shelves, so it became quite a challenge to reach my shampoo on the floor in the tiny space. Considering all the other positives, we were completely willing to deal with the shower and it makes for a funny story now. :)

We stayed in a quad room which was large, clean and comfortable. Choice of a breakfast spread in the room or at a nearby cafe less than 20 metres away. Excellent location - 5 mins walk from metro station and next to Vatican City. Vatican wall directly across the road from our window (what a view!) Pasquale, was an excellent host. He made us feel very welcome and he was very helpful - lots of tips upon check-in and even greeted all 4 of us by our names daily! Nothing I disliked. FYI, for those who do mind - toiletries are not provided.

2nd time we have stayed at this hotel, and this time with the family. Had a larger room, and admittedly its a little snug, but all we used it for was to sleep and wash, so was perfect for the needs. Location wise...fantastic...especially for the Vatican, and if you take the trouble to ask Pasquale his advice for where and when to visit it is well worth it, as he will save you queues, cost and time. The taxi service was excellent, and Pasquale and Francesca were extremely friendly and helpful with nothing too much trouble. The staff that cleaned the rooms every day were also very friendly and always had a smile. Another thing worth noting is that the area is a very safe, worth considering if with a young family, and its also just around the corner from one of the best ice cream bars in Rome. Overall, another great experience in Rome, and would only choose to stay at the Quo Vadis again, for all the reasons mentioned above. Mike, Fiona & Family
"you get what you pay for"

First the good points, Pascale & Francesca were excellent hosts, incredibly friendly and helpful. I could not fault their customer service skills, which were first class. The place was spotless and the room was cleaned daily. The principle good points are the location, a stone’s throw, quite literally, from the walls of the Vatican City. The price, 80eur per night, in Rome, bed space tends to be very expensive, so to get a place at this price so close to the centre of the action is a real find. The area is very safe with Police patrolling all the time, (see how many uniforms that you can count) Now for the bad points, There is only one, and that is the room size, ours was very small, we are talking swing, cat, and room here, very tiny. You are given the option to have a breakfast in your room or to use a voucher in the local cafe, use the latter option as the room is too small, and also in Rome, do what the Romans do, relax and watch the world got by while sipping an expresso al fresco at the cafe. We asked for the room overlooking the courtyard, and thank god we did, because at night and in the morning it was very peaceful, particularly as we had to leave the window open during the night due to the heat. The room across the corridor which was much bigger overlooked the main drag, the via Leone IV, and the traffic noise was deafening, (I was passing by while the room was being cleaned and the door was open) so bear this in mind. Another point worth mentioning, there are two Quo Vadis, 1 & 2, I is in the via Leone IV, and 2 is on the Via Germanico, we got lost initially not knowing that there were two buildings. One final point, Pascale offers an airport service 100eur return, it is well worth it, because Rome’s rail transfer to metro system, is a nightmare, particularly when you have luggage, it is not like London Paris or Madrid. In conclusion we would stay here again

(+) Pasquale (who runs the rooms) is absolutely great. Cheerful, kind, gentle, amazingly communicative, always at our service, with a big smile and with fun and joy, did anything he could to satisfy our stay. And the area is perfect too. Safe, right next to vatican and st. Peter and metro station just on the next road. (-) Breakfast rather tricky. It was either a coupon for an italian breakfast at a cafe around the corner, or breakfast in the room. The Italian breakfast is coffee & croissant (as we found out), and the room had no space for having breakfast, but on the bed. However, room breakfast was quite poor, and rather inonvenient to walk 5-6 metres away of the room and get water from the bathroom to fill the coffee machine, so we got the coffe&croissant at the cafe. Good, but not a breakfast. Room really small for 3 persons. Actually it was a double room, in which an extra bed probably was put instead of the wardrobe, so we concluded that was the reason why there wasn't a wardrobe in our room. The room had no night tables, very inconvenient for 3 girls in the room.. No 24h reception or baggage storage as mentioned. The a/c (or something like it) which was on the floor had to be moved outside on the balcony, otherwise the doors wouldn't close. Shower so small, had to put the shower curtains aside and have the bathroom filled with water all over.

Il B&B si trova in una posizione invidiabile, a pochi passi di distanza da piazza San Pietro, dalla finestra della nostra stanza da letto vedevano la fila delle persone in attesa per entrare ai Musei Vaticani. La strada su cui si affacciava la nostra stanza era molto trafficata e nonostante fossimo al secondo piano, il traffico della via si sentiva molto bene con le finestre aperte. All'atto della prenotazione, avevamo richiesto di essere collocate tutte e 5 in un'unica stanza, peccato però che la capacità della stanza assegnataci, non fosse idonea ad ospitare 5 letti. Abbiamo chiesto spiegazioni, ci è stato risposto in malo modo, dicendo che eravamo state fortunate perché non ci avevano fatto pagare la maggiorazione del fine settimana e anche il 5° letto...risposta alquanto poco convincente, anche perché prima di prenotare mi ero fatta fare un preventivo e abbiamo pagato né più, né meno di quanto ci avevano chiesto in fase di prenotazione. A parte questo piccolo inconveniente in cui spesso si incappa quando il gestore non ha le basi fondamentali in ambito di accoglienza turistica e quindi non è molto incline all'ascolto, ci siamo trovati abbastanza bene. Il bagno era fuori dalla nostra stanza, non molto grande ma finestrato, senza il bidet per carenza di spazio, ma con il doccino a parete di fianco al water. La colazione è stata molto scadente, tutto era da discount stra-contato, 5 cialde del caffè, 5 crostatine, 5 succhi di frutta, 5 marmellatine, 5 fette di un dolce o 5 biscotti e poco altro, abbiamo consumato la colazione direttamente in stanza, sopra ad un tavolinetto con sedie. La palazzina in cui si trova l'appartamento è affascinante, di quelle classiche residenze vecchie con l'ascensore come si vede nei film, con la doppia porta, di cui la seconda a rete. L'appartamento pare sia stato risistemato, anche se una cosa necessiterebbe di interventi immediati, le porte, le cui chiavi sono di difficile utilizzo. Siamo stati svegliati alle 6 del mattino da un inquilino dell'appartamento, probabilmente stanco o alticcio, che non riuscendo ad aprire la porta ha trafficato parecchi minuti con la chiave nella toppa della porta provocando non poco rumore.
