"Beautiful house, lovely stay"
We really enjoyed our stay at Abbotsford Guest House. The owner was away while we were there but her daughter was really great and super helpful in answering all of our questions. The house is really beautiful with very pretty flowers out front. It's just a few bus stops away from Waverley station and all the big tourist attractions, which was very […] convenient. Our room was very clean and very nicely decorated. The bathroom was incredibly small and a little frustrating but we managed. Breakfast was delicious and there were lots of options, which was great. I would definitely stay here again. Read moreGenuine Hotels.com guest review
"British Open at Muirfield"
I flew to Edinburgh to attend the Open at Muirfield. Because I traveled alone, I booked a single room, shared bath at Abbotsford. The room was small but adequate. The bed was comfortable and the room had a sink. The shared bath was a few feet down a hall and quite sufficient. One negative to the room to me was the angled ceiling that opened to a window. […] I am 6'2" tall and banged my head several times. More an annoyance than anything. The other negative about my stay was not really the proprietor's fault. The weather for the first several days was unseasonably hot. These places do not have air conditioning and being on the top floor, became uncomfortably warm in the afternoon. I requested a fan and finally got one after a few days. Again, I really don't blame Paola but now she should be prepared for future heat waves. The breakfasts were good but the same every day. She offered cereals, pastry, and hot Scottish breakfast or any subset. The food was uniformly good. I do wish that Paola would open the dining room to the guests during the day. If I had been able to access that space during the hotter hours, it would have made my stay much more comfortable. The location is good and convenient as Edinburgh goes. Pilrig Street is off Leith Walk on the east side of town. As such, the drive to Muirfield was easy and fast (until I reached the course location). In summary, an affordable, convenient pleasant place to stay. Read moreGenuine Expedia guest review

Great view of the Bay. Great restaurants within walking distance. Good breakfasts. Enthusiastic hostess. You'll get your exercise after walking back uphill from the ferry terminal.Genuine Expedia guest review
"Friendly welcome and great service"
We arrived early and were allowed access to our room where we left our bags. Our welcome was very friendly and we immediately felt at home. The breakfast next day was very good. Room and bed were small but clean and comfortable.Location is. Just about in Leith, so a bit of a walk to the city centre, but manageable.Genuine Hotels.com guest review
"Fantastic service & Very clean"
Paola is so lovely. She was very accommodating as I had to leave my luggage earlier than check in allowed and also had to leave it again after my check out. The room was very clean and the bed was so comfortable, I had the best night's sleep. I never tasted the breakfast as I was working and left early every day. Can only recommend this lovely B&B as […] it's not far from the centre and has fantastic transport links as well. Read moreGenuine Hotels.com guest review

"Home away from home"
Central location to buses and walking distance not too far from city central. Lovely home and owners very helpful and gracious. Full cooked breakfasy was yummy. Quiet safe place to rest form families, singles or couples travelling. I would recommend this location and would stay here again.Genuine Hotels.com guest review
"less than average"
strange customer service: had to wait a couple of days to have my bedside light bulb replaced. Breakfast is pretty so so. The room I was in was tiny and noisy (although not much she can do about the street noise). I would say this would be a good place to stay if you're on a really tight budget and it isn't summer, this was you can close the double […] glazed windows and cut out the noise. There may also be nicer rooms than the one I stayed in. Read moreGenuine Hotels.com guest review
"Small hotel, but perfectly fine"
The hotel was fully booked when I stayed which meant breakfast was quite slow to be served. The options available were good, however only serving between 8am and 9am was a small window of time, and too late in the morning to make the most of before having to be at a work event. The room I stayed in was a good size and the bathroom was clean and tidy. […] The hotel is further from the center than I realised, but its walking distance just. "comfy beds, spotlessly clean excellent breakfast"
We were two couples on our first visit to Edinburgh and would thoroughly recommend staying at The Abbotsford. On arrival we were warmly welcomed and when we asked for info about the sights and where to eat were given some good tips. Our rooms were spotless, beds very comfortable and the full Scottish breakfast was excellent. The walk into town was approx […] 15mins but buses are frequent. "Super guest house!"
We hadden met zijn tweetjes de familiekamer. Super grote kamer!

Genuine Expedia guest review

The room was really tiny. Smaller than you can imagin. And quite loud - I could have heard my neighbourghs and the water instalation very wellGenuine Hotels.com guest review
"Enkelt og hyggelig"
Typisk britisk "guest house", med sjarmerende atmosfære og hyggelig vertinne. Loftsrommet i tredje etasje var lite og enkelt, men i Edinburgh trengs ikke rommet til annet enn søvn og senga var veldig god. 15-20 minutters gange fra sentrum, i retning lei, var en grei beliggenhet.Genuine Hotels.com guest review
"Magnifico soggiorno, magnifica vacanza !!!"
Read moreGenuine Expedia guest review

"Well worth the wait."
03/10/14 bevandfras Keighley, United Kingdom
I'm a frequent visitor to my home town of Edinburgh, but usually in company with Bev, but as this was a 'Rugby weekend', I went with my friend Andy. We booked about five months ago, as I know that on special weekends in Edinburgh, B and B and Hotel prices tend to rise. We were not disappointed. A lovely welcome from the Owner. The building lovely and warm, and a cosy twin bed room, on the second floor. Clean and tidy. The double glazing had no problem with any traffic noise and the new flat screen tv kept us entertained when we returned from the Rugby. A lovely cooked breakfast, along with plenty of cereal choices, all served up by the lovely daughter of the Owners. Good breakfast conversations with other Guests, (French), then back to the room to make use of the lovely shower. Plenty of clean towels had been laid out on the beds at the time of our arrival, and most importantly those beds were super comfortable. All in all we both thoroughly enjoyed our two night stay, and so we are sure to return. (Fraser and Andy).

I stayed here with my sister for four nights, and we booked a double room (since we didn't mind sharing). We were up in Edinburgh to watch the rugby, go to a gig, sightsee, shop and more. We packed a lot into the time we had so it was great to come back to this cosy comfortable B&B after the long days and nights to relax. The room (we had room 1) was lovely, the most comfortable bed and bedding ever, and my sister who normally has trouble sleeping said it was some of the best nights sleep she'd had. The brilliant breakfast more than set us up for the day ahead. Paola was really wonderful and made us feel at home - gave us plenty of local travel tips (even convinced my bus-phobic sister to get on one) and really looked after us whilst we were there. It was a nice stretch of the legs walking into the city - about ten minutes - or a short hop on the bus so nicely located, and we found parking right outside no problem when we arrived. I wouldn't hesitate to recommend it to family and friends, and I'd certainly return myself. We really loved it!! Thumbs up to Paola (and ps our tatts are looking good!!!)
"Very comfortable, convenient location"

We were making a surprise visit to our daughter and family and chose the Abbotsford because it was very close to where she lived. Although there was just the two of us, we were given a huge family room with a really comfortable bed. The room was on the front of the house so there was some noise from the road which can be busy fairly early on weekdays. It wasn't a problem for us but Paola said we could move to a room at the back if we wished. Everything was really clean and the quality of the bedding and furnishings was excellent. Breakfast was very good and cooked individually. The wifi was better than I have ever experienced in a hotel before. We would normally stay with our daughter when in Edinburgh but if we ever need to stay elsewhere we would always choose the Abbotsford. It is just about a 15 minute walk from Waverley station and Princess Street alternatively buses run frequently along Leith Walk to either the town centre or the Shore where there are several restaurants. A taxi from the station to Abbotsford costs about £6 and takes around 8 minutes depending on the traffic
"Edinburgh break for two and Glasgow for Stereophonics"
11/17/13 tomthegrey Norwich, United Kingdom
Comfortable room that was clean and tidy... Breakfast good and Paola and staff very freindly.... Area very good for touring City as we found most highlights could be walked within about twenty to thirty minutes including main city high streets, Holyrood Palace,Botanical gardens where we then walked the Leith river walk to Castle, comfortable walk. Although in summer I'm sure we could easily have spent more time at the gardens. The glasshouses well worth a visit. Buses if used pay the £3.50 for all day ticket as you can hop on and off throughout the day but makesure you have the right money as no change given. Day return tickets to Glasgow can be got for £12.50 each and the new Transport Museum down by the new Hydro Centre is worth a visit. As are the Museums in Edinburgh, The Musuem of Scotland on Chambers street excellent for children and all free! take advantage of them.... Lots of things there for the kids to do! We had excellent meals wherever we went and nowhere to far from the guest house....so we definitely had a great five day visit and will do it again sometime. Royal Yacht Britannia also worth a visit straight down to Leith either by foot or bus via Leith Walk....
"2 night stay"

We stayed here in room 3 on our way home from Harris for two nights, the room was excellent, clean, spacious, warm for all four of us, breakfast was good as well and set us up for the day, staff where very helpful with booking taxis and advice on where to eat and bus routes, la favourita is a 2 minute walk away and is highly recommended. Will definitely be back! Thanks
"Comfortable and clean"
We stayed here for 2 nights in October 2013. We had a first floor room at the back which was nicely presented and quiet. The shower room was small and perhaps could do with updating to match the rest of the room, but it was sufficient. Breakfast was nice, with a good choice, and the host was friendly. Location ok, parking on the road out the front. Nice Italian restaurant over on Leith Walk - la favorita.
"Clean and comfortable"
Very clean room, one of the most comfortable beds I have ever slept in. The owner was extremely helpful in assisting me with bus routes, and went out of her way to accommodate me at short notice even though the b&b was closed for the weekend. The fact I could not get booked back in for the following week speaks volumes for the place, it will always be my first choice when returning to Edinburgh.
"Short stay in Edinburgh"
09/02/13 Judith R Macduff, United Kingdom
My wife and I stayed in the Abbotsford for a long weekend recently while visiting family in Edinburgh, it is in a good location just off Leith Walk, a nice easy stroll to Princess Street, there are many cafes and restaurants in the area, Paola the owner makes you more than welcome and nothing is too much trouble for her, the breakfast is top class traditional full monty or any combination of the same, cereals, fruit and yogurt are available for the lighter bite, we will be staying again.
"Classic B&B, friendly, welcoming and well located for Edinburgh city centre"
We stayed here during our visit for the Edinburgh festival. Good price, well located and really friendly owner. Classic B&B - would definitely stay again. About 20 min walk to the old town which makes it a good location.

A very enjoyable 2 stay in the family room whilst in Edinburgh for our son's graduation. The family room was a very good size with a lovely bay window and the room was furnished very well with lots of lovely accessories to complete the room. The shower room although small was very clean.Plenty of choice with breakfast everything from cereal, yoghurts and Scottish cooked breakfast.I would recommend this B & B.
