"Good locationd, but not very comfortable."
Great location and great price, but the hotel rooms were very hot. The rooms at the low price point do not include a window. The pillows were too soft and the bed was too hard. It made sleep very difficult.

"Dare I let others know about this gem?"
The location between Waverly Station and the Royal Mile was extremely convenient. My room was under the eaves and the angled roofline gave me a lot of otherwise unusable floor space that made it more spacious than it might have been otherwise and between the location on an upper floor and the window system it was absolutely quiet! The bed was comfy. The cost was very reasonable. I would stay here again in a heartbeat!

"Location, location!"
The hotel was in a fantastic location, corridors on 5th floor were a little confusing and inconvenient with luggage. Air conditioner did not seem to be working but best pressure shower I've seen in a hotel!

Wonderfully central hotel with clean, simple accommodations. Also stayed nearby at another hotel. MotelOne was far superior even though it was only $25 more per night. I'd happily spend the $25 for the increased comfort.

"Nice hotel in the center of everything"
Just in Edinburgh for two nights and wanted to be in a central location. Motel One was perfect for visiting Edinburgh Castle, Calton Hill, Royal Mile and train station. Friendly staff and pleasant atmosphere. Room was small but comfortable.

"Across the street from Waverly Station"
Great location across from Waverly Station and the Airlink bus stop if you are coming in or leaving town. Rooms are very nicely decorated and clean. If you are staying in the Cockburn wing it is a very long and convoluted walk from the lobby. There has to be a more efficient way to get guests to and from the lobby than what the signs suggest. Some of the desk staff were not great communicators and not good at clearly conveying information.

"Relaxing"
This hotel was a fabulous choice in an incredible city! We could see the castle and the Walter Scott monument from our room. The huge opening windows, the amazing shower and the comfortable bed made the room so relaxing after three days on a bus for a highlands tour.

"Great location in Old Town. Very quiet"
Terrific location in the middle of Old Town and despite being right on busy street, it was exceptionally quiet. Wifi though was intermittent and not good. Hotel is close to new and almost spotless.

"At least the bed was comfortable"
The room was so tiny. One outlet and not even near the kettle. Parking was far away. Don't plan on driving a lot. The hotel was convent to the sights but right on the train tracks. The staff was indifferent.

"Great budget hotel"
Great budget hotel! Bed was ok, room was pretty spacious for the price. Nowhere to put luggage... left only the ground, which I hate doing. A few hangers and an open rod for clothes. Worked well enough! Good wi-fi. Breakfast appeared to be a decent spread but we opted to eat in town instead.

"nice location but not a good hotel.."
Hotel location was very good: next to main train station and close to bus tour stops. The hotel staff was adequate but that's about where the good part ends. Our room was on the 6th floor which meant you had to take the lift to the 5th floor walk all around the hotel (about 3 minutes walking) to another lift and then take that lift to the 6th floor and walk another 2 minutes to our room! Also, no phone in the room so if you wanted to speak with someone at the front desk, you had to walk down to them! There was no soap in the room....you had to use the shower gel as soap. There was no electric outlet in the bathroom so the hair dryer had to be used in the bedroom. Also, they claimed to have air conditioning but it blew out only air....not cold at all! We did not have electric "plugs" for our ipads and cell phones and the hotel does offer them..you have to buy them on the street. Staying at this hotel was like ordering food from an ala cart menu....you had to ask/pay for every item separately.

Excellent location close to the station and the Royal Mile and friendly enthusiastic staff. They were always willing to help and give advice about restaurants, sights, etc. They were extremely pleasant. The breakfast at the hotel was excellent, but it is extra.

"Great for getting to bus, otherwise unimpressive"
No telephone, thus no wake up call. Minimalist room, not very comfortable. Very few electrical outlets means no real way to use hair styling products (blow dryer, straightening irons, etc) anywhere near a mirror. Had to pull heavy luggage up 2 sets of stairs just to get to check in desk. No ramp at all, so if you are in a wheelchair you have to wait for a lift to get from the sunken first entry level onto the raised second level. This is a new interior so I would have thought a ramp both for wheelchairs and heavy luggage could have been designed in easily. They advertise rates as low as £59 yet for a Tuesday night we paid well over £100. It was very convenient to the Waverley Bridge and ability to catch the Airlink 100 bus back to the airport for our very early morning flight. The location is why we picked the hotel. If not for that reason, I would not recommend this hotel for the price.

"Very close to Waverley Station"
Hotel is at the back side and bottom of the Royal Mile. Everything is uphill from here. Room was very sterile and had an antiseptic smell the whole time. Truly bothered my breathing. Room was very clean, but the bed was hard as a rock. No phones in rooms. My room was on the 5th floor on Cockburn St. Was very difficult to manage w/ a large suitcase and multiple sets of stairs. The air was not working, and being a few days from summer solstice, it was hot! The staff gave me a fan for my room, and that helped a lot. Overall, would not stay here again.

"We LOVE Motel One and will definitely stay again"
We initially booked 1 night at this hotel because I loved the tartan plaid motif in the photos and great location. When we arrived, it had such a great feel. Very modern but with plaid flair. Our room was small (definitely not plush or lavish) but it was perfect for us, because it had everything we needed (hair dryer, tea, private bath, etc). We could walk everywhere because it is centrally located right across from the bus shuttle to the airport, and the train station, plus it is situated in the heart of Edinburgh. We could walk everywhere. We ended up staying for 3 extra nights!!!!!

"Ideal location"
Fantastic location, a stone's throw from Waverley Station. Very convenient to many great sights. Room clean and modern, nothing fancy, not too small. Maybe a bit warm at times. Reception sometimes busy but staff always courteous and helpful. Luggage storage easy. Breakfast not included but several restaurants nearby so wasn't an issue for us. Would stay here again.

"Excellent hotel close to city sites and transport"
After walking in the Highlands we arrived in Edinburgh for one day of sightseeing before flying out the next day. Motel One Royal provided exactly what we wanted, clean, quiet, good shower and a nice ambiance at a reasonable rate. The location is excellent, close to the train station and airport transport. Another plus, we were able to check in early. Would stay at this hotel again and will definitely look at Motel One when we are traveling in major cities.

"Great location"
I stayed at the Motel One whilst attending a wedding. The location of which was less than 5 minutes from the hotel. Another great plus is that the D100 bus from the airport makes it's last stop on Waverly bridge which is just a short distance from the hotel. The staff couldn't be nicer and allowed me an early check in. I will be staying here again should I return to Edinburgh.

"Superficial and expensive"
They only have an air flow system and the staff told us the wrong information for getting our room cooler. We had a fan and the windows open and it was still sweltering. The beds were totally stiff and the breakfast was just a continental yet they charged £9! They gave us a free breakfast for the snafu concerning our heating and they had a luggage room for us while we explored the city. Overall this hotel is absolutely not worth the price, you're better off with a guesthouse or BnB.

The hotel was close to Princes Street shopping and the Royal Mile. Very convenient to every thing we wanted to do including the bus to the airport and the hop-on/hop-off bus. The staff were very friendly and the room was comfortable. We were well taken care of.

"A 'close' walk to the Royal Mile"
One of two stays at this hotel during a visit to Edinburgh. Very convenient to the train station and Royal Mile. Staff were friendly enough, and even offered a fan for the room to help cool it (since the hotel only offered heat in the room). Easy to walk anywhere from hotel to station, Royal Mile destinations. Advocates Close is right next to the hotel, which leads directly to the Royal Mile. Breakfast buffet was also decent (price and selection). I'd stay again.

"Always a great stay!"
This was my 2nd stay at this specific hotel, and each time I always have a wonderful time with them. Whether you're arriving by train or plane, this is the BEST location in Edinburgh. The AirLink bus from Edinburgh Airport and the Weaverly Train Station are both just a half a block from the hotel. As someone who HATES to drag their luggage...this location is perfect! The rooms are clean and efficient (but in a good way). The breakfast is also one of the best I've had. The hotel staff is friendly, helpful, and always have a smile for you. I enjoyed this hotel so much, I now always keep an eye out for a Motel One when traveling to other cities in Europe.

superb hotel, location perfect, just by the railway station, and all shops and attractions, the staff were all very polite and welcoming the only down side to the hotel is that the breakfast is only cold buffet, no hot full breakfast but maybe that's only me being fuddy and male. but overall we would stay here again

the staff is very friendly and helpful. Every time I entered my room and turned on the lights, the TV would start with a crackling fire - awesome! Really nice breakfast and the bar area was also very warm and welcoming. This hotel is in the right place for central Edinburgh - everything is in walking distance.

"Great location and all new modern interiors."
Enjoyed the hotel very much. Location was excellent, specially for us who took the bus in from the airport and back, the stop is less than a block from the hotel door. The remodeling of the hotel was excellent, love the modern bathroom. The room itself was good too. The only negative is that electrical plugs are nowhere near any table or desk, or inside bath, quite odd. The WiFi worked OK. The short walk up to the Royal Mile was an added bonus. The hotel's breakfast was quite good and even though it was always a crowded area, there was always a place to sit and the staff kept the food supplies fresh. Front Desk staff was good as well.

"Comfort, attractions and transport"
This was a nice new hotel, though hallways were austere rather than inviting. Comfortable and larger than normal for Europe, the room had a great shower. It was convenient to the major central city sights, two blocks off the Royal Mile. It was right across the street from Waverly train station. In addition to train service, that's where the airport bus (100) picks up, and it's only a short walk to the airport tram. We did the walk to the tram with luggage, no problem in about 5 minutes. We only had a half day and a night in Edinburgh, so the location was perfect.

"Okay for a 3 star hotel but not my cup of tea!"
I did realize when booked the hotel that the room only had the bare minimum but it didn't even have a closet. The television was mount to the wall so no arm extension to move it, it lined up w/ the far right side of the bed so it was barely visible from the left side of the bed. Buffet breakfast not worth paying the extra for. The location is great and the staff was very friendly and helpful.
