Very convenient location in the new town but across the street from waverly bridge street bus station for airlink. Then a quick 5 min walk to old town. The rooms are run down and the construction noises are distracting. Service was average.Genuine Hotels.com guest review
"Awesome location walking distance to Royal Mile"
Modern, clean hotel. A bit unusual layout to get to rooms. Easy walk to shops, Edinburgh Castle, Royal Mile, food, etc. GREAT LOCATION!!!Genuine Hotels.com guest review
"Great hotel. Great price."
Walking distance to the Castle and to New Town. Clean minimalist rooms. Nice bathrooms.Genuine Hotels.com guest review

"A Good Night--"
I stayed just one night at Motel One, but the staff, particularly Nicole at the front desk, were very supportive with a contact problem I had. The floor plan of hallways is complex, but signs make it navigable. The room itself was quiet and well appointed. The location is excellent, just two blocks down from the Royal Mile, and two blocks from the Waverly […] Train Station, where you can park all day (most of the streets are 3 hours). Don't be fooled by the name "Motel." This is not a roadside stopover--it is a charming full service hotel. Read moreGenuine Expedia guest review
"Minimalist design budget priced"
The hotel is clean and new with modern, minimalist design. The front desk staff was helpful and friendly. The free wifi service was reliable and easy to use. It's a hotel that offers basic comforts at a reasonable price, ideal for travelers on a budget who want to be in the center of the old town of Edinburgh.Genuine Hotels.com guest review
"Great base for business or sightseeing"
The location was a short walk from the train station. Great location, nice, modern, sparse-but-comfortable rooms. Good breakfast in the morning to get you started. A perfect hotel at a great price.Genuine Hotels.com guest review
"An Affordable Gem"
Motel One was a special find onHotel.com. We needed a convenient spot near Waverly Station following a train tour of Scotland. Motel One is a gem. Recently refurbished and staffed with warmth and service-focused staff. Breakfast is continental style, but the food is fresh and of good value. The location is especially convenient for both old town and […] new town walk abouts. Read moreGenuine Hotels.com guest review
"Mediocre Hotel in Great Spot"
The hotel itself is mediocre at best - the layout is haphazard, the rooms are sometimes oddly shaped, the shower temperature fluctuates between hot and cold and doesn't have much pressure, the beds are rock-hard, and one day the banging from the kitchen woke us up at 6 am and didn't stop by the time we left at 11am. There's no way to contact the front […] desk from the room and the internet barely works. There is no A/C, which honestly usually isn't an issue in Scotland, but then again it makes me wonder how well their heat system works because there is no way to change the temperature in the room, just increase the fan speed. The bar in the lobby is ridiculously overpriced. And there is no parking - the closest garage is past the train station. But the personnel were nice, the place was clean, and the location is absolutely fantastic. It's next to the train station (but we never heard sounds from the station or anything), only one street away from the Royal Mile, and is within walking distance of absolutely everything. There are several key attractions within a half-mile of this hotel. Read moreGenuine Hotels.com guest review
Convenient to everything though a little noisy at night.Genuine Hotels.com guest review
Great location for Royal Mile. Staff was very helpful, recommended great restaurant prior to theater reservationsGenuine Hotels.com guest review
"Great location at a fair price!"
We enjoyed our stay at the Motel One Edinburgh-Royal. The location is great - very central and right in the middle of the Royal Mile. The room itself was comfortable and decently-sized for a city. Parking can be a bit of a hassle if you have a car with you but there is a parking deck not too far away.Genuine Hotels.com guest review
"convenient for train station and national gallery"
The hotel was comfortable, though less frills that I would have thought. The wireless worked part of the time, but in the evening, when most of the hotel was apparently using it, it was so slow as to be functionally useless. People were helpful, the room was clean, and the location was ideal for me.Genuine Hotels.com guest review
I was unhappy only with the lack of telephone in the room or any other way to contact the front desk. Otherwise it was lovely.Genuine Hotels.com guest review
"Good location, small room"
The staff were friendly and helpful. I actually had forgotten to print a voucher out that I needed for the hop-off-hop-on bus and the concierge let me come behind the desk and use their computers and printers. It was very nice. The room was clean, but small. We did smell smoke through the window...no idea where it was coming from because the window […] appeared to open up to just a brick wall. The location was perfect. The bar was nice. Read moreGenuine Expedia guest review
My experience was nearly a perfect stay. The only draw back was a few quirky things with the actual room: no nightstand, odd light switches(you never quite knew which switch turned on/off which lights) , two twin blankets for queen bed rather than one large blanket and there were no bars of soap to wash hands with only body wash gel. Other than these […] few quirks I highly recommend staying here. Read moreGenuine Hotels.com guest review
"All good except the little things"
The hotel was in a fantastic location (right by the station and only 10 mins from a tram stop) and everything is walking distance (Edinburgh Castle 15 mins) The only things that bothered me about the room were the plugs were in odds locations so had difficulty charging up phones and cameras and the breakfast was very pricey. Also everytime I tried to […] get a drink at the bar no one was there. Apart from that lovely hotel and would recommend staying here. Read moreGenuine Hotels.com guest review

A fabulous hotel in an amazing location. The staff couldn't do enough for us and were always friendly and efficient, the rooms and the whole hotel were in excellent condition and clean.I highly recommend this hotel and will definitely stay there again.Genuine Hotels.com guest review
Stayed for two nights . The location is good, just a short walk from the station and very convenient for the hop on -hop off buses which we used a lot. The room was small but well thought out apart from the clothes rail being over the mirror. Staff were friendly and helpful. No hand soap which was a bit inconvenient. Would stay again. "Perfect stay in the center"
Perfect hotel to visit Edinburgh. Just in front of the station and few minutes away from the castle. Staff is very gentle, the breakfast is rich and overall was a very pleasant stay.Genuine Hotels.com guest review
Great hotel great location ideal if you just want a base in the middle of the city. Careful when booking as they charge per person not per room as it says so I was stung for more money on check in. Genuine mistake but really annoying!Genuine Hotels.com guest review
"Amazing location, great service"
Totally loved it...close to all major tourist placesGenuine Hotels.com guest review
We really enjoyed our stay. The bed was so comfy, one of the best night sleeps ever. We were just a bit dissapointed with the room size as we expected it to be bigger, and the sockets where arranged around the room in weird places. But other than that we had a great stay and would definetly recommend it.Genuine Hotels.com guest review
Nice and clean hotel, the service was really professional and friendly. However the Room with the View (on the 7th floor at least) wasn't worth an extra expense as it only had one small window to lookout from. Also no bin for the rubbish. Otherwise it was a really enjoyable stay.Genuine Hotels.com guest review

"Excellent hotel, ideal location"
we stayed here with family for a night out in Edinburgh. We were not disappointed. The staff were very helpful and friendly. The décor / bar area was lovely and constantly being cleaned. The hotel toilet was absolutely spotless and very pristine clean. Overall a great night and ideal 2 min walk location from Edinburgh Waverley train station.Genuine Hotels.com guest review

"Very pleasantly surprised"
Booked to stay here on a Saturday night. Unlike other Edinburgh hotels a 2 night stay wasn't mandatory over the weekend. Having stayed in the Holiday Inn the previous night (with colleagues), I decided to move closer to Waverley Stn. Have watched this hotel being 'done up' each time I've come to Edinburgh and was keen to see what it was like and am […] pleased to say I wasn't disappointed. I had a single room at the back so it was quiet; plenty of space for one, lovely bathroom. Some previous guest had spilled something down the wall next to the table and the stain hadn't been removed. Otherwise I would sum up: Great staff, lovely welcome; meandering impersonal corridors creating rather a severe approach to rooms. Rooms, again basic but more than adequate for an overnight stay. Bed and bedding good. Price very good, compares well, if not better, than other Edinburgh hotels of this standard. Minor complaint, 3 out of 4 of the UHT milks provided on the drink tray was sour. Could've spoken to reception but it wasn't that much of a problem as I had soft drinks with me. Great location, lovely staff, nice welcome and cosy room. Read moreGenuine Expedia guest review

"I'll stay again"
Ive stayed in three Motel One branches. All consistantly good and value for money. It is unusual though in UK hotels to be charged a different rate for solo or twin occupancy of the same room. Weird one. We are used to a 'room rate' not occupancy rates. Thats the only thing that would put me off.Genuine Hotels.com guest review
So easy and convenient for train station and sightseeing in Edinburgh. The rooms were so quiet and peaceful. Only drawback is if you have rooms in Cockburn Street annexe, they are quite a walk from reception through a maze of corridors but it is well signed and worth the walk.Genuine Expedia guest review
"great location,close to train station"
just recently returned from a four night stay at the Motel One Edinburgh which was in a great location. It was really close to the train station and really central for the shops and bus station including the Royal mile and princes Street. There was a christmas fair in princes park including christmas stalls selling all things christmasy!! really festive […] and lovely to walk around of a night with all the trees lit up and the castle in the distance also lit up, absolutely beautiful! "Very tidy and can't get much closer to transport."
We booked the room mainly based on price and convenience to the Edinburgh train station with the added bonus that the rooms were very clean and tidy and the staff very friendly and helpful. The location is excellent - just a few hundred meters from the middle of the royal mile and great views across to new town.Genuine Expedia guest review
Great hotel couldn't get any nearer to train station. Very clean, very friendly and helpful staff. This is our second stay here and we'll be back next year.Genuine Expedia guest review
the hotel is comfortable and moder in a fantastic location. Staff were all helpful and friendly. We stayed room only therefore cannot comment on the breakfast etc. The hotel is split with part of it in Cockburn St which is not a problem as such but as there is no exit in this part of the hotel which means a trek from one building to another in and out […] of lifts. managble for us but may not be so for families with push chairs or those who use wheelchairs or infirm! overall great value would stay again! "excellently situated location."
Great hotel perfectly positioned for attractions like Edinburgh Dungeons, Mary Kings Close, Shops, Train Station. Large spacious rooms, spotless, only complaint no socket for kettle, had to move table to sit kettle on it near a socket. Bed comfortable and roomy.Genuine Expedia guest review
Ideal central location for a city centre wedding. Room provided all we could ask for, comfy bed, kettle for coffee and a lovely shower room. Basic corridors but well signposted. Only problem was lack of parking spaces to reload the car. Would return in a heartbeat!Genuine Expedia guest review
"Great hotel great price great location"
Cannot fault this hotel. For the price you pay you get a good clean room right in centre of city. I had a standard room and it a little bit on small side but this not an issue. Will be back for sureGenuine Expedia guest review
"Excellent central location, very comfortable hotel"
Chose to stay in this Motel One due to the close proximity to Waverly Station and the drop off point for the Airlink bus from the airport. It was really easy to locate late at night, no long walks in the cold. My room was on the fifth floor(I requested a quiet room), and i really only have positive things to say. The room was a good size, the bed was […] comfortable, the bathroom quite luxurious(a generous rainfall shower, no bath). It had a large roof window/skylight as opposed to the usual wall situated window. The light was good during the day, and the room didn't feel hemmed in- probably due to the elevated ceiling height in part of the room(I think my room was converted from the original attic). The only negative things were that the floorboards were quite creaky(as you'd expect in an old, converted building), and noise from the neighbouring room was quite audible(their creaky floorboards, clothes hangers clanging together, etc.), but there was no traffic noise at all. Finding my room initially was a little daunting, as the layout is somewhat akin to a rabbit warren, although you are guided fairly well by signage. The location of the hotel couldn't be better for access to the city, airport, bus or train services. The hotel also offers a luggage hold service(in a dedicated, locked room), at no charge, which was really handy for me. Overall a really great base for exploring Edinburgh, and a good first experience with Motel One. Read moreGenuine Expedia guest review
