I enjoyed my stay at Dona Ines; the breakfast was excellent, staff very informative. The location was my least favorite aspect of the hotel, but it's still just a short 10-15 minute walk to Ingreja Santa Cruz and the rest of the main downtown. This is a budget friendly, modern, clean hotel but if you're looking to be in the center of town, this might not be the best choice for you.
