"Relaxing stay, wonderful staff"
We had a lovely 2-night stay at Kinkell House Hotel. All of the staff were super polite, friendly, and helpful. They made our stay particularly enjoyable. It felt more like a comfortable large B&B than a "small hotel". I wish we could have spent more nights here. Our room was immediately adjacent to reception, so we could hear people coming and going […] during the day. This was not a problem, as we weren't in the room much anyway. And it was absolutely quiet at night. The dining room (and I think most of the guest rooms) looks out across the strath and is very tranquil. There are multiple lounge/library areas in the house, which were excellent for reading or conversation. "worst hotel and service I've put up with in ten yr"
There is not enough room here to sound out our disgust at the manner in which we were treated. We booked because of the food reviews, we were phoned on the road an hour before arriving to anounce there would be no dining that night. we found only one other room occupied so figured they could not be bothered! Breakfast was to be charged seperatly at […] £15 a head and was not included although I had made pains to book a B+B! The owner seems more concerned with his own convenience than his guests.their general demeanour was hopeless, once they had our money they did'nt care what happened to us. This is a remote part of Scotland and after dark quite difficult to find anywhere in the near vicinity that would be worthwhile to eat in. we had sandwiches from a local tesco's. To say we will not be recomending this 3 star?? (WHAT FOR) Hotel would be a considerable understatement. I would however encourage a review of their Star status. preferably by secret shopper. I paid £70 for single occupancy of a double en-suite room. When the very friendly and helpful girl on reception showed me to my room I was hugely impressed. The staff were very welcoming and helpful; they could suggest places to visit in the surrounding area and always asked how our day had been upon our return to the hotel in the evening. This is our 2nd stay at this hotel. Its not overly expensive and is ideally located for us to visit friends who stay in the area. The rooms are clean with comfortable beds. Have just spent three lovely days at the hotel visiting family and cannot fault it at all. Very warm and inviting welcome and we immediately felt at home. Even though we were the only guests most nights they opened the kitchen specially for us and the food is just first class. Good prices, spectacular scenery even in November and a gorgeous cosy coal fire to snuggle up to in the evenings. The bedroom we had was immaculate and very modern in contrast to the traditional settings downstairs. Great shower, comfortable bed and decent programmes if you want to watch a bit of tv of an evening. Very quiet and peaceful location. Highly recommend the local beef and venison and the sticky toffee pudding! Bit difficult to find of an evening in the dark but otherwise highly recommended and we will return

My husband and I and our 10 year old son visited Kinkell House Hotel on Sunday to take advantage of a lunch which we had won in a raffle recently, and what a fabulous prize it was! The entire experience was excellent. We were warmly welcomed into a beautiful log-fired sitting room where we selected our food from a mouth-watering menu. When our meal was ready we were taken into the spotlessly clean dining room and served with the piping hot food on hot plates (the way food should be served, but often isn't). I can honestly say that the food was first class in every way, as was the service. The atmosphere was relaxed and un-hurried as we dined with an amazing scenic backdrop. Unfortunately I cannot comment further regarding the hotel accommodation, but would happily book in based on my dining experience. Lovely. Treat yourself - this is a hidden gem!

I don't think iv ever written a review while iv still been at the place lay in their bed...however, since my breakfast isn't included there wont be anything else to say in the morning. £50 for my room which I was happy with....bit disappointed when I checked in at 9pm to be told breakfast is an extra £15 or £10 for continental. Maybe a tad pricey for coffee and a croissant when most places charge an extra £5-£7.50 for a full breakfast add on. Being a frequent business traveller this puts my stay way over budget therefore not sure if id be able to come back based on that and for a quiet Tuesday night. Lovely receptionist helped me to my room laden with bags as usual, I arrived at 9.05pm but restaurant closes at 9pm however, I was offered tea and toast which was perfect for a late night snack, pity id not eaten since 6am but I can save the calories till tomorrow and have a three course feast wherever I end up. Lovely room. Classic and sophisticated as you would expect from the name and the grand drive down the gravel path from the main road. Lovely and clean with ironed fresh bedding as well as an assortment of towels both on the bed and in the bathroom. Great little tea and coffee tray with hot chocolate and two packs of biscuits I certainly cant complain. Modern tv,great reception considering its slightly off the beaten track and the weather a tad windy, tv placed in the ideal position to watch from bed comfortably, fed up breaking my neck in hotels when the tv is literally hanging from the roof. Delighted with the lighting to do my work for an hour or two with various lamps and a main light, all working with decent bulbs which aren't those awful ugly low energy things and perfect wifi connection which iv lacked on my travels for 2 days....I can hear the room next to me through the bathroom wall but remedied that quickly by closing the bathroom door therefore there is nothing to complain about and no faults with my room.would be happy to recommend to my parents who are up here regular visiting family, however based on £ iv no budget left for breakfast and thats a shame as I'm 100% confident it would be a stunning feast full of local produce, care and complete cleanliness looking at everything else on offer here.

This is a charming hotel off the beaten path on the Black Isle and a reasonably close-by location for visiting Inverness. Our room was comfortable and dinner our first night was delicious (local venison was a special treat). Other considerations - Since we were staying primarily in B&Bs, the hotel seemed relatively impersonal and while we felt that we received value for our money, that may have been because we were there on a booking.com special rate. The full rates are a bit steep. Also, we had a very difficult time finding the hotel when we arrived and even the following night as the signage was not great. It would help if the directions were included on the reservation confirmations. Otherwise - a delightful time.

My wife and I stayed for one night at the Kinkell House Hotel on Friday 17th October. The hotel is in a very quiet country location just south of the Cromarty Firth, from the main road turn off for Easter Kinkell. I requested a quiet room and got that in room 2, located on the first floor at the rear of the hotel. The room was lovely, a spacious bedroom with lots of cupboard and drawer space. The bathroom was large with bath and shower. The room was very comfortable, carpeted throughout with little flashes of tartan (such as the curtains) to enhance the Highland feel. The only negative point for me was the room was quite hot even with the radiator off. The hotel provided tea and coffee making facilities with some biscuits and a couple of bottles of free water which was nice. There are fantastic views over farmers fields, the water of the Cromarty Firth and the hills receding into the distance, really beautiful and very peaceful. All the staff members we met were very friendly and good at their job. There are two comfortable lounges where you can sit and enjoy a drink at any time. I don't think there is a bar as such but the staff will bring cold drinks to you. I had some of the local dark beer and it was delicious. My wife and I had dinner on the Friday night in the hotel restaurant. Everything we had was lovely; my wife had chicken broth to start which she really enjoyed, it was crammed full of tender chicken pieces. I had the slow cooked belly pork it was very tasty and very tender, just right. For mains my wife had chicken stuffed with haggis and I had halibut, both were cooked and presented as nice as any meal we've had in Scotland. Thumbs up to the chef. The food with a couple of bottles of water and a pint of beer came to about £50, not budget eating but good value for food of this quality. For breakfast there was a selection of cereals, dried fruit, cheese, yoghurt's and porridge to order. We both had the full cooked Scottish breakfast, a big plate of quality local produce with toast and tea, a great start to the day. If I was travelling to this part of the country again I would definitely stay at the Kinkell house hotel. It's a small, pretty, comfortable hotel with fantastic staff set in a beautiful location, what more can you ask for?

Spent a couple of nights here whilst visiting friends. Very friendly and attentive staff who could not do enough for you. Our room was at the back of the hotel and was spotlessly clean and a good size. Bathroom was very modern with a large shower and loads of hot water. Food was great and loved the open fire in the lounge where we had drinks before dinner, could have sat in there all night! Great base for visiting the area and whilst close to all main routes, was extremely quiet and peaceful.

Wow!! Have stayed in many hotels over the years and this was one of the best! Spent hours the night before searching and finally booked this one. A true country house hotel. On arrival a good size car park , an informal but inviting doorway with menus and displays of country flowers into an informal reception area and upon ringing the bell a young man came out quickly with a lovely smile (this was 10pm at night!) As he showed me to my room he took time to show me the siting rooms, restaurant, toilet and separate staircase. Explaining when breakfast was and what time would I like mine. If there was anything I needed just to pop down there will be someone there...which I later did as the kettle didnt seem to work...but all very nicely done... nothing was a trouble. Noticed a camera system which seem to monitor various parts of the hotel ...My room was delightful!! utterly delightful. I was so pleased because as a single traveller you are very often bundled into some back room with n view and smallish room. A double four poster bed with a wonderful hospitality tray - gorgeous toiletries lots of fluffy soft towels...toilet paper folded back..always a nice touch and it was the same the next day!! treating you like a new guest every day makes you feel welcome and valued! The decor was plush and warm and cosy. A view to die for with double glazed windows that allowed you to leave your windows open with no draft. Oh! by the way the heating was on which was also welcoming as many wil skimp on that but this added to the warm ambience. The dining room was simply decorated and very inviting...white tablecloths, clean and with a vase not just of one or two flowers but a small bunch of carnations for every table...lovely! Thoughtfully they had given me a table where I was facing the view out of the window, not stuck in a corner somewhere..again a nice touch! The decor throughout showed Scottish theme but subtle not in your face with garish colours - the plaid used was soft making the whole atmosphere feel welcoming and like you were in a very well furnished home. Staff were friendly, unobtrusive, helpful and it was a first to have my tea poured for me! A lovely touch again. Breakfast was consistently excellent, yes excellent! Not only cooked to perfection...my poached eggs were gorgeous!...but same each day. Well presented and I wish having seen the dinner menu that I had tried the dinners...no doubt they would be Michelin star level! (Have a brother and mother who are chefs so have an idea what might be good or not! :) ) Another nice touch was that of water in your room, bottled water with a glass on doylies!! love it!..and I hadn't finished my bottle but another was left and that was also left...not disposed or not replaced in some places...so again a tick for that! The only downside might be that I could hear the bathrooms being used in rooms either side...only the use of showers nothing else! :) I left my windows open all night and not a sound was heard even though we were not that far from A9...you are down a very quiet country road...signposting from there was good enough but not so good coming from the main road on the opposite side of the lane. All in all I was so impressed and really enjoyed my stay and would recommend this hotel and would definitely stay again. A real hidden gem..please dont change anything you do....and thank you!

What a find! This small country house hotel is a hidden gem. A friend and I were looking for somewhere on the Black Isle in peak season that wasn't too expensive for single occupancy and wasn't bland/corporate/in town/poorly-rated pub accommodation. The search was harder than it sounds and we're glad to have stumbled across Kinkell House. Happy to recommend it - rural position with a few other properties nearby, traditional decor, light and airy dining room with stunning views over the Cromary Firth to the hills beyond. We had larger-than-your average-hotel bedrooms with contemporary, spacious and stylish en suite facilities. It's a little tired in places but it seems to fit with the character of the country house and there are lots of lovely touches that more expensive hotels could learn from. Special mentions for the food and the staff: Breakfasts are great and freshly cooked. Evening meals in the lovely restaurant are a just a joy - high quality local produce, cooked with care and beautifully presented without fuss. Staff were friendly, helpful, attentive and clearly committed to the place. Note that this is a small independent so don't expect 24hr, slick, corporate consistency and availability. Loved it and hope to go back!
