"Relaxing stay, wonderful staff"
We had a lovely 2-night stay at Kinkell House Hotel. All of the staff were super polite, friendly, and helpful. They made our stay particularly enjoyable. It felt more like a comfortable large B&B than a "small hotel". I wish we could have spent more nights here. Our room was immediately adjacent to reception, so we could hear people coming and going […] during the day. This was not a problem, as we weren't in the room much anyway. And it was absolutely quiet at night. The dining room (and I think most of the guest rooms) looks out across the strath and is very tranquil. There are multiple lounge/library areas in the house, which were excellent for reading or conversation. Of the many lovely places we stayed in Scotland, this was by far the best value for money accommodation. I'd love to come back and stay here again. Read moreGenuine Hotels.com guest review
"A lovely stay."
Little establishment out in middle of country overlooking a small picturesque lake. Fab room and bathroom. Spacious and clean. Hotel a little gem away from the crowds . Couple of sitting rooms. Breakfast ok. We would stay again.Genuine Hotels.com guest review
I paid £70 for single occupancy of a double en-suite room. When the very friendly and helpful girl on reception showed me to my room I was hugely impressed. There was a very comfortable king-sized bed and a flat screen TV the same size as the one in my own living room. The room was spotless and the decor was luxurious. The bathroom itself was bigger […] than any other room I stayed in on my trip. There was a large hot tub and a very modern and powerful shower. This was the most I paid for a room on my trip to the Highlands but definitely worth it! Read moreGenuine Hotels.com guest review

Very nice country hotel, excellent food and service.Genuine Hotels.com guest review
We arrived a little early to this small hotel. The member of staff we met were very welcoming and friendly. Our room was lovely, with a 4 poster bed and gorgeous views over Cromarty Firth. Breakfast was basic but perfectly adequate and tasty with a selection of cereals, fruit and yogurt, fresh juices and toast. The cooked breakfast was a choice of sausages, […] bacon and eggs, I would have liked a few mushrooms and some tomatoes to lighten the plate. Read moreGenuine Hotels.com guest review

"Great room and food"
A lovely hotel, friendly staff, nice views, good sized room, fab bathroom, delicious breakfast. We found the standard double bed a bit small for us (maybe some of the other rooms have bigger beds) otherwise everything else great, would certainly go back. Very close to Strathpeffer and Dingwall and not far from Inverness.Genuine Hotels.com guest review
We where meet and shown to our room by a friendly member of staff. We had a large en-suit room which had the most beautiful view. The room was clean, water tea and coffee were provided and replenish each day. We staid at the hotel for a family birthday lunch so did not have dinner, but had breakfast each morning of our stay. The breakfast was cereal, […] juice, toast and a full English breakfast which was always freshly cooked. We enjoyed our stay and would defiantly go back Read moreGenuine Hotels.com guest review
"Ideal, well priced hotel"
This is our 2nd stay at this hotel. Its not overly expensive and is ideally located for us to visit friends who stay in the area. The rooms are clean with comfortable beds. The bathrooms look new and modern. However, the decor in the main room is more traditional. Staff are nice and friendly. The icing on the cake is the tasty cooked scottish breakfast […] in the morning! There isn't much else - cereal, yoghurt and prunes/ apricots - might be nice to offer fresh fruit like melon, strawberries, etc! Otherwise pleasant stay in a small hotel. Perfect location, hotel was lovely and room was great. Only complaint was that after returning to hotel at 22.15,hoping for a nightcap, there was no one about, therefore we were not able to have a wee drink!!Genuine Hotels.com guest review
Lovely situation people etc, just rather an amateurish approach to serviceGenuine Hotels.com guest review

Beautiful room, wonderful food, excellent staff. Long weekend. Hotel good base for exploring area. Room and bathroom seemed refurbished recently. Really wonderful dinner - modern style but with good portions and option to have decent amount of vegetables - no silly, "towers," and bits of minute decoration - tasted superb. Exceptional staff - pleasant, attentive, hardworking.
"A hidden gem!"

Wow!! Have stayed in many hotels over the years and this was one of the best! Spent hours the night before searching and finally booked this one. A true country house hotel. On arrival a good size car park , an informal but inviting doorway with menus and displays of country flowers into an informal reception area and upon ringing the bell a young man came out quickly with a lovely smile (this was 10pm at night!) As he showed me to my room he took time to show me the siting rooms, restaurant, toilet and separate staircase. Explaining when breakfast was and what time would I like mine. If there was anything I needed just to pop down there will be someone there...which I later did as the kettle didnt seem to work...but all very nicely done... nothing was a trouble. Noticed a camera system which seem to monitor various parts of the hotel ...My room was delightful!! utterly delightful. I was so pleased because as a single traveller you are very often bundled into some back room with n view and smallish room. A double four poster bed with a wonderful hospitality tray - gorgeous toiletries lots of fluffy soft towels...toilet paper folded back..always a nice touch and it was the same the next day!! treating you like a new guest every day makes you feel welcome and valued! The decor was plush and warm and cosy. A view to die for with double glazed windows that allowed you to leave your windows open with no draft. Oh! by the way the heating was on which was also welcoming as many wil skimp on that but this added to the warm ambience. The dining room was simply decorated and very inviting...white tablecloths, clean and with a vase not just of one or two flowers but a small bunch of carnations for every table...lovely! Thoughtfully they had given me a table where I was facing the view out of the window, not stuck in a corner somewhere..again a nice touch! The decor throughout showed Scottish theme but subtle not in your face with garish colours - the plaid used was soft making the whole atmosphere feel welcoming and like you were in a very well furnished home. Staff were friendly, unobtrusive, helpful and it was a first to have my tea poured for me! A lovely touch again. Breakfast was consistently excellent, yes excellent! Not only cooked to perfection...my poached eggs were gorgeous!...but same each day. Well presented and I wish having seen the dinner menu that I had tried the dinners...no doubt they would be Michelin star level! (Have a brother and mother who are chefs so have an idea what might be good or not! :) ) Another nice touch was that of water in your room, bottled water with a glass on doylies!! love it!..and I hadn't finished my bottle but another was left and that was also left...not disposed or not replaced in some places...so again a tick for that! The only downside might be that I could hear the bathrooms being used in rooms either side...only the use of showers nothing else! :) I left my windows open all night and not a sound was heard even though we were not that far from A9...you are down a very quiet country road...signposting from there was good enough but not so good coming from the main road on the opposite side of the lane. All in all I was so impressed and really enjoyed my stay and would recommend this hotel and would definitely stay again. A real hidden gem..please dont change anything you do....and thank you!

What a find! This small country house hotel is a hidden gem. A friend and I were looking for somewhere on the Black Isle in peak season that wasn't too expensive for single occupancy and wasn't bland/corporate/in town/poorly-rated pub accommodation. The search was harder than it sounds and we're glad to have stumbled across Kinkell House. Happy to recommend it - rural position with a few other properties nearby, traditional decor, light and airy dining room with stunning views over the Cromary Firth to the hills beyond. We had larger-than-your average-hotel bedrooms with contemporary, spacious and stylish en suite facilities. It's a little tired in places but it seems to fit with the character of the country house and there are lots of lovely touches that more expensive hotels could learn from. Special mentions for the food and the staff: Breakfasts are great and freshly cooked. Evening meals in the lovely restaurant are a just a joy - high quality local produce, cooked with care and beautifully presented without fuss. Staff were friendly, helpful, attentive and clearly committed to the place. Note that this is a small independent so don't expect 24hr, slick, corporate consistency and availability. Loved it and hope to go back!

What a lovely place! Our room had the most outstanding view over the Murray Firth and was very well presented and clean. Breakfast was simple but satisfying. Every member of staff we met were friendly and professional. I hope we come and visit the area again and I'd look forward to staying here.
"Lovely spot, Lovely food"

After a 9 hour journey, we were keen to have a nice relaxing stay in a quiet place with good food, and this place duly delivered. It was quiet, only disturbed by creaking floorboards, and the views from the front facing rooms was superb. The two young ladies who dealt with us were very friendly, charming and professional, from first arrival, through evening meal, breakfast and check out. The rooms were excellent, but the evening meal was terrific! The best food I've eaten in ages, and that's really saying something. It's not cheap, but well worth eating here. Mains between £15-20, and starters/sweets about £7.50, but they are all fab. The trout I had to start with was lovely, as was the fillet steak. Portion sizes were also ample. Breakfast also very good, but perhaps a little overshadowed by the excellent dinner!
"Dog friendly hotel on the Black Isle"

Our choice of hotels whilst traveling to the North West of Sutherland is determined by places that accept dogs. We were not disappointed by Kinkell House in its lovely location overlooking the Beauly Firth with distant views of mountains. Rosie got a rapturous welcome and we were shown to a lovely upstairs room with fabulous views. The room was spacious, quiet and well appointed. We had a drink in the conservatory where we made our selection from a short but appealing menu. Our starter was smoked trout and salmon from the Achiltiebuie Smokehouse, nice enough but the main course of scallops and crab linguine had me in raptures. The scallops were the freshest and most beautifully cooked and plentiful I've ever had and the crab was likewise fresh and sweet. The only problem we were too full to try a desert. A quiet night in a tester bed with good bed linen but a noisy start to the day with a tractor trundling past at 7.00 am but hey we were in the countryside. Breakfast was great, my only quibble being the absence of a menu and any "speciality" tea other than Earl Grey. Definitely a place to come back to.

We stayed here for one night & had booked B&B. We arrived much later than expected as we had travelled on the Stornoway - Ullapool ferry which was 2 hrs late arriving due to rough sea. Arrived about 8.30pm hoping we would be able to get something to eat. We were greeted by Amy who made us feel very welcome, she even offered to light the coal fire in the lounge for us! It was a bit late for me to eat a big meal so Amy suggested an omelette with a salad. I was served the most delicious omelette & gorgeous, freshly made salad. My husband had a lovely beef casserole served with lots of freshly cooked vegetables. The hotel is absolutely spotless with lots of attention to detail. The room was so comfortable with plenty of soft towels. We slept really well & were served a delicious breakfast. The staff are so welcoming & kind. Our only regret was that we weren't staying there longer. We spent several hours exploring the Black Isle which is lovely - especially Cromarty. I would thoroughly recommend this hotel & we hope to return.
A fantastic dining experience. Professional and friendly service with a great welcome. Generous portion sizes with an excellent menu. Well presented dishes which were of superb quality. Thanks to Jamie the chef and all the staff...

We booked this hotel at the last mnute for a trip north to visit friends and were very pleased with the whole experience. The staff were friendly and welcoming and the room was comfortable and well decorated. The evening meal menu was limited to four choices per course but this was more than adequate when you saw those choices. My husband had saddle of wild rabbit, which he said was beautifully cooked. I had a steak, again brilliant. The one down-side was the charge of £3 per double serving of potatoes and of vegetables - the meal price should really include this and it is a long time since we have seen since a charge! Overall it was a lovely stay and we would recommend it without hesitation.
