"Close to the function attended and travel time"
The room was small -lacked place to hang any clothing -however it was comfortable and very quiet. Only stayed the one night and it was just 2 miles from the event attended. "The worst hotel, I ever been"

I read some reviews describing this place as a total dump; I think those people are speaking in hyperbole. "Old fashioned 50s motel but had charm!"
The family who manage the motel were really helpful. The first room we were shown had absolutely nowhere to hang any clothes. They gave us another which had a hanging rack on the wall. The room was clean with a new bathroom. There was a fridge and microwave and coffee maker with awful coffee! The laundry came in handy. There was a nice swimming pool. […] Good value for money. "Get what you pay for."
All I can say is you get what you pay for. The owners were very nice and pleasant. You can tell they just bought it and are trying to cleanit up. The airconditioner was would go from fan to air every so often. Not good airconditioners. The rooms and the outside needed to be painted. It's okay as long as you're traveling alone. If you bring your family, go somewhere else, Very nice people run it. The pool was good. It is a little run down though. I paid for 2 rooms and when I got there the manager told us that he has no rooms left and he could give us a "cottage" with 2 bedrooms... I contacted Hotels.com in order to find another hotel, but since it was the memorial day weekend there were nothing else available. No bugs, no cigarette burns in the bedspread, quite clean, no bad odors, and very, very nice staff. The problem was a general shabbiness: transparent curtains on the windows, both with floodlights right outside; tiny flat pillows; stopped-up bathroom sink; incredibly noisy and rickety room fan, TV with volume control set too low. We stayed here due to a last minute family event and we live 2 hours away. The motel was dirty, holes in the walls, stains on everything and anything, lightbulbs missing and/or lamps not working. The bathroom mirror and wall was covered in stains. The walls were so thin we could hear the people in the room in front of us talking at 3am. This was the dirtiest most unpleasant accommodations experience I have ever had.

Went yo Cape Cod to spend time at the beach and visiting local attractions. Did not want to spend a lot of money on a room we were only going to sleep in. Eddie and his wife run a great, basic, clean motel. The swimming pool was clean and well maintained. The room was clean, with microwave, refrigerator and coffee maker. A good value for the money. Just don't expect it to be a Hilton at bargain prices.
I requested a late check in on my first night and due to nobody being there, I had to sleep in my car. The next two nights I slept in my sweatshirt because of the spiders and dirty sheets with cigarette burns in them. The shower was either hot or cold, no in-between. Also, it would not drain. I didn't shower for two days. I also had to carry all my belongings with me over the course of my stay because the deadbolt could not be locked from the outside. I found part of a pipe under my mini-fridge. Speaking on my mini-fridge... It worked only with a few items inside, but couldn't handle being full. the wifi is free, but very intermittent. Did I mention the door didn't seal properly...look at the pictures. I'm sure this is ok for some people, but not me. The lady at the desk laughed when I said I will be forwarding photos to the health inspector.

I booked this hotel on short notice (paid in advance) as I would be arriving to the area late and leaving on the ferry early the next morning. I called ahead and told the receptionist I would be in around 1:00 AM: she was friendly and advised me to call the number on the door for check-in. We arrived at 1:30, and a man was in the office but complained that he was about to close because I said I would be in at one. My friend had her dog with us, and I saw the no pets sign, and asked the man if the dog could stay in the car. He said OK, so we slept fitfully for about 4 hours in a dirty room with a moldy shower, with the dog in the car. I was later charged a $100 pet fee and told there was dog hair in the room, but when I asked for pictures of the "evidence" the manager declined to produce them. In all I paid $270 for 6 hours in a dingy motel. All three of us would probably have been more comfortable in the car.

My husband and I stayed at the Carleton when we got in too late for the last ferry. It was clean and at a much better price than the neighboring hotels. The hotel staff was also really helpful in checking us in as we got in after 11pm. It's not a place I want to stay for a week, but it is great for a cheap, clean place while waiting to grab a ferry to the Vineyard.

This motel is very primitive, but also ill-maintained. The front door does not open/or close properly. The amenities are old and loud (air conditioner or bathroom fan). There is a TV set in the room, but power on/off button is just a hole. There are no basic conveniences (hair dryer or clothe hangers). The hotel is located on the main road so it is very loud. The outside light disturbs your sleep and there is no curtain on the front door. Not enough hooks or shelves in the bathroom. The matrass is covered by a plastic cover so turning from side to side at night produces loud noise. The ceiling, walls are dirty. The kitchen floor is dirty. There is a kitchen, but no utensils. Just very poor overall condition. It should not be rented, it needs a major make over.

If we could give zero out of 5 we would. This place is that awful. Of course, we certainly didn't have expectations it would be amazing. We just needed a no frills place to stay and didn't want to stay at other places that required a two-night minimum and the Holiday Inn was nearly $300 a night plus tax. Basically the motel is a series of trailers - at least the ones not part of the main building. The walls in our room were made of fiberboard. The walls in the bathroom were made of (I guess) fiberglass. There was hair on the bathroom wall and on my supposedly clean hand towel (and not mine). The beds are lined with a plastic mattress cover and the bed sheets slide off so that you are exposed to the plastic while you sleep. Needless to say, sleeping in the bed especially for a toss/turn-er is a noisy experience. I will say the person who checked me in was super nice. But when we went in to return the key and I rang the bell, no one came but I could hear them in the back chit-chatting. After a few minutes of waiting while enduring an unbearable curry odor, I just left the key on the desk. All the mentions of the beat up/creepy cars being in the parking lot are also true. It was a scary place and one I hope to never return to.

I was trying to locate a place to stay before taking the ferry to the vineyard without breaking the bank. I found this to be cheaper and closer the last place I stayed. If I was staying for a week this would have been fine for me. The room although smelled a bit stale, other than that the bed and the room were clean. The bathroom was pleasant and the shower was awesome. There was Cable TV, Microwave and coffee maker. When I left I noticed a pool so that would be nice to use too. If you are looking for a place that is not overly priced with some amenities then I would recommend this place.

Had a great time on the Cape. when I travel my family dose not hang out at the hotel, We want a clean place to come back to and relax and sleep. The pool was nice for the kids at the end of the day of sight seeing. The room was clean and just remodeld and the owner was friendly. I would recomend this motel to friends and family.

My friend had booked this hotel through a Expedia type website...didn't do any research just assumed if it was in Falmouth it would be okay. The parking lot had broken down cars with tape for windows. People appeared to be living in some of the rooms with sheets tacked up for curtains. We were 'upgraded' to a nicer room. You entered through an odd, dirty porch. The room had filthy bedding with 'odd' stains on it. Reluctantly we used the restroom and went for a ride. We ended up seeing a vacancy sign hanging in front of an old, family run place in Woods Hole. We booked a room there. I would have slept in the car before sleeping at the Carleton. Hideous....and the pool others were raving about, had astroturf around it that seemed to highlight the dirty black liner...again, hideous.
