Was greeted with a big smile. The owner Andrew was very friendly and helpful in suggesting places to park and things to see and do, even emailed me before the stay just to check if everything is ok. Breakfast was of very decent quality and with great variety, too. The B&B is recently reopened followed by a refurbishment so the rooms are very nice and clean. Only let down was that the walls are a bit thin, as I could hear below snoring and talking in the room below ours, might just be our room though. Overall very pleasant stay, would definitely recommend.

Hotel has been modernly refurbished. Extremely nice room. Food at the bar was adequate and the staff was professional and friendly. Cant imagine a nicer place for the price in SIttingbourne

We had a wonderful time in Waters End Farm. The room was spacious and clean and the grounds were truly beautiful. Breakfast was served inside or outside and all the food was presented beautifully. It used to be a working farm and there are ducks and horses there. Just a fantastic place to relax ! Very pleasant. Located perfectly for our requirements but hidden away. Was initially bemused by the outside of the accommodation but realistically it made little difference to the overall enjoyment. Breakfast was in a separate building off the main house. The quality was excellent. In a word,Excellence. Only criticism is that the electrical sockets for the hairdrier in one of the barn room was not close to the mirror on the wall. Otherwise could not fault the welcome, the ambiance, the beds, the breakfast, everything was perfect. And 40 or so acres to stroll around and unwind. Bliss!

fantastic accomodation in a beatiful setting and probably the best breakfast ever! We picked this b&b as it was great value for money and close by to visit Royal Tunbridge Wells, although we enjoyed Rye nearby to Hastings more, what a lovely place only twenty mins drive from this b&b. The only thing i would suggest is that the signage to the property […] needs to be more clearer as we missed it a few times, and also we struggled to know where to go to when we arrived as there are a few buildings but no signs on doors to tell you where to check in, dont let this put you off staff and owners are lovely and the perfect place to stay!
