"Nice place NOT worth the price!"
Everything was very nice! The staff was excellent and very accommodating. They couldn't have been nicer! However being someone that has traveled the world and spend time in a fair amount of luxury accommodations, I would never pay $800- $1400 to stay here which is their normal weekend rate. I think the rates here was way over priced! The location is perfect however they don't any amenities that stand out. All their amenities are opened to the public aside from the pool table. They charge a $35 "resort fee" however its not clear what that goes towards?! Parking is $30 per day, which is $10 more than the lot directly next to it. The next time I stay in Newport I will go back to the Marriott which is just as close but bigger or the Hyatt which is a BEAUTIFUL property (outdoor pool overlooking the ocean and Newport Bridge with bonfires) and if you are okay with a little longer of a walk.

"Disappointing"
For the amount we were charged the pictures were much better than the hotel. The red cottage in in a parking lot. The service of the hotel was terrible. We did not have a working tv, hotel phone, and the internet did not work. With our daily "maid" tip we asked for extra towels we never received. We communicated our disappointment early in our stay and nothing was addressed. The final moment is when we were waiting for the valet to get our car, which they insist on parking right outside our cottage, he looked at us and walked right past us to go somewhere not to return for some time. We finally asked someone to get our key and unparked the car ourselves and were charged $20 for the "valet" - I would not recommend this hotel.

"Great!"
Perfect location, great service up front but lacking at bar and restaurant. Bed mattress not comfortable maybe too old-definitely not the luxury sleep I was expecting. Screen door lacking handle, TV with line through it, iPad provided-nice touch but charger broken. Just little things that could be spotted if paying attention and fixed to make it perfect and match the high price! Also not sure what resort fee was all about as also has parking fee? Overall enjoyed the stay and would absolutely stay there again!

"Bring your rates down"
This is a very nice hotel. I have been in many 5 star hotels and this hotel comes close but the price doesn't match what the hotel should be. Small rooms with windows that have shades that don't work. And with a view of the parking lot took this nice hotel down a notch. Only because of the high room rate of 920 dollars a night do I say this. Restaurant is at best a 3 star. Neighboring restaurants are much better and more reasonably priced. Excellent staff I have to say.

"Great Edgartown location, dated and dingy interior"
Upon Arriving into Edgartown and walking into the shingle style colonial reception desk, we were completely charmed by the lobby and blooming hydrangeas at the entrance. The hotel is located in the heart of fabulous shopping and dining. However, once we reached our room, we were horribly disappointed! An old, sunken and dirty fraternity sofa lined the wall and there was tissue covering holes in the closet. The carpet was just dirty with stains throughout and you could see the dust caked on the walls next to the bedside tables. Looking forward to a major interior gutting!

"Romantic Birthday"
Birthday mid-week getaway. AMAZING. I was lucky to score this room for a great price and also got an upgrade upon arrival. Beds are SO comfortable. Fireplace in room. In-room ipad, huge soaking tub for two. Great bath products. nice view. mini-bar was stellar. staff were really nice. The only negative is that we ordered two burgers, a salad, and dessert one evening and it was over $80 for room service!!! They also charge a resort fee of $35 that we did not know about. The extra expenses added up quick. If you don't plan on staying in your room much in Newport, you might look at a more budget-friendly option. We had a whole rain day in bed so it worked out great.

"A restaurant more than a hotel"
I waited half an hour to just get the manager after I asked one service in the restaurant on the 1st floor. I've been traveling a lot of countries, not such a hotel like this. It seems they don't really care about the customers who live there. The restaurant is nice, the bedroom is great, but at this price, the most important thing is about service. Unfortunately they failed this.

"Favorite in Newport"
Forty One North is one of our most frequented hotels when going to Newport. The rooms are beautiful and the staff is very accommodating. We always choose a premium room specifically for the soaking tubs. I have noticed in the last year or so that the condition of the rooms look a little worn and we usually always find something small that is broken and should be replaced, for example our closet doors did not shut correctly- this isn't really an issue but you do pay premium prices and I firmly believe you get what you pay for.

"Dog friendly at a price, modern luxury!"
The hotel was very modern, great location, good food and nice staff. They allowed us to have our dog which was super..the only issue was that it was $150 extra. The shower also had zero pressure, very high tech with lots of nozzles but little heat and pressure. I would definitely stay here again the fireplace in the room was wonderful with the chill in the January air.

"Please get coffee makers in the rooms"
Nice hotel new and comfortable. A little over priced, but really friendly staff. The only irrating thing was that there wasn't a coffee maker in the room! They have a fully stocked bar, but no way of making coffee or tea in the morning. Very inconvenient. Overall though it was a pleasant stay.

"Christmas get away."
Classy hotel, great service, wonderful location. We were one of only a few people at the hotel but everyone made us feel at home. The room was great and the fireplace in the room made it cozy. Would stay here again.

"Lovely boutique Hotel with superb service !"
Checked in late during the week off season . Since it was raining and we were tired we opted to eat in the hotel .I did have doubts as there were few people in off season at the bar and restaurant. We were how're ever most pleasantly surprised . Initially ordered crab legs and salmon tartare which was excellent . The rack of lamb was not to our liking and fatty . We returned the dish and it was replaced by a superb fillet mignon with lobster. Breakfast in room was a wonderful presentation of Fresh Berries , melon, assorted pastry , meats, cheeses, coffee and juice. A seriously Huge continental breakfast! It rained again on the second day but the hotel provided a car as needed . I had a wonderful experience here in off season and can't say enough about the staff. A special Thank You to Raffaella who truly went out of her way to make us comfortable.

"Off season visit"
This was out forth visit and the hotel is still special. But, we visited in early November and were one of less than five rooms full. Would have expected this to engender a better experience, maybe even a room upgrade, but instead felt more like a deserted castle.

"Disappointed with service and information provided"
We waited about 15 min just to leave our car with valet because he was busy. He gave us no instructions on where to check in except take elevator. In elevator, an employee from food service pushed floor 3 and we told him we wanted to check in. He said he didn't know which floor. So after he got out, we went to floor 1 and stepped out of the elevator with our suitcase. Looked to right and it was the bar & restaurant. Looked to left and there was a desk with a few people standing around. No one offered to help us so we thought we were on the wrong floor. Went back in elevator and people inside the elevator told us that the desk with the laptop on floor 1 was the check in desk. It did not look like a hotel check in area. We thought everyone that was talking was hotel guests, one with their laptop. We went back to floor 1 to check in. We paid for a premium waterview room and got to one with the worst view of the ocean. There was trash left in our room from previous guest. Our fireplace was defective. The last thing that sealed the poor experience was upon checkout - they charged us $57 for "parking". We paid for our rooms on Expedia and nothing was mentioned about a parking fee. We stayed 2 nights and was charged $57. That was outrageous!

"GreAt hotel"
There was another hotel we wanted to stay in but Cdnt book so begrudgingly we booked this hotel we never heard about. WOW we're we ever pleasantly surprised. The room were so comfortable they were hard to leave. The restaurant/ bar served delicious drinks and food. The staff wAs very friendly and the location was steps from everything. We are already planning out return and recommending this hotel to all our friends. And trust me, we are VERY picky so this is quite an endorsement. :)

"Lacking in some areas"
I was kind of disappointed that there was no balcony to sit out as the room was kind of small. Would have liked to have a pool or gym etc. there were no coffee pots in the room nor any coffee in the lobby area visibly available. The hotel was very well maintained and the staff was accommodating and helpful. The customer service rep actually came over in his car to get us to the hotel after we had circled around twice and couldn't locate the entrance of the hotel which is situated back off the main road.

"Upscale hotel right on the water."
We had a great experience. The staff was extremely accommodating. We were upgraded to a suite. Don't know why but graciously accepted. I was a bit concerned about the food and staff since other reviews in 2013 took the staff, service and food to task. The hotel explained that they have a new executive chef and new staff team. We were very well treated and all of our requests were positively received. We had cocktails, dinner and breakfast and the food and service was impeccable. I would go back and would recommend this facility for its location, facility high end quality and the gracious and accommodating efforts of the staff and the good food.

"Room Fell Short"
Beautiful hotel and room - loved that the room had a fireplace! The woman who checked us in was lovely and brought us milk and cookies when we had to have the engineer come to our room twice to get the TV to work - it stopped working just as we were checking out as well. The shade to the one window was broken and one (of the many) shower heads didn't work. But seriously, other than that it was wonderful. The location is perfect!

"Classy comfort in downtown Newport"
My husband and I had a 1 night stay and would definitely return. The hotel is in a great location with easy walking access to restaurants, stores and more. The hotel staff was very friendly, except the bartender. The decor was very pretty and interesting. The room was exceptionally clean and had all the amenities you need. The bed and pillows were extremely comfortable. The price for overnight parking seems a bit steep for a hotel guest.

"Amazing stay- you feel like a celebrity"
I loves everything about the hotel from the front desk to our amazing room. The only thing I can complain about is the some of the costs. When we pulled up to the hotel the valet person signaled us over, we tipped him after explaining that we were checking in. The parking lot is directly connected to the hotel and if you parked yourself, you'd onlt have to walk about ten feet more than if you use the valet. When we left, they charged us $50 for the valet. $25 for when we pulled up, and we got our own car when we left, but still had to pay the $25 anyways. The beverages were extremely expensive as well. Overall a great stay.

"Every detail thought of"
We were in Newport in the off-season, but it was quiet and beautiful. The hotel was designed beautifully with every detail thought of from the fireplaces in the rooms to the barware to the ipads with guest information. Located right on Thames Street, all of Newport was at our doorstep.

"Great Hotel -- High Design"
This was our second stay at Forty 1 North, both in the off season, so it wasn't busy. We love the design of the hotel, both the common areas and rooms. Very comfortable, attentive service and the food (we dined exclusively at the hotel) was better than superb. Great presentation and creative offerings. The staff was friendly and helpful.

This was a great hotel for a stay while attending a wedding this october. The staff were friendly and accommodating, the room were beautiful and the bar and restaurant inviting. We will stay here again, although it was a little pricey so will keep my eye out for special rates.

very nice hotel. stayed with my boyfriend for one night. went to see the mansions and walk the cliff walk. Was planning to stay at the Chandler, but decided to stay at Forty 9 because it was cheaper. However, we had dinner at the Spiced Pear at the Chandler which was super nice. The Forty 9 staff was amazing, so accommodating and nice. Full bar and enormous bathroom. the pictures online don't lie.

"Pretty cool and chic hotel"
This is a nice hotel at the waterfront. We loved the contemporary style and use of technology. Service can be a little slow at times, and there are some sensibility issues with the hotel. For instance, the rooms do not provide an iron and ironing board, so we had to ask for them, and it took an hour to get them. The shower is cool, but it takes a few minutes to figure out how to work. Garbage cans were placed in odd locations and the toilet paper holder was in a bad position. These were just some odd things about the hotel, but overall the experience was good.

Spent night here after Newport boat show before moving a boat to Annapolis. Large king room with gas fireplace with view of docks and Newport harbor was delightful. Super shower my wife loved. Very comfortable bed and pilows. Great location for getting to boats and restaurants.

Lovely setting, very trendy. The bell staff could still use some work. Luggage taken out of car fine, then forgotten and never brought to room. I found the dolly abandoned in the basement hallway. All in all, a pretty hotel. Given the high price, the standard is also high. The hostesses were excellent and very attentive to requests. The restaurant was excellent. All in all, a very lovely hotel.

"Not Matured..."
Gorgeous property in the heart of Newport. Facilities are trendy and cool, with very clean grounds, and rooms. The strange part is that beyond being a boutique hotel, and the casual approach boutique hotels try to capture, this one is too casual. The staff were all very nice, and charming young men and ladies, but unfortunately, there is no structure. Staff look like guests since no one wears uniforms except wait staff in the bars and restaurants, and the valet/bellman. The rooms are dimly lit, especially the bathrooms which for woman this can be a complaint (makeup). I enjoyed the music type played throughout the hotel, but at night they need to dial it down in the hallways. Wait staff need some training - flat out every time I ate at the Grill, I had to ask for water, salt & pepper, more coffee. Food quality was good, and we enjoyed the selection, but again, the staff needs leadership. I want to make one thing VERY clear - the young men and woman of the staff we dealt with were gracious, and very nice, and all of them I'd hire in a heartbeat. Where this hotel lost me is that at lofty prices, we expect to be greeted by people who actually look like hotel staff. We have stayed at some of the "poshest" boutique hotels in London, and Barcelona, and they pulled it off well. In an effort to be the "uber" boutique hotel in Newport, they lose focus of who their customers are, and at a lofty price for what I consider a mediocre room, it does not work.

"Amazing views"
We had the premium water view room, floor 3/room 14. Huge balcony and wall to wall windows of the harbor and yachts. Love the fireplace and soaking tub. The view is what makes the room; it was almost a shame to leave the room and go exploring.
