"Convenient downtown location"
This was our 4th or 5th time in the Banff area, and we've always stayed/camped outside of Banff. This was going to be a short trip, and we just wanted to be within walking distance from the restaurants. Not the Ritz by any standard, but King Edwards was a great hotel for that purpose, and the staff were all very kind and helpful. Very reasonable rates about $150 a night in the middle of July.

"Very small"
The room was so small! There were no space to move or to put our baggage. We also had two microscopic beds. There were no fridge and no micro-wave. It was so noisy that we couldn't sleep. The hotel has no parking (you need to go to the public parking and walk 5 minutes). It is not a very interesting place to stay.

"Huge bang for the buck"
Great location. Staff was absolutely wonderful. Assisted me with my luggage and were very friendly and helpful. The cost of the room was more than reasonable and although the room is basic it was very clean and comfortable and had all that I needed and the location was excellent.

"Overview"

"No heat in the room - important in the mountains."
Woke up at 3 in the morning freezing cold - there wasn't any heat in my room. Front desk guy was nice enough to bring up a heater, and super quick. The hotel is good otherwise - close to everything downtown, not terribly priced if they could include the heat next time.

"Convenient location"
This hotel is located right in the middle of all the shops and restaurants in Banff. Can't beat the location. Sacrifice comfort for the price. Also, noise might be a factor for some. You could easily hear your neighbours even with door closed and tv on. Washrooms need updating, coffee in room was terrible. No microwave in rooms. There's one microwave at the end of hall. Not convenient. Bed was decent but had hard edges. Blanket and linens were the cheap thin kind. But location was the big plus.

"Great location"
Location is the greatest. Access to everywhere within Banff pretty quick. And convenient!! Room was clean but a lot of static electricity on blankets. Staff were kind and nice but too noisy housekeepers early morning. The room was cold even though we adjusted thermostat on the wall to the highest.

"Clean on a budget."
You don't go to Banff to hang out in your room, so the King Edward is ideal. Located right downtown. Rooms are old, but clean and the TV worked fine. Great for singles or couples on a budget.

"In the heart of Banff."
The room was neat, clean and comfortable. If luxury is what you are after this might not be the place for you. However for an inexpensive place to stay, the King Edward can't be beat. There is free 12 hour parking in a parkade behind the hotel (a short 2 minute walk from the hotel) and a lot of shops and restaurants nearby. I'd stay here again.

"Family Stay"
We stayed at this hotel with the family, 2 adults and three youth for one night.....great location, family room located at the back of the hotel, nice and quiet, room was comfortable re lay out, beds were OK not too great, staff very friendly, indoor heated parking for 5 Cad a Plus! No breakfast or dinner options but lots of restaurants etc close by....

"Great hotel right in the middle of downtown Banff"
When we first walked in, the staff were there to greet us right away and were very helpful with describing the parking - we decided to pay the extra 5$/night for the heated underground parking which was definitely worth it! We parked right outside the hotel and unloaded all of our stuff (snowboards, etc.), and took the secured elevator up to the third floor to our room. It was a perfect size for 2 people, with a decent sized, clean bathroom and one queen bed. We had a flat screen TV with a fair amount of channels - all we wanted to watch was the Olympics occasionally anyways, we were there to adventure, not sit in a hotel room! The mini fridge was great to have, and there was plenty of room for suitcases and snowboarding gear. The room was clean, as was the bed. It was great to be able to open up the window and get fresh air. Being downtown, we heard a lot of noise during the night due to the Dancing Sasquatch bar being right across the street, but with some earplugs it was bearable. We ended up out most nights anyways, and were normally tired after full days in the mountains so we crashed pretty easily! Being right downtown, there were plenty of shops and great restaurants all around us. Every time we entered or left the hotel, the front staff were always smiling at us and asking us about our days. I would definitely stay here again! Our trip was amazing, and the hotel and staff were great. Definitely would recommend!

"Low cost, but can be noisy"
Stayed 2 nights (a Sunday and Monday night). Sound proofing between rooms is decent, but not as much as other hotels. Was woken up the first night at 2am by a large group of drunks who were able to be heard through 2 floors and closed doors. An hour later they were talked to by hotel staff and remained quiet. Second night had no late night noise. Room cleanliness was pretty good, though comforter did not smell as though it had been washed recently had a few holes from cigarette burns (which has been mentioned in previous reviews). Shampoo provided in dispenser lathered worse than a cheap bar of soap, so bringing your own is recommended. Ultimately getting what you pay for; a very cheap stay with an amazing location. Bring ear-plugs and you'll be A-OK! Parking is a FREE parkade behind hotel with 5 hour and 12 hour spaces. This wasn't an issue for my stay as girlfriend and I were out and about on trips during the day.

"Great Service, Hotel needs an update"
Front desk guy was super, answered all my calls, helpful information. Hotel itself is more like a motel/hostel. Good price for what it offers. Location is probably the best thing going for this place, right in the centre of Banff. Also close to the public and FREE Parkade. Only suggestion would be to update the place and get new mattresses cause ours was very uncomfortable. Probably won't stay here next time, I'd pay a little extra for an actual hotel.

Got a really good price for the hotel however you get what you pay for. Everything was clean but not so much new. Does it's job as a hotel but not overly aesthetically pleasing or roomy, however the staff were very friendly and helpful.

"Newly renovated"
Great hotel for price in downtown Vancouver,newly renovated room very clean.15 minute walk to Robson st,5 minute walk to Gastown.if your coming from the airport take canada line all the way to last stop and it is a 5-7 minute walk to hotel.Spent 4 nights used hop on hop off trolley to get around the city never needed a car or taxii would definitely recommend this hotel. Don't get put off by the neighbourhood had no issues. Free breakfast each morning was a bonus also.

Spent about 70 dollars all together online and the hotel was very easy to find, very clean and well put together...great affordable price. We thought the room was a steal with a great location and gift shops & small mall in walking distance. We would highly recommend if on a tight budget.

I WAS VERY PLEASED WHEN THE FRONTDESK LADY ACCOMODATED OUR CHECK-IN 5 HOURS EARLIER THAN THEIR OFFICIAL TIME AND ALLOWED US TO CHECK-OUT A LITTLE LATER BACAUSE OF MY 7 MONTHS OLD GRANDSON. ALTHOUGH THE PARKING LOT WAS A QUITE FAR FROM THE HOTEL, THE HOTEL'S LOCATION COMPENSATED FOR IT.

"Always use this hotel"
The King Eddie is nothing special but it is definitely the best value hotel in banff. Right on the corner of Banff avenue & caribou street you couldn't be any better placed when visiting banff. The $5 heated underground parking per night is a bargain. That's why we stay at this hotel throughout the year when visiting Banff

"It's a clean, cheap room."
There's better in Banff for sure, but for the price and location, the King Eddy fit the bill for us. My band was playing across the street at the Rose & Crown. The rooms were clean and surprisingly modern with flatscreen tv, desk, chair, and minifridge. The beds weren't the greatest, but the sheets and pillows were clean and fresh. Would recommend this for someone looking to crash at night while getting out and enjoying all that Banff has to offer!

I was hoping this hotel would be nicer since it's right on Banff Ave, but it was a little rundown. I believe the normal rate was $129 which I absolutely wouldn't pay, but I was fine paying the $70 that I did.

Needs to be updated, but was clean. Quite a lot of hallway noise and from the street (especially when the bars closed), but earplugs solved that. Very inconvenient parking. Have to leave the parade, walk down an alley, then a block on the sidewalk to get to the front (and only) door. Do not recommend if you have a lot of heavy bags. Did pay the bit extra for the guaranteed parking spot in the secured pakade, which helped as parking is hard to find in the town. Overall, to find such an affordable place to stay, in an amazing central downtown location right in the action, far exceeds the negatives. Would have to pay 3x more for better hotel in this location, or pay the same but be far out of town for the price.

This is a budget hotel. Our price was great. The rooms are very clean & renovated. You can't beat the location. It is a good stay for a couple of nights. If you are staying longer, I would book on the backside of the hotel and try to get one of the larger rooms. The downside is the room we had was not much larger than the size of the bed. This did not bother us much for a two night stay though but the walls would close in on you if you intend to spend time in your room for more than just sleeping. The heat did not seem to want to shut off, but we didn't try to contact the front desk about it. You could open the window for fresh air at night but as it faced Banff Avenue and was a weekend, the people on the street were too noisy if you opened it to sleep.

"great location, but that's it"
No parking at the hotel itself which meant using parking arcade on the block behind the hotel. Front desk clerk had a tough time explaining (due to language/accent) the whole parking procedure (e.g. in the day time, park on this level, at night time, park on this other level, unless you want to pay $5 extra per night, then give us special key to park on this other level, etc.). I had to repeat back several times to make sure I understood what he was trying to tell me. Then we had to lug our suitcases up/down stairs, through back alley, etc. as there was no loading zone in front of hotel to do that. Not impressed. Also, the front desk person resides in a little cubby hole, not a regular looking reception area, and they are only there certain hours of the day. The rest of the time, you have to pick up a phone to talk to someone (checking out early, coming in after 10:30 at night, if you need anything for the room or have a problem). They've lost any personal touch with their customers. Also, we had left room early one morning so I put tag on door asking for "room to be made up" ... when we got back at noon, still not done. Went out again returning at 2:30 pm, still not done. So much for that non-service. Our room never did get made up - is that they didn't want to waste that service on overnighters? Also, upon check-in asked for the quietest room possible - yea, sure - when the window was open (due to too hot in the room), heard all the fans & back alley noise all night long
