Great location in the centre of Banff. Helpful/friendly staff. Great value.Genuine Hotels.com guest review
Rooms were basic, clean, and the desk was friendly. Stay for the location, it's great. Walking distance to everything.Genuine Hotels.com guest review
"Nice hotel & location."
I was very disappointed to learn that I paid more for my expedia booking that I made in advance in comparison to the less-expensive booking my friends made the same day.Genuine Expedia guest review
"Excellent Price downtown"
Staff was GREAT! Room was adequate and very clean. You are located on the main street downtown and the evening drinkers are heard until 3 am walking and yelling along the street. FREE Parking!Genuine Expedia guest review
The hotel is centrally on the main shopping street. The room was clean with the exception of some mold in tub/wall area.If you are looking for an inexpensive room within walking distance of most things in town.Genuine Expedia guest review
"GOOD LOCATION, CLOSE TO EVERYTHING"
I WAS VERY PLEASED WHEN THE FRONTDESK LADY ACCOMODATED OUR CHECK-IN 5 HOURS EARLIER THAN THEIR OFFICIAL TIME AND ALLOWED US TO CHECK-OUT A LITTLE LATER BACAUSE OF MY 7 MONTHS OLD GRANDSON. ALTHOUGH THE PARKING LOT WAS A QUITE FAR FROM THE HOTEL, THE HOTEL'S LOCATION COMPENSATED FOR IT.Genuine Expedia guest review
"Always use this hotel"
The King Eddie is nothing special but it is definitely the best value hotel in banff. Right on the corner of Banff avenue & caribou street you couldn't be any better placed when visiting banff. The $5 heated underground parking per night is a bargain. That's why we stay at this hotel throughout the year when visiting BanffGenuine Hotels.com guest review
Good value Comfortable bed Friendly and helpful staff Spacious room QuietGenuine Expedia guest review
"It's a clean, cheap room."
There's better in Banff for sure, but for the price and location, the King Eddy fit the bill for us. My band was playing across the street at the Rose & Crown. The rooms were clean and surprisingly modern with flatscreen tv, desk, chair, and minifridge. The beds weren't the greatest, but the sheets and pillows were clean and fresh. Would recommend this […] for someone looking to crash at night while getting out and enjoying all that Banff has to offer! Read moreGenuine Expedia guest review
"What you'd expect for the price"
I was hoping this hotel would be nicer since it's right on Banff Ave, but it was a little rundown. I believe the normal rate was $129 which I absolutely wouldn't pay, but I was fine paying the $70 that I did.Genuine Hotels.com guest review
Needs to be updated, but was clean. Quite a lot of hallway noise and from the street (especially when the bars closed), but earplugs solved that. Very inconvenient parking. Have to leave the parade, walk down an alley, then a block on the sidewalk to get to the front (and only) door. Do not recommend if you have a lot of heavy bags. Did pay the bit […] extra for the guaranteed parking spot in the secured pakade, which helped as parking is hard to find in the town. Overall, to find such an affordable place to stay, in an amazing central downtown location right in the action, far exceeds the negatives. Would have to pay 3x more for better hotel in this location, or pay the same but be far out of town for the price. Read moreGenuine Hotels.com guest review
This is a budget hotel. Our price was great. The rooms are very clean & renovated. You can't beat the location. It is a good stay for a couple of nights. If you are staying longer, I would book on the backside of the hotel and try to get one of the larger rooms. The downside is the room we had was not much larger than the size of the bed. This did not […] bother us much for a two night stay though but the walls would close in on you if you intend to spend time in your room for more than just sleeping. The heat did not seem to want to shut off, but we didn't try to contact the front desk about it. You could open the window for fresh air at night but as it faced Banff Avenue and was a weekend, the people on the street were too noisy if you opened it to sleep. We really enjoyed our stay in Banff. The Hotel was confortable and in a very good position right in the centre of town.Genuine Hotels.com guest review
"great location, but that's it"
No parking at the hotel itself which meant using parking arcade on the block behind the hotel. Front desk clerk had a tough time explaining (due to language/accent) the whole parking procedure (e.g. in the day time, park on this level, at night time, park on this other level, unless you want to pay $5 extra per night, then give us special key to park […] on this other level, etc.). I had to repeat back several times to make sure I understood what he was trying to tell me. Then we had to lug our suitcases up/down stairs, through back alley, etc. as there was no loading zone in front of hotel to do that. Not impressed. Also, the front desk person resides in a little cubby hole, not a regular looking reception area, and they are only there certain hours of the day. The rest of the time, you have to pick up a phone to talk to someone (checking out early, coming in after 10:30 at night, if you need anything for the room or have a problem). They've lost any personal touch with their customers. Also, we had left room early one morning so I put tag on door asking for "room to be made up" ... when we got back at noon, still not done. Went out again returning at 2:30 pm, still not done. So much for that non-service. Our room never did get made up - is that they didn't want to waste that service on overnighters? Also, upon check-in asked for the quietest room possible - yea, sure - when the window was open (due to too hot in the room), heard all the fans & back alley noise all night long Read moreGenuine Expedia guest review

"Reasonable hotel booked at last minute"
We booked the King Edward 48 hours before heading to Banff for a long-weekend so the prices were high and there weren't many options around. It was fine, the hotel itself is odd (felt like we were staying in a hostel at some points) - the reception area is essentially a desk but it was fine. It wasn't noisy, despite being near a hotel and in the centre […] of Banff. It's redeeming feature is its location: so central! Not the worst hotel around, it does the job...no major complaints! "Bad bed (stings)"
Booked hotel through hotel.com , had very bad experience at hotel . Bed was smells like rotten egg . Sorry to say but need to fix it . Hotel.com should not keep this kind hotel on list ,not worth for how much you spend .Genuine Hotels.com guest review
"Nice historic hotel"
This place is located right in the thick of Banff shopping and eateries, a really great location. Free parking in the garage around the corner. Remember that it is an historic hotel which means tiny rooms (think boarding house sized) and thin walls. The only real down side of our stay was that we were in the room right next to the elevator and could […] hear every word that people said while they were waiting for the elevator and chatting and calling out to one another. It was a bit of a problem. Read moreGenuine Expedia guest review
"Spend an extra $20 and go elsewhere"
I always book a budget hotel and usually have a great experience. This hotel was dreadful. The hotel doesn't have a reception area/desk - you check in at a kiosk on the ground floor. It looks more like a money exchange booth then a hotel checkin counter. I don't mind outdated hotels but this one just looked dirty everywhere you looked. The room was […] dark and so small it barely fit the queen size bed. The rooms overlook the main strip - descent view but you can hear the bar music/drunk people yelling all night long. Even with the windows closed. During the day you can hear all the buses/horse tours etc. Very noisy. I paid $135 plus tax - I wish I paid an extra $20 and stayed elsewhere. The hotel claims there is free parking - it costs$5. The free parking they offer is the public parking lot which has limited hours. The only good thing was the great staff. All in all a wonderful Hotel and fabulous stay...the only issue the room was a tad small...but not a problemGenuine Hotels.com guest review
Beds are small, uncomfortable. Rooms need to be cleaned better and need to have ac and a larger fridge. Its a very old building.Genuine Hotels.com guest review
I don't understand the other ratings. This hotel was fine, particularly for short stays. The girl on the front desk was extremely helpful, room very clean and comfortableGenuine Hotels.com guest review
"Good for the price. Recommend it."
I havent written a hotel review before but have appreciated others that have taken the time to do so, so would like to offer the same. We had a positive experience at this hotel and would definitely recommend to others looking to stay in Banff at a reasonable price. Good: Quiet, comfortable bed, nice room, fridge in room, friendly staff. Kid friendly […] place, not a ton of partiers. Could use improvement: a little unsafe feeling in that you have to use a key to work the elevator because obviously had issues in the past, stains on carpet in halls, can't park near hotel must use parkade. But do have 15 min loading zone to bring stuff up to room. Read moreGenuine Expedia guest review
Nice location, economical and convenient. Parking was a concern, but with public garage parking only one block away, it turned out to not be a problem.Genuine Hotels.com guest review
What was an enjoyable stay in Banff was spoiled by one simple transaction. We had to pay a $100 cash bond ( in case of damage) because we used our MasterCard debit card to book our room. This was a first; we had had four previous hotel bookings prior to our arrival in Banff. What made this such a farce was that the cash was refunded the next morning […] without a room inspection! Our stay was great. The location was great, right downtown. The room was small, but very clean, with good air conditioning. No problem with noise at night. Comfortable bed. Very friendly front desk employee.Genuine Hotels.com guest review

"Better than expected, great location"
I haven't read the other reviews, but in my opinion this could be a 2.5 star rather than 2 star, but maybe that is due to amenities. Appears to be renovated not too long ago, aside from the bathroom faucet. Clean. My only complaint is that the cool dry air from the ventilation duct was blowing on us all night. Great location!Genuine Hotels.com guest review
My Hotel expirence at The King Edward hotel was good. This hotel is right downtown so it was very convenient but not cheap. The rooms were small but clean. Parking was not very convenient as you had to either use the public parkade if you could find a spot or pay.Genuine Hotels.com guest review
"Cost-effective and right downtown"
You're obviously not considering this as a substitute for the Banff Springs. But if you want an economical, clean & quiet place to sleep, this is it. The only issue for some would be the need to request an ironing board, which is not in the room. But just ask at check-in. I did stay here instead of the Banff Springs, where my conference was being held. […] The only issue was parking for the day at the Fairmont, which is very steep at $3 per hour. Otherwise, I'm glad I saved my employer over $200 on a single night's stay. I enjoyed my evening walk in the bustle of the tourists in downtown Banff. Read moreGenuine Expedia guest review
"Yes stay again"
Let's put it this way, from the out side it looks good, in side it's dated ! Location for this hotel is it's best point. Would I stay there again? Yes, it's as clean as the staff can get it.Genuine Expedia guest review
Location was central to everything for walking. Rooms were very clean for an older hotel. Security by using ur room key to operate elevator to floor felt very safe. Only draw back was that there was no parking close to the hotel, for which we give 4/5 for our experience.Genuine Hotels.com guest review
The hotel is right downtown Banff, walking distance to all restaurants and shopping. the free parking is in the parkade behind the Hotel, very accessible. Our room was simple and small, it was perfect as we had no plans to spend our time in the room. the price was very reasonable for the location and hotel. They are upgrading it slowly you can see the […] aging, the hallway carpets do need cleaning or repair. The room was very quiet and comfortable. We would stay there again. "the black plague, no side affects"
I would probably give this hotel closer to a 2.5 as oppose to 2 but it was definitely not deserving of a full 3. The hotel was worth the money, I paid only a few bucks more than the hostel and do feel I got pretty close to what I paid for. I liked the size and location of my room. The hotel is older which is why the cleanliness and condition have ben […] rated low. there were a few holes in the sheets and the hot and cold were backwards on the tub. some minor investment could really make a difference in sprucing this up a little. My biggest deterent was a plaque on the walk with the History of why the hotel was named king edward the third but all it really said about the guy is that he reigned during the black plague, doesnt make you feel too cozy after reading that. Its not five star and it doesnt pretend to be if your looking for a good rate and the only amenity you need is the mountains and convenience of the town this might be a good choice for you. "Recommended for a budget stay.."
It's a good hotel. You got what you paid probably.... :)Genuine Expedia guest review
I enjoyed the hotel and staff. It was loud being on the street at night. Friday night people were lighting off fire works under our window. It was hard to sleep after that. But the hotel itself was nice and staff were friendlyGenuine Expedia guest review

"awesome location downtown"
this was a very nice hotel, great staff, awesome downtown location, nice room, clean, comfortable, nice view, free parking, quite inside the hotel, would stay again for sure !Genuine Expedia guest review
"Not what we had in mind..."
There were stains all over the floors, the room was very small and dingy, the bed did not seem in good condition and there was a very apparent strange smell to the place. We did not end up staying at the hotel but the girl at the reception desk was very friendly and helpful when we asked for our money back.Genuine Expedia guest review
"good location, basic accomodation"
Great location, but the parking is awkward underground behind the hotel if you are driving. There is loud music into the night from the bar above the hotel and the rooms are not very sound proof - so not a great choice if you go to bed before midnight. Basic hotel, and basically clean - just not very new.Genuine Hotels.com guest review
Not the Ritz, but just fine if you are looking for a simple, secure, hostel-like place to sleep in the heart of Banff..Genuine Expedia guest review
"I would stay again"
If your looking for something right in the heart of things the King Edward is the place to stay. I enjoyed that all the best clubs were just across the street, that the coolest places to eat were just around the corner and that the shopping was just next door. "Cheap place to stay"
This is a nice place to stay for a few nights or even a ski vacation. Close to everything, cheap and the staff are great. Only problem may be if you're there on weekends there may be some partiers around (mostly due to the price point). But overall would stay there again.Genuine Hotels.com guest review
For the price, a nice hotel in an excellent location. The front desk attendant was very nice and helpful. The hotel is a bit on the older side and does not have amenities, which probably brings the price down. The room was nice, bright and clean. The location is unbeatable, it is right in the middle of downtown Banff close to all of the shops and restaurants […] we wanted to go to. Parking is a couple of blocks away, but not far enough to be a huge inconvenience. Would definitely stay here again. Read moreGenuine Hotels.com guest review
