At check-in had an issue - two room suite room image shown online clearly shows a king in one room and twins in another. We get in room, two kings. When I went back to front desk, described issue to clerk, she understood and verified online. Manager did not agree, saying it was not their website - which it clearly was. They did find us another room […] in another property. The Property Manager was not cooperative and kept putting it back on us for looking at the wrong website. Needless to say the room was nice, there are not alot of chairs available on beach and it was rough as compared to other nearby properties. Had a pleasant stay, booked a one bedroom standard, when we got to our room it was a loft with a spiral staircase to the bedroom. There was a fireplace and big screen tv in the living room, small kitchen area with full size refrigerator, apt size dishwasher, microwave, coffeemaker, toaster etc, no cooktop though. The bathroom was large but what seemed […] strange the only mirror in the loft was the one in the bathroom. There should have been one in the bedroom. There was construction going on (next to our room), but it really didn't matter to us since we weren't in the room during the day) It was nice to go out the door and in a few steps you were on the beach, nice quiet, not crowded. I choose this hotel totally out of instinct, since I wanted to make my wife's birthday special. The previous reviews were helpfull, but outdated since all of them talked about some renovations. Before we left I read so many reviews about The Soundings being under construction. Well, we must be the lucky ones who heard zero construction, and had an amazing room/area that already had undergone the repairs. The rooms are decorated beautifully - and are large enough and built with enough comforts (kitchen, sitting area, balcony, bedroom, pull-out […] couch) that you would stay with your family for an extended stay. We were in Cape Cod for a family event and only stayed one night. Scored a nice deal since it was the off-season. We liked our room and bathroom -- reno was done very nicely; lots of higher-end touches. The gas fireplace is a really nice touch. In the middle of MAJOR renovations. It looks like they are pretty much gutting every building to remodel. The room we stayed in was oviously a new one and it was fantastic. Everything brand new and the usage of space was remarkable. "Will definatly be back"
After a couple issues with our toilet, maintenence figured out that someone had dropped a small bottle down the toilet which explained a lot! During that ordeal the front desk and maintenence people were very helpful during an otherwise very frustrating first day there. Our room was everything you want in a home away from home. Clean! Bed was comfy, […] housekeeping does a great job and is prompt, the grounds are kept up very well. The ocean is sooo warm and it's literally right outside your front door. The rooms on the wings are being renovated and are going to be gorgeous after. We stayed in the regular older part of the hotel. Not the HIlton by any means but it was great for me and my husband. Great water pressure in the shower and toilet. Lots of towels supplied. NO funky smells, it was quiet at night. Basic cable. I sporadically got the WiFi to work (had to go out on the balcony). Everyone has their own balcony which is nice. We had the first floor so we could just walk out to the pool area/beach. Lots of lounging chairs on the grass near the beachside pool out front and plenty of picnic tables. There are two pools, outdoor one right next to the beach, the other is an indoor pool in the middle of the hotel area. Great for when it's raining! The best part? There were two bunnies that came out in the afternoon/evening to munch on the grass. So cute! Made reservation early. I requested 2nd floor. Was there week before this visit and requested 2nd floor. Requested same by phone 2 days earlier. Repeated upon early arrival. Not only did we get 1st flloor. We had a view of the current construction and were surrounded by black netting. I love the private beach and that there is parking. This was the second time I stayed here. The rooms are clean for the most part - convenient to places to eat and shop. I booked on line this year for a room that slept 3. I was traveling with my grown son and teenage daughter - when we opened the door to our room - it was one king sized bed. Unfortunately we were not informed by Hotels.com that this hotel was under renovations. We booked our room which was facing another building of the same establishment but that building was under renovation. This is GOING to be a very nice resort once all the construction is complete. I knew it was under construction but did not realize it was still at this point. The lobby and rooms are complete but the pool area and other outdoor amenities are still being constructed. The room was clean and updated with nice Cape Cod decor. However, the studio was too small for four people. It had the sleeping accommodations for four but not enough space for daily living. The kitchen area was entirely too small for even two people, but the bathrooms were very large. I recommend a family of four going up to the next size room, even if you have small children like us. Staff was friendly and helpful. The location was good because it is in the middle of the Cape, so it makes day trips to other parts of the Cape short. Nice place for now if you just want accommodations and not all of the resort amenities. Also, no fitness center : (

We have stayed at the Soundings several times in the past and love the location and the previous amenities. However, this summer, the resort is under construction and they expect people to vacation directly inside the construction zone, charging full price for their rooms if you are a renter. This is completely unacceptable! The issues start as you enter the parking lot with a traffic pattern which is all messed up due to equipment and trailers parked in it. We usually had to enter in the exit and back up down an aisle to park since ALL aisles are angle parking in the same direction (which is ridiculous even if the entrance were open). Then, there is no indoor pool as it is not completed, an amenity we specifically chose this hotel for (nor is the hot tub if you were looking for that). Don't expect to relax by the indoor pool as loud construction equipment is running back and forth in front of it all day during the week. (And the pool is crowded since there is no indoor pool and all guests are in one pool.) If you are staying in the west building, be prepared to walk a long way to your room over torn up sod/dirt and cross over electrical cords. I was always concerned one of us might trip. You cannot access this side of the property from the parking lot and rolling a luggage cart over the path does not work as we tried at check-in. Knowing this, no one helped us with our luggage, either. My husband had to make five trips to the car upon check-out' walking such a long way each time. Oh, and here's a good one: One day, we were told we couldn't get back to our room since work was being done in the area we needed to pass to get to the west building. Are you kidding me? When I angrily repeated what the BlueGreen worker said "are you telling me we cannot go to our room? Is that what you just said?", he said "ah, let me get someone" and called over another BlueGreen worker. When I asked him what the deal was, he tore down the mesh fencing the workers had put up and allowed us to pass through. I cannot believe this place is open during construction, and if it has to be, I cannot believe they don't have a better plan in place to accommodate the guests. How ridiculous! As for the amenities that were removed, they need to bring back the outdoor foot wash faucet to rinse the sand off our feet when coming back from the beach. With that gone, the rooms (and outdoor pool) are going to get ruined from the sand being brought in. Also, it looks like they are taking most of the wonderful grassy area and installing a patio -- reducing the area for people to play outdoor games. No more putting green (which was such a nice past-time, especially with all the mini golf on the Cape) or outdoor grill, which was one of their best amenities. You didn't have to leave the "resort" to get lunch. Without it, how do you call this a resort? There's no continental breakfast, either. The good things about this place are they did a nice job renovating the outdoor pool, adding glass to shield the wind and a nice big deck around the pool with new chairs. And the pool is now heated, too. And we love the oceanfront rooms (second time in one) with the separate bedroom and the ocean just a stone's throw away. The room was clean with plenty of good-quality bath and pool towels. And the kids' activities were a nice added touch with morning crafts, etc. Too bad, however, they don't have an indoor space to hold them for when the weather is too windy or rainy. I certainly hope they complete this renovation soon! In the meantime, don't expect a relaxing vacation here!

We loved our long weekend stay here. The room was clean and more updated than some of the other BlueGreen places that we have stayed. Not having a table or any chairs to sit at to eat was slightly annoying, but we really didn't use the room for more than sleeping and eating a quick breakfast in the morning. We had a great view of the ocean, and I enjoyed keeping the balcony door open at night to hear the ocean. The main plus is the location. It was right on the beach. It was very convenient to be able to walk out of your room and right down to the beach. The resort's location in Cape Cod was also very convenient, and a short drive away to the other towns. Now for some cons: the construction. We knew about it before arriving, so it wasn't a surprise. We were there for the weekend, so we didn't hear anything, but it made the parking lot annoying to navigate. It was also kind of creepy walking by buildings late at night with Tyvek wildly flapping in the wind. The lack of elevators was also a pain. We were on the third floor, and had to carry all of our luggage up and down two flights of stairs. Overall, it was a great place. We will definitely return again (and hope that we get another ocean view)!

Stayed on several occasions with wife and two younger children. Considering what you can pay for other comparably located resorts on Cape Cod, we were always pleased. Make no mistake...if your took the resort and plopped it down anywhere else you wouldn't think much of it. Rooms very dated, grounds just so so and in need of care. But it's beachfront location and proximity to good touristy things make it a great choice for those on a budget. Kids really liked the indoor pool. I am a beach guy, so having the ability to walk down steps to the beach while family stayed in outdoor pool was great. I really liked the hot tub indoors...kept hot, not lukewarm. Also had a good success fishing off the jetty just a short walk from the resort. If you want luxury, this isn't for you. But beggars can't be choosers when it comes to Cape Cod. We really like the place based on convenience and location.

This little resort was cozy, clean, excellent views and pleasant employees. The beachfront was beautiful, kept clean, comfortable lounge chairs, and the pool was also clean and ready for splashing each day. We loved our view from our patio and enjoyed sitting out there early in the mornings or later in the evenings. Yes, there was construction going on, but it was not a bother, really, since we were going out each day touring the area. Once we got back in the later afternoon or early evening, they were gone. The way I see it, they are building more rooms so Bluegreen owners can more easily get a booking for the future. No need to complain; just glad they are adding on! We will definately be back to this wonderful resort to visit the Cape Cod area again!

Great location! The private beach is a small walk away and was beautiful. They also had beach chairs that can be used, most are broken so they adjust to one setting for positioning. The pool is also right on the beach, pretty nice and cool. Our room was great. Two bed rooms with a pull out couch. The kitchen was cute and the table sat 4 people (stools/high table). The pull out couch is so uncomfortable, you may want to bring a blow up mattress or put the bed on the floor to sleep. The bathrooms were large, ours had two showers/two toilets. Customer service wasn't great. The receptionist/check in lady was awful to talk to and work with. The manager ended up trying work with us. This place is under construction!! We were not informed. One pool was open, hot tub was not. Parking is awful. Room service is extra, but they will do a towel exchange without a cost. No breakfast, only coffee. If you plan on being a beach bum or travel bug, stay here. If you are a hotel body and live on hotel amenities, do not stay here.

We stayed in a 1 bedroom deluxe unit. 1104. We did have a balcony with a view of the ocean. The room is a 2 story with 2 baths. Living area is very small with just a sofa. The kitchen has no range to cook on. Had to request a electric skillet to cook. The beach area was great. Construction was going on and we didn't find this out til about 2 weeks before arriving. It really didn't bother us too much as we were gone most of the day. When construction is done this will be a great place. Would consider going back in the future.

We were so excited to book at the Soundings Seaside Resort, especially looking at all the immunities we saw online at the BlueGreen resort webpage. Indoor heated pool, hot tub, ocean views, private balconies...this sounded like the perfect way to experience Cape Cod for the first time! Unfortunately, the only way we salvaged our charming vacation was by using a mind-over-matter perspective and staying away from the resort as much as possible. Pros: LOCATION, LOCATION, LOCATION! The location of the resort was great...seriously RIGHT ON THE BEACH! The private beach was clean and beautiful and the views of Nantucket Sound were stunning. Also, being in Dennisport puts you right in the middle of the Cape, so if you are planning any other trips around the Cape, they are easily accessed within about a half hour. The interior of room was charming. We knew when we booked the room that it would be small, but we perfectly fine with it because we would have an ocean view private balcony. The rooms were recently renovated with new carpet and hardwood (laminate), adorable "beachy" decor, and some extra touches like a Cape Cod coffee table book. There was an extensive kitchen with granite counter tops, a microwave, toaster, blender, ceramic stoneware dishes, silverware, and full size refrigerator. There was also some nice counter space to prepare meals. (However, there was not a table or even a bar with stools to eat said meals.) Cons: The bathroom was tiny, but not really much smaller than most hotel room bathrooms. Livingroom: There was a couch that could pull out to a bed, but really only big enough for two people to sit. There were no other places to sit in the rest of the room. In the kitchenette, there was not a table or even a bar with barstools to eat meals. It didn't seem like the room was completely outfitted with all of the amenities that they express on their website. Customer Service was terrible! First of all, when we booked our room back in February, there was no mention of construction on the website or confirmation that we received. We received an email a week before Memorial Day saying that renovation that was supposed to have been completed by Memorial Day would not be finished until around June 23rd, and it apologized for any inconvenience this might cause. Since this was the first we had heard about it, my husband called the front desk and spoke with someone with his concerns about construction. Our vacation was a MUCH NEEDED getaway, and we were concerned that construction would interfere with the peaceful atmosphere that they tout on their website. We were told that construction was winding down, and they were pretty sure their date of the 23rd would be pretty accurate. (We were checking in on the 21st, so we thought it should probably be fine.) After seeing a review out here on TripAdvisor a week before we were to head out to the East Coast, I was again concerned about the construction. When my husband called again, he was told that everything was basically finished, and the guys were just moving some furniture in to some of the rooms. (I'm including pictures of the "basically finished construction" that she referred to.) When we arrived, there were HUGE construction dumpsters in the parking lots and mounds of dirt, piles of materials, boxed up A/C units to be installed, boxed up microwaves to be installed, and bright orange mesh construction "fencing" enclosing a good portion of the resort. When we expressed that we were told they were supposed to be further along than this, we were blown off and our concerns were dismissed. My husband asked what time the construction began on most days, and the man at the desk nonchalantly said "7am." We, somewhat shocked, said, "7am?" He said, again dismissively, "Well, not on the weekends." 3 of our 4 mornings would be "not on the weekend" which meant we would not get to relax and sleep in, due to construction from 7am to well in to the evening. When walking to our room, there was construction loudly occurring, and it was nearly 8pm on a Saturday evening. Also, we were supposed to have an ocean view which they "couldn't find" in their system, and since I didn't have a printed confirmation with me, I couldn't prove it. So our "private" balcony that we were looking forward to using as extra space due to such a small room turned out to be a porch about 6 feet from major construction...power tools, plywood, nail guns, plaster, etc. Again, when we brought our concerns about our resort vacation being interrupted by construction, we were told that the construction guys get there at 7am, but they usually stand around talking and smoking cigarettes until around 8 or 9am, so it really won't be an issue with being awakened by construction activity. The guy was so dismissive and nonchalant, it was as though he had not actually walked out of the clubhouse to see all of the construction that was going on. It made me extremely mad, and my husband asked to speak to a manager. We were told she wasn't in on the weekends, but would call us on Monday. (She didn't.) Our first night there, we were awakened at midnight by banging and loud talking right next door. My husband called security and asked them to make a visit next door. It began again around 7am, and my husband went outside to see that some of the crew were using the room next door and were heading in and out of the their door. He, again, went to the clubhouse to speak to someone about the noise and was told the manager would call us. (Again, she didn't.) As you can tell, the construction was a real issue. There was a new building they were trying to complete, some with Tyvek on it, some with exposed plywood, no windows, doors...not even close to the "just moving some furniture in" status we were told about over the phone. There were mounds of dirt in the pool area, no indoor pool (it was being rebuilt), no hot tub, a "heated" outdoor pool with no access to because of the construction was blocking certain walkways down to the beach. We had to walk through soggy grass to get to the pool. You could still hear the construction from there. For the most part, the rooms were pretty sound proofed, as long as all doors, blinds, and curtains were closed. But, once we emerged from our room, we were literally "vacationing in a construction zone." Because this is a BlueGreen resort, their policy states that maid service is only available upon request and it is $15 per visit. But, we were there 5 days, so we ran out of towels. Thankfully, they didn't charge us to put new towels in our room. There is not a fitness center or spa. They also do not have an onsite restaurant or breakfast. This vacation was far from a resort vacation, and we used a LOT of points to book this vacation. We were only able to salvage the vacation by keeping positive mindsets, staying on the beach (only place you could not hear construction, thankfully), and taking lots of excursions away from the resort. In a few years, this place will be stunning and a real charmer for those using the BlueGreen Vacation club. But, I would steer clear of it for at least the next year, if not two. They are doing construction in phases, and one of the other guests we encountered told us that they had been to the resort this time last year and it was under construction. I would be leary of trying to get any real information out of the tight-lipped, lying front desk/office staff. We only encountered detached, apathetic, uncaring staff who acted as though WE were the ones being unreasonable by expressing our concerns. I've only given it the average rating because the beach was stunning and the location of the resort was really wonderful. Otherwise, our beachfront, resort vacation was disappointing.

We stayed in June in a 1 Bedroom Villa. The units are very small, but in good shape. The kitchenette is very small and there is no table to eat at. We had a challenging time finding a place for our two suitcases (actually there wasn't any place - mine stayed on the floor in the living room. The star of the 1 BR units are the balconies - they extend length of the unit with a sliding glass door from the bedroom and the living room. We liked sitting in our unit with the doors open and enjoying the fireplace. They were working in June. I enjoyed our room, the beach, and the location. The points required to stay with Blue Green are really high though for a 1BR. The construction was a problem. The big problem in the future would be guaranteeing an ocean view room. With all the new construction it looks like there will be quite a few rooms without an ocean view room. I wouldn't go without the big balcony facing the ocean. I found the front desk staff to be uninterested in my visit. And the lack of wifi is ridiculous. There are no onsite amenities like food, coffee houses, or any other services.
"Disappointed in the Soundings"

The Soundings used to be one of our favorite resorts. However, when we arrived this time, we were told we would be in one of the new buildings which is a townhouse-style with two floors. The stairs were somewhat of an unexpected issue with the ups and downs every time my husband and I were in the living room and needed something from the suitcase or closet in the bedroom. Previously all rooms were on one level even though you might need to walk up stairs once to get to the unit. Also, there was massive construction and piles of dirt all around the resort making it difficult to get around easily to or from the beach or outdoor swimming pool. The glass door to the deck on the second level had no curtain or shade which is a problem at night when lights are on and you are walking between the bathroom and the bedroom. Also the spotlights from the Breakers shine across and directly through the glass door into the bedroom, lighting up one whole wall throughout the night. This is poor planning since the bedroom has room darkening shades and now this light shines straight into the room. The living room is very tiny so if you pull out the couch to use as a bed, you can barely squeeze around the end to enter or exit the kitchen. Also you need to move the coffee table which is in front of the couch and either put it in the kitchen or block the entrance and stairs to the second floor. There are two stools provided to sit at the kitchen counter but there is barely room to fit even one stool at the very end of the counter. The Wi-Fi access has been and continues to be an issue. The new "ocean-view units" and the building that will enclose the "indoor pool" are going to completely block the view of the ocean and outdoor pool from several of the buildings. I realize Bluegreen is trying to make the most use of this Cape Cod property but they are trying to force too many units into the available space and making them too small in comparison to other Bluegreen properties.
