At check-in had an issue - two room suite room image shown online clearly shows a king in one room and twins in another. We get in room, two kings. When I went back to front desk, described issue to clerk, she understood and verified online. Manager did not agree, saying it was not their website - which it clearly was. They did find us another room […] in another property. The Property Manager was not cooperative and kept putting it back on us for looking at the wrong website. Needless to say the room was nice, there are not alot of chairs available on beach and it was rough as compared to other nearby properties. On check out there was further confusion with charges - again manager was a little rough an uninformed. The place has nice rooms, it was perfect for our needs with the correct bed configuration. The website still shows the room as incorrect, call first to confirm. Read moreGenuine Expedia guest review
"Close to the beach1"
Had a pleasant stay, booked a one bedroom standard, when we got to our room it was a loft with a spiral staircase to the bedroom. There was a fireplace and big screen tv in the living room, small kitchen area with full size refrigerator, apt size dishwasher, microwave, coffeemaker, toaster etc, no cooktop though. The bathroom was large but what seemed […] strange the only mirror in the loft was the one in the bathroom. There should have been one in the bedroom. There was construction going on (next to our room), but it really didn't matter to us since we weren't in the room during the day) It was nice to go out the door and in a few steps you were on the beach, nice quiet, not crowded. The staff was nice, friendly. There was no wifi in the room, had to go the the lobby or on the front or back porch to use. We have stayed at The Soundings the last 3 years and it has been enjoyable every time. Read moreGenuine Expedia guest review
For the 2 bedroom unit it sleeps 6 but living room way too small! No where to sit and relax at night to watch tv cuz kids needed bed to sleep in. Kitchen was fully stocked with huge fridge but no stove to cook on. Rooms would definitely benefit with stove!!!!!Genuine Hotels.com guest review

In October in Cape Cod find a different hotel. This is a timeshare facility and while the room was nice - it only had a full size bed and the bathroom was very small with no where to set anything. For the price of the room, I was expecting a more deluxe room. The location was not close to anything else and checking prices at other hotesl this one was […] 3 times the price. Under new management. The rooms were wonderful and we would stay again.....needs a tiki bar and it would be heaven!Genuine Hotels.com guest review
I choose this hotel totally out of instinct, since I wanted to make my wife's birthday special. The previous reviews were helpfull, but outdated since all of them talked about some renovations. The place is gorgeous and the decor in the room was nothing short of excellent. The closeness to the beach was awesome and the view priceless (even though it […] was an ocean view room and not ocean front). I heard the new management was working on the liquor-license which I honestly thought was the only thing missing. The staff where very helpfull, rooms very well stocked with cutlery and all the necessary, the indoor pool was appropriately warmed. The sea had too much weed, but that's probably a seasonal thing, if not natural. We plan to become regulars at this place if the management can maintain the standard they have set currently. Thanks to the staff and management for making our stay memorable. Read moreGenuine Hotels.com guest review
Before we left I read so many reviews about The Soundings being under construction. Well, we must be the lucky ones who heard zero construction, and had an amazing room/area that already had undergone the repairs. The rooms are decorated beautifully - and are large enough and built with enough comforts (kitchen, sitting area, balcony, bedroom, pull-out […] couch) that you would stay with your family for an extended stay. My bf and I only stayed for a long weekend but our room opened up right onto the beach, where we fell asleep to the sounds of the waves crashing on the shore every single night. This place is fabulous! Read moreGenuine Expedia guest review
"Off-season one night stay"
We were in Cape Cod for a family event and only stayed one night. Scored a nice deal since it was the off-season. We liked our room and bathroom -- reno was done very nicely; lots of higher-end touches. The gas fireplace is a really nice touch. Due to our schedule, we weren't able to make use of the pool/spa but I believe the spa was under maintenance […] anyway. The grounds were nice and right off the beach. Enjoyed our breakfast out on the lawn in the Adirondack chairs, looking at the water and enjoying the sun and wind. Would definitely come back if an opportunity arises. The web site does this place mo justice. It was such a cute reasonable getaway. The beach qas not what i am really used to living in nj, but over all the hotel was clean, nice and the staff was very nice as well ... If i ever venture back to the cape i would definitely. "Soundings in Denisport"
In the middle of MAJOR renovations. It looks like they are pretty much gutting every building to remodel. The room we stayed in was oviously a new one and it was fantastic. Everything brand new and the usage of space was remarkable. The suite was not huge but comfortably fit a master bedroom/master bath with a full kitchen/living room area featuring […] a gas fireplace and flatscreen tv. The second bedroom was a dining room that folded down to a comfortable queen with a second full bed. I'd make sure to get a renovated room but I would highly reccomend this place. Wonderful stay at the Cape. First time at this hotel. Newly remodeled but done very cheap and not completely finished. Room was very clean no complaints there. Didn't like that there was a trash can right outside the window of my room. Not the place for it. The room was very bright at night. Woke up several times at night thinking it was daytime. No […] it wasn't daytime, just the resessed lights above the window that stay on all night. The lobbie was beautifuly remodeled. Still have a ways to go on the old buildings though. I would stay again but only in the newly renovated building. Will be a great place once completely done. Read moreGenuine Hotels.com guest review
We stayed recently and were given a renovated room, though there was lots of ongoing construction. Our room was super clean, very comfy and had a great little kitchen, fridge, etc... The whole place should be great once they get all the work done!Genuine Hotels.com guest review

Was very pleased with the condition of the resort. Knew it was under construction and visited just after hurricane Irene came through. Stayed in 2 bedroom suite and enjoyed it...right by the indoor pool which was a hit with the kids. Currently going thru a major facelift including new buildings. This is a great Cape Cod location many rooms facing the ocean with a 25 yard walk to the private beach.Genuine Hotels.com guest review
"Stayed in one of the old hotel rooms"
The hotel is undergoing a renovation - seems they're knocking down and rebuilding one building at a time. It looks like we were put in the oldest of the buildings (and the one most likely to be razed and rebuilt). The ocean view was nice, but the porch furniture was not well cleaned, and the room smelled of mildew and mold all night - very unpleasant. […] Also, we felt that we were greeted at the front desk in a less than professional manner - a little ditsy, a little flippant. Read moreGenuine Hotels.com guest review
"Will definatly be back"
After a couple issues with our toilet, maintenence figured out that someone had dropped a small bottle down the toilet which explained a lot! During that ordeal the front desk and maintenence people were very helpful during an otherwise very frustrating first day there. Our room was everything you want in a home away from home. Clean! Bed was comfy, […] housekeeping does a great job and is prompt, the grounds are kept up very well. The ocean is sooo warm and it's literally right outside your front door. The rooms on the wings are being renovated and are going to be gorgeous after. We stayed in the regular older part of the hotel. Not the HIlton by any means but it was great for me and my husband. Great water pressure in the shower and toilet. Lots of towels supplied. NO funky smells, it was quiet at night. Basic cable. I sporadically got the WiFi to work (had to go out on the balcony). Everyone has their own balcony which is nice. We had the first floor so we could just walk out to the pool area/beach. Lots of lounging chairs on the grass near the beachside pool out front and plenty of picnic tables. There are two pools, outdoor one right next to the beach, the other is an indoor pool in the middle of the hotel area. Great for when it's raining! The best part? There were two bunnies that came out in the afternoon/evening to munch on the grass. So cute! My husband and I are officially in love with Dennisport and will be back to the Soundings next year for sure... this time for much longer I hope! Read moreGenuine Hotels.com guest review

Made reservation early. I requested 2nd floor. Was there week before this visit and requested 2nd floor. Requested same by phone 2 days earlier. Repeated upon early arrival. Not only did we get 1st flloor. We had a view of the current construction and were surrounded by black netting. The crew began their noisy day at 7a and their loud and lewd conversation […] at the same time. They were talking about the guests and even remarked on people who were saving chairs at that time. They are contracted. What should they care?? At any rate. That room should not be used during construction. Front desk was useless. No one cares. Another couple had their reservation lost. I love the private beach and that there is parking. This was the second time I stayed here. The rooms are clean for the most part - convenient to places to eat and shop. I booked on line this year for a room that slept 3. I was traveling with my grown son and teenage daughter - when we opened the door to our room - it was one king sized bed. I went […] back to desk, as a room that was advertised to sleep three should have more than 1 bed - I would think. Anyway, they were totally booked and gave us extra pillows and blankets for my son to sleep on the floor. This was not very comfortable for my son. I think that if a room is advertised to sleep 3 - they should have at least 2 beds with one being a double or larger. They didn't try to make any other concessions - so I was not too pleased with that. Not sure if I would stay there again. I looked in the area for other places to stay...there are plenty. "The Soundings, Cape Cod, Better next year ?"
We chose the soundings becuase we needed a one night stay. We are very familiar with the area and knew that the Soundings is undergoing renovations. Most beach resorts provide beach towels that you pick up and leave in a box at the entrance to the beach. The Soundings does not offer beach towels and told us to bring them from our room. This lack of […] detail is inadequate-guests do not bring towels from home and then have to bring sandy towels to the room. We stayed in an older room and the bed was quite uncomfortable.I hope that the Soundings puts new beds in as they renovate. The location is great but I do not recommend this hotel this year. It is generally run down and sad feeling. Read moreGenuine Hotels.com guest review

Nice beach and clean room, but construction workers could be heard outside starting at 7am. This was also true while enjoying the beach. Circular saws cuuting through wood hammers and shop vacs going. Not bad other than that.Genuine Expedia guest review

Room was adequate - could have used a makeover. Hopefully they will address these after the new construction is finished. (Construction in back was not pretty and a little noisy.) "Will return once renovations complete"
We stayed in the older section of this resort. It is in need of an upgrade, to say the least. Bedding and decor are dated. I wouldn't dare swim in either the outdoor or indoor pool (cloudy). They are in the process of adding rooms, which look very nice. I will wait until the new rooms are available before returning here.Genuine Hotels.com guest review

There is construction going on, so my view from the balcony was a bunch of building stuff then the beach. Once the construction is finished it's going to be great. "Hole in the door, major construction, and no water in the morning!"
My friend and I stayed here last week to spend the day at the beach. The location is great since it is right on the beach, but the room was pretty interesting. There was a baseball sized hole in the door to the bathroom and cracks in the tile. We were on the first floor and right outside our window was where they are making renovations to the building […] in front of us, in which I was woken up at 7am to banging and whatnot. THERE WAS NO WATER IN THE MORNING! When I asked the front desk about it, they said that they were conducting tests on their water and that they left us a message on our machine in the room the night before. We were unable to retrieve the message and there were no notes or signs anywhere letting guests know about this. They didn't even give us a free meal or discount for this HUGE inconvenience. They looked at me like I had 5 heads when I asked to be compensated somewhat for not having any running water. This place has awful customer service, awful old rooms, and a great location. After the renovations are done it should be better, but they need to train their employees better and have a better plan for maintenance and how to let their guests know ahead of time. "Soundings Seaside Resort, Dennisport, MA"
I rented a studio room for my family, having been told that there would be plenty of room for 2 adults and 2 children plus an infant. Room was small, however, manageable. There was a noticeable lack of storage space, and we had to put the coffee tables in the bathroom to open the sleeper. We were unable to contact the front desk or security at 1:30 […] in the morning when our neighbors returned to their room extremely loud and with constant cursing. I was told the next morning that the front desk phone is turned to silent and that I should have contacted security (didn't have the number). Otherwise our stay was very nice, the room extremely clean, and the staff was friendly and helpful. Lots of construction with many of the buildings being renovated and the grounds were being relandscaped, but it didn't impact on our stay. Read moreGenuine Hotels.com guest review

"Sounding Seaside Resorts: very poor service"
Unfortunately we were not informed by Hotels.com that this hotel was under renovations. We booked our room which was facing another building of the same establishment but that building was under renovation. This resulted in us not being able to enjoy our balcony with ocean view as the balcony and the chairs were always filled with dust from the adjacent […] building. Our room was very old, smelly and should not be rented out. We were totally dissatisfied with the service as employees did not seem to care at all - even more so, we were very surprised that hotels.com did not inform us on the state of the hotel. We rented several rooms at The Soundings for a wedding weekend. The hotel rooms are gorgeous and very clean. Staff was excellent and accommodating. The presidential suite is unbelievable. Large balcony ocean front with Adirondack chairs. Plenty of windows provided excellent breezes and lighting. Highly recommend.

Stay there! Both indoor and outdoor pools. OCEANFRONT! Plenty of Parking and a wonderful staff at the Desk. The rooms are lovely and clean. The waitstaff are helpful and polite. A great place to stay with beautiful stretch of Ocean out front. A quick walk to restaurants, other beaches, and shops. The Presidential Suite is a MUST!! enjoy.....

We love the location. Beautiful Nantucket Sound. Loved sitting on the balcony and the calmness of the water. We stayed in a two bedroom presidental ocean front unit. Compared to other presidential units in Bluegreen resorts, this one was much smaller, however it had many great features such as 3 flat screen TVs, stainless steel refrigerator etc. Our you unit was decorated perfectly for a beach setting.
"I've never been closer to the ocean"
09/04/13 ErnieLane Trinity, FL
We had an "ocean front" unit, and they weren't kidding. I doubt we were more than 20 feet from high tide. And good location, in the center of Cape Cod. No Internet in the rooms, though. But we were able to log on to Breakers WiFi, but it was slow.
"Everything You Need"
4 adults and 2 kids maxed out the 2 bedroom / 2 bath place we had - and it was great. Ideally, a little more room would be nice, but how much time do you (or should you) spend in your room anyway. For the time we were there, there were 3 TVs - one in each bedroom and one in the family room (with the sleeper sofa), so everyone could read or watch what they wanted. Plenty of hot water, towels were replenished quickly upon request, the place was clean and everything worked. There is some construction going on, which really did not get in our way at all - and nothing done off hours, so no noise problems. I understand the construction forced a little café on the grounds to close temporarily, and having that would have been good for breakfast, but the room has a refrigerator and microwave, so we were fine without. The staff was friendly and helpful - across the board. No doubt I'd stay again. Only reason this wasn't a 5 was the room was a bit small.
"Lots of Construction"
08/23/13 MassachusettsMax Massachusetts
Arrived to the Soundings expecting a relaxing oceanfront vacation instead was subjected to the all day noise of construction that could be heard from the beach and rooms. Truly disappointing to pay top dollar in the height of the summer season to have the resort under construction and not be given any notification that it was going on. They also advertise lunch at the shack daily which had planned on using and come to find out it is no longer open. Please be aware that they are now digging for the new building so this is an issue that will not be going away soon. The work they have done in the rooms and the check in area is very nice so I assume the final project will be gorgeous but in the meantime they really should consider some rate discounts as no one wants to pay top dollar to vacation in a construction zone.
"Disappointing trip to Cape Cod"
08/13/13 BigDaddyWied SOUTH BEND
Booked a trip to Cape Cod at Soundings Seaside Resort. Resort is quite a stretch... Our room is tiny, there is no stove/ range though it says in villa amenities. Only 7 or so rooms have a stove. The beach is not very large, has a ton of shells and there are other private beaches on either side eventually (no long strolls). There is NO fitness facility on site. The free WiFi is intermittent and only available in the lobby. During our stay, they began construction on the 'next phase', so all of those in the west wing must walk to the other side of the resort- no sidewalk, so it is grass and sand (so you get soaked, wet and sandy shoes if it rains). Why start construction in August and not provide access to 1/3 of your customers?? The AC units in the new construction units where we stayed where wall unit that were so loud that we had to shut off ours in the bedroom!! The only positive is that the staff is extremely friendly...
"great holiday at The Soundings"

We are Bluegreen owners and have just returned from The Soundings. The resort is still undergoing its transformation and they will again start building work soon ,a brand new ocean front building with I understand 22 more units. i have to disagree with the previous person, there are ramps everywhere, from the car park to the front desk from the units in building 1 onto the lawns from the new building 3 the east wing there are also ramps, it is true that the resort does not have lifts but there are very many rooms that are on the ground floor which range from studios thro 1 bed and 2 bed units. The staff were very helpful and very welcoming. My wife has walking difficulties but did manage the stairs upto our unit, yes a lift would have been better maybe in the new building they may well put one in but all other public spaces had ramps.there were a few addities with lighting in the unit and lack of stove top but talking with the Manager these are to be addressed. Most people forget that this is now a timeshare resort which has gone and is still going through a massive refurb and therefore some allowances should be made whilst this work is being undertaken. Some of the units are a little way from the car park but I would rather have the units facing the sea and the car park facing the road, not have car parking spoling the the views from the units. There is an outdoor pool ,indoor pool and hot tub both pools have disabled lifting gear as well as wide steps and rails all in all a nice resort that will get better once the refurb is complete and all the other things such as wifi can then be put into place
"Soundings Lacks Accessible Groundings"
08/04/13 Roomwvu Abu Dhabi, United Arab Emirates
When I look for a place to vacation, It has to be easy to get to, comfortable and accessible. By accessible, I mean in the older person, walker, wheelchair, and ease of walking sense. Although Soundings is a wonderful resort area, it does not offer much for the aging traveler. There are no elevators, very little in the way of ramps, and the parking was a long way from the lodging, requiring a long haul across uncertain terrain, with very little lighting. There were numerous places where the sidewalk and pavement were broken or heaving. The only sidewalk to the parking lot was blocked by construction, requiring a long haul around the entire complex. I was very disappointed that such a well-known place with such beautiful water access was not approachable. This is a condo resort...most folks who buy condos are in the second half of their lives, ,and retiring. Soundings should cater to their clientele.
"Could be a five..."
06/23/13 travelduo12 Western MA
Just got back from a weekend with adult family in a two bedroom, two bath first floor ocean view room. My husband and I had stayed here several years ago and we were very impressed with the renovations that Blue Green has made. The Pros: LOCATION! One of the very few ocean front, family friendly rental resorts on the Cape. Nicely decorated space. Indoor pool and jacuzzi and outdoor pool right in front of the beach. The Cons: Housekeeping is not offered daily without a fee (not a huge issue if it had started out super clean. It had clearly not been vacuumed (potato chips seen in living room upon arrival) In all fairness we did not ask them to correct this...shouldn't have to at the price paid). Furniture choices for seating. In a 2 bedroom there should be more than one 2 seat couch in living room. Tall trendy metal stools cannot be used to relax in front of the fireplace. Also, 3 adult sized Adirondack chairs on balcony with one child sized one does not make sense. All children can fit into an adult Adirondack chair but not all adults can fit in the tiny fourth chair offered... Finally, the view from the room overlooked a rusted chain link fence and abandoned structure formerly used as a snack bar. This resort is on its way to being a five star property but it has some work to do. We were told that there may be many more units built so it is our guess that the "small" projects on the property (e.g. fence and dilapidated snack bar) were put on hold. We suggest that these projects get made a priority as they really detract from the great work already done.
