Cute little studio apartments - even has a tiny washing machine! Delivered continental breakfast was a nice treat. Location is excellent - quiet street facing a garden. Just two blocks from Earl's Court underground station. Lots of good restaurants within easy walking distance.

The location was great, right near an underground with multiple lines. There was a nice market just a block away. The staff was friendly, and they deliver a continental breakfast to your room each morning at the time you pick. The beds weren't the most comfortable, but they weren't terrible. We would definately stay here again.

Reserved the room via Expedia. Upon arrival, it turned out that the room is in the basement. And it was not the "ground floor", half below the ground, half above it, but the real basement! The ceiling of my room was way below the street level! Hence, not much sunlight in the room, but it was dead-quiet as a crypt, which I liked. Since the reservation was made via Expedia, there was no way to 'upgrade' to a better situated room (I have not tried to bribe the receptionist, though). Refrigerator did not work. It was replaced two days later, upon request. Washing machine stopped in the middle of the washing cycle, and displayed a faulty code on its LCD screen. Almost all my clothes were locked inside it. The investigation of the problem took some time (thanks to the Wi-Fi in the room!). It turned out that the machine needed drain water filter to be cleaned, which I was able to do myself (I am an engineer, and fixing appliances is my hobby). The rooms have free Wi-Fi. Upon connecting to the hotel's open network, you need to register your device using the 'access code' they give you at the reception. This works OK for laptops, smartphones and tablets, but you won't be able to watch Netflix videos on the nice big screen TV via Chromecast or other similar media-streaming device. There is no common dining hall here, and the breakfast is delivered directly to the rooms, but you have to request it first. The room was serviced every day in the afternoon. No complaints here.

Pleasantly surprised to find such spacious digs near all the must-sees in upscale Kensington. No trouble navigating from Heathrow via tube with 9 year old and large bags in tow-made possible by elevators at earl's court. Friendly front desk allowed early check-in. Bags waiting in room after going for quick proper meal to recover from red-eye. Room 401, king suite, very clean and quiet with nicely appointed, good sized bathroom. Plenty of closet space & elbow room for the three of us. Nice to have fridge & microwave for pre-dinner refreshment. Very ample continental breakfast delivered to your room every morning hastened morning routine & we were able to make the most of our 6 day trip. Very walkable, safe neighborhood, convenient to v&a, natural history, harrod's, trendy south Kensington restaurants. We were shocked at how little this placed charged for the amount of space, location, included breakfast & service we received. Would highly recommend kingsuite for families & plan on returning for another visit.

This hotel absolutely surpassed our expectations! Everything at this hotel was fantastic! The staff was very friendly and helpful. The hotel is located is a wealthy neighborhood that is clean and beautiful. The metro, shops and restaurants were literally around the corner! The rooms were clean, modern and perfect for our family of four. We had a small suite with kitchen and washer/dryer! Internet was perfect! The only issue is that the hallway carpets are a bit dirty and worn, but overall stay here for a wonderful time in London!

Great service, but hotel is pretty run down. Location was OK, but plan on 20 to 30 minutes on the underground to many tourist sites. Getting a little tired of booking Hotel.com rooms and ending up with rooms in the worst locations the hotel has to offer. We always seem to get rooms with the worst views, or in this case, the basement. This hotel needs an update. Please get rid of the horrid home depot shag carpet in the entry way and stairs. THIS IS NOT A FOUR STAR HOTEL, it is a three star at best. The room was spacious, and the service was great, but just didn't live up to the reviews we used to select it.

It was an outstanding location. Easy access to the tube and buses, A relatively spacious living area with lots of nice features. One drawback was the comfort of the third person. The pullout bed in the living room was not very comfortable or attractive. We could not get an extra washcloth for the third person even after three attempts! .

The hotel stay was a big disappointment. Sadly, on line it looked fantastic. The walls were paper thin, and we could hear absolutely everthing from walking, to talking, to running and jumping children, coughing, toilets flushing, etc. The bed was not comfortable (although with all the noise, who could sleep?) The carpet of the lobby and hallways seemed dirty. The WiFi was very spotty, and only worked about a third of the time, constantly cutting out. And water from the shower sprayed the entire bathroom. Overall, the room did appear clean, and it was nice to have amenities such as a kitchenette and laundry. No parking.

The location was very good with many restaurants, food stores, and the Tube for three lines just a block away. The room was large with a great little kitchen (oven included), refrigerator, and a washing machine. The bed was comfortable. Here is where the glitches come in. We paid additional for a room with what we thought was a private courtyard; it was shared by two other rooms, The bathroom sink was so small with no room to put your toiletries. The room itself was two floors down!!! in the basement. There was no elevator that far down. Since we would probably only be going in and out once a day we didn't complain. If you make reservations be sure to ask for the first floor or higher. I just want to add that the staff was prompt with all requests and very helpful.

I travel a lot so am pretty picky when it comes to hotel. This hotel is fine for most, but my cons against it are: Light comes in through the blinds, no on-premise restaurant or room service, the mattress has cheap springs and does give much support, the bed is actually two beds pushed together so you have an uncomfortable gap between them, and the sink in the bathroom has no counter so there is no place to put ones personal items. One big positive is that it is walking distance to the Earls Court convention center. This is why I stayed here - I was at an event there.

Took a family holiday to London for Spring Break (two adults, one teen). As we'd been to London before, there were a few things on our must-have list. We knew wanted to be near a tube station. We also wanted a self-catering option to make quick and easy breakfasts in the mornings before heading out for the day. Did some research and decided on the Presidential Apartments in Kensington. I am pleased to say we were pleasantly surprised with the hotel. Reading over previous reviews, we opted pay a little more and booked an Executive Suite requesting a higher floor. I think this made all the difference. The room was a good size for the three of us, with the bedroom and living room area separated. While it was an open floor plan, the living room was step-down which made it feel as if it were a one bedroom flat. Our daughter slept in the living room area on the sofa bed and said it was fine. Our bed was just fine, too - more like two twins together, not luxurious but serviceable and I managed to get a decent nights sleep. The kitchenette had everything we needed. The rooms were cleaned and serviced daily with fresh towels. We had limited interaction with the desk staff, but when we did they were helpful and friendly. I needed our return boarding passes printed. They had me e-mail them to the front desk and they were printed and delivered to our room in less than 30 minutes. All in all, we would definitely stay at the Presidential Apartments in Kensington again

We had a wonderful, comfortable stay at the Presidential Apartments in Kensington. Hotel is conveniently located in the upscale, beautiful neighborhood of Kensington, a block from the Earl's Court tube station and a lively street with lots of restaurants and shopping. We stayed in one of the larger suites, which had a comfy queen sized bed in the bedroom, small kitchen with fridge and washing machine, and fold out sofa and chair in the living room. There was plenty of room to sleep our family of 4. Rooms were clean and spacious. Hotel staff was so very gracious and helpful, real examples of that famous English hospitality. I would highly recommend it!

We stayed at the Presidential Apartments at Earls Court for five days and rented a one bedroom suite with courtyard access. The room contained everything we needed during our stay. There was housekeeping each day and the bath towels were generous. The front desk was manned 24 hours and they provided a wealth of information about London and the services available in the Earl's Court area. The neighborhood was busy, "hip", safe and it provided a full range of restaurants from pubs, fast-food, to grocery stores and pharmacies. The Earl's Court underground is a 5 minute walk. Someone booking this hotel should know that there are NO lifts and you should expect a lot of stairs. Our room was down two "long" flights of stairs and deep into the basement. You should also know that they will not allow early check-in but will allow you to store your luggage. (This can be a struggle after a long international flight.) CON: The room is dark and a bit warm. Although we traveled in March we still struggled with the a/c and had to sleep with the patio door open to get some fresh air. (There were two other apartments that shared the patio.) There are very few power outlets and power strips are needed and Americans need converters or dual appliances. Without hesitation we would stay at this hotel again.

Easy access to Heathrow airport via the Picadilly line. Earl's Court station was on the Picadilly, Circle and District lines therefore you could go anywhere in the city quickly. Front desk hospitality was hit and miss. The young lady that checked is in was fabulous and friendly throughout our stay. Other personnel were not nearly as friendly or helpful. As commented by many people on line, the sofa bed is a joke in it's construction and comfort. You either have to leave it out all day, taking up valuable space or collapse it and have the bedding and mattress piled up in a corner of the room. Everything else about the room was excellent. Lastly, we were in a room located at the front of the hotel. Directly across the street is a youth hostel. It can be rather loud at night as the hostel residents smoke and congregate in front of the building. We also had a group of over 100 French youth check in for a couple of nights to the hostel, so that added to the late night noise level. All in all, though it was a very pleasant facility and a great location in Earl's Court.

If you are looking for a great neighborhood hotel, then this is the place. Just 3 minute walk from Earls Court Road and Underground. I found the staff to be wonderful. The hotel was very clean, modern (rooms) and cozy. While my room was a basement room whereby I had to trek two flights of stairs each day, I picked this room as it had access to a small outside seating area. My room was not an "apartment" by any means. Small room, but cozy, modern and clean. Had everything I could ever need. Fridge, stove, etc... Bathroom was clean, but tiny. It served its purpose. Beds, comfortable and clean. Personal welcome letter was awaiting me in my room (yes, with my name on it) along with fresh fruit. 4.2 stars for me considering price, location compared to hotels in the area. If they can figure out a way for a lift to go to lower level rooms, my rating would go up. I will 100% stay their again.

The hotel is very convenient to the Underground Station at Earl's Court. There are pubs nearby and a wonderful Chinese restaurant around the corner. Since there is a refrigerator/stove with oven/ and microwave in the room walking to the end of the block to the M&S Simply Foods to pick up a quick meal is a great option after an exhausting day exploring London. Just beware of the tub/shower - the step out is very high and the tub has no non-slip mat.

The Presidential Apartments are perfectly situated for a first timers trip to London. The Apartments are just a short walk from the Earl's Court Underground station. The location made it so easy to get around London. It was easy to get to and from Heathrow Airport. The bus also has a stop right at the end of the street. There is a grocery, several pubs, an amazing Hamburger restaurant and a Boots drugstore all within a block of the hotel. What can I say, location, location, location. The apartment ended up being perfect for my family. We had thought it would be too small with just one bedroom and bath, since it was myself, my husband and a teenage son and daughter. It ended up working out just fine. The bedroom was a very nice size and had lots of closet/storage space. The living room had a fold out chair and a fold out sofa that were very comfortable for the kids. They actually like it! The kitchen had everything we needed. We did not cook any meals in the room but ate breakfast in the morning. They have an electric kettle for making instant (ugh!) coffee and tea which they are kind enough to replenish every day along with some cookies. They even had a small washer/dryer. The washer is a little confusing but just ask for help and they will come up and show you how it works. The staff at the Presidential were always friendly and helpful with whatever we needed. They could not be more accommodating!

The maid service was wonderful and they kept the apartment very clean. Everything they claim on the website is true and accurate. I would definitely stay here again and recommend it to everybody.

We stayed at Presidential Apartments in Kensington for 8 nights and highly recommend it! The ONLY complaint is the "pull out sofa". The bed was very uncomfortable (I see that many other travelers also mentioned this). We had a Deluxe Studio, which was perfect. It had all of the conveniences of home (dishwasher, washer/dryer combo, full kitchen) and was quite roomy. The staff were helpful and pleasant. I would absolutely stay there again.

After researching and researching where to stay in London I decided on a DeLuxe studio apartment at the Presidential because it had free wi-fi, it was located near a tube station, and the price offered at Expedia was reasonable. My great experience with them started before my arrival. I e-mailed them thru Facebook months before my trip and Danny from Presidential answered each one of my many questions and was extremely helpful. At arrival since check in is not until 2PM, we left our suitcases at the hotel and went to the supermarket for groceries. The hotel is walking distance to Marks & Spencer and Sainsbury’s, both on Earl’s Court st which is a busy street with pubs, restaurants, shops, banks, and its own tube station. The Tube station serves District (Buckingham Palace, etc) and Piccadilly Lines (to Picadilly Circus-Trafalgar square) both will take you to the most touristic places in no time. The service at the hotel is excellent, the room was cleaned every day, beds made, and they even made our dishes. The room has a well equipped kitchenette with pots, towels, plates, dishes, etc. microwave, fridge, normal oven. The front desk is very helpful; they arranged transportation, printed tickets for some attractions, and even my boarding passes on the last day. This one is a keeper as one of the best stays we have had. We highly recommend it. We will use it again.

The hotel is in a very central location in Kensington, just a few blocks away from the tube. We took the tube from the airport to the hotel. Due to the holidays and the time of my flight from London to Rome we had to take a taxi. Concierge at the hotel arrange a taxi to pick us up and take us to the airport. The room was very clean, the bathroom however had a damp smell, but I think is because of the way the showers in Europe are installed. The beds were very confortable, the sofa bed was a bit hard. I was the one that decided to stay on the sofa bed, had a back ache the entire time we stayed there. The kitchen was very cute, there are no plates, glasses and utensils. There is a lot of stuff for cooking but not for eating. What I really like was that it had a washer and drier in the room. The first two days in London it rain, it was nice to come to the hotel and dry up the close in the drier.

The hotel was very modern and seemed relatively new. Overall very nice, good location, a block and a half from earls court tube and a direct line from Heathrow. There was not a large amount of space to put things like toiletries in the bathroom due to the modern design. Also, while the closets were sufficient, not a lot of available drawers to place clothing. The one true complaint I have is with the Wireless Internet, it was weak and did not consistently work (this was true in 2 rooms). Also, there was no cell phone coverage, not the fault of the hotel.

We had 3 travelers and primarily used the room as a base camp. For 3 the studio was a little cramped. If the third person is a small child this would not have been a big deal. Should have upgraded to have a little more space. the staff at the hotel was great. Louise was fantastic. I would stay at this hotel again. We liked having the kitchenette. This hotel was convenient to the "tube" and worked out well for our base camp to explore London. The room was clean and the staff took care of all our needs.

We came back to London for 1 night before flying out of Heathrow the following morning. We loved the added space of an apartment and all of the modern features such as bathroom, kitchen, wi-fi, and washing machine! The only thing that was slightly inconvenient was that after riding the elevator down to basement level, we had to walk down another flight of stairs w/heavy luggage. The room was so clean/comfortable, though, that we could overlook the inconvenience!! It was just a short walk from the Earl's Court tube (1-1/2 blks), then we could ride the Piccadilly line straight to Heathrow in the morning! It was very easy to get there from Gatwick upon arrival on EasyJet, also.

...as long as Hotels.com paid them. This hotel was excellent with a few minor comments. The free WiFi was convenient, but it was vey slow. Upon check out, we were told there was balance due on the rooms. This was a prepaid reservation through Hotels.com and it appeared as though they never received payment. This was between the hotel & Hotels.com. Hopefully, this ha3d been worked out; otherwise, great place, great price & great location.

Less than 5 minute walk to Earl's Court metro strop. Soft Beds, sofa bed was hard. Had kitchen in studio. Missing spatula and non stick pans in kitchen drawers. No screens on windows. Free internet access. Hotel was close to restaurants and grocery stores. 20 minute walk to Harrods. Metro line, Piccadilly, takes you from Heathrow to Earl's court.

Facilities, cleanliness and closeness to tube station was great. I would stay there again but I would get a larger room. The room I was given was way too small and cramped for 2 people. There was no space to keep our 2 suitcases in the room.
