"Great location but terrible treatment"
Great area, walking distance to all major sites. Room was nice, but smelled a little funny initially, this resolved with some AC and circulation. The major issue was our interactions with the owner/manager, Maria. We booked the hotel for its reviews and also its location, near where 4 of our friends were staying. They considered booking here and wanted […] to see it in person. We told them how nice the room was and how great that there was a terrace. So 2 couples came to see the place for 15 minutes at 3pm. Maria was still there and as we left she told us she didn’t want our guests to be there all day. We respectfully assured her we would be out sightseeing all day and certainly would not disturb other guests. Two days later the same 2 couples stopped by at 7pm for 15 minutes for a group photo before dinner, by coincidence she was there when we left. She gave our friends a very nasty look when they left and made them feel very uncomfortable. She then reprimanded us again that she should be notified if anyone comes to our room because she "didn't want to have any problems". We asked if we had been loud or if there had been complaints and she said that there were not. I would like to add that we are not college kids but three couples, professionals, in our 30's, who are asleep by 10pm. Asking questions about our guests is understandable, but glaring at them and treating us like children is unprofessional and disrespectful, especially when we are paying over 100 euros per night. "Italian short break"

I stayed at this B & B at the beginning of May for 3 nights after reading good reviews on trip advisor. I arrived by train from Pisa where I stayed for 2 nights. One of the plus points was it's close proximity to the train station and convenience for getting to all the major sights of Florence. Maria was very welcoming and advised us on Restaurants. We had a very good steak in a Restaurant quite close by. Our room was comfortable and we did not experience any noise from outside even though in the heart of the city. We loved the fact that you could just walk out of the front door and there was a little cafe for breakfast and yards away were the top designer shops. Would recommend this B & B and would love to go back but perhaps when Florence is not so busy.
"Once again, I stayed at Soggiorno Rondinelli"

Having spent a wonderful stay at Soggiorno Rondinelli in March 2012, I had no doubt when booking again a stay in Florence. It is just like staying in Via Tornabuoni, just a few steps from the most luxury shops and best places right in the centre of Florence. This time I stayed in the Room Terra, which is smaller than the Room Aria, but equally confortable and extremely quiet. Very nice bathroom, just like pictured in the website images, perfectly clean and with a nice shower. Wonderful perfume in the Room (Culti Fragrance Terra), exceptional welcome by Maria which is the most friendly and kind person I have ever met. This is the place to stay when you go to Florence.

Location, location, location! Florence is a walking city, but it helps a lot if your b&b is in the middle of everything. This is exactly what we got. If you want full service, several higher priced 4 and 3-star hotels are a few doors down. If not, I highly recommend this place. Duomo, train station, and high-end shops are all located 5 to 10 minutes away, all by foot. We stayed for 7 days. Our room was big and the bathroom spacious and adequate. The bed was comfortable enough that we had restful sleeps. The only minor drawback was the computer monitor-sized tv. But honestly, it hardly bothered us. We could have used a bigger table in the room however. Our room had its own access to the terrace. Bonuses: There was a safe in the room and wifi was free and fast. Susan, the one who cleans the rooms, was very friendly and helpful. For the price and location, very good value. Highly recommended. We will book here again when we go back to Florence.

My wife and I spent 4 nights here in October 2013. It has a fantastic location! the Duomo is a minute or 2 in one direction and the train station a minute or 2 in the other. It is NOT a hotel though. It is a room for rent. We found this to be great. We wouldn't have eaten at the hotel anyway since we were in Florence where the food is so good. The place was very clean and comfortable. Our room was spacious, and nice with hardwood floors and a small little balcony that is essentially unusable since it looks right over the elevator--but right down the hallway is a very nice patio area with chaise lounges and umbrellas. Maria was very helpful, as well
"Water Room was quite stinky, but owner gave us a bottle of wine for the trouble."

The good: This place is in a great, central location and it is relatively inexpensive. The room is big enough to be comfortable. It is safe and quiet. The owner is nice. The average: the bed is comfortable enough, there is enough room in the armoire for two people's clothes, the size of the bathroom is small, but average from what I've seen of Europe. The room is reasonably clean, but fixtures are shabby and the glass in the chandelier over the bed is broken. The bad: a wretched smell (like something rotten or dead) emanates from the bathroom. The balcony is not really a functional balcony, as it is very small and overlooks an elevator shaft. The common terrace does not have a view.

This is a bit long but these were the things I wanted to know before booking. Stayed here for three nights on our first trip to Florence. Contact with Maria (after booking via an online website )before arriving was clear and helpful as her English is good - via email and text . She gave directions to the guesthouse from the station and it helped to look on google street map so we had a visual image - as the entrance is in a busy street through a huge anonymous door that has no obvious signs that this is the guesthouse other than the labels on the bells of the various apartments. Once inside the building it is an oasis of calm - up four flights of stairs - there is a minuscule lift that we didn't try out - once inside the main door there is a entrance lobby with seats and a table where breakfast is served if you want it. Maria comes to this lobby in the mornings and early evenings to check you in ,give you a map and help with any queries you may have . The lobby is also where the strongest wifi area is. You are given the option of having the room cleaned if you want it for €5 a day by the lady who does the breakfasts - didn't catch her name but she was very friendly and cheerful whilst I sat in the lobby with my ipad! There are three rooms on the same level as the lobby all are good size with en suite some with a little balcony - we had the Fire room on the floor below which is accessed by a spiral staircase and it is a tight squeeze if you are large or not so agile - but once down the staircase and in through the room door there is a hallway with the ensuite off it . This then leads to the bedroom with the biggest bed I have ever seen! The is a lot of space in the room with an area to hang clothes and a safe and fridge/ minibar- there is a large window with shutters overlooking rooftops. There is a hairdryer kettle tea coffee and biscuits . The bathroom is a wet-room so the second person in the shower has to cope with it being wet - that didnt bother us as the shower was powerful and always hot and soap, bath hat ,shower gel and shampoo were provided. The room in general is light and airy with everything you need for a city break when you don't need to spend all day in the room! It was also spotlessly clean and being further from the other rooms and the street it was very quiet- which bearing in mind its central location was a real bonus. The location was perfect - 5 mins from everywhere so no need for taxis and in a street of very upmarket designer shops - it was very safe and comfortable to walk the area day and night. We would certainly return and think this place was a great find well worth the hours spent trawling tripadvisor!
"Lovely long weekend"

My girlfriend and I spent a long weekend in Florence at Soggiorno Rondinelli. We were absolutely satisfied. The location of the hotel is superb, right in the center of the city. The room was nice, clean and the personnel very kind. I can only recommend it.
"Loved it here!"

My mother and I stayed here for 4 nights and it could not have been much better. It is really beautiful and comfortable. My mother has a bad back so lots of walking and stairs aren't her thing, but the location and accessibility of the Soggiorno were wonderful- a stone's throw from the train station and so close to everywhere we wanted to go. Though there are some unavoidable stairs in the building, there is also a lift to minimize the flights. There is no breakfast included but that was a plus for us- we got to sleep until whenever and then find what we wanted to eat rather than have to eat a preselected breakfast (aka a sugary pastry) at a specific time. There was some crackers/cookies and a hot pot for tea/coffee in the room if you liked, just as a little starter or snack. The price is excellent for what you get. We would definitely want to stay here again if we return!
"MY FIRST GUESTHOUSE"

We stayed at the guest house for 3 days. The room was wide and clean and the staff was welcoming and gave great advices on restaurants and places to visit. The highlight is the location, the B&B is placed near the main tourist attractions, car rental places and train stations. We recommend it!
