"Probably wouldn't come back"
We've stayed here for 2 nights. Booked via clickbed.com. When we sent an email about our arrival the owner has responded, that they don't know about our reservation so we would get another room - the one w/o bathroom included. We arrived with 1hour delay because of weather, luckily the owners have been waiting for us and good was that eventualy we got the room we wanted first - the one with bathroom included. Surprising was the fact we didn't have a warm water so we went to bed pretty freezed out. We got vouchers for breakfast being told the bar was across the street. In the morning we didn't find it and no one on the street knew it. The B&B staff could have told us the street number at least. The biggest dissapointment came the last day. We've been waiting for the check out for an hour but there was nobody. We had to text 5 different numbers till 1 of them replied that we can simply leave the key in Sam Rooms and leave also telling us that they were there already few hours ago and left early. It was very stressful because you can't never know if they charge you additionaly because of leaving too late. The servise hasn't paid any attention - they could have left a message to us or knock on the door but they didn't. Good thing was the location but I wouldn't come back again. The service was just dissapointing and not that friendly as some recommedations describe them to be.

My girlfriend and I stayed in Sam's Rooms in October 2012, as she loves to come to Rome for shopping. The Metro is two stops from Stazione Termini (Railway Station and arrival of Airport-transports) and just 150 meters from Sam's. Its an old building with a huge inner court with palm trees. Must have been a palace once. There is an elevator which leads to the first floor. Actually the inside of the building is under reconstruction which brought some dirt and inconvenience, but just outside the flat.Should be finished soon. There are few rooms, all newly renovated and with all facilities. They are much better than a usual 2 or 3 star hotel.The bathrooms are perfectly nice, clean and spacious. Our beds in a double room were fine, also the pillows and blankets. They have two rooms where the bathroom is outside (check when you book). We heard a strange noise and we are not sure if it came from the construction works or from the subway. However, it was not that disturbing that another stay would be out of question. As our trains left in the evening, we could store our luggage in another room, got the key for it and came back late to change and pick-up. Breakfast comes on a tray to your room (1 croissant, juice, jam, butter and crackers plus tea or coffee), otherwise you get a coupon for a nearby bar to have a drink with 1 croissant. We were given a electrical watercattle, cups and teabags so we could prepare some tea in between, resp. my beloved early morning cup. In the area are shopping streets and the famous basilica of St. John (San Giovanni in Laterane). Restaurants we did not explore in this area but went to the city, where I know some good places. Will go there again with pleasure, as pricewise its a deal!

The place is perfect because: - is two steps from Mazini metro - is 15mins walk to Colloseum and 10 mins to St John /Lateran - we had a very comfortable triple room, very clean and QUIET with windows looking into interior yard with garden - at proximity you can find very useful places as supermarket, sicilian pizza maker (super tasty!) and you can buy a local sim for you Ipad (15euro) in a cell shop - we had great breakfasts (even though some may complain for only a croissant and coffee), but it is served in a cafe that is used by only locals, that means low food prices and great quality of snacks. - last but not least - the young couple running the place is very, very kind and helpful !

The lady that ran the place was super nice and we really liked her, BUT everything else was not so good. We were forced to stay here for our last night in rome because hotel maikol screwed up our reservations and sent us to this flea bag. Walls were paper thin, the beds were hard as a rock and the tv had about 300 arab channels and one english, took me twenty minutes to find that one. The area was scary and we were glad to get out of there.
First time in Rome and this is a great launching point for discovering the city. Short walk to colosseum or 10 minute metro ride to Vatican etc. Staff very helpful although not on site. Wifi is fast and free and rooms are clean big enough and mine had a bathroom in it bigger than my one in the Hilton. Worth the money, enjoy Rome.

The hotel is newly furnished, clean and very convenient to the city centre, 15 minutes walk from Colosseum and 20 minutes wal from Termini, very close to a underground station. Excellent ration quality/price. I would return here if I came again to Rome. Pros: - Convenient location; - Quite safe area - Great ration quality/price; - Clean and newly furnished; - Friendly staff; Contras: - Breakfast is just a capuccino and a croissant; - There is no reception so arrival time has to be arranged; - All the rooms have private toilet but two out of five have the toilets not in the same room (you have to cross the corridor)

Stayed for 3 nights. For what we paid for the room we were happy. I think there are 4 rooms. We had a very clean quad room which was Sam 2. The windows faced into the interior courtyard so no noise. We had AC, a small refrigerator, safe, and a private bathroom, but the tub had no shower curtain so had to be a bit acrobatic with the handheld shower while sitting in the tub. The location is very good. Its one block from the Marzoni Metro station so you can travel anywhere including to the airport on the metro. Lots of stores and cafes nearby. It's just west of the Colisseum which if you walk takes about 25 minutes. So not in the middle of everthing, but easy to get to stuff. There is NO staff on premises so you have to call right before you arrive. Takes the woman about 20 minutes to arrive in her car. I had my cabdriver call (the number is on the wall outside the door) because we had no cell phone, and she does not speak English. So after a 20 minute wait we were able to get in. The breakfast consists of a coupon you get to use in the cafe next door. They weren't the most pleasant people to be honest. The first day I got a cup of cappuchinno with no offer of anything else (and I did not know to ask). The second day a new person there did ask if I wanted to choose from the pastries and I got a pretty good croissant. Anyway, overall I'd say this is a good value, but I wouldn't count on breakfast when determining if the price is worth it for you.

I stayed in Sam's with a friend, who got there 3 days before I did. we had a triple room, one double and 1 single bed. the room, albeit basic and no frills, was very clean, and there was enough space for the two of us. the space between the beds was big enough to put our bags and still walk freely in the room. the price we paid included a great coffee and a pastry from a nearby snack-bar. the room had double glazing so there was no noise. also, it's a 1 minute walk to the Manzoni Metro St. - very central location, 10min. walk to colosseum. in the morning, the maid put all our stuff and clothes in order, in our bags, which was very nice to see. the shower and toilet was in a small room next to us, with a personal key only for our room to use. there was a wi-fi connection in the corridor. whatever we needed, we called their number, and a nice guy called Roni came to assist us. the other lady was very friendly and helpful too. all in all, great location, great value, clean and friendly.

I spent 3 nights in Rome, with my mother. We reserved the room for an extremely cheap rate, and were surprised by the hospitality and quality of the room! It is very clean and exactly as advertised on the website. We sometimes had some trouble opening the outside gate, but it wasn't a big problem. The lady that worked there at the time was very nice and eager to help and to answer all our questions. They served breakfast to our room, which was great! It was very simple but enough for a good start. It's conveniently located, just ask for a map and they are more than welcome to help you out. Make sure to get some coffee at one of the surrounding shops, the employees are very nice and the coffee is amazing! Simple guesthouse, but highly recommended.
