It was a pleasant, clean and modern place to stay before we left Italy the next morning. The free shuttle service to the airport was a nice perk. The evening reception desk person was very friendly and also gave us great advise of a good place to eat in the area.

All in all a great little B&B. Only small annoyances location on main street a bit loud, internet when it did work: it was very slow. Housekeeping only available before 12pm. So if you are not out of your room by then you won't have toilet paper, fresh towels etc. Good perks free snacks and and drinks.

Bed and Breakfast Flavia 84 is close to Santa Maria della Vittoria, Diocletian Bath, and Teatro dell'Opera di Roma. Also nearby are Borghese Gallery and Roman Forum.

Good value. No extras (room service, linens changed daily), but what do you expect, it's a 2-star. Clean, comfortable, has AC. Breakfast quality not... great but ok. EXCELLENT location, only 10 mins walk to Termini subway and train station, but on a pleasant, QUIET side street (a respite from the constant, relentless traffic noise of Rome). There are nice shops, and much more expensive hotels, on this street, which tells you something. The quad room (double bed + two twins in a bunk) was very, very small but sufficed. Note that there are several small hotels in this bldg, one on each floor. Some (not all) are run by the same owners as this hotel but have nicer rooms at the same low price, but I could not find them on any website, so perhaps you can only book them in person or by phone. There are restaurants nearby, as well as two high-quality prepared-food shops (roast chicken, lasagna, good bread, pastries, juice, wine etc) and a great Greek takeout place for when you want to grab a bite in your room. We got a good price for 4 people (2 adults 2 kids)- not easy in Italy. The free breakfast, more varied compared to other hotels we stayed in, made it even more worth it. We started out our days by walking to Via Veneto, just a few blocks. From there everything else is walking distance or you can get a hop on/hop off sightseeing bus pass and get on at […] Piazza Barberini. The hotel is also walking distance to the Termini Station. The room was clean and comfortable and unlike other hotels in Italy, they do not charge extra for using the air conditioner. The hotel is located at a very convenient location (10 minutes walk from the central station). Even though I recommend this place for the price they charge, I hope they read this review to improve a lot of minor inefficiencies to improve their service. The management sounded very amateurish. 1) The room wasn't cleaned properly. The floors were dusty […] even after the janitors "cleaned" it. 2) The hot water for the shower doesn't work properly (hard to balance the temperature). 3) For breakfast, they served breads that have been left over from the previous day (fresh breads supposed to be served the previous day). 4) The wi-fi is free. But not reliable. 5) The cleaning lady opened our room door while we were inside (without our permission). 6) They do not have information sheet in the room (stating check-out time, room service, reception phone, wi-fi pass, etc). The service is ok. They do the room everything. Room is old though, wall has black stain, needs fresh paints. The room is very noisy as the insulation is poor. U can hear people talking in front of their room, doors are very noisy to open and close. The shower tub has a poor hot/cold water control. I had to constantly adjust the lever because the water […] will go from hot to cold many times during my shower. TV remote does not work properly. TV provided is an old tube 12" TV which comes right from the museum. I do not recommend this hotel to anyone. Read more

The Flavia 84 B&B is about 15-20 minutes walking from the main train station (Termini) with luggage. The B&B was nice enough...we booked a room for two and received a room with a double bed and two bunk beds. Pros: It was a really cheap lodging option for Rome. Breakfast was good - simple but filling. Location is good: it's close to Termini and there […] are lots of cheap little restaurants nearby. There's also a bus stop one street over from the B&B that goes to Termini, so if you don't want to walk with your luggage, that's a good alternative. Cons: The building that the B&B is in also houses at least four other hotels, which was very confusing when we went to find our room. (Reception for all the hotels is handled by the same front desk.)
