We really enjoyed our stay at this hotel, in large part due to the evening manager. He helped plan our itinerary for our 2 days of sightseeing and answered all of our questions. He was most kind and spoke in English for us as we do not speak Italian. If I went back to Venice, I would stay here again. Hard to know what to expect for accommodation prices in Venice, but this hotel is probably at the more basic end of the price list. It is functional, reasonably well-positioned - particularly nice being closed to the Piazza Santa Margherita, and also very handy for the bus station. We had a standard double for three nights. All the facilities were there, […] and worked, but the room was a bit drab and not thoroughly cleaned. Staff very helpful, but apart from a reception desk there is no downstairs area - infact it is a collection of rooms, rather than a fully fledged hotel. A poor breakfast is served in the room. I stayed there in December 2013. The hotel staff was friendly and gave us tips for our visits. The hotel itself is small, clean and the breakfast included is fine. 5 minutes from bus station. I'd read other reviews that it was hard to find but had no trouble once I'd done a quick google maps check before going. Quite location, but still only a short walk from water bus stop. Comfortable room & unlike other Italian hotels (I've stayed in lots) it had an actual double bed & not just 2 single beds pushed together. Wir waren als Pärchen fünf Tage in Venedig und der Aufenthalt war auch durch das Hotel sehr schön und angenehm. Direkt bei der Ankunft hat uns der Hotelleiter freundlich begrüßt und bei der nächsten Gelegenheit viel über Venedig und Besichtigungsrundgänge erzählt. Er hat uns in den Stadtplan eingezeichnet, wo man was wie gesehen haben muss. Das Hotel […] hat nur sechs Zimmer. Wir hatten zum Glück eines mit Blick auf einen Kanal und eine Grundschule. Die Größe des Zimmers ist gut und auch an der Sauberkeit hatten wir nichts auszusetzen. Die Klimaanlage ist vor allem im Sommer super nützlich. Das Frühstück wird direkt auf dem Zimmer serviert. Es ist zwar etwas einfach, aber trotzdem gut. Vor allem der frische Kaffee. Die Lage des Hotels ist top. Alle Sehenswürdigkeiten und auch der Bahnhof sind zu Fuß problemlos erreichbar. We stayed here for three nights and enjoyed our time. The location is great, close to everything you need e.g. supermarket, restaurants etc but the highlight was the elderly gentlemen at the service desk. He was very helpful and nice. There is no wifi here however why would you need it if you're in VENICE. So much to do in this beautiful city!

Exterior deceiving but the room was very charming, we'll decorated and view on the canal. Very spacious room number 101 with a little salon, the room and a complete bathroom. The owners are more than accommodating with tips and suggestions to facilitate your stay. Location excellent near to all places in Venise. Get a map how to get there before arriving because it could be a little hard to find since the front door is in a alley.

Terrible location. No wifi. Felt unclean. Bad lighting. Unhelpful staff. we asked for another map and the man said we had to pay! Felt unsafe walking back at night as deserted street. Tiny room. Pubic hair was left on toilet. I would not recommend this hotel. Breakfast was not good

We wanted a hotel that was not surrounded by tourists but close enough to see all we wanted to see. This is it. Tucked away into a mini alley, this hotel offered many wonderful things. Breakfast brought to your room. Don't expect an American breakfast--you're not in America. They gave us a menu from which we were allowed to choose numerous items and a morning delivery time the next day. No drama and peaceful breakfast in the room. Score! Also--Paolo was amazingly helpful. He truly enjoyed helping customers--he made our stay. he walked through the map with us to show us how to get around and give us suggestions of activities to do. He was truly a gem and incredibly interesting to just talk to. Our room--BIG! way bigger than most in Italy, and it looked out over the canal. Heads up: the hotel is NOT hard to find if you plan a bit beforehand (we didn't, and it took us extra walking). It's convenient to the train station (like 10 minute walk?). I would not hesitate to call this homebase for our future visits to Venice.

Venice is old, no doubt about that. This hotel definitely reflects that (particularly the shower). However, you have a clean bed and breakfast for the price and location (close enough but far enough from the tourist areas). It's perfect. The owner was very kind, helpful and always gave us suggestions as to what to do. If you're spending your days in a hotel room in Venice, you've done it wrong anyway :)

Very friendly and helpful staff, clean and pleasant room. Breakfast was fine and arrived right on time. As others have noted, there is some noise from boats honking as they round the blind corner in the canal below. We didn't hear this after about 10 or 11 pm, though. Only drawback, from my perspective, was that -- as is common in Europe -- the bathroom had a tub and handheld shower but no shower curtain or enclosure. Definitely recommended; a good value for the money.

this hotel is in a great location. a quiet neighborhood, but within walking distance of most popular venice attractions. the gentleman at the front desk was the most helpful person, telling us stories about venice, he was very passionate about venice and really knew about venice and it's history. as some reviewers have mentioned, yes, it is a short walk to the hotel from the main terminal and the rooms are quite small, the breakfast is just a pastry and coffee, but this didn't detract from our enjoyment at all. there are plenty of places to eat breakfast. I wouldn't hesitate to recommend this hotel if you are thinking of staying here.

The hotel is a set of rooms strung out around a staircase. It is about 900 mts from the Venzia Santa Lucia station, without any form of close connection with the waterbus system (Vaporetti). That means lugging your stuff over 100 steps across 5 bridges. The hotel has no dining room and a meagre breakfast is delivered to the room, comprising of two small buns, option among (Tea/ Coffee/ Chocolate..) just one cup, a small pack of butter and a small wedge of cheese. Period. No tea / coffee maker is in the room. It is in a neighbourhood where nothing is close by. The rates charges were summer but the AC was not switched on even though Venice was quite hot, in spite of making the request. The room is small but the shower is difficult to squeeze into. it is less than 2ft by 2ft, and it is impossible to bend down and scrub one's toes. Overall a very expensive B&B in Venice. Not worth the money Services are minimal. There is no front desk like in a real hotel. Giovanni is helpful and Davide is functional. The service is minimal. You have your own keys to front door to walk in and out.

I found this impossible to find but when I finally did I got a clean bedroom with a canal view, a friendly welcome and a good night's sleep. All this for EUR 55 in the centre of Venice. It is not exactly the Ritz but ideal for the money.

A little B&B at a perfect location. Only a few bridges from the bus terminal and in a quiet part of old Venice. The breakfast was in my opinion reasonable. We got some good cheese and sausage from a local supermarket to complement it as we are big eaters. The only draw back I can think of is the lack of internet access.
