The room itself was an ok size for 4 days. The washroom is ok as well. If you look up you might see some stains. The tv was kind of annoying. It kept losing connection from satellite I guess. "Our first trip to Venice May 2014"
We had a fantastic short break to Venice but were very disappointed with our hotel. It was made up of various rooms in separate buildings around the alleyways by the main hotel reception. Our room was in a small building comprising of a concrete staircase to three rooms. It was dark and in need of re-decorating although I have to say the sheets and […] bathroom were clean. We had no hot water on our first morning and had to wait until later in the day for a shower! Best not to open your windows as on our first night we were plagued by mosquitos. We used the air conditioning on our second and third nights. Breakfast was served in a further building opposite and was very meagre. We were given one small croissant each and then had a choice of two cereals, yoghurts, small dry rolls and a selection of jams. However, there was as much fruit juice, coffee, tea or cappuccino as you wanted. I must say that although we were very disappointed with the hotel, we had a brilliant time in Venice as we only used our hotel as a base and spent all our days exploring the beautiful sights. The hotel is very close to all the good things in Venice, but the very steep stairs into the foyer and on to the rooms are not good for lugging suitcases! The hotel was clean and beds were comfortable, but the bathroom leaks water all over the floor and into the carpet outside the bathroom....you can see that this happens all the time if you look up at the ceiling, the rooms above obviously have the same issue... Breakfast is served in a tiny room beside the tiny foyer...not fantastic but good coffee!

Worst hotel of my life. I'll upload the pictures and they'll tell the whole story. Getting a room is like Russain Roulette - I read some reviews and wonder where the heck they stayed. Mine was as worse as it gets. They move people to different buildings they own that have different names (mine was Casa Lux) but still charge the same $300/night. Mold everywhere as if the walls and ceiling were made out of bread. Can't be the same bread they serve for breakfast because those are rock hard and mold resistant. Room was tiny. Bathroom full of mold. Spider webs everywhere Hole in door covered with a sticker!!! Bathroom door won't close. Was promised terrace but was given a small balcony that you had to climb out a window 4 feet off the floor and the balcony is shared with a huge electrical transformer covered in warning and danger signs for high voltage!!!

Down a small alley is a doorway which opens directly into the staircase. No lift, but we expected that and had asked for a room on the first floor. Comfortable and clean with helpful staff. Breakfast room very tiny which was rather a tight squeeze. Close to Piazza San Marco .

Great location! I feel generous with this rating. Let me summarise. Look up trip advisor and take serious others experience. it has not changed in two years. If you are old or have trouble with stairs do not book here. This place has the hall marks of being run into the ground. Correct maintenance and friendly staff could have dramatically changed our opinion- managers listen up- you are destroying your staff and reputation. (Oh and eating carrots would help as the lighting was poor when trying to pack or look for things.)(and eat spinach for muscles as carrying heavy bags 5 flights is fun) Our room was meant to be a double yet the bed was more of a 3/4 bed, the room on their own web site is advertised as a one bedroom of 20 squares- doubles are 25. The building is old and quaint. From this you would expect tight quarters and we got it- even breakfast was tight. Food was good and the staff serving were good. Location was perfect. Bed was hard but comfortable, everything was clean and importantly the room was dry. Level 3 was wet during thunderstorm. Hard to judge value for money as the little things really irritate. Had there been some feed back on faults reported or even interest shown in repairing things then my report would be so much different. When we left the receptionist handed us the final slip of paper and returned to whatever fascinated her on the desk- no goodbye, have a nice trip or even a smile. We were left wondering if the transaction had been completed. The initial greeting was warm and although we had to climb 5 flights of stairs to get to our room we were optimistic. That soon evaporated. The fridge was full of water, lower hinge broken- reported and after 3 days no feed back or repair, the radio on the side of the bed had not worked for many years and the same with the air conditioning controls. (They had been by passed and set on 20) Ok, lets charge our phones- sorry only one outlet -not even a spare in the bath room for a shaver. The hair dryer would stop then restart after cooing down. Safe did not work- suspect a flat battery, reported - not fixed after 3 days. Shower cold on second day (All residence) and luke warm on the third- they knew of the fault, shower head kept falling down the pole as they had replaced head from a different type and not replaced the pole- poor maintenace. First flush of the toilet and it would not refill -jammed float. Went to turn on side lamp for the tiny desk- not plugged - no power outlet in reach to plug it in- what?? We had high winds and the shutter were banging badly -they were so stiff I had to force them to close- maintenance. Internet still being charged by the hour or day etc, how backwards. Wake up to the new word managers. When we went to watch TV it could not be easily seen from the bed and there was no where else to sit and watch- please managers look at how things are used when you install them. The bidet leaked water onto the floor. I hope you get the picture, only stay here if you have to.

The hotel was a bit tricky to find, I needed a more detailed map. On arrival had to carry luggage up a flight of stairs to reception. Staff were okay but unable to help carry luggage to room which was another three flights up. They have a room just inside the main door to the hotel where luggage can be stored. Not sure how secure this is but nothing got stolen. My husband had to open his suitcase out in the street to retrieve clothing etc. as no room in stairwell and due to a heart condition was not fit enough to drag his case up 4 flights of stairs. Room was clean, shower flooded the floor every time we used it. Breakfast okay. Location excellent. You get what you pay for, so spend a little extra and stay in a hotel with a lift.

The hotel is in a great location, just 2 min from san Marko sqr. Breakfast wasn't really a breakfast!!! Don't count on it. Very clean room and helpful staff. Recommended for business trip and for couples who wants to travel around. Not for families who plans the family vacation.

Faced with a mountain of stairs we hauled our bags up the very tight stairway to a tiny badly placed reception & not friendly staff. The tiny room had water stained ceiling, faulty shower, odd air conditioning & no view. If you open a window the a/c turns off. The breakfast room is tiny tiny tiny with a staff member watching intently what you are eating. No cup of tea facilities in the rooms. If I had a choice I'd sleep in a Gondola.

Avoid this hole, useless staff, terrible layout. Will not be missed when Venice sinks into the water. My room was up 5 flights of stairs, no iron, cramped room that had freezing air con that couldn't be turned off. Worst shower in Europe. You can do better than this.

We had to carry our luggage up 3 floors & down - dirty, smelly stairwell. NO free WiFi Stained bed covers, worn carpet & mouldy smell in room. Breakfast was another issue, enough seating for 10 guests, pathetic offering for breakfast, 2 cereals, hard bread rolls, yoghurt, watered down powdered drink. Tea / coffee. You were restricted in choice they dished out the food. The location may be good but this hotel is filthy and the rooms tiny. We saw several more appealing options in this vicinity than this run down place, it was really appalling ! Customer service is basically non existent.
