"Very long climb upstairs. Broken air conditioner"
Unfortunately I wasn't impressed with the staff or the hotel in general. We paid guaranteed for two nights and let them know via email the day before we would not arrive until the second morning. When we got there the woman at reception was rude saying she was about to give away our prepaid room because she had not heard from us. I showed her the response I received to my email the day before. She gave some lame excuse. Anyway then our room was up a very steep staircase and the air conditioning wasn't working. They said it would be the next day ( when we were checking out) before anyone would look at it. This was the worst hotel in our 2 week 6 hotel trip. I would not recommend this place at all.

"It's venice but still"
For 170 euro per night one would expect to get help with luggage In hotel with out elevator . I was shocked when asked for help and was shown with pointer finger to stairway ... Room was old but clean , as for bath we preferred to wait with shower to yor return to Rome .:-(

Expected small rooms in Venice, but this was exceptionally small. Staff was accommodating when asked but not overly friendly, but this is Venice. Great location in San Marco square. Ear plugs took care of outside noise. For the money not a bad facility, but the rooms were so small that you had to walk side ways between bed and walls. Only space to open suitcase was on bed. No room safe. Did not mind walking stairs, no elevator so this may be a deterrent for some

"Great value, great location"
We (British couple, late 20s) had an upgraded room on the top floor. Beautifully decorated to a high standard and always clean. + Room + décor was excellent and comfortable + Location was 3 minutes walk from S Marco + Reception staff were always very friendly and helpful - Breakfast wasn't great but this is always the case with continental breakfast Great stay and great value compared to other hotels in the area. Not a complaint but if you struggle with mobility, best to contact the hotel direct as we stayed at the top of a very tall flight of stairs.

Hatte Zimmer mit Frühstück be Venere gebucht, das Hotell hatte aber nur eine Bestellung für Zimmer ohne Frühstück erhalten. Bitte diese Diskrepanz aufkären! Auf Kulanz bekamen wir aber doch ein Frühstück und wurden sehr freundlich bedient. Konten nach dem Checkout unser Gepäck aufbewahren und auch die Toilette benutzen.

"Over forventet"
Bra beliggenhet og god service. For det meste mer enn forventet for et 3 stjernes hotell. Enkel og grei frokost. Vi hadde to dobbeltrom og de var forholdsvis trange som mange hotellrom i Venezia er. Badet på det ene rommet var meget smalt, men for normalt bygde mennesker som er friske og raske var det helt greit.

"A perfect hotel for couples in the heart of Venice"
This small hotel is perfectly situated near the St. Marcus Square and it is a price-worthy choice! Many sights are within walking distance. We found the hotel staff to always be friendly and helpful. The rooms are rather small, especially the shower, but overall the rooms are both cosy and clean. We had our own toilet! The breakfast buffe was a bit limited, but sufficient. To summarize, we can really recommend this charming hotel for couples who are planning a stay in the most romantic city in Europe!

Fabulous, traditional, small, family run hotel. Staff friendly (but not over fussy!) Rooms very clean and with character! Small rooms and bathroom, but perfectly adequate. Location perfect : close to St Marks Square and a few minutes walk to Vaporetta stop. Breakfasts great (" no frills" continental, but enough to chose from)

You'd expect places in Venice to be anything but modern due to building age but man, is this place inadequate... Don't be fooled by the cover picture on TA! Room 5 we stayed in which is basically the size of my hallway back in England (and houses in England are not particularly big). Two beds head-to-feet, a chair and a cupboard with a very noisy dwarf fridge in it (which we had to unplug to sleep at night). Walls are cushioned all around which does a great job to stop noises, but it didn't stop me cracking a job about needing a restraint jacket to go with the space... What really cheesed me off is that after charging £144.50 for a hallway to sleep in, they had the nerve to ask extra for WiFi. Poor.

The location is excellent and very central. Very clean and neat hotel. Staff very friendly and helpful especially the lady at reception. Our room had a view to the street and was a bit noisy but really not bad. Only negative: room and bathroom very small.

It was very central and had friendly staff, it made for a nice break for the two of us. But not a place to stay IF you have kids I don't think. In the squares there at least ONE church sometimes more.

What should one expect in the middle of a 15th century town? Add in an Italian culture of over promising and under delivery….. (Questions are not answered and complaints are taken as an abuse ….) Realize you’re in one of Europe’s most visited cities ….. Taken all this in account, it’s a pretty good hotel ;-0) It’s located at a two minutes’ walk of the Saint Marco square, it serves a bed and, if you’re not too sized, even an opportunity to have some sort of a shower. The hotel does have some good rooms, but to enjoy these you’ll have to climb a lot of steep stairs and there’s no one to carry your suitcases. The rooms at the second floor are different. Let’s call them basic. The funniest part is the “bathroom”. It’s exactly a doors wide. Once you’ve wrenched through the opening (there’s a radiator behind the door) and succeeded to pass the washbasin, you’ll have to climb over the toilet to reach an unbelievable small shower. Using the toilet has to be done diagonal for the seating is less than 5 inches away from the wall. And of course there’s an airco that doesn’t work. Even a small TV is added and you’re enabled to use wifi (at 2 euros per hour). The hotel serves a continental breakfast. Only does have fewer tables than rooms rented. And of course you’ll have to pay a Venetian price for all this. So don’t expect anything like value for money, but relax and enjoy being in Venice! Good weather, nice food, overpopulated streets (alleys) and ‘friendly’ people who believe money is just invented to be spend at Venice and Venetians are born to be admired instead of serving . The staff is friendly and constantly excusing (so far for taking ownership). Take it with a smile. Forget about prices and service and realize: this should be experienced once in a life time.

Very good location. For a twin bedroom with a funny set up. Rectangular set up. No air comditioning. Breakfast was ok. Room was on first floor and was kept clean. Some staff were indifferent. Wifi was payable but did not work that well. Only practicality was the distance from St Marco

Very poor service. Wifi is chargeable at 6 euros for few hours. Breakfast starts after 8. I requested for breakfast 15 minutes early as I have to depart for Milan, but owners strictly denied. Room size very small. Bathroom has bad odour. Will not recommend with such attitude of owner.

Not satisfied in the most minute form... Booked to stay in this hotel for 3 nights. The only positive point I can say for this hotel is the location as it's right near st marks square. Now that is out of the way I MUST mention how utterly basic and cheap this hotel looks from the size of the reception area and minute box of an area with a 5 inch TV on the wall that may as well not be in the hotel at all to the rooms that have this spray on gold finish to every appliance and piece of furniture in there. The bathroom was absolutely hilarious to the fact that you had to shimmy sideways to get past the sink and hop over the toilet to get to the shoddy tiny shower with a shower head that just drips onto your head like a clogged up gutter. The toilet was also ridiculous! You couldn't sit on the toilet normally because the wall is straight in front of the toilet seat, so this resulted in using the toilet sitting diagonally. I'm not sure how they had the blueprints mapped out, and their excuses Would probably be to give you an extra feel for the narrow canals and alleys of Venice. Also the Air con did not function at all and nor did the fridge. They clearly just bonged these non working facilities in expecting us not to care or try them out. Even after realising this and asking the staff to fix this , they said they would fix but didn't do any of the sort . Nor when I asked for the bare essentials like an iron or a bucket with ice did they have this, which was unfortunate as this occasion was for my birthday...Now we get to the breakfast in which I give the examination grading of a U. There was nothing hot. Just tea, bread or coco pops, so after the first morning there it was decided to have preferred to skip this 'breakfast' and sleep for a little longer. The biggest of all jokes to this excuse of a hotel was the security. This was a disgrace to our stay here... The staff change over felt like every hour. They expect you to leave the key for them to keep hold of which firstly I wasn't keen on but trusted this , went for lunch and came back to another elderly staff member which simply asked for our room number and then straight away without no requirement of name, ID or anything gave the key away. I was appalled and embarrassed when we headed back out for a stroll to be expected to give the key back which at that point was another woman at the desk. This came to a large argument with the staff ordering we give the key over so they can clean the room etc, ended up with us keeping hold of it and the staff making us feel unwelcome with their abysmal excuse of the room cleaning was done anyway as they clearly had a master key. This hotel should be drilled around it's perimeter and then kicked away into the heart of the Venice waters to float to open sea.

This tiny hotel is a precious gem. Yup, the rooms are small but who is going to spend much time indoors swinging cats or hamsters with the whole of Venice to explore? Far nicer to stay in these character-filled quirky rooms, with ancient beams and views into Venetian alleyways than stay in a boring clone chain-style hotel. The rooms were clean, the décor traditional (padded walls with fabric), there was a handy mini fridge, the beds were comfortable. There was an aircon unit but at this time of year we didn't need it. The bathroom was adequately equipped with an 'interesting' bijou shower cubicle (easier for larger folk to slide out of when wet, than to squeeze in to when dry – don’t drop the soap ;-O) . As is frequently the case, the hair 'dryer' was pathetic. The breakfast was just right - self-service cold buffet with ham/cheese, yoghurts and cereals, pastries, rolls, tea, coffee and a rather strange orange juice. Staff were very friendly and helpful and spoke much better English than my Italian. The hotel is very easy to get to from the No1 line water bus (Vaporetto) with no steps to cope with between the San Marco San Zaccaria stop and the hotel when you arrive with your luggage! You just get off the boat, cross the promenade and walk up a tiny street just to the left in front of you (Calle de le Rasse). In theory it should take 5 minutes max to get the hotel..... but only if you don't linger looking in all the teeny boutiques selling Murano glass trinkets and baubles or the bakery selling delicious pizza bites and chocolate praline cannoli, or pause to read the menus of the restaurants, or get distracted by the ice-cream parlour that you also have to pass on the way! At the end of this little street turn left into a small square (more restaurants!) and then turn right to take the tiny alley in the top right corner (Calle Sacrestia). The hotel is 50m on the right opposite a handy shop that sells bottled water/fruit/groceries. When you've ditched your bags, you'll find that the other alley leading from the little square passes over a small canal, right next to the Bridge of Sighs and then on round the corner to the left into St Marks Square. You could not be closer to the centre of the action but no doubt at a fraction of the cost of the big swanky hotels on the main promenade. My visit was from the 9-12 March and we had glorious blue skies and sunshine. The air was cold but in the sun and out of the wind it was hot. There were very few tourists about -no queues for the Basilica, Doge's Palace or the Campanile. On the other side of the Grand Canal, near Santa Maria Della Salute we had the streets and squares to ourselves. A memorable holiday and a hotel I will definitely come back to.

It's a nice hotel with venetian touch to it. The room is small as it;s a norm among those centuries old building in Venice. The breakfast is simple and not too bad. The only cons is there's no elevator and those staying on the third floor got to drag their heavy bulky baggage along those TALL stairs
