5th floor walk-up!
The hotel is located in a prime area - about a 5 minute walk from the Firenze SMN station and 3 minutes from the Duomo. Unfortunately, the hotel itself is on the equivalent of a 5th floor walk-up (with somewhat winding stairs) and no lift. I wouldn't recommend this hotel for those planning to carry big or heavy luggage. The walk up without luggage wasn't so bad, and I considered it as my cardio for the day. The hotel room we were offered was VERY large and spacious, with a double bed, 2 twin beds, and a private bathroom. The bathroom was smaller than other hotels I have stayed in in Europe. There was no shower stall - only an open floor plan with a curtain that abutted the toilet. That meant that if I wanted to use the restroom after my s.o used the shower, my pants would get all wet. The location, however, is its main selling point. It was in the middle of pretty much everything; if you don't mind walking up 5 flights of stairs, it might be the perfect location!

Shower installations too small, water takes 5 - 7 minutes to heat up, towels extremely rough to the touch - think sandpaper. But, room was neat, very clean, air con worked well. Nice and quiet. Owner was not particularly engaging perhaps because her English is minimal but definitely no warm ambience about the place/it's owner. A hassle to go up the many steps to the hotel each time but all reviews did indicate there were steps - just be aware there are MANY. Location great - close to central market, Santa Maria Novella Station, shopping and great restaurants. Loved Florence (my first trip there) so much, decided to extend my stay but changed hotels. Wouldn't stay here again.

Great value and location!
I recommend it. The hotel is only a 6 minute walk from the train station and 2 blocks away from the Cathedral. We had a great view from our window. The only things that were a bit inconvenient was the small shower which was hard to move around when you are inside of it. There is no elevator and you have to climb 3 stories to get to the hotel.The staff was friendly and very helpful.
