This B&B was absolutely lovely! The pictures on the site did not do it justice. It was a remarkable house on absolutely lovely grounds. The location was extremely convenient and the staff were remarkably friendly and accommodating. The Kinkell house was extremely convenient in location and the owner was very sweet. Accommodations were decent if you're not too picky. The house needs renovations and a thorough cleaning....I only stayed for one night so it wasn't the end of the world. Good breakfast in the morning anyway!

It's a classical B&B. Our room was very small - we realized one morning that it was much smaller than others. Not really large enough for two people and two suitcases. You would not want to spend any extra time in the room but you could use the breakfast room. Overall overpriced for what we received but OK.

Kept up house. Walking distance into town. The description of the property is a bit misleading regarding garden, waterfall and outdoor sitting area. Referred to items are in a corner of the parking lot and there is no view to speak of.

While Clare and the family were wonderful hosts, we found the room quite small and furnished in a very austere fashion for the price. However, we were quite grateful to have a room at all as a surprising number of rooms in Scotland do not allow children and we were booking only about 3 weeks ahead of travel. My wife & I were traveling with our 8 y.o. […] daughter. The 4 single beds in this room which was about 18 feet square, didn't leave a lot of room for our 3 suitcases and the other trappings of travel. It was quite clean and well kept. While the room did have a sink, the bathroom and tub/shower were down the hallway, but were private (for our room only). I never did figure out how to work the shower, so I took a real bath for the 1st time in about - oh, 20 years or so I guess...sounds terrible doesn't it? Breakfasts were wonderful - a full breakfast with eggs, toast, black pudding if you like, etc. It was a great staging location for our itinerary to Drumnadrochit & Loch Ness - a 30 minute drive down the way from the hotel and parking for our rental car was free. One's first impression of Kinkell House is that it is like stepping back into the Victorian era. The decor is old and comprises dado vertical stripes and frieze of fleur de lys. There are dozens of old pictures around all the walls. There are various stuffed animals and birds around. There are plenty of chairs in the lounge and a small tv set. Room 5 was a decent size but needed a good clean, cobwebs hanging from ceiling, carpet needing a good hoover. It also contained a single bed and a double bed along with a wardrobe and sink, but the wardrobe was so close to the double bed that you kept banging your foot or leg. Was also advertised as En Suite, but the bathroom was in a separate room. […] It was a private bathroom exclusively for ourselves, but you had to go back into the main corridor and unlock another door to access it. You also had to select your breakfast choice and time for breakfast the evening before, not ideal as it depends how you feel in the morning what you want to eat. Not a great choice of cereals either. Everything was fine except we were unable to use the TV because the cable was loose or something and the signal keep being interrupted about every twenty seconds. We told the owner but she said she checked it out (while we were not in the room) and she thought the picture was great. Lovely staff and great breakfast. There was a funny smell in the hallways though and the bed was the most uncomfortable thing and had a terrible bed head that rattled every time you moved slightly. Needs some refurbishment. Think could find better places to stay in Inverness for the money.

The hotel has great characteristics, the decoration and style is very interesting, not eveyone's cup of tea, but I certainly liked it. We had a room for four, the floor was bowl shape so the beds were all slanted inwards and some drawers won't even close, that is how slanted the floor is. The room was very cold at night since there was only one radiator […] in the corner of the fairly big room. The private toilet and shower is outside the room, which is not a huge problem, but the worst thing is that it has the worst shower in the world.. I would have washed my hair better in a drizzle. The breakfast was okay, however do watch out for the condiments, as most of the jam expired late last year 2011, and some expired early this year. The most criminal thing was the sweetner tablets for tea!!!! They expired in 2006!!!!! The lady that runs the hotel is very nice, but they really really need to sort out their expired food! Kinkell House is situated less than 10 minute walk into town. Found the room to be clean and comfortable if a little basic. The sink was in the bedroom with the only mirror in the room above it and no table alongside for putting make-up on so it was all crammed onto the bedside table. Although we arrived mid-afternoon, no-one was there to greet us and a note on the door told us it would be 5pm before the proprietor returned - they were "collecting guests". We had to wait outside for 45 mins in light drizzle and although the owners were apologetic, they said sometimes they just have to go out and 'that's life'! We found out later […] that they weren't picking up guests at all, the husband had been out to lunch and the wife had gone to collect him, leaving no-one back at the guest house, even though it was known that guests were due to arrive. Although creaky (as was the bed), the room was okay - just - in terms of decor and comfort but the shower cubicle was VERY small and the same clump of fluff/hair remained at the base of the towel rail throughout our stay. I also had to clean out the drawers before I could put anything in them. And goodness knows why breakfast is served on such ridiculously small plates - there is no problem with the amount of food so there is no need to try and make it look more. Read more

The good points about Kinkell House are the location (2 mins from Inverness Castle) and the ambience / decor (traditional looking Scottish B&B). However there are a few negative points which do detract somewhat. Bedroom (we stayed in room 5) - the bed was quite uncomfortable and was lumpy and the springs could be felt. Also, the bathroom was not ensuite […] (although it was private for our use only). I honestly can't remember if this was specified at the time of booking, but think this would benefit from being upgraded. Although generally clean there was a dead insect in the shower, which had been there a while by the looks of it. Breakfast was pretty average, and the person serving breakfast did not speak a single word to us during the whole meal! Service during check out was also pretty poor.
