"Decent hotel but a bit pricey"
Staff was friendlly and helpful. It's not super close to the falls but just a quick cab right. Zambezi Sun, as cheezy as the decor is, is actually the best hotel to stay at if you want to be really close to the Falls.
"Reasonably-priced hotel near Victoria Falls"
The hotel is very attractive, with several separate two-floor buildings. There are small ponds and lush plantings surrounding the property. Rooms were quite nice, and it was a pleasure to be able to open the window for fresh air. Continental breakfast was included in the price of the room; you could upgrade to a full breakfast by paying more. The hotel […] seems well-suited for business and conferences, and is considerably less expensive than hotels nearer Victoria Falls. It is only about a 10-minute taxi ride to the falls from the hotel, and about 15 minutes to the airport. Read more
"Mediocre Hotel"
I stayed at the Protea Hotel Livingstone on a trip to Victoria Falls. The reviews indicated that it was a nice hotel with great customer service. When we arrived, the service was good at check-in and the hotel appeared well-maintained. However upon arriving in our rooms, our rooms were small, dark, and showed signs of age. While it was clean, it gave […] the impression that the hotel had reached its peak in the past. As far as planning activities in the area, the hotel does not associate itself with the activities center in the lobby area. So make sure you clarify with the activities center employees what activities/schedule you have planned in advance - ther service is not the same quality as the hotel. Overall, a mediocre experience. "Convenient for both town and the Victoria Falls"
Very nice room. The staff were very efficient and very helpful. Nice breakfast and evening meals and good service. Good location. There's a small shopping centre a short walk away that has cafes, a restaurant and an ATM. Livingstone centre is about a 30 minute walk away or about 5 minutes in a taxi (costs K15000). The hotel pool is a good size. I would […] definitely stay there again. The only note of caution is that there's a railway line running along the back of the hotel and the trains can sometimes be a bit noisy. it didn't bother me, though. Read more

"The Protea in Livingstone, near the Victoria Falls"
When it was 40 degrees we were given a room with no bottled water and air conditioning that did not work. They moved us, and it was OK from then on. Hotel is nicely designed, low rise and with a nice pool and bar area – but a really poor restaurant, particularly for the price we were paying. And why oh why did they put chlorine in the pool at 5pm when […] it was 48 degrees (!) and all we wanted to do was plunge in the pool? What a blunder. Breakfasts were good, and the staff just could not have been more polite and friendly. It's the management that is lacking. Read more
found this hotel excellent. great breakfast and ok choice for lunch and dinner. when the buffet was on for dinner it was excellent but alas think this only happened once during our stay. my main gripe was the coldness of the restaurant by evening and early am - heater were there but for someone reason "couldn't be turned on" so pack a warm sweater or […] two if going in the cooler season! otherwise lovely hotel for 3 stars! "TRES MOYEN"
Read more
"Close to luxury"
We came to this hotel after camping around Afrika for a month, and we were blown away! The hotel and the rooms are gorgeous and the staff are extremely helpful. Both the dinner and the breakfast was plentiful, and I definitely reccommend this hotel for anyone staying in Livingstone.
"Not the best option for Vic Falls activities"
The staff were responsive to requests although not particularly forthcoming. The rooms have no mosquito nets so you have to use the AC at night. The AC in my room was not working and they checked me into a new room, but then they couldn't find their anti-insect spray to spray in this room. I wanted to book activities directly with an external tour […] operator but they said the hotel would not accept this and I had to book at the hotel. However, the resident tour operator at the hotel was doing a very poor job. He wasn't informed about different activity options, and I had to ask him specifically about every single possible activity I was interested in. He didn't come up with any tips and suggestions or activity packages. You almost had to push him to acquire any information. The wireless reception was bad on the whole premises, the connection was very slow and Internet was down altogether one day. The hotel is far from everywhere. It is a half-hour steady walk to Livingstone, you have to get a taxi for the falls. Breakfast is abundant, rich in options and delicious; the kitchen in general is good. Read more
