Stayed here before the Cape Cod Marathon. Very clean and nice enough though rooms are a bit outdated. Excellent value. I'll be back for the same event next year.Genuine Hotels.com guest review

"First class motel"
Decided last minute to visit the Cspe and booked the Santuit based on positive reviews. Was not disappointed! Very cute in the outside and the room was perfect. Nice flat screen, comfortable and clean beds, nice decorations all added up to a very nice room. Will definitely be going back. Only suggestion is to have coffee available early for us early […] risers. Read moreGenuine Expedia guest review
Not the Ritz but OK. Was close to relative's house and wedding reception. No complaints. You get what you pay for. Staff was very accommodating.Genuine Hotels.com guest review
"Not so hot."

"Worked for us"
We enjoyed our stay at the Santuit Inn because we saw a different part of Cape Cod than our normal stay. We were catching the ferry to Martha's Vineyard so that was what influenced where we were staying. The hotel is close to the road but we ran the air conditioner at night so the road noise didn't bother us.Genuine Hotels.com guest review
"Very Clean Rooms and Friendly Management"
The room was very clean. The management and staff were very friendly and helpful. We picked this place because we thought it was close to the beach. But its not. You do have to drive to everything, however because the room was clean & the staff was so pleasant we would recommend it. Very nice.Genuine Hotels.com guest review
"One night stay at remodeled motel in a convenient"
It was okay. There was road noise all night long and unless you bring ear plugs, its a definite problem. Pillows were very hard.Genuine Hotels.com guest review
Peter and his team are friendly and helpful. Guided us very well to places of interest in the area. There is a separate charge for iron and board but he did not charge us as we were staying for the whole week. Less like a hotel, more like a B and B. Furniture is flimsy. Hydrangeas are BEAUTIFUL. Please be sure to carry hygiene items as samples are unavailable […] and Softsoap dispenser in sink and shampoo liquid bath soap in small shower has to suffice. However seeing the other over priced places, will stay there again. :-) Read moreGenuine Hotels.com guest review
"Nice Place To Stay for a Few Nights"
They describe this as a boutique motel, which is appropriate, at a very reasonable price. It is older (classic) motel, but nicely kept and updated--not quite like a B&B, but much better than many motels this age. Bathroom is small, but clean. Beds have nice linens. A/C is a bit loud, but not much different than other motels. The motel is nicely landscaped, […] but on a main road so there is some traffic noise. The price is great for Cape Cod. It is close to a couple of nice beaches as well as restaurants and shopping in Hyannis, Falmouth, and Mashpee. We would stay again and recommend it to friends. "Helpful staff! Great location!"
We appreciated that staff recommended the beautiful South Cape Beach as well as the list of local restaurants. Although right on Rt 28, the units are set well back from the road. Santuit Inn actually is a motel and is a terrific value for the price.Genuine Hotels.com guest review
I travel quite a bit and have stayed in many hotwls and inns. What I love about Santuit Inn is it a cleanliness and simplicity. Well groomed grass and shrubbery. A motor inn with the feel of.......home? Not to mention a great pizza place and ice crwam shop next door. Will return very soon and Santuit will be top of my list.Genuine Hotels.com guest review
"not what you think"
although the website shows newly renovated rooms, I was unhappy when we booked a king bed and was told on arrival that they were not available. Also the rooms were musty. I would not stay here again.Genuine Expedia guest review
Walls are thin (can hear everything next door), Heater/Airconditioner even on the low setting is quite loud, otherwise a nice place.Genuine Expedia guest review
"Clean, friendly, low cost."
A clean friendly low cost motel near Falmouth and Barnstable. We stayed in the cottage, aka the penthouse, a two bedroom, living room, kitchen, bath unit upstairs from the other rooms. Very helpful staff, comfortable beds, clean. Not a resort, not real near any tourist attractions but very convenient.Genuine Expedia guest review
"Great place to stay!"
Everyone there were very nice. they anwsered all of our quistions . The room was very comfortable and clean. We found Peter a very nice gentleman and very easy to talk to.The outside of the build was very well kept and beaiutiful. The only I didn't like was the air condisner -heating unit was noisy.Genuine Expedia guest review
"Nice serviceable place in Mashpee"
Nicely renovated. No ice machine, but desk accommodated very nicely. No hair dryer. Must have one at the desk. Bath is small but serviceable. WiFi worked well. Bed was on the soft, slightly bumpy side. Good TV. Noise from the road - lots of traffic. Good location. Very good for price.Genuine Expedia guest review
"Convenient Location for Inner Cape Activities"
It wasn't wonderful, but it was reasonably good value for the money. Suggestions: (1) Be sure that enough toilet paper is out and easily seen.(2) Provide a comfortable chair with a lamp for people who (a) hate TV and (b) like to read. There are more of us than you might think. (3) Provide a continental breakfast on site for the very large number of […] us who do not like to go out for breakfast. Charge for it if you have to.D Read moreGenuine Hotels.com guest review

"A boutique inn on the Cape"
The Inn was perfect for us. We stayed for 2 nights to attend a family wedding. The room was recently updated with nice, quality wood furniture. The bathroom had been remodeled except for the shower. The grounds were nicely landscaped with lovely flowers. The staff was very friendly and helpful. They suggested a great seafood restaurant (Cooke's) which […] was very close by. I was very pleased with the Santuit Inn and would definitely stay there again and would recommend it. Read moreGenuine Expedia guest review

"Just what we needed!"
The other reviewers must have stayed at the Santuit Inn prior to the renovations because we found it to be quiet the opposite of all the negative reviews. We would absolutely stay here again. If you are looking for a five star hotel then don't kid yourself, but if you're looking for a clean and affordable layover then this is your place!Genuine Hotels.com guest review

"Santuit Inn Mashpee Ma"
On arrival we were asked to leave a 200.00 security deposit. We had paid in full in advance to Hotel.com for our stay. We had to give them a copy of out credit card and a photo id. Room had no darking blinds so the room was like day lite from the parking lot lightsGenuine Hotels.com guest review
"Quick and easy"
For a quick in and out visit with relatives to attend a Birthday party the Santuit Inn was a good choice. We needed sleeping time only, no perks needed, other than the bucket of ice we used in the evening. Walking to the little grocery next door for snack and drink items was perfect.Genuine Hotels.com guest review
"Santuit Inn in Mashpee, MA"
While located conveniently, location is the motel's best feature. Basic is the word to describe Santuit Inn. Traffic horrible and noise goes with it..take your pick, noise from street or fan in room. No closet, no tub (if you have kids) no cover for the toilet seat, NO ICE, no frig, lousy mattress. Enough said, would not recommend.Genuine Hotels.com guest review
"Best deal in area and clean rooms!"
This is a nice motel not a Inn. The rooms are very clean, towels and linens are newer. The staff is friendly, helpful, know the area and speak english. I appreciated being able to control my Heat and A/C. The units look new and so did the Samsung HDTV (A pleasant surprise!) I am always on the Cape for business and found this motel is clearly the best […] deal in the area and one of the cleaner rooms on the Cape. Huge bonus that my favorite golf courses and the Mashpee Commons Marketplace are only a few miles away. Read moreGenuine Expedia guest review

Where to begin? First of all, this is an old motel, not an updated 'Inn' as advertised. Room smelled of mold. Supposed closet was a hole in the wall (no door) with two plastic hangers. Bathroom was not updated, and only had a shower. This smelled of mold, as well. Room was not clean. The bed was dirty and had bugs inside the sheets. There was rust that had dripped from the door jambs down the wall. Carpet was dirty. My experience was dreadful. I was booked for three nights, and decided to leave before spending even one night there. When I arrived, Brian showed me the room, and was polite. No flat screen t.v., as advertised. I agree with the previous reviewer that the door does not have a good lock. I was exhausted, so decided to go get some dinner and at least spend the night. I arrived back at the motel to find several construction trucks all parked in and around my room with several construction workers standing around drinking. Not a good sign. I got out of the car, and started walking to my room (which was in the middle of all their rooms) only to find one of the guys walk up to my room and try to open the door. ????? I promptly walked into the manager's office and told him what I had just seen. He said they were all white trash, but couldn't do anything about them, because they supposedly have no choice about who they rent rooms to. ???? I went to my room with comments being made behind me. Not comforting. The next two hours, or so, were ridiculous! The guys trying the outside doorknob, and trying the doorknob of the connecting door! They were banging on the walls and yelling, etc. I tried calling Brian who said that they made him feel uncomfortable, as well. ??? He did nothing about the situation. This continued for quite some time. I tried Brian again who told me they were all in bed!? Nope! All out at the trucks and going in and out of their rooms banging, etc. Tried finding a new hotel, but supposed WIFI didn't work. Apparently, he knew it wasn't reliable. hmmm At almost 9 p.m., had to call a friend who got online and found a hotel for me! Brian tried to talk me into taking another (very moldy) room, saying that the guys are no problem now! Obviously, I left. I would definitely stay away from this place! There are many other options in the area in the same price range that are much nicer.
"Would stay in Falmouth -with a town"
Checked in for 2nite stay for a wedding -room was clean -def. not an Inn but a motel--updated but mattress (not box spring )was broken -flat pillows -only 2-not a plush pillow-top as advertised-staff very friendly -needs a lot more upgrading!to be defined as a BOUTIUE Hotel
"Nice Relaxing Motel"
08/08/13 BigMike60_70 Elizabethtown, Kentucky
Stayed here for a long weekend with a wedding in the vicinity. This is you typical old style motel that you must have seen many times over the years of motoring our country. I was impressed by the rehab of the units [we used 3 separate rooms] that brought them up to a nice condition. The decor and appointments were good. The rooms were clean. The bed and linens were fresh and good. The rooms are small and the lavatory has only a shower, no tub. Soap is dispensed from a container, no bar soap and kleenex is supplied if you ask for it. The A/C units are in the wall and all three of them worked perfectly, and with the fan on they drowned out any noise from passing autos on the main road adjacent. Their sign is hard to see from the road because of shrubbery and the motel sits back about 30 yards off the road. The desk clerk was a really nice guy who offered to get me a game of golf on two days in a row, but alas it rained until noon both days and I had other commitments later in the day that caused me to forego his offer. He had a 1 handicap and he played in a tournament later in the day on Saturday. Sunday, of course, was perfect, but we left about mid-morning to beat the traffic off the Cape. I would definitely stay here again if I was in the area and needed a place to crash. Nice folks and very accommodating. The TV's worked well, bottled water was free, and WI-FI was available at no cost, although the password on the info sheet left a capital letter in the word which caused it to be rejected until I spoke to the desk and they said take the capital letter out. Then it worked fine.
"Motor Lodge - Upgraded"
06/29/13 dansoleau Boston, Massachusetts
I was a bit apprehensive about this reservation when I made it... A seemingly very reasonable rate, convenient location, not a lot of information on the property since the renovation, but the pictures on the website were nice. Though, I've been burned by the website pictures before. This motel (it's definitely not an Inn - previous reviewers have gotten this correct) is very unassuming from the outside. It looks like a grey wood-sided motor lodge. But a couple of things I immediately noticed - the parking lot was recently repaved, the sign was very nice, and the grounds/landscaping were attractive. Everything seemed to be well kept. I went to the office to check in - typical motor lodge office - and was greeted by 2 friendly staffers. Check in was easy, staff were polite and helpful, and I was directed to my room after careful explanation of where I would be able to find coffee and breakfast snacks in the morning, and where I could find dinner if I so desired. In a very kitschy and charming way, I was handed my room key (with a giant plastic key chain) and the remote for the TV in my room. I'd booked a "Queen Deluxe" room - which I understood meant that it was a bit larger than their standard rooms. I walked down to my end of the motor lodge and opened the door. The room was spacious. Furnishings were simple but tasteful. Traditional lines, but modern. The TV was nice - a good sized flat screen with plenty of cable channels. No closet, but there was a rack attached to the wall with hangers (difficult to describe, but functional). A large desk with 2 stools. The bed was comfortable, though the 2 pillows were a bit stiff. Complimentary bottles of water. Wi-Fi was free, easy to connect to, and reliable. AC was on the loud side, though reliable. The bathroom was cozy with not enough counter space. The shower was a tight squeeze as I bumped into the walls when I washed anything that wasn't my face. One nice thing - because it is a motor lodge, there were windows in the front and rear of the room. This should have been a 3.5 star review, but there were a few things that pushed it to a 4 star (since TripAdvisor won't let me post a 3.5). Friendly staff, the surprise of having nicer transitional furnishings/fixtures in a motor lodge, upkeep of the grounds, and value.

This is a motel, not an inn. I believe this was recently under new owners and they are working on the remodeling. Perhaps other units have updated bathrooms. The furnishings are newer and the tv was a flat screen. Bathroom needs serious remodel and could have been cleaner (hard to clean tiles when it is this old). Bed was comfortable. The bathroom was my only complaint.

At first glance driving in at 9pm at night your first instinct is "Oh my God where did I book myself?", but it really is not that bad. It is not 5 star resort, or even 3 starts for that matter, but if you are only staying a couple of nights for a wedding or the weekend, it is not a bad little place. When we walked into the office there was noone in sight, but we were quickly greeted from a gentleman who came from the back who appeared to be the owner, I think his name was Brian. There is not computer system is seems, because I had to sign a piece of paper to check in. When he charged my CC for the stay he actually charged me twice. He quickly refunded me, and I have since seen the correct charges on my bill. You get old fashioned real keys. You are offered a bucket of ice, iron, a remote control, and cups. You can also get extra pillows if you ask. None of these things are in the room. He was very nice about delievering everything. The room itself is not bad. It can be a little damp upon entering because you are in the Cape after all. They have out things in the room to counter act that and the AC works great. The matress on the bed if pretty much a futon matress. It was not that comfortable, but it did the job. There was a nice flat screen TV, and as old school and small as it was, the bathroom was alright. There are two bottles of water and mints in the room which was a nice touch. There is also a chest of drawers, two night stands, and a tiny closet. I wish there had been some sort of chair to sit and watch TV or if you had a guest you weren't all crammed on the bed. There were two stools, which really resembled tables, but they were not appropriate for a 6 foot 300 pound man to sit on. The location is alright. We stayed for a wedding and were within 15 minutes of the church, reception, and after party. There was a mall about 5 minutes away and a pizza and liquor store within walking distance. You are on a main road so it can be hard to pull out onto the road. Overall, the place was not bad. It is not luxury by any means, but if I had a friend getting married or whatever in that area again, I would not hesitate to book there again if the price dropped. For what you get, $150 a night is pretty steep. We charge that in the off season for the hotel that I work at and we are a 4 diamond AAA property.
"Clean with a great location, but the beds ruined the stay."
My husband and I recently stayed at the Santuit to attend a wedding. Our room was clean (though a little shabby) and large enough to comfortably fit the two of us. There were no convenient plugs to charge phones or computers and the promised wireless was absent on our first day and never fixed as promised over the next 2 days. The bathroom was also clean, but tiny! There was no countertop to put toiletries on. We would have been more than satisfied with our stay if only the beds hadn't been so horrible! Now, my husband and I are a young couple, we very clearly remember the days of dorm beds and pull out couches to crash on. So when I say that it was the worst bed I have ever slept on, it really is awful. You could feel every spring in the thing. I am glad I never pulled up the sheets to look at the mattress itself because I am sure that heap was older than I am! So needless to say I won't be returning, I'd rather pay the extra money for Inn on the Square and actually be able to walk the next day.
"Very clean, hospitable, good value accomadations."
We were looking for a nice place to stay while we checked out Cape Cod, also someplace centrally located a short distance to ferry's to Nantucket and stumbled upon this nice reasonable inn and stayed 2 days!
"Horrible- do not be fooled by the professional photos!!"
08/08/12 Beth L Portsmouth, New Hampshire
The Santuit Inn looks nice and clean based on the photos on their website and the professional photos posted here. DO NOT BE FOOLED as this is not a true representation. When we arrived, we were given the remote control to the TV in the office (first red flag). The room itself does not have a good locking door which was a potential hazard for our 18 month old being able to easily open the door and head out into the parking lot. The rug was FILTHY and had a few holes in it. The bed was more of a futon on a bed frame. The most offensive part was the strong smell of mold and must. Clearly, they were trying to rectify this issue with the two DampRid containers on the floor and the one hanging in the make-shift closet. The bathroom was very outdated and only had a stand up shower in it. Again, not good with a small child. We opted to leave and not even spend more than 15 minutes there. Skip this one and save yourself the bad experience!!!!
"Convenient Cape Cod Motel"
10/27/11 BostonVeteran Boston, Massachusetts
The Santuit Inn is conveniently located on Cape Cod about halfway between Falmouth and Hyannis. Although the walls are thin, the room was clean and pleasant. A two bedroom suite has a kitchen and sitting room and is perfect for families. A convenience store is next door, with a doughnut shop and a restaurant just a bit farther down the street.
