I asked Brian about the shops in the area known as the Commons. I specifically asked him if they shops were locals compared to Falmouth.He assured me the shopping was unique. I discovered the shops were the same franchises back home. Furthermore, our beds only contained a mattress and no box spring. I felt like I slept on a board. The room was right next to the administrative office and all night long I could hear the staff (what I can only explain as playing tennis) through the wall. Rooms were newly remodeled and surfaced cleaned only. There was a large gap in our door which allowed a steam of sunlight thru each morning and I'm guessing any critters. Although I didn't notice any spiders or evidence of bugs. The hotel was in a great location and relatively inexpensive for Cape Cod in July. The only negatives were that there was no bathtub and a very small shower. There is a separate charge for iron and board but he did not charge us as we were staying for the whole week. Less like a hotel, more like a B and B. Furniture is flimsy. Hydrangeas are BEAUTIFUL. Peter, the owner, was EXTREMELY rude, impatient, and NON-customer-oriented when asked simple questions...I would NOT do any business at the Santuit Inn for this reason! Too bad since we had planned to have family stay here as an 'overflow' 'inn' option for a big wedding.

I visited CC the last week of August. We stayed in the apartment above the motel rooms. It was just what we needed. THe kitchen was equipped with just about everything we needed to cook. We had to borrow a can opener from the front desk staff. Other than that, the kitchen was stocked with all the kitchen essentials. The deck was a nice addition, to be able to sit outside in the early morning or evening. The only possible set back for someone might be that they don't have a bath tub, just a shower stall. Not a problem for me because my children enjoy taking showers, but if you have little ones then it might be a deal breaker. Also the WiFi was not the greatest, It was hit or miss at times....I would say 70% of the time it worked well though. The other 30%, I just had to shift or ove to another part of the room to find a good spot. In all we were satisfied with our stay and would recommend. We'll definitely be back

"Not a "boutique" hotel"

After viewing the hotel website, we were expecting a small, older motel, but one with a new comfortable bed with designer sheets and pillows. Our mattress did have a pillow top, but it sat on a hard platform. It was hard and terribly uncomfortable. Our sheets were old and wrinkled with some old bleach stains and a tear in the top sheet. The pillows were hard and flat. The bathroom was small, which we expected after seeing the website pictures, but the shower had minimal water pressure and needed a good dousing with bleach. Bar soap would have been nice as well. We did speak to the manager about changing rooms, but the hotel was fully booked. I spoke to the owner about our "designer" sheets and he apologized and said we could have had them changed, but seriously, shouldn't the person who made the bed have noticed the tear when putting the sheets on the bed, not to mention everyday when the bed was remade? The location was good for our stay. We had family staying not far from the hotel. We did get a small refrigerator and an iron and ironing board which was great, but the overall experience was very disappointing.

This single story motel on Route 28 in Mashpee on Cape Cod is a gem and a very pleasant surprise. Our reservation was professionally handled by the Innkeeper Peter. Brian, the Front Desk manager, was very helpful and friendly during our check in for a one week stay. Our room was very comfortable with a California King Bed and well designed furnishings.to include a fridge and microwave. The motel location is very convenient for visits to Cotuit, Mashpee, Falmouth and Hyannis. The Cotuit Kettlers Baseball team played twice at Lowell Park while we were visiting. A great find in our favorite part of Cape Cod.

We stayed at the Santuit Inn for one night for a wedding on the July 4th weekend. The price was really reasonable for the location. The hotel allowed us to check-in early since we had a wedding in the afternoon. The front desk staff was really accommodating. The gentlemen suggested a good place to eat and places to explore while we had the time. The hotel room was clean and perfect for one night. If you are hesitant about booking this place don't be. The location is great and the staff at the hotel are so friendly!

From the moment of check in u was impressed. The front dest clerk handled our rooms while playfully talking and joking. She directed us to good places to eat and the Mgr was real cool. We got a great room rate (especially for Cape Cod)and the rooms we're nice enough. The showers we're nice! They provide a soap/shampoo/conditioner dispenser not that tiny bar soap or 2 oz shampoo crap.

Was very surprised at how nice the rooms were. The furniture is all new and rooms are decorated so nice. I slept like a baby on our King sized bed! It was extremely comfortable! The room and bathroom were immaculate! This is not the Hilton by any means, but its very clean, very new and at a great price. You wont be disappointed by the cleanliness, quality and size of the room.

Where to begin? First of all, this is an old motel, not an updated 'Inn' as advertised. Room smelled of mold. Supposed closet was a hole in the wall (no door) with two plastic hangers. Bathroom was not updated, and only had a shower. This smelled of mold, as well. Room was not clean. The bed was dirty and had bugs inside the sheets. There was rust that had dripped from the door jambs down the wall. Carpet was dirty. My experience was dreadful. I was booked for three nights, and decided to leave before spending even one night there. When I arrived, Brian showed me the room, and was polite. No flat screen t.v., as advertised. I agree with the previous reviewer that the door does not have a good lock. I was exhausted, so decided to go get some dinner and at least spend the night. I arrived back at the motel to find several construction trucks all parked in and around my room with several construction workers standing around drinking. Not a good sign. I got out of the car, and started walking to my room (which was in the middle of all their rooms) only to find one of the guys walk up to my room and try to open the door. ????? I promptly walked into the manager's office and told him what I had just seen. He said they were all white trash, but couldn't do anything about them, because they supposedly have no choice about who they rent rooms to. ???? I went to my room with comments being made behind me. Not comforting. The next two hours, or so, were ridiculous! The guys trying the outside doorknob, and trying the doorknob of the connecting door! They were banging on the walls and yelling, etc. I tried calling Brian who said that they made him feel uncomfortable, as well. ??? He did nothing about the situation. This continued for quite some time. I tried Brian again who told me they were all in bed!? Nope! All out at the trucks and going in and out of their rooms banging, etc. Tried finding a new hotel, but supposed WIFI didn't work. Apparently, he knew it wasn't reliable. hmmm At almost 9 p.m., had to call a friend who got online and found a hotel for me! Brian tried to talk me into taking another (very moldy) room, saying that the guys are no problem now! Obviously, I left. I would definitely stay away from this place! There are many other options in the area in the same price range that are much nicer.
