This hotel is small located up 2 or 3 floors in an old building in central Rome, less than 5 minutes walk from Trevi fountain. Easy walk to anywhere. Nothing like walking 5 minutes and being at the Trevi Fountain and walk around all the sites in Rome and then come back to the room for a cool down from the heat and have a blast of cold air refresh you as you open your room door! We had an OK time at Residenza Ki, but had several frustrations. First of all, the "B+B" designation means that the reception is only open from about 8 AM to 6 PM. What makes it really superb is the location. 2 blocks from the Trevi Fountain, 5 blocks from the Spanish Steps, and a 15-20 minute walk to most of the other major sites in Rome, including the Termini train station. "Older but clean hotel in great location"
Somewhat dated brownstone. Front Desk person not always there but was when we arrived and you have keys to unlock front door, main floor and your room. Breakfast was good for this level hotel and the server, Palmira, was very nice. We believe she also cleaned the rooms after breakfast and the rooms were very clean. Bed were a bit worn but comfortable. […] Wifi was free. There was no safe and when we asked we were told it was broken but nothing ever came of it. Shower pressure was good although temperature varied some. Wardrobe was broken and some bulbs were burnt but the air conditioning and TV worked well, especially good in 90+ degree heat. We stayed in the family room (two adults and two teenage children) during August Pros: Room was clean and the AC was wonderful especially after being in the 95+ degree Rome August heat. We had one queen and two full beds - it was a bit tight but then we weren't there much except to sleep. The location is superb - two blocks from Trevi Fountain, 20 […] min walk to Colosseum and the Pantheon and Piazza Navona nearby. Many good restaurants in the area, and short walk to Metro Station. Grocery store just across the road. Morning breakfast great with a wide selection of items, and the wonderful breakfast hostess also made sure we left fully caffeinated for the days activity and helpful with taxi. Cons: The lobby is only manned during day hours and is unmanned at night though there is a sister hotel down the road (we didn't know this when we checked in and didn't know where the sister hotel was initially). Also some of the rooms had very old locks - these were difficult to operate and left us feeling a bit less secure, though we had no issues whatsoever. Also the door lock was a bit 'quirky" and didn't like that we couldn't get out in a hurry if necessary. Room was said to have a safe, but it did not, so carried more in waist pack. While we had no issues, would have felt better with better door locks and more clarity about sister hotel. That one issue aside we felt this was the perfect location, and a good find in a good area. The pros of the hotel include the location and the staff. Diego and Palmiera make this a wonderful stay. Nothing is too much trouble for them. It is literally 2 minutes from the trevi fountain and 10 minutes from the Spanish steps. The closest Metro Railway Station was 2 minutes away. The Hotel front desk is open only from 9am-6pm and the person at the front desk was very helpful. He gave us tips on where to eat and what all to see. To be fair, I can't rate this hotel because I never stayed there even though this hotel confirmed directly with me my booking and a transport from FCO airport to their property. Upon arrival, there was no driver even though I waited for an hour. No one ever answered at the phone numbers provided so that I could understand if there were any issues. By sheer luck, they gave me an alternate hotel about 10 mins away via taxi that they thought the Residenza Ki sometimes would refer other guests to. One thing to note, this is more like an apartment then a hotel. There is no elevator and therefore you will have to lug your luggage up many flights of stairs. The hotel room was decent size with 2 individual beds and 1 double bed and provided enough room for the 4 girls traveling together. One HUGE downside was no hair-dryer. This was unfortunate […] for us because ours had a blow-out prior to arriving. There is a free breakfast served each morning which is delicious (mostly pastries, coffee and orange juice); however, it is in the common area of the floor we were on and the walls were thin and therefore we could hear everyone else up and eating. The location was fantastic. It is about a 5 minute walk to the Trevi Fountain with many cute restaurants along the way for dinner. We were able to walk to everything; Trevi Fountain, Pantheaon, Colessium, Spanish Steps, etc. Then we took the train to Vatican City which was extremely easy as well. For the price, this hotel had pretty much everything we needed as we weren't in it for very much of the day. If you are wanting a hotel to sit around and relax in this is probably not it, but if you are wanting to explore the city and have a homebase for a good price, this would be a great hotel for you! Worst hotel EVER. (And we loved all of our hotels during our Italy trip, and we stayed at mainly 1 and 2 star hotels.) There were a whole bunch of problems with this hotel which add up to the worst hotel stay I've ever had in my life. But in the end, it boils down to this: if something goes wrong past 4pm at the Residenza Ki, YOU'RE ON YOUR OWN. It […] seems like an unnecessary convenience to insist on when you search for a hotel, but most Italian hotels (even the dirt cheap ones) have a 24 hour concierge desk, so why pick one of the few hotels that doesn't? Let me be more specific though. Several minor problems, two major problems. Minor reasons: *Air conditioning doesn't work *No elevator (slightly annoying with luggage) *Beautiful flat-screen TV has no English channels *Strange location, up a very steep street *Arrive past 4pm (when their concierge desk closes) and you'll need to walk 10 minutes with your luggage (mainly uphill) to their sister hotel, Saturnia. They'll give you your key, and then you're told to walk back another 10 minutes to Residenza Ki. Major problems (which were an excellent combo): *Building door lock jams randomly and can only be opened from inside *No 24 hour concierge desk After 4pm, the Residenza Ki concierge desk closes. You can call the desk at their sister hotel, Saturnia, but at night there is no english-speaking desk staff at Saturnia. Even better, when we got an Italian speaker from a local restaurant to translate for us to Saturnia that the Residenza Ki building door was jammed, we were told they couldn't do anything right now!!! While we waited over the next three hours, 4 other couples staying at the Residenza Ki tried to get in with their keys and couldn't. We had our bags locked upstairs in our hotel room, and we had to fly back home the next morning! Luckily one of the couples had a sister in a hotel room, but she wasn't answering her phone because she was taking a shower.
