"Location, location!!!"
Location is amazing. Just a 5 minute walk from a metro station and 5 minute walk to the Trevi Fountain. Right around the corner is where tours drop of people so it's very close to restaurants etc. You can walk to see a lot of the sights from here. So location is wonderful. Friendly staff. Very nice breakfast, with pastries, fresh eggs & fruit, cheeses, meat, etc. The ladies preparing the breakfast are super nice. Reception is NOT open all the time so MAKE sure you contact them first. IF you arrive after their office is closed then it's a little hassle to go and pick up the key from a different hotel NOT a walking distance with luggage. We took a taxi to the first hotel, then to the Residenza-Ki we got charged 35 euros from the termini station. Floors were dirty- really bad quality & installation of laminate flooring, but we had clean sheets & towels & toiletries. Bead spreads questionably clean. Our air conditioning worked just ok, luckily it wasn't super hot. Nice breeze through the open windows though. I would definitely stay there again for the price and location. If you are not too picky, then this is a great deal. We had a room with a queen bed and two tween beds. No storage for a lot of luggage & clothes. NOTE: No elevator available & rooms are on 3rd floor!!! so BE prepared to haul our luggage with no valet help. Not the easies to find by yourself but taxi driver found it quickly. Price and location were great compared to others.

"Excellent choice in Rome!"
Residenza Ki was an excellent choice. Diogo went above and beyond to be as helpful as possible, from the minute I booked our room, to the minute we left. He contacted us a week before we arrived the make sure everyone was good and ensure we would be able to find our way from the train station to the hotel. He also provided is with a map of Rome, tips for navigating Rome, and recommendations for great food. The staff is exceptionally friendly and helpful overall. The location of Residenza Ki is right in a prime location. The cab drivers are all familiar with the street, and it is in walking distance to a few sites worth seeing (Spanish Steps and Trevi Fountain, of note). It is also a short cab ride from the Coloseum and the Vatican City. Breakfast in the morning was excellent. The rooms were modern and clean. The entrance to Residenza Ki is right around the corner from an ATM, a souvenir shop, and a quick little stop-and-go store, as well as a few restaurants. There is also a can stand right around the corner. I highly recommend Residenza Ki when in Rome, for all the tangibles, and the intangibles. Oh, and be sure to research the history of the street it is located on (Via Rasella)- it is a famous street in Rome due to it's historic significance in WWII.

"Great B&B in the center of Rome"
We loved our stay here during Christmas! The staff were all very friendly and made the stay very enjoyable. It was clean and the breakfasts (and cappuccinos) were excellent. It is in a great location- close to a metro stop and within walking distance of all the major sights.

"Made it feel like home"
We thoroughly enjoyed our stay at Residenza Ki! Both Diogo and Palmira made it feel like home! Not only only was the service excellent, but the location is perfect, very central to all sights, and very safe! Our room was clean and comfortable, with free wifi. We had a wonderful breakfast each morning also. Would highly recommend.

"Nice B & B"
Residenza Ki is a nice B & B with a terrific location---everyplace in central Rome is within walking distance, and the Barberini metro station is only a few blocks away if you don't necessarily want to walk. The street is quiet with no noticeable street noise at night. Our room and the common areas were clean and the staff was outstanding. Breakfast was cappuccino and pastry, basically...but it was good and saved us a few bucks for sure. We got the quadruple room which was tight---they moved the dressers out to fit in the two single beds---but I didn't go to Rome to hang out in my room. The air conditioning worked, the tiny little european shower got hot, the beds were comfortable and the wi-fi worked. There is no elevator, so if you have trouble with steps you shouldn't consider Residenza Ki (or any other B & B---none of those old buildings have elevators). I have to stress that the people who run Residenza Ki were top notch. They speak English well, arranged our transfer to/from the airport, and stored our baggage before check-in so that we could begin exploring the city upon our morning arrival. If you are looking for a lower cost alternative to your stay in Rome, and aren't too fussy about everything being a five star experience, then Residenza Ki is for you.

"Disappointing experience at Residenza Ki"
This hotel was disappointing to say the least. First, there was no mention that it is located within a limited traffic zone area in its description. If you have a rental car, you must park outside the zone (which is about 10 minutes away), drag your luggage along cobbled pavement. It was not fun! Internet was not working while we were there. Be ready to carry your luggage up the stairs since there is no elevator. The only good thing is its location. Overall, the facility was run-down. We paid for 2 nights but decided to leave after the first night stay!

"Walking distance to all major attractions"
The rooms in Residenza Ki are nothing to brag about but they're clean and comfortable. They all have air conditioning units which work very well - a luxury which is not to be underestimated in the summer. The hotel puts on a nice breakfast that is included in the room price. Residenza Ki's biggest asset is its location. Its just steps from the Trevi Fountain and less than a mile from the Roman Forum and Colosseum. Its also an easy walk to the train station. With the exception of going to and from the airport, I didn't take a taxi to anywhere in Rome because everything was within walking distance from the hotel.

"A few days in Rome..."
I spent 4 days at the Residenza Ki and was really impressed by the staff's personal, genuine customer service. I asked if the rooms had a coffee maker as I knew I would be leaving fairly early a few days and the lady at the desk got me a tea maker as well as an entire tray of breakfast food for my children so we would have breakfast before we left. Then, as we were leaving, we were greeted by her in the lobby/dining area because she came to work early that morning so we would have croissants as well. This was excellent customer service that can only be delivered by a small hotel owner who genuinely cares about the hotel as well as its guests. The hotel was plenty comfortable - its small, as one should expect with a bed and breakfast. The shower, as with all European showers, was tiny compared to American standards, but the air conditioning was cold, the location was good and the customer service made this an easy recommendation. Easy walk to the Trevi Fountain, Pantheon, the Colosseum (and therefore the Roman Forum, etc). Around the corner from the Barberini metro and a taxi stand.

"Would not recommend!"
The gentlemen at the front desk was very nice upon arrival! However, the room was terrible! Wifi did not work in the room! Couldn't get the tv to work! It was like staring at 4 walls! Most of our day was spent out, thank goodness!! The bathroom was bad and smelt like mildew!! Did not shower until I got to Florence! No desire for the breakfast buffet nor the hot dogs in the scrambled eggs!!!

"Location to Trevi was our motivation"
I can't say enough about the staff. Speaks good English and accommodating. I had recent knee surgery and was intimidated by the two flight climb ( no elevator) but staff jumped right on it and got our luggage. Breakfast was more than adequate. Espresso and specialty coffee available. I had no illusions about a traditional Rome small hotel. Room was small but adequate and bed comfortable with wi-fi available. Besides, so much to see, food to eat and gelato, who was staying in the room. Even with bad knees, was able to walk to Trevi (close by) and Pantheon was reachable plus the neat Piazzas on the way Would I stay again-absolutely.

"Great location in Central Rome"
This hotel is small located up 2 or 3 floors in an old building in central Rome, less than 5 minutes walk from Trevi fountain. Easy walk to anywhere. The hotel has good staff, but do not mistake it for a 5 star glitzy, ritzy place. The rooms are tiny and the bath is even smaller. The bed was comfortable. Since we did not plan to spend much time in the room it was fine for us. I would stay there again. The AC worked, important in Rome in August., and the breakfast was simple and not cooked but worked for us. It was very reasonable for Rome. If you need an american style hotel this is not the place for you.

This hotel has an excellent staff and breakfast. The room was worn down and very small for 4 people. The bathroom was small but more importantly, shower had slow outlet so you were standing in water even at low pressure. They will need to update and fix broken stuff. But very nice people.

the hotel is centrally located to everything. It is only 1 block from Trevi fountain. THe manager is very nce and helpful. The breakfast in the monring is typical of Europeanbreakfast. The staff is very nice. The rooms ar old and kind of dingy but clean. the bathrooms are small. I would stay here again though becuase you are not there to be in your room but instead to be on the streets of Rome.

"Perfect Location & Very Cold AC in rooms"
The staff was wonderful. John was very sweet, friendly and helpful as well as Diego. Nothing like walking 5 minutes and being at the Trevi Fountain and walk around all the sites in Rome and then come back to the room for a cool down from the heat and have a blast of cold air refresh you as you open your room door! Metro 1 block away and a grocery store litterally a third of a block away. Restaurants everywhere. Beds and pillows pretty comfortable and big room. It might have been difficult to find if we hadn't taken a taxi for convenience from our previous hotel. Also, not staffed overnight - only until 6PM. We loved it!

"Clean, affordable and convenient location."
Wonderful location, super close to main tourist attractions such as trevi fountain, spanish steps. Staff was super helpful, breakfast was great as well with plenty of food to choose from. Room was the perfect size, clean. We were gone most of the day and didnt spend much time at the hotel but the hotel room was perfect for just sleeping and resting in the afternoon. There is a grocery store right down the street where we got water and stored it at the hotel as our room had a fridge.

"Hotel with a fabulous location"
The individuals working at the hotel were great and gave good advice on the sights to see. Directions to the hotel could be a little better, as the current directions requires a long uphill walk. If you walk a few block farther on the main street and make a right on the street with the tunnel, it basically takes you to the hotel.

"Problematic despite great location and nice people"
We had an OK time at Residenza Ki, but had several frustrations. First of all, the "B+B" designation means that the reception is only open from about 8 AM to 6 PM. This can cause problems for later arrivals, and wasn't made clear enough in advance. Second, our room was not up to the standard of other 3-star Italian places we've stayed. It was dingy and cramped, there was a lot of noise in the morning from the breakfast room outside, and the shower in particular was oddly-shaped and uncomfortable to shower in. All that said, the location was great and the staff very friendly and helpful.

"Good location"
This is a simple residence hotel with limited service. Our first room was super noisy so we moved up a few floors to a bigger room that was a little more quiet. The hotel is quite old and the rooms were not as clean as I would expect. The breakfast is simple but good and the location is near the Metro and close to the attractions. If you are looking for a lower cost place to sleep but don't plan to spend much time in the room, this is OK. It is not fancy or super comfortable so know that going in.

"Close to attractions & metro station."
This B&B is in a great location. Close to a major tourist thoroughfare and just down the road from a local metro station. However there was a couple of negatives which I feel I have to mention. We stayed in quite a few B&B's throughout Italy and this would have to be the worst for WiFi access. Just about every night it went offline. Upon checking out we were advised that the issue was being resolved but it meant that we had to spend time during the day trying to catch up with business affairs instead of out sight seeing. Although not major I would point out that the rooms are on the 2nd & 3rd floor and there is no lift. Lastly the bed is one which when you partner moves you get bounced around. The staff were friendly and cheers go out to the breakfast cook. Apart from checking in early arrivals, she was also cooking, tidying tables, making cappuccinos', washing dishes and all with a lovely friendly attitude.

A very friendly B and B..staff were wonderful particularly Diego and Semona who bent over backwards for us all. The rooms were adequate and shower facilities good. The breakfast was unusual but fantastic.fresh food every morning as much as you can eat all served by friendly happy staff.Location was brilliant...TIP ask Diego to reccomend places to eat as anywhere around The Trevi was truly rubbish and very expensive!!! huge tourist trap and we fell for it..especially pasta amora!!!..walk through the tunnel to MONTE you will find excellent food reasonably priced...try trattoria A19 Alex the waiter is lovely....Pasta Laboratory for a good lunch with drink and pudding 8euro's good for families. Up the end of the road is the Barberinni Gallery not to be missed!!! Carravaggio...El Greco and Holbien.....The square is buzzing at night and is only ten mins walk from Spanish steps...do not miss Roman forum/palentine hill and Colliseum buy your ticket for all three at Forum and skip lenghty queue at the Colliseum. Do not buy guide tickets for Vatican....queue for St Peters Basilica and buy jump the queue tickets inside for vatican museum and sistine chapel half the price and a ten min queue. TRAVESTE is a fantastic place to eat and visit...The Jewish museum interesting with a visit to the synagogue included...catch a taxi out of town around 22 euros to St Callista Catacoombes AMAZING...walk The Appia Way truly beautiful..we walked 10 miles and it was worth it...buy bus tickets to return

Was a great hotel. Diego was extremely helpful with tips on sightseeing and recommended a couple of great restaurants! We had some issues at the airport with our luggage when we arrived, I emailed the hotel to let them know we were going to be late, they waited for us and got us checked in quickly and efficiently! We also made use of the pick up service from the hotel, it made our trip from the airport to the hotel so much easier! We highly recommend using this service!

"A good feel to this Hotel"
I thought it was going to be an uncomfortable stay when I had to drag my bag up two flights of stairs. Then the room had two single beds pushed together (which I hate), but somehow this hotel won me over. The internet is slow, the stairs are annoying- but it has a nice feel. I had a friend who was staying in the room next door, and it kind of felt like we had neighbouring flats in an old apartment building. I would stay there again. Location was great.

Under 5 minutes to Trevi Fountain, under 10 minutes to Spanish steps. 5 minutes to Capuchin Crypt and museum. 2 Minutes to Barberini Train station. Great location. Excellent restaurant right outside the front door. Staff were fantastic and so helpful. They went above and beyond. Probably the best B&B breakfast I've had - continental and traditional. While rooms aren't massive, very clean and quiet. Our room had a little fridge, and they provided us with a jug, cups coffee etc.

We stayed for three nights and it was a very positive experience. The location is perfect, very close to the Trevi fountain and the Spanish steps. The staff are very knowledgeable and friendly and were able to recommend several nice restaurants close by. Overall very happy with our stay.

"Great location"
Nice room, all neccessities. Had our check in information ready at the sister hotel, short bus ride to Residenza Ki. Walls a little thin, can here neighbours and when breakfast starts, but overall a great place to stay. Within walking distance to everything, and not to busy with tourists which made it easier to find food and shops without the large crowds.

Booked this B & B after reading great reviews on Trip Advisor and they were right! Fantastic location, 5 mins from Trevi Fountaion, 10 mins from Spanish Steps,15 mins to Pantheon, 25 mins to Colloseum and we even walked the 45 mins to Vatican City. Metro only 5 mins away if you don't want to walk. Staff are great. We used the pick up and return service from the airport arranged by the hotel, 48 euros each way. Rooms are small but well equipped. Air Conditioning, Cable TV, and fridge. We had a room where breakfast was served. We could of moved but it was fine. No noise until 7.30am. Would definitely return to this B & B if visiting Rome again.

"Great location"
Can't really be more central than this. Room was fairly basic but clean and staff friendly and helpful. Guys on reception both spoke very good English, helped with our slightly random requests for information and even printed out tickets for us. The lady who served us breakfast was lovely too but she could have done with a helping hand to speed up service - had to wait quite a long time for our coffee.

The hotel is just a short walk away from Barberini station ( to the right) and Fontana de Trevi ( to the left). Great location and the staff was excellent. Breakfast was good except the eggs. Cons: No lift/elevator meaning you will have to drag your suit case up the stairs up to the third floor.

"Great location"
After getting our initial disappointing room without any daylight and with just windows opening to the marble stairs which were used by all the noisy residents of the whole building, we moved into a better one with daylight and a bit more space. The location of this guesthouse is the upside and we enjoyed the small changes in the breakfast.
