The 3rd floor hallway smelled like smokers. The room had some burn marks in the nightstand. (I am not a smoker). Breakfast was a joke. You should have something hot. Carpets are filthy My tv cable was too short so a lot of channels were blurred. The man clerk actullay zero personality. The lady who came to check on the tv and fixed it the next day was […] nice. Finally I recommend some awning over the outside. Flat entrance way and you get wet running to the front door and car Read moreGenuine Hotels.com guest review
"over night stay"
Overall was happy with the hotel. But when I got there they didn't have my check inn paper work. The staff dress attire wasn't up to standard some looked like they just took there clothes out the dryer. The 3rd floor had a mildew smell.Genuine Hotels.com guest review
Would never stay here again - the gentleman at night should be fired - I am glad he works there and not for my companyGenuine Hotels.com guest review
"Decent Hotel For Last MInute Booking"
It was OK...got stuck in DFW and this was last option with more than one bed. A little far away via cab. Uber is cheaper if you are on that. Breakfast is more like coffee/muffins but better than nothing! :)Genuine Expedia guest review

"the worst hotel I have ever been in"
the room was filled with smoking smell. It was filthy and from the carpet to the bed. On the picture, it showed the breakfast room, dont be fooled, they only have a few grab and go items. Coffee was cold and taste less. Check in was super slow and not friendly at all. We booked three rooms for the family, all three rooms had bad smell that we couldnt […] sleep. "Staff good, rooms very bad"
This place looks good from the outside, but Its scary to walk inside. Carpets are dirty, rooms has cigar smell, towells are touf and bed is too hard. Overall not clean and very poor undatep, very old. Lot of noise. Breakfast is grap and go. I guess better than nothing. Staff is friendly and try hard to make you fell welcome and help. If staying in Irving […] is good location in Las Colinas. I stayed here for the convenience of full kitchen, but it was so old and ugly and bad cleaned I eat out every day. quiet and very reasonable pricing. not fancy but great place to stay.....Genuine Expedia guest review
Most of the hotel staff were very nice and helpful. The guy there in the middle of the night was not very friendly but he did check me in still and give me a key so he did his job. The room had a few mystery stains on the wall in the bathroom that did come off with soapy water and a towel but that was as far as I was going. The hotel had some sprinkler […] maintenance due during my stay which promted a note that the water would be shut off during the day, I was working nights so it was a little inconvienent to wake up half way through my night and shower. All in all it was overpriced for what was available. Sink clogged and they offered to fix it the day I left but I was checking out anyway. Strange smells in the hallway buit not the room so it was ok. The coffee was better than the Extended stay next door and the rooms were bigger. Not a hotel I would stay in unless I had no other choice. Read moreGenuine Hotels.com guest review

"Off the Beaten Path"
There were no signs on the main highway directing would-be guests, so it took a little drive time to find the place. I was told that check-in time was 3:00PM and I arrived around 11:00AM; however, after a little checking, a room was available and I was very grateful for that. Even though this is a "Deluxe" Extended Stay, I saw no discernable difference […] in this property and the Extended Stay in Orlando I used just 10 days ago. It was as nice a room as the Orlando room; however. it was missing the clock radio and there was no dishwashing soap. Read moreGenuine Expedia guest review

Hotel staff were very helpful. Room was clean and stocked. Would only like to see more pillows on the bed upon arrival.Genuine Expedia guest review
If you request anything here they make you trade. Like if you need more than 2 towels, trade. another blanket-trade, even dish soap for dishes was a pain to get, the bed was as hard as a rock and we ended up on the floor because the bed was so uncomfortable. the tv stations are static and blurry so you can't watch a clear show. It was a bad experience […] and then to top it off the breakfast isn't served on weekends and Monday morning breakfast was an apple and a muffin. Yet they had an entire breakfast area for breakfast. Please save yourself the agony and go somewhere else.

"Short stay only"
The room was dusty. I needed clean towels and was told that housekeeping only services the room every 8 days and that if I needed towels that I would have to bring them to the front desk to swap them out. I guess I also had to take out my own trash.

Management at this location need to trained to be more accommodating and polite, at least when I stayed there in April they did show any courtesy when there is problem. Other management team at Extended Stay America in Las Colinas are much better to accommodate customer.
"Hotel has gone downhill over the past year"
07/20/14 MissDeeAustin_TX Austin, TX
I frequently go to Dallas for business and have noticed quite a downward trend in both this Extended Stay and the one next door on Green Park Drive over the past year. In general, while the rooms look out dated, I expect that from this level of hotel. However, I have been quite surprised by the lack of cleanliness in the rooms. Over the past year, I have noticed more and more debris and smells and general lack of hygiene at both of these hotels. On several occasions, I have heard desk staff make reference to absence of house keepers or ineptitude of house keeping in front of the guests so this seems to be a known problem. Also, I have noticed a lack of professionalism with the desk staff as well as they seem irritated or excessively slow about dealing with guests. On more than one occasion, I have showed up at the desk to check in and had to wander around and look for someone to check me in since the front desk was vacant for 15 minutes or more. In short, there are plenty of other hotels in the area with much more professional staff and effective house keepers. It seems like these hotels are trending toward a lower end clientel as well and perhaps they do not care so much about the cleanliness. The folks at the bagel shop down the street advised me that the extended stay hotel on Carnaby Street seems to have some prostitution and drug dealing happening out of them and I suspect that may be the way these are headed since they are alienating their more professional business clients.
"Look for a better place"
06/03/14 alj1982 Cary, IL
Good location, but not much else that makes this place desirable. My room has a strange (sweet) smell - rather odd. There was one plastic cup in the bathroom - and I asked for another one at the front desk and he couldn't find another one. They took out all dishes, glasses and silverware from the room. My coffee in the morning wasn't real hot and I thought I'd heat it up in the microwave in my room - which I found wasn't working. The maintenance guy said the microwave had been broken for a while in my room. Their grab & go breakfast is VERY LIMITED.
"Needs a lot of help!"

I stayed here one night and had a lot of problems. The staff was friendly and accommodating when I told them that my first room had a lot of problems so they move me to another. After seeing the second room it was just as bad. I was stuck because it was very late and I don't like sleeping in rooms that have a lot of problems so I slept very fitfully that night. The hotel manager was very nice and refunded me my full rate and then I move to another hotel that was much nicer. The first room had a cracked window, the floor had not been vacuumed, the bathroom had mold, and the carpet was torn where it met the kitchen floor. In the second room the furniture was very old and scratched up. The second room had two doubles. The mattresses were pretty worn. One mattress was leaning to one side pretty noticeably. I pulled back the covers to the other one fearfully and two small spider mites were crawling around. The only thing I felt bad for was the staff who had to take it on the chin because corporate does not upgraded rooms a repair them.

Great location. Many faults - front door handle fell off [never get a second chance to make a first impression], no automatic doors to get loaded luggage cart to elevators, one broken luggage cart for entire facility, laundry facilities often have half of washers and/or dryers out of order, "breakfast" a total absurdity, no pool, small exercise room, single recliner that is is terrible shape, two desk chairs and one had such a disgustingly filthy cloth seat I had it replaced immediately, they are scant with soap, elevators past due on inspection, frequently strong smoking odors in elevators and halls, inadequate parking, minimally furnished kitchen for two people, bed linens so cheap the "fitted" sheet not deep enough to fit mattress so comes off at night, blanket very short, bath towels quite small.
"Great location, good service, rooms need updating..."
02/21/14 Alvin H Singapore, null, Singapore
rooms were decent in size but shows their age - the carpet was icky (for a lack of better word) and wished they spent more time vacuuming, you'd find strands of hair here and there... Great price, awesome location, and functional when it comes to temporary housing, you can't beat the value. It was safe, well lit, but my room had 2 hangers, a well-worn bathtub and furniture that has seen clearly better days... their staff was very friendly, certainly a plus.
"Always nice to stay here... awesome staff!"
02/06/14 Romeo D Irving, Texas
We always stay here whenever I am assigned at our Irving/Dallas office. The staff at this hotel is just so nice and very polite. Hotel is also very near to various restaurants of your choice. There's a mini gym and an outdoor pool too. Recommended for those who like to travel wisely. Real value for your money.
"Not a place I'd stay again"
12/10/13 THR360 Jacksonville Beach, Florida, USA
I booked this on Priceline so I got a really good deal $29. Even at that price I would not stay here again. It was not clean, the exterior lighting was poor and there were people wandering around in the parking lot. I really did not feel safe. The room smelled, the microwave did not work, there are no hangers and the bed was not great. The check-in process was ok and the clerk was ok too. I guess you get what you pay for and next time I will choose a hotel above 2 stars.
"Dog Owners Beware"
09/04/13 Todd R Orlando, Florida, United States
I booked this hotel bc I'm transitioning to Dallas from Orlando and they advertise on their website that they allow dogs. My dogs are both over 50 lbs. so I called the hotel two times within the course of a week to ensure that this would be ok. Both hotel employees that I spoke with said that this would be fine as their policy was dogs under 80 lbs.. When I arrived at the hotel last night I was told by the front desk agent that the General Manager didn't want my dogs to be at the hotel. I was dumbfounded. If they didn't want the dogs at the hotel why did two different employees say that it was ok and why do they advertise it on their website? Long story short the front desk agent called the General Manager and the message was that I wasn't welcome to stay at this hotel with my dogs. I have been in the hospitality industry my entire adult life and I have never been treated in this manner in any of my travels. I never complain because I'm in the business but this was unacceptable on so many levels. They didn't even have the curtesy to call me prior to check in and let me know that my dogs weren't welcome in this hotel. They waited until I loaded my car up and drove to the hotel to tell me that my family wasn't welcome. If you own a dog or have any passion for hospitality and treating people correctly don't waste your time or money at this hotel. False advertising and dishonest customer service. This hotel does both very well.
