Overall we were delighted. We normally stay in the Quarter but knew from previous experience that the Quarter is a madhouse Thanksgiving weekend. This is adult only and very conveniently located just off of St. Charles, very close to the streetcar line. Parking is free (rare to find in the quarter), convenient to the hotel and it was always available. There was plenty of street parking as well for my son who often rendezvoused with us. The room was very clean and comfortable. This is the quietest hotel we have ever stayed in. Two small negatives - they only had a small mini ironing board in the room. Fortunately I only had to use it once. The second is when we checked in our experience with the desk clerk was off-putting. She was not the slightest bit friendly. We wondered at first what we had gotten into. But the room was great and our contact with other employees was fine. The lady running the breakfast room was unusually kind and helpful. Maybe the first clerk was just having a bad day but it was definitely odd. However, we enjoyed our stay and will definitely stay there again.

This hotel is in a really nice, quiet location. The hotel is right by the St. Charles street car, which makes it easy to get around. You can walk to the French Quarter, if you would like. It's really not that far. Our room, was small, but it was more than comfortable.

Conveniently located in the quiet Garden District and only a couple blocks from a trolley stop, this small hotel proved to be an excellent choice. Although the first impression of the exterior appearance was less than stellar, the quality furnishings and old-world charm of the room with an updated, immaculate bathroom brought immediate accolades! After a restful night, we were welcomed to breakfast by a server who was well trained in southern hospitality. I would definitely choose Prytania Oaks Hotel again. Thanks!

This hotel is for sleeping only. You register at one building which has a small hotel. Out hotel was around the next corner. I believe there are 3 total buildings. These are 2 story buildings with a few rooms on each floor. You walk to the 2nd floor. It is very old. We were dropped off in front of our building and then figured out we needed to go back around the corner to register. They have a continental breakfast, but no other amenities. The rooms are very small. Don't bring any extra people for the room. It holds two and no more. Although I would recommend the hotel, I think at the $150 a night we paid it is a bit overpriced.

Usually when we visit NoLa, we stay in the upper garden district. After reading the reviews of the Prytania Oaks hotel, we decided to give it a try. The hotel has adequate parking. It is also one block away from the St. Charles streetcar line. Our room was comfortable, but on the small side. Our only complaint is that we only had one desk chair. It would have been nice to have another chair for two guests. Our room was very clean. Housekeeping service was adequate except for our last day. We were still in our room at 9:00 am when housekeeping came by to service our room. We asked them to come back in about an hour. At 2:00 pm we returned and our room had not been serviced. About 15 minutes later, housekeeping came by to make up our room. We asked her to come back after 3:00 pm. She said she was off at 3:00 pm and could not make up our room.

We were very pleased with the location and comfort of the hotel. We stayed at the Oaks. If you want the comforts of a hotel chain, this is not the place to consider. The hotel had a musty smell, carpets were faded and worn out. The room itself was very nice with comfortable mattress, nice sized bathrooms, and clean towels. Housekeeping came in later in the evening to replace towels and make beds. Very close to Magazine street, Walgreens and good restaurants are within walkable distance. We would definitely go back to stay.

love new orleans! this adults only hotel is located in a superb location--easy access to anything in the area--short, short walk to St. Charles Street and the cable car... Room was quaint and historically restored: high ceilings, beautiful bed, etc... We stayed in the "Oaks" which is separate/across the street from the hotel. Overall, the room was clean, but being in the south, we were greated one evening by the likes of la cucaracha...NEVERTHELESS--staff was lovely, attentive and, we were in NOLA after all, ya'all...I would stay here again...

I've stayed at this hotel before- it's quaint, I really like the high ceilings and wood floors in the old buildings. If you're looking for modern amenities or the fanciest neighborhood, though, this isn't what you want. Easily accessible to other parts of town because of the trolley!

Wanted a location in the Garden District as a change in scenery. Interesting to note that check in is at a different location (just a block away) from the room. Was very pleasantly surprised in the room, very charming and comfortable! While the halls smelled of an old building, the room had no unpleasant odor. The staff was very nice and accommodating. We has a problem getting Wi-if @ first but found out later that the wrong password was given out on the information card. The hotel was just a couple of blocks from the RTA so it was great that we could park the car (for free) and use public transportation (street car) to get around town. The hostess serving breakfast was very nice...not accustomed to being served @ breakfast for a continental breakfast...very nice touch.

The hotel was beautiful. The staff was incredibly kind and accommodating as my fiance and I were not able to make it on the night we had reservations because of car trouble while driving cross country from CA. They bumped our reservation to the next night. We left our bikes on our car all night in the lot in back of the hotel with no trouble. The location is great and just a quick tram ride to anywhere.

If you're looking for a place to stay that is away from crazy Bourbon street--this is the place. Quiet street, decent food within walking distance and a shot trolley ride to the French quarter. The staff was friendly and helpful, the bed was comfortable, our room was cleaned everyday and the continental breakfast was alright (bagels, waffles, pastries & cereal). The only complaint was that the wifi was a little wonky in the room we stayed in. But overall it's a great place to stay and I would definitely stay here on my next trip down.

Comfortable house with available parking and continental breakfast. Very nice old home in the garden district with old New Orleans charm. Our room had balcony that overlooked Prytania. Hotel is a well maintained 1800's Victorian house in the quieter Garden District. Rooms have many original features and, while a little on the small side, are nicely equipped and very comfortable. Bathrooms are roomy and nicely updated. Location is one block from the St. Charles Ave. streetcar, so its easy to get to downtown and the French Quarter (get a $3 day pass on the streetcar or at the Walgreens 3 blocks away).

Overall the Prytania Oaks is a good choice if you're looking for an alternative to the chain hotels. Our room was next to the massive air conditioning unit so we could hear the buzz all night. Otherwise it was a peaceful location and we got a good night's sleep. Most of the of the staff was amazing, with the exception of one of the front desk employees who did not seem excited about her job. Taken together though, I would stay at this hotel again.

This was a pleasant surprise ...A Gem in the rough. A nice quiet stay away from the maddening crowds of New Orleans night life but a walk away from the trolley car that can take you there. Great restaurants in a one -two block radius. The staff was sooo nice and I didn't want to leave. The check in and fitness center was around the corner from the beautiful high ceiling hidden hotel. Breakfast was continental and very well set up. The attendant was very pleasant. This hotel had everything, microwave, fridge and iron. I will definitely return. I enjoyed the "coming home" feel of it. You may have to climb a few stairs on upper floors. It was worth the stay. A very safe and secure environment.

Very happy with this place! We were a little worried as we drove through the city and from the looks on the outside, but this is just a consequence of the neighbourhood being old. The room was fantastic, the neighbourhood safe (we walked from the hotel to the French Quarter every day, even at night -- although stay out of dark alleys). Breakfast was simple but nicely done. My favorite part about this hotel was location. Only a block or so away from St. Charles and the nearest street car pick up. Bourbon St, the convention center, and French Quarter are only a cheap cab ride away. We came down for the Rock N Roll half marathon and the start line was only 0.9 miles away. Great location in the garden district. Close enough to the activity and also very quiet. Alot of character and history. Makes for an experience to remember New Orleans by. Last time I was in the city I stayed at a chain hotel and it made for a less memorable time.

We truly enjoyed our stay at the Prytania Oaks. It was quite convenient to have free parking and easy access to our car. The room, while small, was charming and well appointed; the bathroom lovely and spacious. Our only complaint, if it was that, was the breakfast arrangements on our first day; we had to walk across the street to another hotel and there was really no place to sit down to enjoy even a continental breakfast. On our 2nd day, we opted to eat elsewhere; on the third, they had opened a small breakfast room right at our hotel and this was a pleasant and welcome improvement. Location was great; easy access to Charles St. transportation and the French Quarter, while enjoying the quiet and beauty of the Garden District.

It was good for the price. I was annoyed that the continental breakfast was not in the hotel but around the corner at a partner hotel. They did not say in the website or at check in. Oh well.

Wife and I stayed there for a few days while visiting New Orleans for the first time. It was nice to stay there in the Garden District away from all the traffic and crowds found in the French Quarter. There was a small parking lot available next to the building and it filled up fast. We ended up parking one evening in the sister hotel lot a half-block away, which by the way is where you actually check-in/out. Room was small but cozy and quiet with modern furniture, TV, WiFi, fridge, and microwave. Continental breakfast was right downstairs and was convenient to grab a quick bite before heading out for the day. There were quite a few very good restaurants within a couple of blocks walking distance which is where we ended up eating all our dinners. We chose to drive our car into the French Quarter and park in a public lot. It took about 10 minutes from the hotel and there is plenty of parking available. We would definitely stay there again.

My best friend and I stayed here during a road trip in November 2012, and we had a marvelous time. The hotel has great older architecture that definitely reflects the New Orleans style, but had been completely redone. It was perfectly clean, and was located directly on a trolley line that takes you right into all of the action of the French Quarter and Bourbon Street. The hotel staff was nice enough (but this is in comparison to everyone else in NOLA who are super friendly), and they helped with anything that we needed. The breakfast was relatively lack luster, but there are two inexpensive and delicious breakfast places within close walking distance. Our only complaint is that the front desk is across the street in the other hotel, so if you need something at night you should plan ahead. Overall, it was so great that I am making plans to stay here every time I come to NOLA.

Very convenient location in a restored home on Prytania, just on the edge of the good part of that area. Pros: Clean, good-size room with TV and large bathroom, furnished decently though not opulently. Safe and fridge in room. Quiet. FREE PARKING!!!! That is the biggest draw as you can pay as much as $40 a night for parking at area hotels. Did not try the continental breakfast but it was available. Cons: Some issues with setting up the card keys, and had to return the following evening to get them re-set, as they ceased working. But they fixed it fast. The only other con is that there is no full-length mirror in the room. There are mirrors in the bathroom, but should be a dressing mirror in the bedroom. Overall, good value and great location.

Rooms are spacious and comfortable. Complimentary breakfast was good. Nice courtyard for relaxing in the evening. Layout of hotel is a little challenging because check-in and all guest service functions are down the street at Prytania Park. Hotel location is great. Very close to St Charles street and public transportation. All in all, a very nice, affordable option in the New Orleans Garden District. I would definitely recommend and would certainly return!

This was our second stay at the Prytania Oaks, a nice quiet place in an old New Orleans building, on an oak-shaded street, well kept and close to the Garden District and Uptown, and the French Quarter is also just minutes away. Very much like a small European b&b hotel. It has everything that reminds me of my growing up in New Orleans! This will continue to be our place to stay when we visit.
