a wonderful B&B with charm and attention to detail. We stayed in the main house on the third floor. AC worked well and room was neat and clean. The breakfast was wonderful. The owners are gracious and helpful. Highly recommended.Genuine Hotels.com guest review
"A very lovely place"
I chose this B & B from Hotels.com because it looked nice in the photo and the price was right for summer season in Newport. It was a wonderful surprize that the rooms were so beautiful and comfortable. The staff was great and so were the other guests whom we met at breakfast. The breakfast was the best I have ever had at a B & B. We were served in […] the garden get-away near the Koi pond. Stay here if you get the chance! Read moreGenuine Hotels.com guest review
My niece and I thoroughly enjoyed our stay. Breakfast far exceeded my expectations. Staff was amazing and ever so helpful in providing recommendations. Will definitely go back.Genuine Hotels.com guest review
We arrived in Newport early in the day and explained that we would have to leave early the following day to catch the Pt. Judith ferry over to Block Island. The Innkeepers were very helpful to us. They were able to make up our room for an early check-in. But as it turned out we really didn't need it because we enjoyed a nice walk and saw some sights […] that she pointed out to us. Our room was roomy and comfortable. The little extras that were supplied really made our quick stay more enjoyable. And even though we had to leave earlier than breakfast served, she made sure that we would have something nice to eat before running off. Read moreGenuine Hotels.com guest review

"Charming and Close to It All"
This was a lovely stay close to it all, but out of the midtown area. It was easy to walk to shop and many of the sites, but still far enough to be quiet and cozy. It was a personal oasis entered through a charming courtyard and it was very convenient to have private entry doors. "Lovely B&B, walking distance to everything"
I was attending a meeting at Salve Regina University. I have had bad experiences staying at the college in the past and this time decided to stay off site. The Victorian Ladies Inn was within walking distance of the college and therefore was my first choice. The room was beautiful and very comfortable, and the price was reasonable. The breakfasts in […] the garden were delicious, and the staff were friendly and accommodating, but never intrusive. Staying here made the meeting much more enjoyable. My husband came with me, and he took advantage of the close proximity of the B&B to the Cliff Walk, beaches, and restaurants in both Middleton and Newport. On a few occasions, he chose to stay in the room during the day and work. The staff were more than willing to work around his schedule. We also neglected to bring beach towels, and were given towels to bring to the beach. I highly recommend staying at this B&B. Read moreGenuine Expedia guest review

"First Bed & Breakfast...enjoyable!"
I liked this place, but I don't think I"m really a bed & breakfast kind of person. We stayed in the Caroline room, which was completely cute and clean, but small. Missed having some of the ammenities of a hotel, such as coffee in the room, and an ice maker. I like getting a few cups of coffee in me before going out to see people. Breakfast itself was […] delicious, tea service in the afternoon was nice, and we liked that there were still some brownies left out when we returned that evening. The folks that owned it were nice, and helpful. Location was good. We were a short walk from the start of the Cliff Walk, which was excellent! Also, a short walk from Bellevue Avenue, which had some shopping and dining. Needed to drive to downtown, where the bulk of the stuff to do was. Overall, a good experience, but I probably won't stay at a bed & breakfast again. Read moreGenuine Hotels.com guest review
"Great B&B in Newport"
We loved the Victorian Ladies Inn! Our room was very nice and the staff were so friendly. They provided a lot of information and ideas on things to do in the area. The breakfast they served was a wonderful start to the day. There are shops within walking distance although not the Thames St. shops. We thought it was nice not to be so close to Thames […] and all of the congestion. It is only a couple of miles from the beginning of the Cliff Walk. We would definitely stay here again. Beautiful quiet hotel with super friendly staff. We stayed at Leopold room, which was great. The whole hotel is very clean. The owner Harry is the sweetest man. I love the location, it is close to Newport Mansions and there are a lot of good restaurants in the neighborhood. I love the breakfast, especially the strata and coffee. The only problem is I lost my connection of wifi after 10:00p.m. I'm not sure whether it happens very night or only the night I stay.Genuine Hotels.com guest review

"Very nice getaway for couples, centrally located."
My husband and I stayed at the inn for 4 nights. It was a lovely inn. We met the owner upon arrival, just as he was leaving for the night to head out on his own vacation for a week! He took the time to give us a tour of the inn. He also pulled out the local map and went over every notable location in the surrounding area, making suggestions on what […] we might like. The remaining staff was very capable, gracious and sought to accommodate us in every way possible. Each day, we had a delicious hot breakfast, coffee and a buffet of muffins, fresh fruit and juices as well. The room was well decorated and had plenty of lighting. We had a gas fireplace. I think we had the heat off the whole time we were there and the room was a comfortable temperature. No leaky doors or windows. The furniture was very pretty. I believe the inn was at capacity over the weekend and it was still very quiet. We never heard anyone in the next room. The bathroom had space to unpack my entire suitcase of bathroom supplies and makeup and organize everything for the week. It was also very well lit, unlike a lot of other places. They cleaned, made our bed, and gave us fresh towels everyday. They supplied a small refrigerator, wineglasses and opener. The bed was beautiful. They had a nice courtyard, but we never had time to use it! Very relaxing atmosphere. Read moreGenuine Expedia guest review

"Good Location and Friendly Staff"
07/30/14 Runaway_42470 Sandown, New Hampshire
Stayed with my boyfriend and appreciated the friendly staff welcome and morning greeting. It is a nice location between walkable areas of 1st beach and downtown. It's easy to navigate to to stay out of traffic. Room was clean and comfortable.
I stayed at this B&B with my wife during our honeymoon. The room was nice and clean and a decent size. In the afternoon tea and biscuits were put out which was nice. The breakfast was very good and was nice to have a choice off the menu. The only drawback was it lacked the friendly atmosphere that we'd come to expect from other places we've been in New England/

This was a wedding gift from someone in our wedding party - for our 1 year Anniversary. Despite some confusion regarding the reservation (our friend made the reservation a year in advance and didn't send us the confirmation, so not the fault of the Inn) everything was lovely! They don't do the gardens enough justice!! My husband is a plant nerd and this was so perfect for him - along with a lovely koi pond. The gardens made it a perfect location to get away from the hustle and bustle of downtown and enjoy a glass of wine. The Inn was close enough to literally everything, we were able to walk everywhere really easily and the inn keepers were helpful when our feet were tired and we needed to call a cab. Breakfast was very good and super convenient. The rooms were clean and everything was provided for us.
"Convenient, Comfortable and Cozy"

We stayed three nights and found our room to be specious, clean and, most importantly, the bed was really comfortable. Breakfast was very tasty, particularly the Eggs Newport, with coffee plentiful and hot. Our hosts, Harry and Cindy were gracious and friendly, and gave us wonderful suggestions of places to go and restaurants to try. Their tips made our trip that much more special, and helped us move beyond the touristy to see some of the out of the way places of Newport.
"A charming place let down by painfully slow breakfast service"
06/11/14 History-Boy-Oxford Oxford
We stayed for three nights in mid-May. The property was just as the photos online and was very comfortable with a great location just near Belleview Avenue. The delicious breakfast was very good, particularly the crab cakes but painfully slow service more than once was disappointing and not up to the standard the inn seemed to have set itself. Our breakfast was swiftly served by the sole staff member on day one. On days two and three there were three people on duty and yet poached eggs took 20 minutes to arrive on both occasions and two of the staff seemed to be doing very little useful work other than wandering around empty-handed chatting aimlessly! We had to ask for our order to be taken after sitting with menus for quite some time, then nothing arrived after a lengthy wait so we reminded them that we had actually ordered a hot breakfast, and we had to ask for coffee refills. We ended up having wasted over an hour waiting for and then eating breakfast on both days before we could head out site-seeing. I don't expect or indeed want a rushed, business-style, grab-it-and-go breakfast on holiday/vacation, but with three staff and only about 12 guests there seems no excuse for not having the order taken within a couple of minutes, food cooked to order and served promptly and as a result, a lovely, relaxing breakfast. Really disappointing considering the otherwise excellent reviews for this property.

We were here for the chowder cook-off and stayed only 1 night at the B&B. we stayed in the Edward room. The room was clean and spacious. The bed very comfortable. The only "complaint" that we had was that the window air conditioning unit needed to be clean. Easy fix. The bathroom was spotless. The gardens are beautiful. A wonderful place to relax and enjoy a drink. The breakfast was amazing. I was shocked at how great the breakfast was with so much food and so many choices. The location is perfect. Right up the hill from the beach and right down the hill to Thames. The staff was super friendly but not fake/overly friendly. Had some good conversations with them. We highly recommend this B&B.
"It is very quaint and staff is wonderfully helpful, but some drawbacks"
05/21/14 visitor1284 San Francisco
The Victorian Ladies Inn staff was wonderfully friendly. Breakfast of porched eggs and crab cake was just excellent. We had it two days in a row. Tea time, cookies, and crumb cake made the afternoon. Location is quite good as well. The place is very quaint, but it is afterall an old place that is as well maintained as possible by the owners, but the room we stayed in for two nights, Caroline Room, had window shutters that don't work and room was very bright the minute the day light appeared which was tough for west coast guests. The room was small and stuffy but opening the window resulted in echoes of street noise. The toilet seat would not stay up in the bathroom.
"Wouldn't honor reservaton"
I made a reservation for the Sunday of Memorial Day weekend through their website. I got a call several days later stating that they could not honor the reservation because there was a wedding hold on the place and the bride was freaking out. They did not offer to find me another room elsewhere. I ended up taking the last room in Newport in another B & B at a rate double that of my reservation here. In all my years of travel, I have never had an accommodation not honor a confirmed reservation. It's really unfair, especially since if I had canceled they would have charged me the entire room rate as a penalty.
"Loved my stay!"

This was a great bed and breakfast. My husband and I stayed in the Edward room. It was spacious, quaint and beautiful. The owner and her staff were very nice and professional. The inn was close to the cliff walk and a short walk from the shopping area. We would definitely stay again.
I took my mom on a trip to Newport and wanted to give her the full experience. Victorian Ladies Inn turned out to exceed my expectations on all fronts - I have to add they were already pretty high based on the reviews I read on here. Cindy - the Inn owner - was very welcoming and outgoing. She gave us a ton of helpful restaurant and activity tips and also made sure we were comfortable in our room. We stayed in the Arthur room, which was beautiful and spacious. Everything was incredibly clean and comfortable. Another asset of this Inn is their cook, Catherine. Her afternoon cookies are amazing and she also makes the most delicious breakfasts. Don't miss out on the crab cake with poached eggs! All in all, this was a great stay, I only have positives to share about this place.
