The welcome on arrival was warm, staff friendly. The general decor was shabby, the carpets needed a good clean with stains on the stairs. Our room was basic but ok but the bathroom needed disinfecting, there was unpleasant odour. The room was immediately above the adjoining pub with very loud music until 1am. We could not sleep and neither could the baby the other side of the paper thin walls. We were glad to come home to rest, not a good experience, won't be going there again

Were woken up at 7am Friday with very loud delivery from brewery. Bathroom in disrepair and extremely small. Complicated to get to room and some low clearances over stairs, so watch your head. No apology. Corridors were shoddy, rooms were small and definitely not worth the money. Under no circumstances will I ever stay here again.

The hotel is in a good location to explore Edinburgh. You are near the Castle, the Palace and King Arthur's Seat. Good food is also nearby. But as for comfort and price, it is a bit expensive for the tiny room you get. Also walls are thin and there is a bar/pub just downstairs, so light sleepers will be kept up by the noise. Also some staff at the desk are not attentive and some are. Good Luck.

The receptionists were always happy & helpful and always greeted you with a smile. The bed was comfortable, the shower was lovely and the 'tea tray was always filled with plenty of choice. breakfast was great, again with plenty of choice. I would definately return to this hotel again

This is a good hotel for a budget stay in Edinburgh. It's not cheap, but it was the least expensive I could find. Edinburgh is not a cheap city. The hotel was in a great location within easy walking distance to all of the sites and only about a 10 minute walk from the bus that goes to the airport. The hotel was in good condition and my room was comfortable except for the mattress. It was by far the worst mattress I have ever slept on. It's hard to describe, but there was a huge hole underneath my knees where it sunk down and the entire upper half of the mattress sloped down into this hole. Other than that, the room was comfortable.

The front desk service was good, and there was a room to hold my luggage until my room was ready later. However, the hotel is somewhat dumpy. My room was small and a bit dark. This didn't bother me, though. What did was finding that the tea cups in the room were filthy. This not only surprised me, but brought down my overall impression of the place.

We loved the location of this hotel. We were within a 5-15 minute walking distance of every attraction that we wanted to see. However, given the price that we paid, and the terrible quality of the hotel, I believe we could have stayed at one of many other hotels in the area and had a better stay. The rooms are small, with the worst beds I have ever slept on in my life. The mattress felt like a pile of rocks with a sheet pulled over it. We did not recieve any of the wake up calls that we had scheduled, and there was not an alarm clock in the room. There were not elevators that accessed all of the floors/sections of the hotels, so it made it extremely difficult to move luggage upstairs and downstairs. I did not feel as if our belongings were all that secure in the hotel room, as the room could easily be broken in to. We shoved on the door about 3 times after having locked it, and the door opened. In addition, the hotel was fairly dirty, old, and in need of lots of renovations. The reception at the hotel was not that great, and we were treated pretty rudely by several of the receptionists. I also did not like the fact that you could not take your room keys with you, you were required to leave them at the front desk, otherwise you would be charged a massive fine. Other than location, there is nothing good about this hotel.

I could live with that. When I got off the elevator onto my floor, I noticed that the floor was on a slant and when I reached my room the effect made me very dizzy. Also my room could have been a little cleaner. The location is terrific however, i stayed at another hotel in that same area earlier in the week and feel there are other options out there. The hotel is inexpensive but, for a few more dollars you can get a better value.

Good location.....shame about the hotel. Stayed here before, very happy with the first time, second time the room was tiny, very hard to remember which route to take to your room as no signs in corridors and the lift didn't go to that floor...and serviced one side of the building....very noisy fan in bathroom that took ages to switch off...shower took hours to drain, so unless it was a quick one it overflowed onto the bathroom floor....toilet seat hanging off....no outer handle to main door either, we had to balance a do not disturb sign against the wall outside and hope the staff would take notice and not walk in on us in bed....very busy time.

Lovely clean rooms, sound proof rooms from the 'fun' being had outside made our stay even more enjoyable. Would definitely use again.

I can not believe what I found in this hote. It is amazing. Clean quiet and shortbread for your coffee or tea in your room. It was not fancy but was only about 2 blocks from Edinburgh castle and in a wonderful neighborhood with restaurants, pubs, internet cafe and a grocery. This is a wonderful place at a reasonable price.

This hotel is alright for only one night of stay, any more you will be dissatisfied. The receptionist was very pleasant and eager to show me places on the map to see which was helpful. My room was I think 105, directly above the lobby. Every time an employee would use the toilet the loud sound of flowing water and it refilling lasted about 5 minutes each time. Guess the best thing overall about this hotel is the great location it's in. Just walking distance to every where. The only draw back outside is all the construction going on.

Although you will not have any luxuries it was clean and the location could not have been better. 2 blocks from Edinburgh castle and 1 from the Royal Mile. Restaurants and pubs a plenty. Access to Sightseeing buses across the street.

Hotel was everything we expected based on our research. Room was small and clean (even though the bathroom floor needed retiling). Grassmarket street noise in the early AM was loud, but we had been warned about it and made adjustments. Breakfast at Biddy's was outstanding. Staff was great, friendly and very accommodating. Location of the hotel to Edinburgh's major attractions was the main selling point and it did not disappoint.

Anbefales!
