This little hotel has location, location, location! It is less than 5-10 minutes walking distance to the Spanish Steps, Trevi Fountain, Pantheon, Piazza Navona, & Tempolo Adriano. It is about 15-20 minutes from the Coliseum, the Forum, and Vittoria Emmanuelle, around 25-30 minutes from Piazza del Popolo, and a half hour from the Vatican. Seconds away from the main artery Via Del Corso, you can’t get a better location for a more reasonable price. The front desk staff is wonderful and Tomosso in particular will not hesitate to recommend the best restaurants and tell you how to get to all the sites within Rome. He recommended fabulous restaurants and mapped out a walkable itinerary of sites daily for us. If you don’t care to walk, the hop on hop off bus is two minutes away. What really sets this hotel apart is the 5th floor outside deck with a panoramic view which is used for breakfast in the morning and a possible night cap at night. What a way to start and end a day. It was beyond gorgeous and really a delightful highlight to a memorable stay in Rome. The rooms are big enough to accommodate two easily and are clean and neat. The only difficulty I encountered was that I was unable to connect to Wi-Fi but instead used the downstairs computer. Some of the rooms on the upper floors are only accessible by a short stairway which is difficult with heavy luggage. Other than that, our stay was perfect and I would not hesitate to recommend this hotel.

We did not get information that payment by card was not accepted. The breakfast was poor, bread from yesterday, cerials too sweet. The juice was more like lemonade than fruit-juice.

Had a great experience. Our triple room was clean and bed very comfortable, including pillows. 40 inch hd tv with all the sky channels with the options to switch to English language. Filled a form with time and choices for breakfast . Arrived on time and plenty of food. ( Italian style breakfast) . Front desk nice and helpful. Near American embassy, hard rock cafe' , villa borghese park( very nice!) . Would stay there again and reccomand it to friends and family

Room was so small that we could barely walk around the bed and there were no drawers in which to put clothes. The buffet breakfast, however, was outstanding and the location very convenient. Front desk staff could be friendlier. The room was much smaller than the photo for that level of accommodation

We were very satisfied with this hotel. Good service and friendly staff--very helpful with directions. The breakfast every morning was a great beginning to our day. "Close to Vatican"
This hotel was very good for the price. The staff there was phenomenal! Always helpful, always polite. Most of them spoke English very well, although we tried (laughably) to speak Italian! The rooms are small, but this is normal in Europe. The only complaint is the shower. It was so teeny my tall husband had a problem getting in and out. We requested a room for 3 and it was good size and very clean. Hotel space friendly and helpful, for both transportation and dining information. We've stayed there previously and on both occasions were very satisfied with our experience. Vatican and St. Peters are within 5 minutes, Metro stops 5-10 minutes. Will stay there again when in Rome.

In general it was a very nice hotel. Staff was extraordinarily friendly and helpful. Great value for the price. You could not bet the location for ease of getting to the Vatican! The staff was wonderful! When we first arrive Daniel gave us a local map and told us where to go and what to see and how to get there. All his information was accurate and made our touring very efficient! We had a beautiful room, excellent service. Our air conditioner was not cooling our room, however we loved our location and did not want to change our room. Staff brought in a fan.Satisfied us. Air conditioning in rooms is dismal. Size of shower stalls minute- Even though close to the Vatican , the surroundings of the hoteldo not show any of the4 splendor of Rome.

Hotel is very close to entrance of Vatican Museum, on the backside of The Basilica. Next door is a grocery store. Great front desk service & they spoke English, free wi fi and free good bfast with our stay. Bfast included usual pastries with scrambled eggs, sausage and fresh orange juice. I traveled with my younger teenage kids there and felt safe to […] and from the Metro station two blocks away and to the Vatican. The only downside: our room was very small! We stayed in this hotel in Rome for a week. The location is 5 minutes walk to Vatican museum, Saint Peters Basilica and subway station. When we were checking in we saw a French man at the front desk complaining about broken shower and something else so we were praying for our room to be fine. The hotel is 3 stars so you can’t expect a lot from it. The […] room was pretty specious to my surprise and the bathroom was small no bath tub only shower. The room has electric kettle, comfortable bed, TV and AC. What we did not like is a room service: you had literally to ask add tea bags, toilet paper, tissues and liquid soap. The hotel is within walking distance to the Vatican City and the metro is only 4 block away which makes it easy to get to other tourist attractions. Very close to the Vatican and St. Peter's Basilica. Close to a Metro station. Buffet breakfast has a variety of good items including fresh fruit, juice and milk. Room was small but functional. Free WiFi in rooms was convenient. We had a quad room, but one of the beds was basically a double-size sofa bed. Overall friendly staff. Right next to a market, […] which is difficult to find for a first-timer in Rome with no car. Elevator was small. One person should haul all luggages in the elevator, while others in the same party run up the stairs to meet the elevator. Bathroom was supplied well. Read more

Hotel was well located right outside Vatacin City but the area was dirty. Dead birds & rat in the street (Seriously) Trash every where. The shower was so small my husband could not turn around in it. The drain backed up and you had to turn the shower off or flood the bathroom. Breakfast was mediocre at best. The hotel Restaurant were microwaved meals […] by the bartender. The location of the Spring House puts you 5 minutes from the entrance to Vatican City and another 5 from the Basillica and the Hop on Hop Off bus tour. It's close to the Metro station that you might want to consider if your looking to get there from the Airport. The Airport shuttle that we used drops you off a bit of a walk away so be sure to consider […] a metro or taxi ride if your heading to the hotel with a load of baggage. Hotel was nice, small and they offer a free drink if you find yourself there between 4-6 pm which is tourist prime time, but a nice touch regardless. Internet and water pressure was good. Bed comfort is about 6 out of 10 for someone who appreciates a good sleep but it was quiet and we got good rest for the 4 nights we stayed. There are arguing restaurants and varying prices so shop around. Watch for prices on vino. Those seem to be the best indication on what you'll pay for dining. Read more

Any other maintenance issue identified was quickly rectified, even late at night (safe was disabled when we first arrived, but quickly fixed within a few minutes). I stayed at Spring House for a week with my three kids. We had a "family room", which in reality are two double rooms with a door between them which gives the feel of a small apartment, very nice, especially since it means two bathrooms/showers, great when you have teenage daughters! The rooms aren't very big, but the standard was ok, and the cleaning/maintenance […] was very good. After each day on the town we came back to a neatly tidy room with plenty new towels. The breakfast was nothing special, but it did the work just fine, and all the staff we came in contact with were nice and accomodating. The hotel lies very close to the Vatican, but some distance from the city centre, that was fine though, because the subway is quite close, and it's an efficient way to move around in Rome. I would NOT recommend driving! The surrounding area have stores and restaurants, although not as much as the area around Spagna for instance. We particularly liked Ris Café, very close to St Peter's. Not cheap, but not expensive either, but great food and service. We enjoyed our stay at Spring House, it was not extravagant in any way, but more than enough, and clean, which is a big thing for us. This hotel served well as a starting point for my 2 weeks in Italy. Off the beaten path. Subway was a 5 minute walk away, making the entire city easily accessible, Vatican City 5 min walk. Good location near Vatican how ever surrounding area is dirty and smells like urine.burnt out car 50 mrs from hotel.room smelt like mould and when we arrived outside our room there was a hole in the roof with water dripping on to the floor.we told the front desk staff and they did not care much and seamed a little surprised to here this .you would think […] that they would now if their was a water leak in the hall way were hotel guest walked past.room was very cramped for four people,very hard to move around room with luggage.Basin in bathroom leaked water on to spare toilet roll and onto the floor,mentioned to front desk staff nothing was done about it,so we had to keep asking for more toilet paper as spare roll was all soaked and could not be used.Safe in the room did not work and after telling staff twice to have it fixed gave up in the end.overall hotel in bad state and in need of repair/refurb. The hotel is located very close to the Vatican which was very convenient. Is also very close to the CIPRO metro station hence travel within Rome was also very convenient. The rooms were clean and cosy but what ticked me off was that inspite of specifically booking a triple occupancy room it appeared that we were given a double room with an additional […] cot. Breakfast was ok but the coffee was a big disappointment. May be we expect too much for a cappuccino :) . The service ranged from wonderful to abysmal depending on the person at the desk. e.g. the Receptionist went out of his way to book us last minute on one of the Rome tours.on the flip side we had to remind them 5 times across the whole day to remove the spoiled milk container from our room. There was also a lack of basic common sense in service like keeping 3 cups for tea/ coffee in the room when it is booked for 3 people. Every day the additional cup had to be requested again. This was exactly what I needed for my time in Rome. I had two days and was spending them both at the Vatican. The room was small but very comfortable.
