This was our first time at a bed and breakfast and we have to say that this was the best get away that we have ever had. Cindy the inn keeper was amazing and made us feel that it was our home. She would go out of her way for anything. I would HIGHLY recommend this to everybody. A beautiful place with fantastic hospitality, who wouldn't want to stay […] here? "What a wonderful B&B!"
This is a wonderful place to stay, very comfortable, jacuzzi in the room. The staff is extremely accommodating. It' in a great location, just off Bellevue Avenue, where most of the mansions are, and is also very close to the waterfront/shopping area, as well as the Touro Synagogue nearby. This mansion inn is very convenient to all activities in Newport. The service provide by inn keeper Wendy is superb. Even thou I arrived very late she was able to make sure I was able to get a key then checked on me. The breakfast is excellent. So nice to have a parking lot next to inn as well. "Wonderful B&B in Newport, RI"

First I give the Innkeeper a 5 star review as Cindy was a sweetheart and made my 36 week pregnant wife feel very welcome and gave us a room on the first floor which was overly spacious and beautifully decorated. She even gave us a late checkout time so that we could spend some time walking around town and then shower up later as we were planning a late departure. While I give Cindy a 5 I can only give the B&B itself a 4.25 as the front porch was under construction due to some rotting boards (at least they are fixing it which is a good sign) and some of the patio furniture needs updating and had a plastic tablecloth. Lastly while our bedroom was GORGEOUS our bathroom, while meticulously clean, was dated from 80's with a purplish tub and shower which you had to step up into. While not a problem for younger guests like ourselves I'd be a little worried about my grandmother getting in and out of that shower. Its probably a $15-$20k upgrade the owners aren't willing to shell out for a perfectly functioning and clean tub/shower combo...but if they want a 5 star they should. The rest of the common area is beautiful and clean with a large dinning area. Breakfast was great and Cindy was very attentive to all the guests. Since we checked out late I got a chance to peek into the other rooms and the three that I saw were as gorgeous as our first floor (but not as spacious) and more importantly the bathrooms were updated as I wanted to check in case we choose to stay again...which I definitely would. Ive stayed in several other B&B's in town and for me this ranks among the best I've stayed in. I read "the splurge that wasn't" and frankly $1100 for ANY B&B isn't worth it in my book for 2 nights. But that's Newport for you. We paid $325 for one night and I thought it was a very good value vs. $250 + tax Priceline deal I could have gotten at the Hyatt on Goat Island. Anyways thanks again Cindy and we hope to be back next year after the baby is born and we can get a babysitter!

Always a bit reluctant to stay overnight at a strange place. The Innkeeper, Cindy was very accommodating and friendly! Delicious breakfast with coffee, juices and breads. Nice and quiet. Good area. Would stay again.

We stayed here earlier this week. Really enjoyed the location and ambiance of this place. Cindy made us a delicious breakfast each morning. This a great little inn - quiet and nicely appointed. We would definitely return and highly recommend.
"The Splurge That Wasn't."

Let me get to the good stuff first. The location is really good and walkable to most everything. The bed was comfortable. That's it. I admit I booked pretty close to our travel date so there were not many options left and most of the ones I looked at did not have good reviews. The Bayberry Inn looked like a good option though very pricey at $500 a night. I figured "Oh well, my husband will like the upscale accommodations and it will be a treat for us." Except it was like any other ordinary B and B and not worth the money at all. Maybe half that at least. Hence, we paid for the splurge but didn't get it. I have stayed other places in town (7 others to be exact). They were less expensive and nicer. The inn is not well staffed. Cindy was the only person we saw the whole weekend and she seemed a bit overwhelmed or just not into ownership anymore. I never saw anyone after breakfast! Breakfast is only one hour too (starting at 9am so tough luck for those who want an early start) and I found her eating her own breakfast in the kitchen when I came down. She is sweet and gracious but I feel like she tries to make up with smiles for an inn that appears to be running down (certainly has some cheapish decor in the rooms) and the paint is peeling and the gardens are really not up to snuff. The back yard, which has nothing to recommend it, contains dead plants in pots. How much effort is it to toss those? The promised WIFI did not work. The vanity counter was about 6" above my knees, perfect if you are 4'9". The lamps were dusty. The roller shade didn't roll up, etc. The breakfast food was pretty good and Cindy cheerily asked everyone in the dining room if everything was satisfactory at breakfast (meaning she doesn't really want to know cause who is going to start complaining out loud in a room full of guests) and I didn't see her again until leaving and her whole family was with her. I just was disappointed in the whole environment, feeling at times that we were a bit of a bother. How The Bayberry gets these reviews I do not know and I suspect some of them. Though upon arriving home I did get an email from Cindy asking me to review the inn on Trip Advisor so perhaps people feel compelled to be gracious. For over $1,100 for 2 nights here with tax, I cannot be. Sorry, but you asked for the feedback and here it is. I won't stay again because the value is not there.

We stayed for two nights at the Inn. First impression as we drove up were the grounds were a bit unkempt. Although there was plenty of off street parking, which was great, the grass was very brown and the landscaping was in need of trimming. There is a big wrap around porch with some seating...very nice. The common areas inside are very inviting; a nice foyer with plenty of brochures of area restaurants and local happenings, a library with coffee, tea, water and delicious cookies, and the large dining room where breakfast is served. The Inn is very conveniently located, just a 10 minute walk down the hill to the waterfront. We stayed in the Bayberry Suite. It was nicely set up and overall comfortable but for the price we paid, there were some issues. There are very large windows but the drapes do not completely cover them which is a privacy problem at night when we had the lights on and the light shines in in the early morning which was annoying. The shower has a very complicated control panel with jets, etc. You'd need a manual to figure out how to turn it on!!! Also, the shower head leaked all over the wall outside the shower stall. The shower door was broken and the track was dirty. But other than that, the room was very clean overall. We reserved our room over the phone and were told we would receive a 10% discount on the price of the room, however, our credit card was charged for the full amount plus taxes prior to our arrival. Before we arrived we contacted the innkeeper through email to discuss this and was told the price was already discounted, however, it clearly was not! Since the innkeeper knew the problems we had with the bathroom shower, we were hoping we would receive a credit. Never happened. Again, not to nickel and dime, but this is an expensive night's stay and for that kind of money, one should expect exceptional accommodations.

We had a warm welcome and an excellent stay at the Bayberry Inn of Newport. The Inn was beautiful and the room we had was an upgrade due to booking problems and was wonderful. The Inn keeper, Cindy, served us a marvelous french toast breakfast with berries and syrup on top that was out of this world. It was relatively a short walk to downtown Newport with all the shops and restaurants. We had a busy day in Newport and were glad to come back to such a nice place. We would love a return stay here sometime.

The rooms are not only beautiful, but I have never felt so welcome...rose petals, jacuzzi, totally immaculate with great breakfast. I will always remember the kindness I was afforded there. Didn't want to leave. I will definitely stay there in the future. Simply fabulous time. Loved it.

As soon as we walked in to the Bayberry Inn we felt welcomed and relaxed. The hosts were warm and gracious. The Inn is situated on a residential street within a few minutes walk to downtown shops and restaurants. It's also nice to be able to avoid the downtown traffic when coming off the Jamestown bridge. Breakfast was amazing as we ate on the porch with the sun shinning through the trees. The Newport room was fantastic, with a large comfy bed (had great nights sleep), and also a Jacuzzi tub to soak tired muscles after a long day of biking and walking. We had a great time and will definitely be back.
