We checked in after hours and were amazed at the ease of parking and check in.It is a condo not a hotel so there was no maid service, we enjoyed not having anyone come into our room. We went to this hotel/condo 10 years ago and it is still a great place to stay!! It is farther from beach now due to more hotels being built. The pool was nice and the activity deck was WONDERFUL!! We played ping pong and swam in the pool. Exercise room had a lot of equipment, very nice. Hotel security is great!! You must use key to use each elevator […] and getting a place with parking is highly recommended as there is no such thing as FREE parking in Honolulu! By the way, nothing is FREE now in Hawaii. Hanauma Bay is recommended but it now costs 7.50 per person and you must watch a video about the reef before entering the bay and the video is only played at certain times. Pali Lookout, you now have to pay to park to stand at the lookout. The Bowfin Submarine now has an admission fee, we didn't go because I had seen before. Do not MISS the Kualoa Ranch! it is a bit pricey but well worth the money. This hotel is GREAT!! Food is ultra-expensive so save money and buy groceries and make breakfast in room each morning! The first morning, the only place open for breakfast (besides fast food) was a hotel with a gourmet buffet and we paid 20 bucks EACH!! The next day we made french toast in our room!! "Sacrifice Comfort for Location"

The location of the Royal Kuhio is A++; you are within 2 blocks of the beach, great restaurants & shopping. Unfortunately the unit itself was very dated; shag carpet, dark & tacky kitchen cupboards ,noisy window air conditioners, lumpy mattresses, useless bath tub. From reading other reviews, all the units in this resort sound the same but if you don't intend to spend much time in the unit, the location is great and the resort amenities such as the pool, laundry facilities, on site parking and security are all worth a little sacrifice.

The constant beeping is awful. There is a recycling collection point on royal Hawaiian st which faces royal kuhio condos ocean side. 3 mornings a week Monday being the worst, we were awoken with constant beeping from 4 am to 5:30 am. Someone needs to address this unnecessary noise at wee hours of the morning. There need to be noise ordinances which are enforced. Too much unnecessary beeping and motorcycling reving.

We just returned from our 12 days in Waikiki and thoroughly enjoyed it! The 2 bed/2 bath condo was just what I wanted for our time with our Son and daughter-in-law. The condo was spacious and beautiful, and the views were amazing. Alii Beach Rental staff were very helpful and allowed us to send a few packages to their office. The condo was clean and had everything you could want. The kitchen was well-stocked. The price was right and the location perfect! Thanks so much for a wonderful stay!
"Unit 2403: Dirty, Smelly & Shabby"

Read carefully then make up your own mind as condo testimonials on several websites are not accurate (perhaps planted by condo owner and/mgt). CONDO: Unit 2403 (managed by ALII Beach Rentals), two weeks in early 2014. Below level of low grade old motel, barely equivocal lent to a two star shabby motel. Carpet heavily stained (they tried to remove some of the stains on carpet and kitchen chairs), sofa has lost firmness and is dirty (we covered it and sofa cushions with towels), bed mattress poor quality (we would wake up feeling pressure sores), sheets very old, comforter ancient (replaced after we complained), dust everywhere, tv very small and placed on an inadequate side table with cable wires everywhere (very unsafe), electrical cable behind kitchen sink (very unsafe), fridge has almost no door brackets for drinks, kitchen chairs stained and not intact, bathroom very poor, long mirror needs urgent replacement, and every surface was dusty and/or grimy. BATHROOM: Grimy bathtub and very tiny toilet in incredibly small room. The toilet is so low that for gentlemen, this can create an unexpected issue as genetalia make contact with toilet bowl water. Little room to move. Plastic and cheap shower fixture. Taking showers is difficult. Drain hole has a removable filter which when I lifted it to remove hair looked as though it had never been cleaned as it had clumps of different colourd hair (disgusting). Switch to use shower is makeshift pin that is hard to use. On first night it was broken and we were unable to have showers. Hand sink is set before bathtub room. If you want some privacy in bath area, forget it here. If you use toilet in the middle of the night and want to wash your hands, this is adjacent to bed and lights will wake up anyone else. If they were to put a door to washbasin area, this issue would be eliminated. MAJOR ISSUES: Rental price should be well under $70 per night, as the state of this condo is unacceptable. Dirty, shabby and positioned at back of building overlooking canal. Reasonable view, but major noises all night makes it difficult to sleep soundly. We had to keep balcony door open at all times because of smell in room. Unit above very noisy, the people above were constantly moving furniture, and when they opened their balcony the noise was excessively loud. Lobby has very unpleasant insect repellent smell. Lifts do not work well. Got stuck in lift with major shaking and doors not opening . . Very scary experience. BUILDING: So old and shabby, should be demolished. Lifts need to be fixed. Carpet in corridors heavily stained. Smell of insect repellent everywhere. The day after we left there was scheduled insect spraying on level 24. Did laundry on level 7 and found the cleaners using all the large dryers. They were doing the sheets and towels in the guest laundry. Unbelievable! They had a mountain of laundry, no wonder check in is 3.30 pm. Security person in lobby does not want anything to do with tourists. There is no front desk, and no one to ask basic questions. Not a welcoming feeling, quite the opposite. They were doing major repairs to water pipes, so water was often off for many units for several hours at a time. The lifts are dirty and in disrepair. Plumbing is old and antiquated and there were constant water cut offs due to repairs. As you approach building the smell hits you, and once you are in the lobby the intensity of the smell becomes even more offensive. LOCATION OF BUILDING: Located in an increasingly shabby part of Kuhio Street. With the international market place due to be demolished, this building will soon be very close to a major building site, so that noise and dust levels can be expected to even worse for several years. MANAGEMENT COMPANY - ALII BEACH RENTALS: This company should pay for quality cleaning, not the current woeful cleaning that is supplied with the $120. Does not supply renters with telephone number. They should not charge same rates as better units in other buildings. Would never rent from this company again as this experience makes it clear that they have no standards. Cannot keep blaming owner. Should at least charge much lower rates for condos like 2403, as this would tip potential renters to issues. The very positive testimonials on their website look suspicious, and did not come close to matching what we found in the unit. POSITIVE POINTS: Bus stop outside building, free internet, balcony and view ok. These are the only positives. However, these are easily found all over Waikiki as our previous six trips confirm. OVERALL HOLIDAY EXPERIENCE: This was our seventh trip to Honolulu, which we love. But on this occasion we could not wait for our two week vacation to end! The state of the condo and building made this a very depressing trip. We were looking forward to another enjoyable stay in Honolulu, but sadly this did not happen. I hope the owner and mgt company get karmic payback for making this unit appear to be far better than it is on the internet, and for the poor quality and cleaning of the unit. If the condo had been accurately portrayed and priced accordingly, we would never have rented the condo. PHOTOS: I have taken photos to substantiate above points. NOISE: Waikiki is a noisy place at night. But when we stayed at comfortable hotels where there was good air conditioning and we could leave the windows/balcony closed, there were never any noise issues (excepting the Ala Moana hotel that appears to be near a hospital). In this condo, the smell is so bad that you are forced to keep the balcony open at all times, and at night this means you are subjected to excessive street noise. We were unable to sleep soundly throughout the two weeks. COMMENTS/REVIEWS: I strongly suggest you discount good and excellent reviews in Tripadviser and elsewhere and read only average, poor and terrible reviews, as you will find many of these are from people who have been to the unit in recent times. I wish we had done this, instead of reading all reviews for the last twelve months. LASTLY: Will never rent in this building again. Would rather stay fewer nights in a minimum four star hotel for same amount. This condo and building are no more than a very low two star. Less if you include the dirt, disrepair and shabbiness. Have stayed in slighter older condos in other countries where cleanliness and quality made the stay enjoyable. Here, they have given up and just don't care to provide basics. Even the drapes had multiple holes that added to the sorry state of this unit. Management companies that claim they are not aware of such issues are either lying, or don't care to inspect the properties they manage.

This hotel is good for the price I paid, somethings are out dated. I went for a late swim an to my surprise the pool wasn't heated not to mention the gym equipment was very out dated and just wasn't working. The unit was very nice clean. It would be more convenient if WiFi was in every unit its was such a inconvenience to have to go to Lobby to handle business. I hope that the upgrades include some of the for mentioned.

You get what you pay for, and it was very responsible for Christmas - new year period. The apartment was tiny and old, pretty banged up, nothing matched, curtains hanging off, sliding door didn't lock, water pooled on the patio. Air con was very loud. We were comfortable but it wasn't delightful at all. Guest laundry is a bonus, gym was crappy, nothing was plugged in so no resistance. Free parking is great. Location is pretty good too. Beds and bedding were crappy. Never used pool as it was an unattractive area. Staying here kind of overshadowed the trip.

You get what you pay for, however, this condo is sub-standard, even for a budget unit. We rented from Hawaiian Condo Resorts and this was the only condo available for the time period we needed. Pros: Comfortable, albeit small double bed Cons: Carpet was stained and dirty. Couch was stained and dirty. I covered the couch with towels for the time we were there as it was too dirty to sit on! Both the carpet and couch need replacing. Had to get the maintenance man to fix the TV as it wasn't tuned into the channels. We were unable to pull out the shower knob to turn on the water. Maintenance man looked at this also and was unable to make it any easier to operate. We were finally able to work out that if you pulled on it at the same as turning it left and right, it would finally produce some water! The toaster didn't work. This was replaced the following day with a second-hand one that did! Burners were uneven (stove needs replacing) There was no oven tray/dish. We were told to go out and buy one of the foil trays at a supermarket! The towels were old, worn and worst of all STAINED. Luckily for us we had brought our own linen with us as we were relocating. Linen needs to be replaced. Lanai overlooks the tennis/basketball court. OK if you like the sound of bouncing balls! Only supplied with one small cake of soap and one toilet roll. You need to supply washing up soap, dishwasher powder, tea towel. There was an old pot scrubber supplied which I did not use! Summary - look elsewhere if this is the condo they offer you. It is in need of a MAJOR total upgrade!

The kitchen provided everything we needed, we never heard any activity from our neighbors, and it was very centrally located so that it was very easy to walk to everything. Beautiful view. Free parking, and they provided beach towels and umbrellas, which was very handy. The cons: the lobby smells like a sewer. It looks very clean, but we had to hold our breath from the door to the elevator every single time. Seriously, it is AWFUL. The pool is too cold to swim in. The change machine for the laundry was broken (and even if it had worked, they would have given $.75 for every $1) and the security people were not helpful in that area. I think if you have a broken change machine, your staff should be ready to make change for people. The street is extremely noisy, even from the 24th floor, so we had sleep with the windows shut and the air conditioner on. Our beds (2408) were very uncomfortable.

Just a contradiction to some bad reviews written on this condo. My husband and I stayed there from Dec. 1st to Dec. 9th/2013 and found our unit very clean and comfortable. Our stay was through Vacation Internationale and the only thing that I would like to address is that the pool was quite chilly. Apparently the heater was broken but everything else was fine. There are other units through other companies in the same building so maybe some of them aren't up to standards.

we stayed at royal kuhio for 2 nights in dec 2013. we are vi owners so we only paid the booking fee of $60 plus points. The location is really good, across from mcdonals, abc stores, int'l market and other shops/ restaurants. We stayed on a 1 bdrm, it has everything we need and it's a huge suite for 3 people. There are a couple of small cockroach in the kitchen though, I didn't like that but it's Hawaii. they provide swim towels but the towels look disgusting. the pool is not bad and the rec area. The place is like home bec of the condo style accomodation instead of a hotel type place. the lobby and elevator need some updates though. It's not too bad and will stay there again.
