The bathroom was not clean enough to shower in, we opened the window and almost couldn't close it as it doesn't work properly, I was scared to touch the blankets, etc... It was convenient, but not at all nice and not that cheap.

We only stayed here because we were desperate for a room in the Providence/Boston area on a Saturday night, and this was one of only 3 rooms available in a 50-mile radius. The motel is very run-down and outdated. The sheets were thread-bare and had holes. The shower had someone's hair on the walls and its floor was dirty, so we did not use it. The ice […] machine was broken. The hallways stunk of years of cigarette smoke. Our room did not smell of smoke but did smell musty. The staff was certainly pleasant, including continental breakfast delivered to my doors, and the food at the restaurant very good. However, the hotel (or motel) is still in the 1950s and needs to be drastically modernized, including cutting the over grown bushes and shrubs cut and trimmed. The age of the motel is evident in the rooms; no comfortable […] chair; falling down curtains, and a persistent odor of cleaning fluids collected over the past 25 years! The hotel has definitely seen better days....carpet was worn, the chair seats were heavily stained, as was the side of the mattress. Sheets were thread-bare and a shade of grey. - therefore I slept on top of the bedspread on a beach towel I had in my car....didn't take a shower because I didn't have flipflops & the shower floor was questionable. This hotel has a nice staff and location. The problem is that everything is old. The shower just barely worked and the room was very musty. If they simply fixed the rooms up I would stay here again, but outside that possibility no.

The bed was incredibly comfortable and getting free breakfast delivered to the room was nice. The decor was outdated and the towels were scratchy. I couldn't access the wifi. Very quiet rooms. A pleasant stay but not the best.

The grounds of the hotel have great potential with beautiful mature pines and pond. The bed was comfortable and desk manager polite. After that there's not much positive to say. The bathroom shower was particularly awful and they have a strange concept of bringing coffee and toast to the room at a designated time.

The King's Inn is too expensive for what the hotel is like. It smelt of stale cigarette smoke, and the windows you could not see out of at all!!!!!!! I will do the extra travel time and stay at a comfort Inn or elsewhere. I had to wash everything that came with me or air out because of the odor.

The exterior of this hotel is not representative of its rooms. The rooms are quite clean, roomy and comfortable. Also, the owners and staff are very approachable and accommodating if you are not satisfied with your accommodations. There is also a lovely pond behind the hotel where you can sit with a book and enjoy nature. The hotel is only 3 min drive […] or 15 min walk from a lovely downtown Putnam with fantastic restaurants and fun shopping. The river-walk is fantastic and ends with a lovely waterfall. The location of this hotel is worth it. In the summer, bring bug spray, especially when walking along the river, the bugs do bite. Read more

Not sure of the age of this hotel, but it surely old and looked like nothing has been updated at all. It was the 2nd stay in the past year for me. 1st time had snow on the ground. Nice scene, but room had empty beer boxes under bed & dead bugs near heating unit. 2nd, most recent visit, room was clean, but 1 mattress extended beyond bed frame. It was not so comfortable. White towels were stained. Not knowing if they were washed or not, some of us bought […] towels at the local Walmart to use. The Inn had a cozy bridge overlooking a pond in the back. It was an excellent scene, but the property was full of poop! Duck poop? Cat poop? It was like walking on top of a litter box. Not a foot to be spared. This Inn has great potential to be a 5 star. I could not recommend it to any one. I stayed a second time because the Hotel of my choice had no vacancy and I needed to be as close as possible to my destination. Location was the reason we stayed. This hotel is old and dirty. Not a good combination. The shower was dirty with mold in the cracks. Doors use a key, not a card. Blood stain on sheet and mattress.

Good for a night to getaway. Receptionist was very nice upon check in. Our room needed work. One of the lamps was loose and didn't work, also the faucet was not secure on the sink. Definately a case of you get what you pay for.

I have stayed at higher priced facilities in the area, and after discovering Kings Inn, I have made it a regular over-night stop. The rooms are clean, although some of the chairs are stained from age, and there is a stale cigarette odor in the hallway (must be in the carpet, since everything has been freshly painted).
