This was our first experience with a Bed & Breakfast. We are traveling with our dog & searched for pet-friendly accomodations. Beech Tree welcomed our dog "Cinnamon" to their B & B. "Cozy hotel with a great breakfast"
We had a great stay in the Beech tree inn and cottage. The hotel is located in a typical beautiful Newport house. The room was large with a comfortable bed. "Excellent stay - just 1 hiccup"

My boyfriend & I stayed here for 1 night over Labor Day weekend. At first, they were overbooked & thought I cancelled the reservation. (I had made a change from 2 nights to 1) so I thought we would be moved. Luckily, we arrived early & they gave us the last king room with jacuzzi & fireplace. The photos do not do this place justice! The room was very clean & spacious. The bathroom was also very clean. The jacuzzi tub in the bathroom is HUGE. The ONLY negative was that the jets didn't work. But the tub was still a nice added touch. Breakfast was plentiful & absolutely delicious. This was our first time in Newport & have already planned to stay here again next year. The location of the place is perfect - literally just minutes from everything you would want to be near in Newport.

So we stayed here last night and could not have asked for more. This is the best B&B that we have stayed in. Prompt checkin on arrival - with fresh baked goodies, coffee and the biggest selection of Tea I have ever seen. Really comfy bed and every little thing that you would need. The breakfast was amazing and all home made - and it was just the perfect end to the perfect holiday (vacation). Jannette - you are just the best and I would give you higher than 5 star if I could.

Fifty yrs plenty of hotels in us and Carib never wanted to do the bnb thing. A last minute urge to go away for the w.e. With dog,teen and wife brought me to this impressive lodging home , I say home because it felt like one thanks to excellent owners Jeff and Jim...completely updated rooms,quiet res. neighborhood,big breakfast,plenty of off street parking,ice machine,parlor,front and back entrances,tables and patio in rear. Granted I stayed in three mr suite so I can't speak for smaller rooms but I had luxury of private deck and all three rooms were spacious,especially bath. Decent walk to downtown so if you have kids,elderly,handicapped taxi better option. We biked and walked everywhere as wife's an athlete .love this city,only stayed overnight one w.e. Prior for folk fest so much to do,recommend scooter rentals with three choices of motorized transport. Kudos to Jeff for making all feel welcome,remembering names and pleasant convo during breakfast and anytime interacting with guests.

We had a conference at the Naval War College and talked to Jim, owner, before booking for 4 nights. Location is less 10 minutes to NWC (of course rush hour to NWC can be 1 hr to gate). Beech Tree was suggested by TripAdvisor when I was searching and the photo looked quaint and charming. We had a rental car so came directly from TF Green and concerned when GPS took us through very bad street repavement to get there. But once we got our bearings, the route out to the main street was fine. It was after 5pm when we arrived and our keys were waiting with a nice handwritten note. Our room was on the 3rd floor. We don't normally stay in B&Bs so was annoyed at not finding an elevator (duh, homes don't normally have) but once we realized that the hike up the stairs with luggage was doable. Watch out though, the stairs are steep. Room was large and very comfortable and clean with a fireplace (note to self - come back in winter, looks cozy). Decor was neutrals, gray, beige very calming. Bathroom was modern and everything had the appearance of being extremely well-kept and freshly painted. King bed was comfortable. Room had French doors that opened out to a large shared porch. The country kitchen on the same floor had another walk out porch. There was no mention of coffee in the morning, but a little detective work and we found the Folgers in the cupboard. We had to leave very early so making the coffee and wonderful smells made the morning bearable, having coffee on the porch at sunrise was wonderful. We missed the wonderful hot breakfast that comes with the price of the room due to the conference but made up for it two days later. The dining room area has about 5 tables and the cook made the full hot breakfast to order, everything delicious, and excellent! The whole stay was very, very lovely:)! All the houses around the Beech Tree were well maintained and neat. We had a nice conversation with Jim and his family members, all nice. We told them it felt like home to us...definitely highly recommend and on our list again next time we are in Newport.

I brought my family to Newport for a wedding over the fourth of July. Our son and daughter are in their twenties and we were able to stay all together in the cottage. This is a great place. The property is well kept and the owner is on-site. Our unit was clean and we would come back here again. They offer a nice breakfast, too.

We went with our two children. The room was large and accommodating. The breakfast was ok but they were not very accommodating to my food allergies/ sensitivities ( I have celiac and cannot tolerate any type of gluten) although I expressed my situation ahead of time and was told they could accommodate me. We ended up eating breakfast out the rest of our stay. We never met the owners, only the staff, which were nice enough, but it felt more like a hotel rather than the kind of B&B we were used to staying in. We really wanted to give our kids the experience of a traditional B&B. the kind where the owners meet and greet and prepare the breakfast at a communal dinning setting. It wasn't that kind of place. Although clean. I felt it was a bit overpriced for what it was. We won't be back.
"Welcoming & Extremely Clean B&B"
Newport was the first stop on our trip and since we don't stay at many B&Bs, we were pleasantly surprised by our visit. We only stayed one night and upon our arrival, we were greeted by the owners. They gave us a map and explained the area to us and how walking is the best option. We stayed in the Cottages and on the top floor. The room which we stayed in had a King Size Bed and a Jacuzzi within the Room. It was extremely clean! The cleanest room that I have seen. The bathroom also had a walk-in shower, which was also clean. The B&B is in a good location and about 20 minutes from town. They offer parking, which is a definite plus! (We relied more on Googles Map, so we walked sort of out of the way and should have relied on the map we received). It is safe to walk around. We arrived for breakfast, which also included being greeted by the owners for nice conversation. We helped ourselves to coffee/tea, juices, fruit salad, muffins/toast and then a choice of breakfast. The breakfast is not overwhelming but enough to get you through the morning. The stay was definitely a positive beginning to our New England road trip and would recommend it to other Trip Advisor reviewers.

we found ourselves with little choice in visiting Newport. We may feel differently now. The Beech Tree Inn was wonderful- an absolutely beautiful, spacious room with a small terrace, a delicious breakfast each morning without having to be overly "social", and a setting very consistent with the New England Maritime feel of Newport. While not inexpensive, the room rate was somewhat lower than similar establishments, and the overall feeling was that we definitely received our money's worth for the Inn. The only modest caveat that I would offer...the establishment advertises itself as being within walking distance to town...and it basically is- but it's one very healthy walk! Can it be done? Absolutely...but as Chris Rock once said, "....you can drive a car with your feet, but that doesn't make it a good idea..." Yes- you can walk to town, but relatively inexpensive parking is available there, so just think about it...

We had the most amazing stay here. We felt like family that were visiting and nothing was too much trouble. The room was large with an extremely comfortable bed and the daily cleaning was second to none. The breakfasts were delicious and being able to sit outside as well as indoors in good weather was welcome. Newport is such a lovely place with so much to do and the Beech Tree Inn were able to advise on all there was to do and had lots of information in the foyer. The area that the inn was in is so pretty with avenues of pretty houses and it was lovely to have a stroll in the mornings around the neighbourhood. We will be back - there was absolutely nothing to complain about and you can't say that about many places. Thank you to everyone at the Beech Tree for making our 4 day stay so wonderful.

Really enjoyed staying here. Much larger room than we expected. It's was lovely having a private decking area. Very warm welcome from the owners. Good breakfast and very clean well maintained bedroom and public areas.I would stay again because it's walkable to the centre of town and the beach area. Good public transport if you want to ride downtown.
