If you want a place that is authentic old Boston and close and convenient to everything, this is the right place. The staff were always nice and very helpful. The room was lovely. "Nice hotel, excellent location"
There was a minor mix up with the room we reserved/received. The staff kindly waived our parking fee for 2 days to compensate. We really appreciated being able to park the car and walk for the duration of our stay. We intended to use Boston's efficient public transportation but found that due to the hotel's excellent location, we were able to walk everywhere. […] Our room was very comfortable and clean. "Right in the heart of Boston"
I stayed there already a few times and always enjoy my stay there. It is close to everything and a lot of nice restaurant are in the area. The room we stayed this time was facing the alley which was quiet at night but had some cooking smells from the restaurants.Genuine Hotels.com guest review
"Nice overnight stay"
We enjoyed our stay. I have no complaints at all. It's a great location with all the shops and restaurants. The complimentary breakfast was an added bonus.Genuine Hotels.com guest review
This is an adorable little hotel right on Newbury St. , we only stayed a night but perfect for our needs. We had come in a little earlier than check in to go to a Red Sox Game. The staff allowed us to check in and park our cars, so we didn't have to pay for extra parking. Staff was great and the room overlooked the back alley , but was quiet, and comfortable. […] Would absolutely stay here again anytime I am in Boston. Read moreGenuine Expedia guest review
I was pleasantly surprised... sometimes "guest houses" have a lot of extraneous personal belongings. This was more like a hotel. Clean rooms, no frills, friendly staff, and a better-than-average (included in the price) breakfast. The bed could have been a little more comfortable, but wasn't bad. I hadn't realized there was parking - good to remember […] next time. I also had a very quiet room at the back of the house - I wonder if it would have been noisy on the Newbury St side as there are nightly motorcycles that race along the street at 2AM ? I would not have wanted to pay more than the discounted rate of $225/night for a room with 1 queen bed. The location couldn't be more convenient. I would definitely stay there again. The inn was just lovely and both quaint and modern. The location could not have been better. The street is full of wonderful shops and cafés and the adjoining cafe gives guests of the hotel a 10% discount which is great! I am very happy to have stayed here.Genuine Hotels.com guest review
We enjoyed our stay here for a number of reasons but #1 was the location, we were able to walk to the freedom trail, Fenway Park, and the Charles River. The streets surrounding the hotel were full of restaurants, shops, beautiful old buildings! The room was clean, staff was friendly and helpful. Wifi and breakfast were free as well. "Charming, comfortable place to stay-great location"
Perfectly located in a vibrant community. Odd room numbers face Newbury Street-great for watching the bustle. Even numbers the back of the building-quieter. Lots of shops and eateries. The staff is friendly and efficient. We will definitely stay here on our next trip to Boston.Genuine Expedia guest review
"Conveniently located to walk to many sights"
The stay were so unwelcoming that I would call them rude. There is no "service" of any kind provided. I had problems with their wifi and the front desk person's response was "well no one else has mentioned it" so I guess my mentioning it wasn't valid. The toilet barely flushed, the TV remote was frustrating to figure out how to work and staff had to […] come up 2 times to help me with it and they seemed confused by it as well. The breakfast was no big deal and the Roost where it was provided was often hot and uncomfortable. Also there are many steps up to the guest house that you will have to carry your luggage, because as I said earlier there is no service to help you with anything. The carpet in the lobby and halls make it very difficult to roll your luggage over and there is no AC in the halls or elevator which added to the discomfort of this place. Considering how overpriced it is for the above mentioned facilities and service I would never recommend it or stay here again. I in fact left a day early and did not even try to get a refund from Hotels.com. Don't bother with this place. Read moreGenuine Hotels.com guest review
"Great place to stay"
I stayed here for a conference at the Hynes convention center. The hotel was 2-3mim walk from the convention center, a few blocks from the running trail by the river, and close to all the restaurants. I walked to the public library and Fenway park for the game too. The hotel itself was nice and clean. Nothing extravagant, but it was just the right place […] for me to stay for a week. The Newbury Guest House exceeded all of our expectations. Excellent location in a great neighborhood. We had 2 rooms both were good sized and comfortable. "Hotel needs a little update."
While the room was clean, the paint was peeling in two spots in the bathroom. The bathroom door itself did not open fully so, in order to use the sink, one had to either close the door or prop it open with your hip. Perfectly adequate for a night but would have become irritating if I were to be staying longer. Staff at the front desk was friendly and […] helpful with directions. "Quick trip to Boston after being out of town."
Great location if you love shopping on Newbury Street. Many wonderful cafes and restaurants with outside seating just steps away. Very short distance to get to a perfect place to go for a run. The staff were very helpful with directions and any request I had. I will definitely return.Genuine Hotels.com guest review
The Newburyport Guesthouse was located Just two blocks from Copley square and very convenient to access the convention hotel that everyone else was at. We loved being able to walk out the door and have wine in the late evening at the French restaurant downstairs and an excellent India restaurant down the street, the Japanese and Tapas restaurants across […] the street and a fabulous pizza place just up the street with an incredible smoked salmon and shrimp pizza as well as a mushroom pizza that had a Mediterranean flavor . We ran out of time and have to come back to explore some more. Read moreGenuine Hotels.com guest review
It was not as quaint and B&B as I thought it would be. Stairs were narrow, creaky and hard to navigate. Elevator was SLOW! Room was a standard hotel room with no special touches I was expecting from a "guest house". Our view was horrible. Looking into a back alley parking lot, not the trendy boutique scene of Newbury St., although I realize somebody […] has to stay on the bad side of the hotel, nobody like it. Breakfast in the restaurant adjoining the hotel was adequate, but they ran out of certain items quickly. Nice location to restaurants and shopping. Read moreGenuine Hotels.com guest review
Quaint, small hotel in the most beautiful area of Boston. Lots of shops and restaurants around and easy access to downtown. The hotel does not have all the amenities that one might like but the room was nicely furnished, clean, and the breakfast was delicious! "Great location. Walkable neighborhood."
Excellent stay for a family of four with a preteen and a teenager. A nicely prepared hot breakfast at hotel's Roost Bistro. Loved the small intimate size of 32 rooms total. Staff accommodated a request to switch to a front room half way through our stay so that we could experience the Newbury St frontage. "A wonderful location"
The guest house was on Newbury Street- a great shopping/restaurant street that ends in the Public Garden. It would be hard to find a better location. The room was nice. - king bed with a bay window. Our only two criticisms were that there is a restaurant right outside the hotel (our room faced Newbury Street) and we could hear noise from the diners […] siting outside. On a weekend I imagine it could be very noisy. Also the lights from the street shone in our room even with the blinds closed and it was hard to sleep. Read moreGenuine Hotels.com guest review
"Paying for location"
No real bargains here, but remember that this is one of the high end neighborhoods of Boston and close to most attractions. Room was good, clean and spacious. Breakfast was disappointing and a bit chintzy considering the rate. But you get what you pay for, location, location.Genuine Hotels.com guest review

This was much nicer than I expected from a converted townhouse. Nice big room, very clean, very good breakfast. Great area to walk around in with lots of shops & restaurants. It's within easy walking distance of the T, and only about a half-hour walk to BU.Genuine Hotels.com guest review
"Close to almost everything."
We stayed here for the proximity to Fenway, and it is an easy..and nice walk. My only issues are relatively minor when put up against the amazing locale. So, issues. The bed was a board. I slept fine, but my wife didn't. It wasn't as bad as she made it out to be; but for the price, it should've been better. The shower, and really the bathroom in general […] should be updated. My overall impression of the room was positive. The staff were great, and the locale could not be better. I only stayed there because of proximity to my destination, but of you're looking for a good place to stay relative to many, any things to do in the Back Bay, the Newbury is hard to beat. "Good in location. VERY LOUD at night."
Room was a little small but perfect for just a couple of days for just 2 people. We did not sleep very well due to the noise and therefore, would not go back. There was some noise outside, but it was mostly inside. The flooring and elevator system creaks, LOUDLY, and goes right through the floors and door. Anytime someone walked up the stairs or down […] the hall at night you heard them-voices too. Stay as far from elevator and stairs as you can. We faced Newbury Street which was nice. Beautiful from outside. Took a lot of effort to get to via car. Parking was easy due to paid spots behind the hotel in the alley. Beautiful from outside. The area was great to shop and walk around in. It was further than they said to Fenway-about 30-45 minute walk. We didn't do the walk back in the dark because though hotel in nice area, it was more dangerous the closer to Fenway. The inside could use some updating as it was dated. Maintenance needed-painting, regrouting tile in shower, etc. Was very clean and nice linens. Read moreGenuine Hotels.com guest review

"Perfect weekend localation"
I have never ever left a review for anything. I did want to take a moment to say that this was one of the least expensive hotels I found in the area, and easily one of the cleanest I've ever stayed in. I found this hotel on a whim while booking a suprise show at the Wilbur theatre. I was excited to see it was in a brown stone directly on Newbury. We […] were not dissapointed. The staff wa very friendly. The room was quiet, fresh air with open windows and everything looked and felt brand new. So clean. There is an accomidating and lovely bar and resturaunt attached which were vere convenient both late at night and early in the am. We were very happy with our choice. Everthing in walking distance, such a wonderful time. Had to drag ourselves out of bed because it felt too much like home. Read moreGenuine Hotels.com guest review

Great location, but our A/C didn't work. Hotel was sold out so couldn't ask to switch rooms.Genuine Hotels.com guest review
Just needed a place to stay for one night since Expedia shorted me one night on my recent stay in Boston. The location of the Newbury Guest House is fantastic. I was checked in promptly and upon entering the room was very pleased. There's really only two complaints and the noise in the alley really wasn't that big a deal. My biggest problem was the […] pillows. Two hard pieces of foam that didn't come near to providing any comfort. Since the duvet was very soft, I used it as a "pillow" instead of covers. It did the job. There was an annoying little drip coming from the water line attached to the toilet. It was obvious the hotel new about it since they had placed a small plastic cup under it to catch the water. Read moreGenuine Expedia guest review

"A gem in a great location"
Quiet yet central to a trendy neighborhood, the Newbury Guest House is an ideal place to stay if you like to stroll around a moderately bustling neighborhood and have access to the rest of the city--the hotel is close to the subway as well as an entrance to the Massachusetts Turnpike. "Convenient to downtown Boston and Back Bay"
Comfortable spacious room, upscale breakfast and friendly/helpful staff. Reasonable rate for onsite parking. Only complaint: $20 charge for "extra person" (my spouse) in a room designated for 2 occupants. Never experienced that before.Genuine Expedia guest review
You could not put this outstanding boutique hotel in a better location. The room was very comfortable and the staff went out of their way to make out stay even more enjoyable.
