The staff in this Hotel were great! Very friendly, helpful, knowledgable but most importantly, genuine. There were no glib "have a nice day" type comments just sincere welcoming conversation. The Hotel itself is in need of modernisation though and after a while the quaintness of the "European style" inn wears off. The Hotel is in a great and safe location and overall we had a great stay.

We ended up staying 3 nights instead of our one. The staff was very helpful and even switched us to a larger room when we requested it. The shared bathrooms were clean and we never had to wait. Breakfast was just fine. The hotel is definitey older and there was mold in our room but good enough for two 20-somethings! I thought it was quaint and quiet. It was really easy to take the bus to North Beach and to BART. It's only blocks away from the park that runs along the water.

I am constantly using Hotels.com and have never had an experience like this. The Hotel was for sale when I arrived, so this may have been why the condition was so bad. There was no air conditioning so they had the windows open. The room was very outdated and the bedding and bathroom had long dark hair all over it. The carpet had not been vacumed in a very long time. There was no elevator, so maybe they could not get the vacum to the 3rd floor. I felt like I was camping for a very expensive price, although I would have felt better sleeping in my sleeping bag than on those sheets and headboard.

We enjoyed our stay at the Edward II immensely; it is perfect for young travelers looking for a deal or people who are not princesses. The room was on the small side, but we spent most of our time sightseeing and were using the hotel for sleep and breakfast. If you pack light and/or are interested more in touring than spending time in a hotel, Edward II is awesome. Breakfast was very good - fresh fruit, cereals, juice, an assortment of breads, spreads, and oatmeal. Good, fresh coffee and tea. The staff were quick to replenish the supply and very helpful when we had questions. Convenient to several Muni lines and has its own private parking lot.

Even through the hotel was full for the weekend,it felt like my husband and I were the only ones in the hotel. Several other guests felt the same way at breakfast the next morning. We both love the small room and the decorations. Neither I or my husband had to wait for the bathroom or showers. We would definetly stay here again.

The hotel was well located for the price. The decor was quant and Victorian. The staff was friendly. The big draw back was that the room was very cramped and we had to share a bathroom with the whole floor.

The B&B staff went out of its way to make me feel welcome. Always a smile and a hello. Breakfast was great. Maps with the bus routes are available. WiFi worked great.

I read many of the other reviews about the hotel and I would agree with a lot of what was said - the hotel is an older building and doesn't have all the comforts of some of the big chain hotels, but I would defintely stay there again. While the rooms were outdated, they were clean. To me, that is much more important. The innkeepers, Priscilla and Duane were fantastic. They helped me find my way around the area and were willing to answer all questions for me. The continental breakfast was nice - fresh fruit, cereal, yogurt, fresh breads/muffins, etc. Wireless internet was available and I had a good signal. Parking was a block away, but I think that is pretty common in the area - it is very densely populated. Good price, safe neighborhood, FANTASTIC staff - I would defintely stay there again.

If you are looking for a modern hotel with all mod cons, this is not for you. Boutique style-small rooms!- but comfortable, friendly, personal service, clean, great breakfast and superb location for the price. Will stay there again!

This hotel is very similar to a European bread and breakfast. The room was small but we were not in the room much just to sleep or change. The staff was very helpful in giving us directions and the best routes to where we wanted to go. If you are looking for a nice room with a good price for San Francisco this is a great place to stay

The rooms are extremely small and far more drab than the rooms I viewed online. There was a strange smell to the room, not dirty, does lead paint have a smell? I couldn't place it. The shared bathroom wasn't too much of a hassle considering the apparent lack of guests. The staff was extremely polite but unless you are a private sort of do-it yourself-er which I am go to a hotel. Even with all the little negative things I would go back. Can't beat the price!

The room was extremely small, lacked proper maintenance and smelled strongly of mold (good thing we don't have asthma). The pictures on Hotels.com were misleading in my opinion. Bathroom was maintained very poorly. The neighborhood is quite decent, with convenient public transport, and some nice places to eat. Walkable to the SF Bay. Breakfast was better than expected. Staff was friendly and courteous. Overall: If it is cheap you are looking for, then this may not be your place, for the poor value they provide they are not cheap. Look around for better deals...

Place was very dirty and in dire need of updating. Room (#207) was very small with not a convenient place for luggage. No A.C. and windows had no screens. Right on Lombard Street so very noisey. Carpet was very dirty and around walls and corners was filthy. Paint on walls throughout hotel was scuffed and door was cracked and paint peeling. Stair going to second floor (no elevator) had uneven steps (at different heights). They charged $12 a day extra for parking that was in a real bad lot a block and a half away. Breakfast (hot quiche) was not served until after 9 A.M. one day after most people had eaten. Many other hotels within three blocks that would have been a much nicer stay we thought. Will not recommend this place to anyone.

This hotel is in an excellent location, however the rooms are incredibly small and do not feel clean. The sink was right next to the bed and not in the bathroom which was awkward and uncomfortable. In addition, there was harly anywhere to place luggage. Based on the price I was expecting much more for my money. The location is the best part of this hotel. The breakfast was also decent.

Queen room on 3rd floor with private bath. The room was small, but comfortable bed, the Bathroom was nice. Hotel is on a busy street(Lombard) so there was a lot of traffic noise most hours of the day 5:30am-midnight. The location is very convenient to a bus stop and some food options nearby. No A/C but with the windows open the room cooled just fine due to temps in San Fran, the downside is more noise. The staff were super nice and very helpful and accommodating. Pros: Location, Price, Service, Free Breakfast, Free wireless internet Cons: Room Size, no desk in room, Street Noise This is about a 1.5 star to me.

We appreciated the staff, they were very warm and friendly. They went out of their way to accommodate our needs. The location is fantastic, with a great seafood restaurant next door, and one block from dozens of great restaurants and shops on Chestnut Street. We stayed at the Edward II because of its proximity to the marina, which was an easy walk. We chose this hotel for the location and because it was smaller. If you're expecting sleek, boutique-style rooms, you should try another hotel.

The room was very small and sharing a bathroom was not to bad but it was a walk from our room. It is in a good location and for the price I was a good deal even with some of the inconventence of the hotel. The staff was very nice and helpful.

The only thing that I didn't like was the fact that you had to share the bathroom. Besides that, it was very homey and the beds were very comfortable. All in all, a great stay.

The owners/operators of this bed and breakfast are very accomodating - superior hospitality! Overall, the room was clean but in an old building. Rooms are fairly small so if you have a lot of luggage for an extended stay, it'll be a tight fit. Furnishings are older. Beds are not the most modern but fairly comfortable. Bath linens were above average. Breakfast in the mornings is fresh, and coffee is freshly made as well. Offerings are cereal, toast, breakfast pastries, fruit, and freshly made quiche (awesome!).

This is a very nice, clean hotel in the heart of the Marina district that won't cost a lot of money. The room was nicely decorated and very clean.

I really enjoyed my stay here. The hotel is very sweet with a lovely breakfast to welcome us in the morning. I would absolutely stay here again

was wel even slikken toen we binnen kwamen, al die motiefjes in het behang, kleuren, vloerbedekking... het stonk ook, dat bleek later een geurkaars, dus dat was tijderlijk in de beschrijving van het hotel, die ik van internet af had gehaald, stonden heleboel mogelijkheden die het hotel te bieden had, maar niks IN het hotel, alles is 'in de buurt' dat viel tegen, waarschijnlijk heb ik het verkeerd geinterpreteerd. de bedden die we hadden waren een ramp, kraken tot en met en een vreemde 'deken' verder leuke meiden achter de desk, prima service!

Das Hotel liegt super zwischen City und Golden Gate. DEr Bus fährt in der Parallelstrasse und verbindet zu allen wichtigen Orten. Das Servicepersonal war super nett auch bei unserer Spätankunft um 0.30 mit persönlichem Empfangsschreiben auf der Rezeption.

sweet small hotel, nice room, breakfast ok, but I felt the price was a little to high for what it is. After all, you are there for SF, not for the room, dont you?
