Not a bad hotel but nothing to set it apart. It has I-95 on one side and 1 on the other. It was quite enough due to landscaping but we got a stairwell room in the basement, right by an exit door. Hotel is clean with basic accomodations. Pool with nice rock area. Grounds are well kept. Room was clean, but small and basic by today's amenity standards - newish blond oak-type furniture, linoleum on the bath floor. Lots of families with kids were there.

We had a wonderful time while at Portsmouth, NH. We will stay there again, it was close to everything. There breakfast was good and the staff was wonderful. What more can I say.

If you can stay in the downtown part of Portsmouth, please do so. This hotel is used by tour buses and people like us who couldn't get a hotel last minute any where else. Hotel is very old and in need of upgrade. Definately not worth the money.Rooms were dirty, smelly and the bath tub was disgusting.We will never return. My suggestion.... STAY AWAY

The room was what we needed. It was a little musty, even though we had an air conditioner. Probably because we were on the "basement" floor where the ground was at eye level. Unfortunately there was a pedestal sink in our bathroom so there wasn't much room to put stuff on. Also, no towel bar next to the sink. (The toilet and shower were in a separate room.) Cant really slide the scale on my iPad! Rug was wet!!! It was dated!!! Smelled of cigarette smoke in the hallway and in the bathroom when the fan was on!!!! We felt we could deal with it for 1 night, but I couldn't wait to get home and shower and wash even the clean clothes!!! Every score defaulted to a 4!!! I would give it overall a 2 at best!!!!!

Though it looked nice on the outside and they were renovating the lobby, I was not impressed with the room. Blanket was old and ratty, should have been sandwiched with a sheet. The bedspread was stained and had hair on the underside. I didn't want to touch it! Breakfast was moved to an inconvenient location due to the renovations. Again, not impressed. […] No unsweetened cereal nor oatmeal. The only hot choice was a waffle but the table was too small for the maker and the wait too long due to number of people. unfortunately, the hotel was undergoing renovations, so there were some inconveniences. Some of the work made it impossible to communicate with the worker at the desk. Also, included breakfast was re-located to a less than desirable location.

There was a rather large dead bug on the heating unit that my 7 year old picked up as soon as we entered. It kind of creeped us out and we were expecting to see bugs the whole rest of our stay, a little unsettling. The hotel also had an odd odor to it.
