The entrance to the unit was awful. They locked us out t 9:30 while we were loading the car and we had to go to t h e desk to get back in for the rest of our belongings. Not fun!

"Home away from home"
Great place for large families or groups of families to stay near Busch gardens and colonial Williamsburg. The cottage unit was actually 2 separate units (1BR and 2BR) but when we reserved for a 3 bedroom we were given the whole house. It was perfect for our extended family to spread out.

"Love King's Creek!"
Have stayed here many times, through my timeshare and on my own. Location is amazing, right next door to Water Country and 7 minutes from Busch Gardens. Super spacious apartments with every convenience. Will be back again!

"FAMILY VACAY"
I was expecting a lot more for the money spent…$1000 for 4 nights, with no cleaning service, a very squeaky noisy bed and a ridiculous charge if you asked for extra towels…really? What a disappointing shame as my family and I would never visit this "Resort" again.

"Needs updating"
The walls are paper thin. You can hear someone talk in the room next to you. The matress was old and lumpy. We had to turn it just to survive. The couch was the same. Poor quality. There were centipedes in the bathrooms. Ugh!

"Great family vacation spot"
The layout of these condos is perfect for folks on a family vacation - we rented a three bedroom cottage for three couples plus a baby. One of the bedrooms is it's own unit, complete with kitchenette, etc. The other two bedrooms are downstairs, and one of the bedrooms had a walk-in closet big enough to fit a portable crib, which was great for the baby we were traveling with. The second bedroom has two twin beds, which was annoying for a couple but they could be pushed together. Only complaints are that the walls in the unit are extremely thin, and our room didn't have any curtains - this is not a good location for a light sleeper. Additionally, the heat was not distributing equally (and stopped working while we were there, but the hotel immediately sent somebody over to fix it) - there were no separate vents for downstairs and in order to get the downstairs rooms warm enough, the upstairs had to be pretty toasty. The gym was pretty nice and the pool looked nice (and is supposedly heated to 84 degrees), but there was no place nearby to go for a run - it's not really near any neighborhoods or sidewalks.

"Check in:"
after arriving at 9 o'clock at night, we were informed that we were registered for a 1 1/2 hour meeting that we were expected to attend, so they could sell us on how great the facility was with the opportunity to purchase a unit. We did not sign up nor were we ever asked about this prior to. We did not like being told that we needed to attend this meeting. The following morning. We asked if we were obligated to attend this meeting and did not say that we had to, but definitely made it sound like we were obligated to. After discussing it with the rest of our group, we decided to call and tell them that we were not going to be attending the meeting. Besides this, we had no other complaints about the facility. It would come highly recommended. In the future if they wanted to sell the facility to us. I would recommend just putting out a book or pamphlet on what they offer and phone numbers and websites to contact.

"Great weekend at the King's Creek in Williamsburg"
The one bedroom cottage was very spacious for us. We all loved the layout. The spa tub was an excellent way to relax after a day of sightseeing. The only complaint was that the games in the game room were not free for guest and they are only car racing games at that.

"Great little cottage"
We stayed three nights for half the price of an area hotel room. Very comfortable accommodations Our unit was older and some things showed a little wear but it was very clean and well appointed. We had problems closing side patio door and they sent someone immediately. It couldn't be repaired so they offered us another unit but we opted not to use the door. They do try to get you to attend a 90 minute presentation for their timeshares and will give you free tickets to area attractions- pricy tickets too, but we declined and there was no problem.

"Wonderful vacation"
We were with adult family and friends, 4 couples. we were in a one bedroom. two couples in the attached 2 bedrrom, the 4th couple 3 doors down. We loved having facilities to eat in all together and grill and sit outside on the front porch. we had perfect weather. The pools are absolutely beautiful. The close proximity to Colonial Williamsburg, outlet malls, etc. was great. We all had a wonderful time.

"Rental apartments right next to the waterpark"
There were serious problems with keys and check-in and out. Upon arrival we had trouble unlocking our unit: as we were struggling with the lock, the surprised OCCUPANTS opened the door; the room had been double booked. We were assigned another unit which was fine until the last night when we returned late and tired and our key again wouldn't open the door! Again we drive to the office to get it straightened out; there was confusion because they still had us listed for the FIRST room! Apparently the party originally assigned to our unit was supposed check out that day, so WE were locked out! What poor organization! There were other, though less frustrating annoyances: - The place was advertised as "cottage" but it consisted of small buildings divided into apartments; we had expected a cottage o ourselves. It was clean enough but could use some updating. - The main problem was that the walls were paper thin and we could not sleep even though the neighbors were only talking. - Also The lighting was very poor; nowhere was there enough light to read by. Does nobody else read anymore? The grounds were nice and the sports facilities were unexpected. Though we did not take advantage of them, there was a nice variety of activities for the guests, and even DVDs, games, etc to rent.

"Not a resort!"
The 20' flat screen tv that is secured to the wall above the refrigerator is impossible for small kids to see and should not even be considered an appropriate option for entertainment while on vacation. The pictures of the room that were shown on-line prior to booking were not at all similar to what the room actually looked like (tinyest kitchen I have ever seen). The indoor pool was initally a plus until actually siwmming in it and seeing that the water was murky, smelly, and the chlorine level was so high it made our skin itch/burn. Around the pool area was not kept clean and we could only stand to be in the pool for about thirty minutes before being so disgusted we left. Not at all what we thought we were getting for the price we paid.

Didn't care for this Resort. Walls paper thin, neighbor very noisy over top of our unit. Having to do your own housekeeping. Unit was in a noisy area(construction going on). Shower didn't have any water pressure. Need more shut off points between bedroom and bathroom. Furnace too noisy and jacuzzi so noisy, you want be able to hear TV. Activities weren't bad.

"Great escape for all ages"
I was so thrilled to get to visit this resort. It was so quiet and the cottage was just what I needed. The only thing I was surprised about was I thought I would be in a cottage alone but it does have (2) units in them A & B. I was very fortunate that no one was in the unit beside me and it was just an awesome stay. The property is clean and very attractive. Location perfect just a short drive to the Outlets or Colonial Williamsburg . Awesome trip! Look forward to another restful visit. It is located next to Water Country so in the summer traffic could be a problem but for my time frame it was perfect. They also have a small shopping center that has been built 2 minutes from the resort and the ramp to interstate is about 3 minutes away.

We arrived just before the storm hit, and the staff was SOOOO very helpful when we needed to leave before our original leave-date. The hotel is simply gorgeous and the staff is just as great. We hope to return when there is no storm in the forcast and stay longer.

Our family of 5 adults found the King's Creek 4 bedroom 'Towne House' to be very spacious, comfortable and well equipped. The hotel provided a useful list of the many convenient local amenities for a self-catered holiday. King's Creek is next door to Water Country USA and very near Busch Gardens Williamsburg. It also serves as an excellent base for sightseeing in historic Williamsburg, Jamestown and Yorktown. We recommend this hotel for a relaxing family holiday.

Check in war unkompliziert, es war alles vorbereitet, Cottage war super sauber (1 SZ, WZ mit Küche, Bad). Kaffeefilter, Küchentücher, Spülmittel, Müllbeutel, Waschpulver war alles vorhanden. KCP ist sehr schön angelegt, zu Busch Gardens ist es nur ein Katzensprung. Ein Shoppingcenter mit Supermarkt ist eine halbe Meile entfernt.

Bad stuff: There is no on site restaurant or shop. The pool areas are basic and not terribly attractive. There is an on site pressure timeshare sales team. The villas are in need of refurbishment. Good stuff: It's within 15 mins of Williamsburg for sightseeing and dining. Half an hour to Jamestown, Yorktown and Hampton. The units are spacious and comfy (The Townes). It's quiet and private. Advice: First thing to do is politely refuse to attend the sales meeting when you pick up your parking permit. They promise discounted tickets for simply attending but it's unlikely that you'll get the tickets you want and it'll just waste hours of your holiday and put you in a bad mood. I found the unit ok but the kitchen is falling apart. (Be careful not to break anything as you signed a multi point disclaimer when you checked in). The TVs are small but that's ok because U.S. TV is not worth watching. The pool area is a big slab of concrete with some loungers and parasols scattered about. Not attractive but quiet, friendly and relaxing nonetheless. Sometimes, there is no attendant around so you need to journey to the main building to get towels. It's probably a good idea to pick up towels at the beginning of the week and keep them until the end. Hardly anything in the site shop so bring essentials with you or be prepared to venture out to a supermarket. Overall, a quiet, comfortable base from which to explore colonial Virginia. Just be prepared to drive a lot for shopping and eating.

I stayed at the King's Creek Plantation Resort at the end of July 2015 as I purchased someone else's timeshare for the week. We received a 2 bedroom condo style rental. It had a master bedroom (king size bed) with a side sitting room (couch with pull out bed) with each room having a TV. The 2nd bedroom with a full bed and separate bath. The living area was good size with a fireplace and dining table. The kitchen had all the necessary items. They had multiple pools with gas grills. The only drawbacks that I had was the cheap looking showing in the master bathroom, the floor boards made noise, and the linens looked cheap.

This is where my timeshare is located. We've been visiting Williamsburg every summer for about 5-6 years now. Its nice to have a place to stay that doesnt cost me anything, now that my units been paid for. The nice thing is how close it is to Colonial Williamsburg, Busch Gardens (beautiful park) and Watercountry as we always visit these three attractions. It's based perfectly to attractions, shopping, and restaurants. Quiet and clean. Our unit, a Townes is fine for the average family, you're only spending nights here. The staff helpful, and usually friendly. I do not care for the high pressure sales tactics. we were shafted out of swapping timeshares by the organisation switching schemes after we purchased. Then they tried to get us to upgrade to the new points scheme for the same amount of money we already paid for our unit. No thanks, we never sit through another sales scheme. We will continue to enjoy the Williamsburg area based from here. We have gotten our moneys worth. They won't get anymore of our money.

Currently staying at this place. Its so beautiful and clean . Cottages and estates are beautiful kept. Very clean and tranquil. Location is superb you can walk over to water country. 5 minutes from busch gardens. Shopping target right next door. This place makes you want to return again and again. The maintenance of the property is 5 stars. On this resort theres always something to do. Our cottage was very private. I can't wait to return again. I have zero complains about this resort. Staff is very friendly. Definitely money well spent.

We stayed in the cottages on a special exchange promotion through Interval. We had a 1 bedroom unit. The kitchen/living/dining room is a small combined space with a tiny TV above the refrigerator. The sofa bed was old, low, and uncomfortable. The bedroom was the only comfortable space for TV viewing. The bed was comfortable, probably recently upgraded. Bathroom was roomy, with a jetted tub and separate shower, and two sinks. Having our own washer/dryer in our unit was a plus. However, apparently, the trade off is there is no towel exchange, which is the norm in most timeshares. The response from the desk when asked about towel exchange was "we supplied soap for laundering your towels". Yes, for one load. I'm glad we brought our own detergent. The trading post/gift shop is a waste. The write up made it sound like we'd be able to pick up some food in a pinch. I guess the 2 frozen burgers and steak sandwiches were considered "in a pinch". There is no restaurant on or close to the resort. The nearest place is a two mile drive, and fast food, at that. Decent restaurants are a much longer drive. Driving for miles each day to get lunch and dinner is not our idea of a restful vacation. We did cook breakfast in the room. There is a Target about a mile from the resort, with a limited supermarket inside. We weren't about to drive miles to find a decent supermarket. The resort location is best for families who mainly want to go to Water Country and Busch Gardens, which are nearby. Anywhere else is a much longer drive. Not convenient to Colonial Williamsburg at all. Since this was our first time here, we were very unfamiliar with how to get around. When we did ask at the desk for directions the first night we were there, to a decent restaurant, all she did was hand my husband brochures. That's not helpful. Thankfully, we have GPS, but it took awhile to get our bearings. Of course, don't forget the sales presentation that we had to attend. It was presented more as a getting to know the resort type of presentation, which then turned out to be a sales pitch. We told them straight out, we are timeshare owners and part of Interval. We were not at all interested in buying any more. Didn't matter, you get stuck in the whole presentation, with lowering prices, the longer you are there saying no. Then they send you to get your gift, only to be hit with one more last ditch, desperate effort to sell.

Let me say that the best thing about this place is the location. We own a timeshare in the Townes section. Convenient to the family / kids pool which was a blessing in the hot weather we had. Our unit was clean but I was not pleased with the dated décor, leaking freezer or dining chairs that were coming apart. This was certainly not what we were shown last year when we decided to purchase here. I felt like I was victim of a shell game. They had the audacity to try and sell us an upgrade. Stop spending on new sales and put some money into the Townes. I've stayed at other timeshares through Interval that put this one to shame. No recommendation from this owner.

We stayed for a week using an RCI Timeshare Exchange. We had 701A and B in the Townes section. The B unit in the Townes is not something I would recommend buy itself. It is a 1 bedroom with a full bath, but the combined mini kitchen/living room is about the size of the bedroom. The "living room" TV is a 20" flat screen mounted on the wall above the refrigerator and is in no way a comfortable size or location to be viewed from the love seat couch. This unit was in between the Townes Pool and Cottages Pool, which sound convenient but really wasn't. The resort is built down a valley so our location resulted in an uphill walk either way, leading to a blister on the first day. The Townes pool has no parking for it, but it was the larger and nicer pool. The Cottages pool was smaller with trees much closer, resulting in a lot of crap floating the pool whenever we went to it. We did not use the Estates pool. Inside out unit we found pretty much what we were expecting, function, somewhat dated and well worn. The TV's were flat screen but the signal was not HD and looked pretty bad. We had a total of 4 TV's between the units, but it didn't appear that all the remote controls were correct for the TV's and DVD players. We manage to find 2 that worked the TV's we needed them to. The included wi-fi was difficult to connect to at times and the speed was variable. I had very weak signal on Verizon, sometimes 4G, sometimes 3G. At times when I couldn't sign on to the wi-fi (always on tablets or phones) I was able to use my phone as a hot spot and get usable internet connection. The bathrooms were pretty standard home bathroom fixtures but with low seat heights and counter tops. The water pressure in the shower was weak and the head was about level with my nose. The kitchen was functional and everything worked, we did eat out a lot this vacation though. In a timeshare I expect the furniture to be horrible on my back but was surprised when I found that I could rearrange the cushions to support my back. The outdoor resin furniture on the deck/porch were actually the best pieces for me to sit on and I looked up the manufacturer to purchase some for my home. The beds were on the firm side and creaky, but we were able to get good rest for the most part. We had a smoke detector battery die and it was resolved within 15 minutes of calling the office. We did not participate in any of the resort activities, but there were a couple of things, most for a fee, scheduled every day. The resort staff were all friendly and professional. I could do without the sales pitch, I already own timeshare and am not in the market for more. They do offer local attraction passes as "compensation" but we already had those and opted for a $100 Amex Gift Card. It would have been nice if the estimated 1 hour time frame was remotely accurate, after 2.5 hours I sent my family to the car and was ready to be rude to end things. Overall I would exchange here again. If you are planning on the theme parks, Water Country is just 1/4 mile down the road (we never heard noise from it though) and Busch Gardens is just a few minutes away. Kings Creek is located Southeast of Williamsburg and is ideal if you are wanting to visit the many attractions in Newport News, Hampton, Norfolk or Virginia Beach. There is a Food Lion grocery store about 3 miles away. There are garbage cans and gas grills outside along the driveways for communal use. They removed the trash often enough that despite the high humidity and temps trying for 100 everyday, the garbage cans never stank. From the area King's Creek is in you have easy access into the heart of Williamsburg, I-64 and 199 to get around Williamsburg to the West and Jamestown. If you are Patriotic you can wake up to Reveille and the Star Spangled Banner played on the nearby Navy base. I could only hear them when outside on the deck and the national anthem was played at 8 AM. I you are used to timeshare exchanges, this is better than most. If you are expecting a 5 star luxury resort, then you will be disappointed.

I came here to the resort and had a wonderful time on vacation with my family. The rooms were spacious, the views were beautiful and the numerous amounts of pools were perfect for my big family. Tracy, the front desk worker, did a great job assisting us with buying park tickets as well as informing us of other actvities to do in the area.

We love Williamsburg. So when we were called with an offer to visit and listen to the timeshare presentation, we decided to go. We had a 1 bedroom cottage (family of three). After reading reviews, I was a bit nervous about what we would find. I had hotels to call line up in my mind in case it was dirty, etc. Our cottage was very cute, clean, had all new cooking and eating utensils and in a very quiet area. We had neighbors but only heard them when they came in or out of the cottage (they even had three kids). I would recommend the 1 bedroom cottage for a couple or for a couple with a child who can fit in the king size bed with them. Otherwise space gets tight. While we are not in a position to purchase the timeshare at this point in our lives, we truly enjoyed our time with Kyle Sneed, who took us on a tour but more importantly, completely connected to our 10 year old sports fanatic son who was not overly thrilled about going to the presentation. In the end, Kyle was respectful of our decision, even when it was clear we weren't buying this time around. He also gave us a great recommendation for a place to eat in the area (Oceans and Ale). As for the phone customer service, I also want to give a shout out to Tasha in marketing/cust.service. She was so helpful and a pleasure to talk with. In summary, it was our second time around and the resort was terrific at providing us a place to stay and unwind in between all of the activities we do in Williamsburg. Location is great, we will likely stay again.

"Great location but unit could use a few improvements"

This year for summer vacation I decided to trade my timeshare for two 3 bedroom units at this resort. I was delighted at how close it was to Colonial Williamsburg, Busch Gardens and Watercountry as we had tickets to these three attractions. I arrived after some of my family and would suggest to either arrive in the daytime or have very good GPS to be able to find your unit. The complex is very large and while there are street signs that are easily visible in the day, they are not illuminated at night and even crawling at 5 mph I was unable to read them. I finally had to pull up GPS on my phone and navigate to the correct street using that. Our units were both clean but I was not happy with the layout. The 3 bedroom house is actually an A and B side that are not directly connected at all. For one of the houses this worked well as my parents were able to have their own separate "apartment" and not be disturbed, but it was difficult for all the family to eat together because although the 3 bedrooms can sleep up to 10 people the main dining table only seats 6. I was expecting a more open layout where we would be more easily able to converse in common areas. While I didn't see any dirt or bugs there were a few minor maintenance issues such as cabinet doors falling off and a broken toilet seat. Maintenance took care of these very quickly after we called however. I was also disappointed that though we booked a week's stay and though housekeeping doesn't come during that week we were not provided with a spare roll of paper toweling or spare rolls of toilet tissue in the half baths. Considering that this is the toilet located off the main living room it got quite a bit of traffic over the week and I had to go searching through other bathrooms more than once to find a spare roll instead of having spares located in the restroom. The kitchen was roomy and was not crowded even with two people cooking at once. There seemed to be enough activities to keep the children busy and the pool was nice though it was brightly lit at night so it attracted bugs. Though the resort was sold out while we were there the pool area was never overly crowded and we were always able to find a seat. The game room was fair, but it took us three days to learn that it must be unlocked by staff and that a pass cost $5 during the day but was free after 6pm. It would be nice if this info was more easily available. Finally, the mini-golf was shut down three days into our stay. We were not alerted this would happen either at booking or check in and unfortunately we had saved this activity for later in the week and were unable to do it. All in all I think this is a nice resort with a homey feel. It was very child friendly though the common areas were not overly loud. If you are looking for a luxury experience it may not be for you, but for our family reunion/vacation it was good and I would return.
