The motel is centrally located,. Staff was very friendly, rooms clean and the rate very reasonable. Small, but nice pool. The breakfast left a little to be desired, but Starbucks in walking distance.

Overall great experience. Bed was pretty stiff, but some people really like that. The complementary breakfast was fantastic. The waffles were yummy. Close to downtown which was convenient for me. I will be staying here for all my Modesto adventures.

It is a very convenient location. It was close to everything I needed. I was on the ground floor and when the guest above would walk my ceiling would creak so badly it would wake me up. That's really the only problem with this stay. It is in great need of remodeling.

My stay at the Best Western Town House Lodge was very enjoyable. From my arrival the office attendants were very professional and very polite. Nancy the office person at the time was very helpful when it came to faxing and computer use there in the Main Lobby. She was very pleasant to work with and to talk to. My friends and I stayed here one night on a trip up to Knights Ferry (30 min away) for a group river rafting event. We rented 7 rooms and loved our stay here in this two-story, well-kept hotel. Service was very good, hotel is very clean and rooms are nicely updated. However, this hotel has the worst mattress I have ever slept on and the sheets are as soft as sand paper. Immediate vicinity of the hotel is great, with nice bars and restaurants, but don’t go too far or you may encounter some rough areas.

The staff was very friendly. From the front desk staff to the wonderful breakfast hostesses. Our room was clean and comfortable. We loved waking up on Saturday and walking to the farmers market. We even enjoyed a walk to the downtown movie theater on Friday night.

Hotel itself was clean, comfortable, and they had nice tv's. The A/C worked great on a 100 plus degree day. People were in pool area until midnight drinking and loud, management seemed apologetic and that was it. Bring your own pillow, those small square ones are worthless.

In terms of locations, it is excellent if you want to be downtown. The staff was also very friendly, helpful and efficient. Only drawback with the motel is that it was built many years ago, with door front parking and wooden floors on the second story. So, if you are a light sleeper, ask for a room upstairs in the back.
