"Great quiet location"
The hotel has an excellent old world charm to it. The staff are very courteous and helpful and if you require anything from room service they get it for you in a jiffy. The rooms were humongous and had comfy beds. They do tend to charge for newspapers and dont always leave a complimentary bottle of water per day. Perhaps the best hotel we have ever stayed in,we had stayed here many years ago and were pleased that it was as good as we remembered.The room was one of the 'smaller'rooms but by other hotel standards it was huge. The room is so well equuipped with even a micro wave fridge and crockery giving the option to dine in; sitting at a table enjoying a panoramic […] view of Edinburgh. "Quality and peaceful stay"

Having stayed in Edinburgh several times, it was great to find the Edinburgh Residence as it was so convenient to walk/ bus to everywhere, but very peaceful for for a great night sleep and relaxing. The room was beautiful and spacious including the bathroom. The staff were extremely polite and nothing was too much trouble. Good room service and a good coffee machine was an added bonus! We will certainly stay here again.

We'd left booking too late for the festival but was pleasantly surprised with this charming place. Excellent WiFi strength throughout, lovely styled rooms and generous complementary's. I didn't mind the bathroom being small as we were only here for one night but definitely in need of modernisation. Staff were incredibly charming and helpful, breakfast was lovely although the dining room was a little cramped. It was pricey considering what it was but we were desperate. I would return at a more competitive price.
"Not your average hotel"

My Husband and I finished a six week European Holiday with a 4 night stay at The Edinburgh Terraces. After staying in various levels of accommodation from Luxury to Budget we were pleasantly surprised. Differently not your average hotel. We arrived around 4pm after driving up from London. Drivers be aware that GPS instructions in Edinburgh don't work, there are a lot of street changes happening due to the new tram system and after driving around for 45 mins we finally found the place. We were hot, tired and cranky, but that soon changed. We were welcomed with a smile and the porter unloaded our car and parked it in the hotel's private car park, by the time we had finished check-in and been shown to our suite our luggage was waiting for us. The suite was on one of the lower ground floors. Hard to explain, but the building is on the side of a steep hill. You can see three floors from the front of the property but from the back you can see 5 floors. Anyway as I said we were on the lowest floor but this was not an issue for us, although we didn't have the views some other reviewers have spoken about, we had the only suite on the entire floor so it was very quiet and private, there is a small elevator to take you up to reception so no stairs to worry about. The hotel has an old fashioned somewhat quirky feel to it, lots of small nooks and crannies around the place but also a nice comfortable feel as well. The suite was large and although the furnishings were rather old fashioned everything was immaculate and functional. The bathroom had both an enormous bath tub and a large shower and the heated towel racks were an added bonus as the bathroom was a little on the chilly side. Although the suite was basically one large room it was well laid out with a lounge area and a small dinning table, and a walk in robe. It had a large cupboard that housed a small microwave, kettle, crockery and cutlery although no toaster. The bed was very comfortable although the pillows could do with an update, too soft offering little support, but otherwise no complaint's about the room. The hotel is located in a nice residential area (little traffic) about a 20 minute walk from Princess Street,(the main shopping area) and from here it is easy to access all the local attractions, restaurants and bars etc. We found the staff to be reserved but helpful, the map they gave us made it easy to navigate the local area. We had dinner in our suite one night and although the menu was basic, the food arrived quickly, was well presented and the price was reasonable. The breakfast menu was a little hard to understand, it was difficult to figure out exactly what you were ordering, but it arrived on time and the servings were large. Just a note if you want your room serviced you have to hand your room key in to reception, if you don't hand it in , you don't get your room cleaned! Wi-Fi was available at no charge but it was rather slow and dropped in and out a lot, not sure if they had a high speed option available. The receptionist was very helpful in booking a Highland tour to Loch Ness for us and the company he recommend, Grays Line, were excellent, although we don't normally like large coach tours (too much time wasted waiting for everyone to get back on the bus) the receptionist's advice about this company was accurate and we had a great day. Would I stay here again, "Yes" it was a pleasant place to stay, handy to the city, quiet and relaxing and a change from the norm.

The Edinburgh Residence offers a unique hotel experience and doesn't compare easily to other 5* properties. The big advantage for us was having the extra space of a suite to relax in at the end of a busy day attending numerous Festival events. Our Grand suite was huge with fabulous high ceilings and big sash windows overlooking Dean village. I would imagine the views get even better the higher up the building you go, but then, you would have to compromise on that impressive ceiling height. The furnishings and decor compliment the Georgain interiors with lots of dark wood, reds and low lighting. The overall effect is welcoming and relaxing - it's a bit like coming home to your favourite pair of comfy slippers each night. The bathroom was really spacious with a walk-in shower, bidet and large bath; here, the 'country house' decor is looking a little dated and could benefit from a more contemporary re-style. (my main reason for giving this a 4* rating) The location has the advantage of being peaceful while at the same time being within 10 to 20 minutes walking distance of the main attractions. Edinburgh is a delightful city to navigate and we walked everywhere during our stay. There are a number of restaurants and cafes close to the hotel. We enjoyed having breakfast brought to us in our suite - this was delivered on time during our 3 night stay. It's a good idea to write in your preferences on the breakfast order form. For example, how many slices of toast, if you require ketchup etc. The staff were friendly and helpful - any requests were dealt with promptly. We would stay here again.
"Relaxing & Elegant Hotel"

We stayed here for Valentine's Day on a short break to visit Edinburgh for the first time. We must say that this place provided a wonderful introduction to the city for us. The hotel was styled with a traditional yet luxurious interior; dark wood panelled walls, antique design furnishings etc. We had booked a classic suite, but due to some refurbishment we were upgraded to a lovely grand suite on the first floor (room 2 we think). We adore more period styles and designs than modern looks so this hotel suited us marvellously! Upon being shown to our room we were taken aback with how fantastic the suite was; a spacious lounge area with a table for two in front of a bay window overlooking the pretty Georgian street, a large marble bathroom with a jacuzzi-esque bath, a refreshment cabinet with an espresso maker/fridge/tea paraphernalia, and a sleeping area on a slightly raised platform featuring a large wardrobe and comfy furniture and bedding. An extra note on the room... cleanliness was exceptional. We didn't find anything dusty, soiled or bedecked with forgotten cobwebs. As for the food we enjoyed every bite! Breakfast was a delightful start to the day with a whole host of choices. We opted for smoked salmon with scrambled eggs, yoghurt, cereal, earl grey tea, pastries... etc. We certainly were well fed and ready to begin adventuring such a wonderful city! Location is perfect. The Edinburgh Residence manages to be central, but also away from any noise and bustle. Walking into the centre of the city only takes around 10 minutes (at a leisurely stroll-type pace) which is good and there's some very nice views to take in. The street predominantly features Georgian architecture and corresponding civic planning with a wide street, gracefully proportioned buildings and 'airy' pavements and walkways. It's quiet and very calming so you're sure to get a lovely sleep on a night-time. The staff were very welcoming, friendly and helpful. We have absolutely no complains on that point, however, we don't seem to have any complaints at all about this hotel. We'd eagerly recommend this establishment to anyone planning a stay in Edinburgh.

My husband and I spent 3 amazing days in the wonderful city of Edinburgh cocooned in this hotel. Breakfast and papers served in your room was utterly relaxing and indulgent. Nothing was too much trouble and I would happily spend any available moment there.

We stayed over at this amazing hotel during our visit to Edinburgh. We were felt welcome as soon as we stepped inside the hotel. THe suites were amazing and spacious. As compared to our stay in York before, this felt out of the world. The breakfast was really elaborate the next morning. The only issue we had was high temperatures at night inspite of no heaters being on. I will let that go considering other pleasant experiences. I would recommend this place to anyone who wishes to have a great time in Edinburgh!
"Classic heritage hotel"

Have stayed at the Edinburgh Residence on a number of occasions, have always been impressed. Attentive and cheerful staff as always. We feel there is an issue with quality control in maintenance - our faulty bathroom tap had to be repaired twice (It should have been identified and fixed before we arrived), next to impossible to budge sash windows, again this should be checked and in staff inter communication - having to repeat requests more than once lets down the otherwise impressive performance.

My wife and I have enjoyed another fantastic 5 night break at Edinburgh Residence and would recommend this hotel for anyone looking for quality accommodation and service way beyond what you get from the usual chains. Our suite was superb and the service faultless! One morning I had to cancel my pre-ordered breakfast as I had suffered a stomach upset during the night and about 2 hours later the lovely receptionist, Angelique, called my suite to check how I was feeling and to ask if there was anything I required - where else do you get that level of personal attention? We look forward to our next visit very soon.

This was a romantic weekend break, arrived Sat left Sun. From arrival to checking out the complete experience was amazing The staff are so professional but not stuffy, they are so supportive and everything has been though of for your stay. Even the radio communication between them selves is so polite and professional The rooms are breath taking and luxurious we stayed in 22, it was awesome. I had full Scottish breakfast my partner had continental, both were perfect.
