Nice little hotel located in the heart of San Francisco. I would recommend this hotel to anyone going to events near civic center, Castro, Folsom st. Etc. within walking distance to all. The Muni stops right outside. You can get anywhere in the city for $2!

Having noted the hotel front while riding the Muni, opted to stay a night when we extended our SF trip a day. Pleasantly surprised. Hotel has been freshly painted, new beds, new linens, traditional with a contemporary flair. The staff was very pleasant and accomodating. This is a second tier hotel - basic and clean - we'll definitely return.

They're small rooms but the location works for me since I have to go to SF 3x a month and work in the Mission neighborhood nearby. For the price, it's comparable with other hotels in the area in terms of cleanliness and sie. I have never stayed in a smaller hotel room! Thankfully it was just my husband and I but the two of us could barely get around. You had to step outside the bathroom in order to towel off. There was literally no space between the bed and the dresser they put in the room, you had to step over the bed to get to the other side. The paint on the walls was […] peeling, holes hadn't been repaired, and I felt like I was sleeping in someone's bedroom, rather than a hotel room. There are only TWO GOOD THIGNS about this hotel. The bed was very comfortable. Its probably the only new thing in the entire place. I slept very well despite the constant noise outside and the thinness of the walls. The second thing is the location. There is a cable car stop directly outside the hotel, which is fabulous after you've spent the day walking about the city. If you're looking for a comfortable place to stay, this is NOT it. But if you JUST need a place to sleep and nothing else, then this is a room for you. These rooms are smaller than an inside cabin on a cruise ship, but from what I've heard all city hotel rooms seem to be like this. If I had to spent more than 2 nights in the city, I would have gone somewhere else. Read more

This is the second time I've stayed at the Edwardian and, while they've renovated some rooms I stayed in one that hadn't been re-done yet. That said, every room has brand new beds and they're VERY comfortable. The staff is very helpful and friendly- they knew me by name and accomodated everything I asked to be placed in my room. I like this as it ads to the charm but some may think it's a downside. I actually chose to walk up the 3 flights to my room. If you're expecting huge rooms you'll be disappointed. They're small but comfortable with everything you need. I FULLY recommend this hotel if you want something other than chain hotels. My wife was apprehensive about staying here but it was cheap and the location was excellent.Needless to say we are not speaking at present.The room was so small there was barely space to stand.It was made worse by a huge fluffy ceiling lamp shade which added to the claustrophobia.Hotel landings painted purple?is it me?!The advertised iron, ironing board […] and hair dryer were non existent, coffee in lobby was either cold or like tar.Our room had a strange smell of smouldering wood.The view from our window was a dirty painted wall with a bit of broken lattice leaning against it and some metal ducting,wood smell maybe?Next doors bathroom window was adjacent to our room window and lit up our room when they switched on the light, that's even with our blind closed.Stayed.2 nights on a weekend break with the guest from hell nextdoor who took great pleasure in rolling in at 2.30am and talking in an extremely loud voice to whoever he brought back with him until 5am both nights!Guys in reception friendly.In short I can't even say this hotel is ok just to get your head down because I had little sleep. My spouse and I stayed at the Edwardian for 6 nights while vacationing from the East Coast. The hotel is charming and quirky. Not for everybody, but we loved it! The location could not be more convenient for access to public transit to every reach of the city. The neighborhood is on the edge of the Tenderloin, so there are quite a few panhandlers about. […] (If you wish to avoid them, make it a habit to use the street car lines on market that stop directly in front of the hotel. The hotel is situated between two (very good) restaurants, so there are restaurant noises and smells, especially of wood smoke, which permeates the place, especially in mid-morning, when their wood ovens are first fired up. We liked the smell, but not everybody would. The new owners are performing renovations such as painting, installing new room furnishings, repairing plumbing and the like. We hope that when the owners are finished with these improvements they will be able to continue offering reasonable pricing, as they do now. Good coffee was available in the lobby from 8am into the evening. There is no ice machine, but there is a market across the street that has it and the other usual conveniences. The staff were courteous and helpful, but some did not go out of their way to strike up a conversation. We will definitely try to book this hotel the next time we're in San Francisco. Read more

Queen sized bed FILLED the room( RM #12.)...no storage, coatrack, hooks, shelves..nada... The "auto parking" (which was listed as "valet" by Expedia is a public operated lot across Market St and a loooong block to drag luggage. Parking/ stopping to unload ANYTHING is prohibited because it is a desigated BIKE lane at the curb, next is only one active […] lane North, next is a concrete raised platform for streetcars and next the streetcar track next is the center line of Market---get the picture??? My partner and I took a 24 hr trip to San Fran from Chicgo. I was unsure after booking after reading some of the reviews. This hotel isn't the Ritz but it's was perfect for us. We went to go party in the Castro which was maybe a 15 min walk and had a great time.

This hotel is in a great location for MUNI Travel. Its two blocks from the bus that takes you straight to Pier 39 and surrounding area (Including Ghiradelli Square and Fishermans' Wharf). The F line is right outside the hotel door and one block from the underground MUNI. The hotel staff were all very pleasant and the hotel was quiet. The shower in the room was odd because the shower head faced the curtain so it flooded the bathroom no matter what you did to prevent this. The water temp was either scalding hot or freezing cold early in the morning (no in between). There is no AC or heat in the room but the weather was great the week I was there so no need to AC or heat. The elevator is very tiny and very old... took the stairs unless i was carrying luggage. They are in the middle of some (mostly superficial) renovations, the furniture was mismatched (queen-sized headboard with a full-sized bed. Oops!), and some of the decor is awkward. But if you are staying here, it is not for the decor. It is because you want a low-cost hotel where you will not get murdered in your sleep. You get what you pay for. The toilet seat was visibly dirty when we arrived, there was no cover on the soiled (but very nice!) duvet, the bed was full-size and not the queen-size bed we booked, and I was treated to the sounds of banda radio starting at 8am when the work crews started painting outside our room. This hotel was just my speed. Not a hostel, not a fancy hotel, but somewhere in-between. I would definitely stay here again. Read more

This hotel is convenient for getting around downtown San Francisco. It had a Muni bus stop right in front. The small left barely any room to move about, like a typical standard European hotel room. It's an old building with some charm and the staff was friendly and helpful. Would recommend only to business travelers.

This hotel was not at all what I expected from reading the description on hotels.com To sum up my complaints, vs other hotels I have stayed at within the vicinity for similar prices: -The hotel was under construction, this was not noted on it's site. -The room we were initially given was the size of a large closet, a bit dingy, and did not have a […] bathroom (you had to use a crappy bathroom down the hall that was shared among several rooms) -They don't use keycards, they use metal keys & you have to pay to get a second key -After complaining about the room (this is literally the first time I have ever complained about a room), they moved us to a new room that did have a bathroom--with an uncovered window that wouldn't stay shut because the latch was completely missing and gravity would make it swing open a few inches if you tried to pull it shut. -The parking situation is absurd. The neighborhood behind the hotel is safe enough, but it can easily take 30 min of circling to find a spot on the street. They offer discounted parking at a lot across Market Street (I think it was still $15/day, but may have been $10). However, if you go to that side of market there are plenty of free street spots everywhere--because it's not a good idea to park your car on that side of Market once it gets dark out. The paid lot is fenced, but not always actively monitored, and seems marginally safer than just parking in front of it on the street. This is going on the very short list of hotels that I will avoid in the future regardless of price. In retrospect I wish I had paid slightly more for a hotel that was right down the street and included parking, in places like San Francisco, it's always good to consider how much you'll end up paying in parking on top of a room price, if it's not provided by the hotel. Hotel was fine for what you pay for. Hotel parking is across the street in an open unsecured parking lot. Locked my car, removed all valuables from sight, but still got my Lexus back door window shattered. Homeless everywhere near the lot. I had a bad feeling leaving my car there. $800 repair cost! Gues I should have listened to my gut!

The Edwardian is an aging hotel that offers a good value for Market Street. It is clean and cheerful, good showers, clean bedding. Lots of street noise, so bring ear plugs. We keep coming back when we need to stay in the area.

The surrounding neighborhood is mixed, it seems that some gentrification is underway but there are a lot of homeless and drunks hanging around. My room was clean, but old and outdated (not in a charming way) - the bed was comfortable though. There were many tv stations but the overall green color of the screen was off putting. No A/C was a little uncomfortable […] and with the window open the street noise was very loud. The bathroom was tacky and outdated and zero water pressure. I loved that it was very close to the Van Ness station and the F streetcar stops right in front, it was very easy to get around to/from the hotel. The staff were non-existent, I hardly ever saw somebody downstairs and had to drop my keys through a slot when I "checked out". No coffee in the room and the stale, cold stuff on the first floor was undrinkable. There is a note encouraging guests to make coffee, but there is no sink or water nearby!?! Crazy. Overall though, it was the location and price more than anything that made me want to stay here. I basically slept there and was gone all day and evening, so it worked out OK. There are so many other options in SF, I will probably not stay there again. Read more

This is a great hotel despite other reviews. It's not the Ritz and to be honest it's shabby chic but that's part of the charm. The best reason to stay here though is the location. You can walk everywhere from here and it's close to the MUNI and BART stations and the street car. It's in a really nice area with great restaurants nearby, you can walk to […] Golden Gate Park (I ran up there - it's three miles away but I'm a runner so it was perfect for me) and you can walk into the Castro and well just everywhere! The room was small but my boyfriend and I didn't care b/c for us the point of travel is to SEE the area, not to stay in the hotel the whole time. The Edwardian is located conveniently on Market Street. However, that is where all the good attributes end. First, there are no bathrooms in the room. The room is very expensive and you have to go down the hall for take a bath or for the toilet. Secondly, there are no towels in the room. With 3 adults travelling on a pretty tight budget, we were happy to find a reasonably priced room advertised for three adults. But when we arrived, the room we were assigned was tiny, and I ended up paying for a second room because our room was just too small for three people. The 3-bed room we were assigned was very disappointing -- tiny and cramped and just not very nice. The second room I moved into was amazing -- huge, lots of space and light and an ensuite bathroom rather than separate washroom and shower across the hall. Det manglet laken på sengen vår, vannet på badet måtte renne i 5-10 min før det ble varmt, ovnen på rommet virket ikke, det trakk kaldt fra vinduene og det var så og si ingen isolasjon fra den travle gaten utenfor. Nabolaget var […] fælt, hver andre meter lå det uteliggere. Ci è stata data una camera di meno di 9m2 con un letto singolo e un letto di una piazza e mezza attaccato al muro (marito,moglie e figlio). In un angolo piccolo lavandino con specchio. Fuori dalla stanza un wc e una doccia in due locali separati. Finestre "ghigliottina" in cui ci ho lasciato un dito (niente di grave solo livido).
