There wasn't anything particularly bad about this hotel, but there wasn't anything particularly great about it either. The location was very convenient, but the staff wasn't very friendly or informative and it was kind of hard to find...maybe it's just lost americans in a foreign city. "The location is good but that is about it"
This hotel is centrally located within 5 minutes walk to the St. Mark's Square, which was nice. Unfortunately, we encountered several problems: the room they gave us was outside the hotel so we had to walk through some alley outside the hotel itself. It felt like somebody was renting their room as opposed to being in a hotel. Secondly, the breakfast […] was a joke, it was just bread, cheese, ham and coffee. The TV had one English channel, which was frozen so we could not watch (not that we stay in the room and watch TV but it is nice to catch up with the world for a few minutes while getting ready). The beds were uncomfortable, you could feel the springs, that is how basic the beds were. They were also two twin beds placed side by side as opposed to a queen bed. Overall, I was not very impressed with the city. You can enjoy the city's charm in a day so I recommend you just go in the train for a day and get out at night. The logistics of staying at a Venice hotel is just too much of a hassle with getting the water taxis, hauling the luggage through all the narrow streets and having to walk everywhere. I am pretty athletic so walking is not the issue but when I am on vacation, I just want to relax. Staying in Venice has its inherent stress. Nice to visit for a day. Not to mention, it is very expensive. This hotel for about $350 is a motel quality hotel in the US. I would place it in the category of a Motel 6, which is usually at about $60 but in Venice, it is $350. Read moreGenuine Hotels.com guest review
The hotel is just off the main tourist drag between St Marks and The Rialto Bridge, so it was easy to get back just by following the signs to St Marks and or Rialto. The room was very Venice, on the small side buy it is what you should expect when staying in Venice. Our room had a great view, was quite, clean and had AC. The staff was very helpful. Room was wonderful. My 2 daughters & I were upgraded to a 2 bedroom suite. Aboslutely the very best location! Near all there is to see, but enough distance to not get the noise. Staff very helpful and friendly. Breakfast was OK but don't be late! Safe area near shopping and all the sites. Loved it!Genuine Hotels.com guest review
"Small expensive hotel not worth the money"
Hard to find with no adquate signage outside. Small rooms with narrow corridor. Walls almost devoid of any decoration. You feel like you are in a cheap dormitory. Not worth the money we paid for. The room where they serve breakfast is very small. There is not enough table for guest. Not enough staff to serve breakfat. The breakfast food is terribleGenuine Expedia guest review

"perhaps too close to sights?"
Venice is so crowded I'd try to stay further away from St Mark's square in peak season (we were there late July). Otherwise very good location (equi-distant) from both St Marks and Rialto boat docks (two options for taxi from airport). Very hard to find but everything is at first, everything. Rooms that we were in were on ground floor by kitchen which […] was loud at times, and right by patio which would have been our own patio if not for smoking staff there at times (was smoking patio). Room kinda old, shower small. Venice is tough city to stay in but I'd try to stay far from St Marks next time, Venice so small no problem walking anywhere. Read moreGenuine Hotels.com guest review

Location was the only good thing about this Hotel. Hotel employees were not nice ever. The outlets in the room were all so loose that plugs fell out. When I checked out I owed like $14 for some taxes because […] I had booked through Hotels.com and already paid for the room. Well the hotel only accepted cash and would not take a credit card. "Centrally located and comfortable"
The hotel was very centrally located which was great. The staff were extremely courteous, and the hotel had a nice modern touch which was comfortable. The bed was within two feet of a major walkway (street!) through a thick slab of stone wall. Once the earbuds were in and the very efficient windows were closed, the outside noise faded away. "Uncomfortable and very expensive hotel"
Least comfortable and by far the most expensive hotel during our visit to Europe. Good location on San Marco in Venice, central to popular spots. However, the hotel is very, very difficult to find. We took the water bus which took about 30 minutes, then had a very long walk with our luggage on narrow alleys with lots of people, trying to find the hotel. […] Frustrating start to the visit. A better option would have been the water taxis which takes you much closer but for a lot more money. Venice is expensive so we were not expecting luxury, just a comfortable place to rest. The room was noisy in the evening and early morning. Carpets in the room are worn and dirty. Bathroom is ok. Shower gel doubles as shampoo. Bed and bedsheets were in poor condition. Bedsheets were rough, almost like sandpaper. They also smelled of chlorine. Worse that I've slept on in all my travels. We kept waking up at night due to skin irritation. This alone made us want to leave as soon as possible. Beds were uncomfortable as well. Breakfast is ok. Simple but enough to start the day. Front desk was not very welcoming, could be a bit friendlier. Read moreGenuine Expedia guest review

As part of our Italy trip, we stayed in this hotel in Venice. This was beginning of our trip. We took almost an hour to find this hotel from San Marco water bus stop. You need to arrange for a porter to carry your luggage. Since we had a kid, we didnt travel light. Without knowing the actual route from the water bus stop to hotel, it took us a while […] to find the place and carrying the luggage. Ofcourse, for our return we got a porter to carry our luggage to the bus stop. There was an old man at front desk during checkin (most likely he might be the owner - at least he sounded so during our stay) didnt communicate anything - not even the room number. When asked for one, he just said - you will be taken to the room - wondering why he would even tell the room number and he wasnt anywhere closer to being friendly. He asked do you want to come down for breakfast or do you want it to be served in the room? Before my wifer and I could talk, within secs, he raised his voice saying - I am waiting for you to answer. When we said, we will come down for breakfast, he mentioned, by the way the breakfast area is full and you wont find place ;You will just make it inconvenient for everyone ; Its better to have it in your room. I didnt know why then even ask, when you dont have the option. And again, he wasnt any friendly. This was just the beginning of our trip and I didnt want to spoil our mood and just walked with the guy who was taking us to the room, thinking probably this is their culture. Later that evening, we went out for dinner and came back. This old man was sitting out there. As soon as he saw us, he started searching for something. He told us that he couldnt find our key. I mentioned that we have it. Immediately roared the old man - you arent supposed to take it with you; you need to leave it here whenever you go out. When I mentioned that you never told us when we checked in, he said you were supposed to read the instructions kept in the room. Wow welcome to the worl Read moreGenuine Hotels.com guest review

Close to San Marcos Square it was easy to find and hotel staff was very freindly and helpful. We were very pleased with ther freindly staff, location and price. "hotel, location OK; service was TERRIBLE"
The hotel was in good condition, and conveniently located just behind San Marco square. Finding the hotel was challenging, but that's true for anyplace in Venice. The room was spacious enough for the 4 of us to fit, but the customer service was definitely lacking! One morning, we were told to wait in the lobby because the dining room was full. After […] 15-20 minutes, we went back to check because no one had come to get us, only to find that many other people had been seated before us; apparently they had 'forgotten' us Americans in the lobby. We also got a very rude response when we asked for directions to a restaurant that someone had suggested. The desk clerk said we should not ask him for directions; instead, we should ask him where we should go. When we told him we wanted to go to our restaurant & asked for directions again, he suggested that we go right outside the hotel and look around to see if we saw something that looked good. If not, he said, come back and ask him where we should go to eat. How rude! The staff here seemed to have a real chip on their shoulder towards us, and I'm not sure if it's because we are women, or Americans. Regardless, I would never recommend this hotel to anyone. "Intimate setting even with kids"
The staff at the San Zulian is tremedously adept at attending to your every need, a trait that comes in handy especially when in need of a water taxi. The hotel is situated in the San Marco neighborhood, keeping you within a few minutes stroll of all the know attractions while keeping you comfortably quiet while at rest. The air conditioning works terrific, […] probably aided by the low ceilings. The rooms are quaint, very clean with showers that rival the size of a typical US standup. This was our final stop on a 15 day journey that took us from Rome, through Tuscany and Reggio Emilia. Excellent choice for travelers with or without kids as long as size doesn't matter. Be prepared to spend extra to have a water taxi bring you to within steps of the lobby; otherwise, be prepared to walk a good distance with luggage in tow from the nearest bus ferry stop (San Marco Square). Good location. Good service. Modest breakfast was included and the room was more than adequate. Typical European bathroom with a small shower- if you're wider than normal, you might not fit. "Great hotel and location, iffy service"
Everything about the hotel was great (room, location, breakfast). But the first night a very strong cigarette smoke-smell entered our room. We tried to explain the problem to the night receptionist, but were unsuccessful. We explained the situation the next morning with a request that the problem be remedied; the man at the front desk refused to acknowledge […] that the problem could even exist. He insisted that no one could smoke in the hotel because (supposedly) the hotel smoke alarm would go off if someone so much as lit a cigarette. He tried to say that we were smelling burning plastic. Needless to say, this story didn't exactly persuade us. However, we had better things to do in Venice than argue about smoke. Luckily, there was no recurrence the second night. "San Zulian in Venice - 3 min walk from San Marco"
It was difficult to find the hotel on the first day, but this is typical for Venice with its web of narrow streets. Polite, multi-lingual staff. Substantial breakfast (same every day). Our room was not in the main building, we had to go outside of the hotel to get to the room. Very steep and narrow stairs, no sound insulation - voices from the street […] could be clearly heard in the room, which is definitely a problem during more active tourist season. This hotel was a clean, basic hotel with the most uncomfortable beds we had ever slept in. "Great location, poor customer service"
The hotel is in a great location, not far from St Mark’s square. Access to some of the rooms are around the back of the hotel and you have to press a bell before the reception staff let you in. Sometimes they take their time. We had 2 double rooms, which were spacious but the shower in our room was ridiculously narrow and impossible to turn around in.There […] is a fish restaurant around the back so there is a strong smell of fish coming into the rooms if you leave the windows open. On the last morning my girlfriend and I and my elderly parents sat down in the breakfast room at 7:20am. The Italian girl who works there came in and started screaming and shouting at us and she was extremely rude, apparently we were only supposed to enter the breakfast room at 7:30am. "Venice hotel (central)."
The hotel is very well located in terms of its proximity to St Mark's Square which is less than 2 minutes walk away. However, it is on a main thoroughfare that is very busy during the day and so it can make the immediate vicinity seem quite claustrophobic. As with many hotels that can lay claim to a central location, what you get is not very much for […] your money and so the room, while clean, was small and the fittings were no more than basic. Breakfast consisted of a choice of a couple of cereals and juices, along with bread and croissants, ham and cheese. Staff were pleasant. "VERY RUDE front desk and bad hotel condition"
I don’t usually write bad reviews nor give this low score for hotels. But this one ranks as one of the worst hotels we’ve been to. The hotel was not in good condition.
