"close to all hot locations"
quite normal size of the room, very clean and modern equipment. Some problems with free brackfeast after 9amGenuine Hotels.com guest review
The hotel was very close to everything. The hotel room given was a decent size. The hotel staff was friendly. Good hotel for the money.Genuine Hotels.com guest review
We had a quad room, which was a double bed with 2 cots added to the room. It was quite small and air conditioning did not work well. We were on the 3rd floor and the building had an elevator to the 2nd floor and then we had to walk up a flight of stairs. Breakfast was extremely minimal. Shower was terrible; the temperature rotated between hot, warm […] and cold so you had to keep stepping out or you got scolded or froze while trying to wash in the wave of warm water when it came. Staff was very friendly. Our options were limited trying to find a room with a quad; it is definitely at best a 3 star and would have stayed elsewhere. Read moreGenuine Expedia guest review
"Nice hotel near Piazza San Marco"
You cannot tell where the hotel is based on the address. When you search it on any map apps, it is all over the place. So, make sure you mark the spot based on the Expedia map. It is next to the San Zulian church on Calle dei Spechieri. Look for Albergo instead of Hotel. The hotel is in between San Marco square and the Rialto bridge. You can take the […] vaporetto and get off at either stop. Try to avoid the rush hours. Our room was of good size with a queen bed, a twin and a sofa chair/bed. The area was very clean. Sheets were crisp and clean. Bath room was clean also. Air conditioner was very efficient. Windows were operable. Outside air was refreshing. Did not notice any mosquitoes. There was a small elevator. Staircase was narrow and steep. The staff helped us with our luggage. Breakfast was served in the little café next door. Basic items but adequate. "Nice Place, near to the San Marco Square"
This a very small Hotel, and Rooms, but is ok, to sleep, very close to San Marco Square, and Rialto Bridge, the price inclued Breakfast, the staff is ok too.Genuine Expedia guest review
"Good location close to San Marco square."
Rooms are tight and a bit tired but clean and comfortable. Breakfast was good.Genuine Expedia guest review
There wasn't anything particularly bad about this hotel, but there wasn't anything particularly great about it either. The location was very convenient, but the staff wasn't very friendly or informative and it was kind of hard to find...maybe it's just lost americans in a foreign city. Loved Venice, but I think we'll look around for a different option […] next time. Read moreGenuine Hotels.com guest review
Small, dark, and horribly overpriced. Unfriendly and unhelpful hotel staff. Free wireless almost never worked. Overall, this place should be avoided .Genuine Hotels.com guest review

"The location is good but that is about it"
This hotel is centrally located within 5 minutes walk to the St. Mark's Square, which was nice. Unfortunately, we encountered several problems: the room they gave us was outside the hotel so we had to walk through some alley outside the hotel itself. It felt like somebody was renting their room as opposed to being in a hotel. Secondly, the breakfast […] was a joke, it was just bread, cheese, ham and coffee. The TV had one English channel, which was frozen so we could not watch (not that we stay in the room and watch TV but it is nice to catch up with the world for a few minutes while getting ready). The beds were uncomfortable, you could feel the springs, that is how basic the beds were. They were also two twin beds placed side by side as opposed to a queen bed. Overall, I was not very impressed with the city. You can enjoy the city's charm in a day so I recommend you just go in the train for a day and get out at night. The logistics of staying at a Venice hotel is just too much of a hassle with getting the water taxis, hauling the luggage through all the narrow streets and having to walk everywhere. I am pretty athletic so walking is not the issue but when I am on vacation, I just want to relax. Staying in Venice has its inherent stress. Nice to visit for a day. Not to mention, it is very expensive. This hotel for about $350 is a motel quality hotel in the US. I would place it in the category of a Motel 6, which is usually at about $60 but in Venice, it is $350. Read moreGenuine Hotels.com guest review
The hotel is just off the main tourist drag between St Marks and The Rialto Bridge, so it was easy to get back just by following the signs to St Marks and or Rialto. The room was very Venice, on the small side buy it is what you should expect when staying in Venice. Our room had a great view, was quite, clean and had AC. The staff was very helpful. […] I was expected less based on previous reviews, I don't agree with any of the negative reviews about the staff. Bottom line, I give the place two thumbs up. Read moreGenuine Expedia guest review
"A must stay hotel"
Room was wonderful. My 2 daughters & I were upgraded to a 2 bedroom suite. A little taken back by the location of the suite at first (down an alley behind the main hotel), but pleasantly surprised on the size of the suite & cleanliness. Aboslutely the very best location! Near all there is to see, but enough distance to not get the noise. Staff very helpful and friendly. Breakfast was OK but don't be late! Safe area near shopping and all the sites. Loved it!Genuine Hotels.com guest review
"Small expensive hotel not worth the money"
Hard to find with no adquate signage outside. Small rooms with narrow corridor. Walls almost devoid of any decoration. You feel like you are in a cheap dormitory. Not worth the money we paid for. The room where they serve breakfast is very small. There is not enough table for guest. Not enough staff to serve breakfat. The breakfast food is terribleGenuine Expedia guest review

"perhaps too close to sights?"
Venice is so crowded I'd try to stay further away from St Mark's square in peak season (we were there late July). Otherwise very good location (equi-distant) from both St Marks and Rialto boat docks (two options for taxi from airport). Very hard to find but everything is at first, everything. Rooms that we were in were on ground floor by kitchen which […] was loud at times, and right by patio which would have been our own patio if not for smoking staff there at times (was smoking patio). Room kinda old, shower small. Venice is tough city to stay in but I'd try to stay far from St Marks next time, Venice so small no problem walking anywhere. Read moreGenuine Hotels.com guest review
"Stay somewhere else"
Location was the only good thing about this Hotel. Hotel employees were not nice ever. The outlets in the room were all so loose that plugs fell out. My wife was blow drying her hair and circuit breaker popped, so I called the front desk to ask where the breaker was to reset it and He was angry. When I checked out I owed like $14 for some taxes because […] I had booked through Hotels.com and already paid for the room. Well the hotel only accepted cash and would not take a credit card. "Centrally located and comfortable"
The hotel was very centrally located which was great. The staff were extremely courteous, and the hotel had a nice modern touch which was comfortable. Great location, clean and stylish condition, cramped but efficient space, unhelpful service. Specifically, the front desk wasn't very helpful giving directions or advice about the area and the Wifi (which you pay for) is sporadic at best.Genuine Hotels.com guest review
"location was wonderful"
The bed was within two feet of a major walkway (street!) through a thick slab of stone wall. Once the earbuds were in and the very efficient windows were closed, the outside noise faded away. We had a nice breakfast each morning, and all the front desk hosts were charming (except one). They answered ALL our touristy questions with considerable patience. Only one member of the breakfast staff the male, was customer service oriented. "Uncomfortable and very expensive hotel"
Least comfortable and by far the most expensive hotel during our visit to Europe. Good location on San Marco in Venice, central to popular spots. However, the hotel is very, very difficult to find. We took the water bus which took about 30 minutes, then had a very long walk with our luggage on narrow alleys with lots of people, trying to find the hotel. […] Frustrating start to the visit. A better option would have been the water taxis which takes you much closer but for a lot more money. Venice is expensive so we were not expecting luxury, just a comfortable place to rest. The room was noisy in the evening and early morning. Carpets in the room are worn and dirty. Bathroom is ok. Shower gel doubles as shampoo. Bed and bedsheets were in poor condition. Bedsheets were rough, almost like sandpaper. They also smelled of chlorine. Worse that I've slept on in all my travels. We kept waking up at night due to skin irritation. This alone made us want to leave as soon as possible. Beds were uncomfortable as well. Breakfast is ok. Simple but enough to start the day. Front desk was not very welcoming, could be a bit friendlier. Read moreGenuine Expedia guest review

"A repeat review"
Great location halfway between San Marco Square and Rialto bridge. The hotel room was roomy and comfortable, but on the third night, two bugs appeared on the opposite pillow and disappeared between the mattress and headboard. Family visit to Venice - we needed two rooms so were put in the " suite " at the rear of the hotel with a separate entrance. This is fine if you have visited Venice before and know the lanes... But can understand that new visitors may feel a little uncomfortable but it is all fine. Rooms were large, comfortable and clean. Breakfast could be a squeeze […] as the room is tiny - however, there is a back room which is perfect for a group of 4. Internet was very poor in the room and only worked in the loo !! "A Visit to Hotel San Zulian, Venice"
Hotel San Zulian is just 10 minutes walk from San Marco Square. Its a quaint little place with a home ambiance. It needs to improve its front desk services. They are not guest friendly and barely speak and understand English. Rooms are very small. Aircon not working and water leaks from the ref in our room during our stay. Its elevator can barely fit […] 3 small persons. It however provides guests with decent breakfast. I will recommend this hotel to friends who won't mind its shortcomings. "not what i booked"
1) I originally booked 2 spearate double rooms but instead, I was given a 2 bedroomed suite with shared bathroom facilities. I specifically booked 2 private rooms but did not get this. 2) as per expedia website the hotel facilities include WIFI in the room. There was no WIFI in the room. 3) as per expedia website the hotel facilities include soundproofed […] walls. This is incorrect and, in fact, the walls are paper thin. 4) with regards to the complimentary buffet breakfast, I was extremely disspaointed!! "Great location, poor customer service"
The hotel is in a great location, not far from St Mark’s square. Access to some of the rooms are around the back of the hotel and you have to press a bell before the reception staff let you in. Sometimes they take their time. We had 2 double rooms, which were spacious but the shower in our room was ridiculously narrow and impossible to turn around in.There […] is a fish restaurant around the back so there is a strong smell of fish coming into the rooms if you leave the windows open. On the last morning my girlfriend and I and my elderly parents sat down in the breakfast room at 7:20am. The Italian girl who works there came in and started screaming and shouting at us and she was extremely rude, apparently we were only supposed to enter the breakfast room at 7:30am. She actually made us get up and leave the breakfast room until 7:30. We were absolutely shocked. We complained to the manager at reception but he did not care at all. The customer service is non-existent and disappointing. Read moreGenuine Hotels.com guest review
"excellent location - very helpful staff"
After going wrong way to the hotel - once found we were extremely pleased with the location only a couple of minutes from St.Marks square. Staff were extremely […] pleasant and helpful and even allowed us to leave our cases with them the following Saturday even though we weren't staying there that night. "great location; great hotel for a short say"
I stayed here in August 2013 and picked this hotel as I also stayed here in July 2009. "Venice hotel (central)."
The hotel is very well located in terms of its proximity to St Mark's Square which is less than 2 minutes walk away. However, it is on a main thoroughfare that is very busy during the day and so it can make the immediate vicinity seem quite claustrophobic. As with many hotels that can lay claim to a central location, what you get is not very much for […] your money and so the room, while clean, was small and the fittings were no more than basic. Breakfast consisted of a choice of a couple of cereals and juices, along with bread and croissants, ham and cheese. Staff were pleasant. I can;t say that I'd recommend it as I can't imagine that I would stay there myself again but, that said, the location is good and, if its not much more than a bed that you're after, it was OK. "Great location, too noisy"
Great location. The room is small, but not excessively. Shower-space is small. Decent breakfast. I booked this hotel under the understanding that it was newly renovated. The rooms we were given were definitely not renovated and nothing like the photos that we had seen of the hotel. We were given rooms that you didn't even access through the hotel lobby but via a side entrance that was very dark and smelly. It was also very noisy outside our rooms […] at night. The rooms were very ordinary, the springs in our mattress were pushing out through the top and the pillows were like bricks. I did request a softer one but that never appeared! "VERY RUDE front desk and bad hotel condition"
I don’t usually write bad reviews nor give this low score for hotels. But this one ranks as one of the worst hotels we’ve been to. The hotel was not in good condition. It seems like you’re living in the 1970’s or something. They need to improve the condition of their hotel. Also, the front desk was RUDE. Front desk personnel should be friendly and approachable, […] but the front desk in this hotel was RUDE. I wouldn’t recommend this hotel. Please don’t make the same mistake that we did by booking this hotel. There are a lot of other hotels in Venice. Don’t make the wrong choice, like us, of choosing this one. "An excellent main island choice"
Being our second time in Venice (and the first with two kids in tow - boys aged 5 and 7), we decided to bite the bullet and stay on the main island. Hotel San Zulian was perfect - fabulous location central to everything (easy to duck back and go to the toilet), and very good value for money (in Venice terms - staying there is going to cost you a fortune […] no matter what). We would stay there again, and happily recommend to others. Room size was generous, bed was comfy (by Italian standards), and there was plenty of light. Book with confidence.
