Very old, dated, and small. Hallways smelled weird. Our towels had stains on them and when we went to exchange them for clean ones the guy at the desk told us they were clean and he couldn't give us new ones until the morning. Our curtains were falling off the rod and there was a weird trap door thing in our closet where I feared any sort of rodent […] could crawl out of at any time given the state of the room. Also, the shower was tiny and being a very small girl I could still barely fit in it. There were no amenities (shower gel, shampoo, hair dryer, etc) except for a small bar of hand soap. It was basically a glorified hostel - except I've stayed in much nicer/cleaner hostels in my day. We were not looking for a super nice hotel - just a place to keep our stuff and sleep BUT I usually draw the line when I don't even want to set my suitcase down on the ground or sleep in the bed....I would definitely pass on this hotel. Hotel was decent for being in the Deco district of Miami on Collins Ave. Centrally located to shopping district and one block from the beach. The staff is very accomadating. Price was very reasonable.

Hotel is old and needs some renovation, carpets are almost in all hotel. Air conditionjng is too loud. Great wifi connection, tv- plenty of channels. Housekeeping - very satisfied. Location great. We had been satisfied after all.

Location Location! Cant find a better place close to all the major clubs and nightlife. Rooms are comfortable and great for a couple. The staff is super friendly and accomodated all of our needs.

The Princess Ann is very quaint and cute, good for a few days stay in Miami. No pool, which was disappointing, but it was quiet at night unlike the other big hotels. The bed was as hard as a rock, and the bathroom was tiny and awkward to stand in due to the placement of the door. But the staff was really nice and very accommodating.

Great location, but a disappointing stay. No plug in basin or bath, smell from airconditioner which was very noisy. Breakfast selection is very limited. Bed mattress could do with replacing, it was very compressed and also noisy.

The staff was amazing here and the location was close to everything you needed to reach in south beach.. The hotel itself has no elevator so hopefully you get a first floor room. You also can't have any visitors. Overall if you just need somewhere to sleep and shower which is exactly what I needed this is a good hotel to stay

If the location wasn't so awesome, this place would get a 0. Staff was terrible; completely rude, inconsiderate, jerks. We asked for an early check in because our flight got in a little early and the guy said there was no way he would do that and said, quote, "maybe when the next shift comes in, you'll have a better chance"... Why would I? Stupid. Once […] we did get in our room, disgusting. My wife and I got bug bites, not from outside, from sleeping in their beds. Here's the deal, we took the beating of this place because it's cheap and in a prime location. If your looking for luxurious south beach, this ain't it. The staff in the hotel were by far, the rudest I've encountered in all of my travels. The room was dingy and there was no outlet in the bathroom, so I could not plug in my hair dryer.

We paid a very reasonable rate, considering the hotel's location. We were basically ok with the hotel. The room was rather warm, even in March. The A/C unit was not up to par, and we would've raised the window, since that seemed to cool the hallway area, except that the window needed repair, as it wouldn't stay up. The main problem we had was the highway […] robbery that goes on in that area of Miami, disguised as parking. The hotel had none, so we parked in a lot, and then a parking deck, down the street. We have decided that next time, instead of staying in the Miami area and driving down to the Florida Keys, that we will simply stay farther south and drive north to Miami, if we so desire. If you want to stay in Miami, due to the location and the rate, this hotel is certainly worth a look. Read more

Great location and great staff!! Continental breakfast 7.30-10.30am, free beach towels everytime you go to the beach and a few min walking distance away from hotspots like Mango's Tropical Cafe, the Cleavlander, Wet Willies, and great restaurants like Bolivar, Catch 10, Maya Tapas Grill and all the restaurants on Ocean drive. I stayed for one week with my boy-friend (we are both from Germany and both students). We had a Queensize bed,TV, a refrigerator and a microwave in our decent size room with a small bathroom with shower. The hotel is conveniently located within everything what´s going on in South Beach (restaurants, bars, clubs as well as public transport, grocery stores […] and travel/ excursion agencies) and less than 5 minutes walk to the beach. We would strongly recommend this hotel, as you get what you pay for and furthermore the staff was friendly and helpful. An overall enjoyable atmosphere with many younger people (probably due to the lower pricerange). Don´t expect too much of the "breakfast", but at least you get coffee and toast. Read more

Let me start with the obvious and perhaps the only thing good about this place is the location. Miami Beach is on an island connected with Miami the city through a few bridges. Parking in Miami/Miami Beach costs MUCH MUCH more than Hawaii. There is absolutely no free street parking and the city charges street meter parking from 9AM to 3AM!!! Speaking […] of unfriendliness, the hotel staff at the time I checked in set a good example. I used the wireless internet in the lobby during my stay and never saw him request another guest for their companions/friends' ID. Somehow he insisted on checking my friend's passport although I have booked and paid fully in advance on Hotels.com. The room he gave me on the 3rd floor is filthy with a strong smell of Clorox. I'm glad I have AC working and hot water running. But the furniture is worse than those people will pay to get rid of their own house. I won't complain about free breakfast, but expect no more than toast, simple CVS-baked goods (limited amount of muffins etc.). If you do plan to go to the beach, you may ask for a large towel. My advice if you are planning on visiting the city for a few days: Stay in somewhere nice 'n cheap in Miami and take bus. Toll roads are everywhere. You will be much better off visiting the west coast or Hawaii. Read more

If u r on budget, i would definitely recommend this hotel. Locations is great, the room is clean and quite. Make sure to buy some scented candles as the AC unit produces a weird smell, but it's not too bad. Everything else was decent, just like what we were expecting for such a low price.

The staff was very pleaseant and kept an orderly atmosphere. Staff did not allow for anything to get out of hand with guests. The complimentary brekfast was ok, nothing extraordinary. Although there is wi-fi available, it is unobtainable in the rooms. This glich should be fixed by a technical guru because the signal is strong, but something happens […] when you get in the middle of the second floor, where it shows strong but cannot connect for some reason. Fixing this problem would keep the guests from congregating in the lobby to get wi-fi during breakfast time where space is limited. The rooms are what you pay for. The one that we stayed definitely needed renovating for the last decade.Some rooms that I happen to see were renovated but manager wanted top dollar for those, which seemed not very fair. I wanted new sheets for the room and was told that there house keeper has already left it was 5pm.
