    First impression: We were thrilled with the view of the falls....but the room otherwise left a lot to be desired. The frame on one bed stuck out almost 2 inches (not visible until bedding was turned down), and was a definite hazard. There was a stain in the carpet about 6 inches long, and 4 inches wide right in the middle of the floor. The bed was very uncomfortable for sleeping. There was no 'night light', except for a glowing from the bottom of the hair dryer.........BUT AS SOON AS THE LIGHTS WERE OUT, IT WAS DARK. We had to leave a light on in the bathroom with the door open slightly, so we could make our way during the night without waking the other person. The TV was in constant CLOSED CAPTION, and very irratating to try to watch at all, as the picture would be partially obscured. We tried and tried but the remote would not 'turn off'' the closed caption. But late at night/middle of the night it was not something to call the desk about. Of course the phone had a plain piece of paper across the phone where normal hotel rooms have choices for calling for service, so calling the front desk might have been a challenge. For the view: recommend. For the rest: not recommend.

    It was a great room for the money. However the beds were uncomfortable. They still have the old style TV's and they are small. I didn't appreciate paying 15.00 a night for parking and also paying for local calls. We also had to pay for the internet, which is a first for me

    We got a queen fallsview room and the view were simply unbeatable. Clean room, decent beds. I found it strange that they did not have any lotion in the bathroom, just shampoo and a soap. Good place for the price. Concierge was not very helpful when asked for dining info.

    Stayed on the 13th Floor with outstanding view of the falls. Location of hotel is great for walking to see all there is to be seen in town.

    This is our second stay at this hotel. We know how the loacation is great, panolama view from room, and price is reasonable except for paraking fee. The hotel front person was not profesional. We needed to stay more than 20 min for check in.

    Checked in later than expected due to traffic at border. Looking forward to a hot shower and find that although we booked and paid for four adults that we had towels for 2 with 1 mini bar of soap. Called down to the desk and asked for more towels and soap and they just never sent them. Tried to get some hot water and a tea bag and the desk informed me it's coffee or nothing. Gave up and went to bed. Not sure I'd stay there again you are clearly paying for just the view and there is apparently a "no frills" policy in place. There wasn't even a guide to the area and attractions as in most hotel rooms.

    This hotel offers splendid views of the American, Bridal Veil, and Canadian Horseshoe Falls. If you are looking for an upscale hotel plush with lots of amenities, then this is not the place for you. I would only recommend this hotel if the view is of utmost importance and all else takes a back seat. The location is perfect for not only the view, but also easy access to all attractions. The railway incline is adjacent to the property with immediate transport down to Falls level. A day pass can be purchased there for a very reasonable price and includes both the railway incline and hop on hop off privileges on the people mover which runs continuously between the attractions.

    Other than the view, this hotel room was sub-par: Tiny (not small but tiny) bathroom - the sink, counter space, even the commode was small. Very dated decor with drab wallpaper (peeling in areas), drab carpet, and stains on the ceiling from a previous water leak. Curtains were difficult/impossible to get to cover the entire window (my wife likes it very dark to sleep). One of the windows had a crack that had let in moisture making half of the spectacular view much less than spectacular (should have complained to the hotel but chose not to). Some of the mirrors in the "heart shaped tub" area were damaged/cracked. Overall cleanliness was not that great but honestly it could have been that everything was 20 years old.

    My husband and I were very pleased with our stay at the Oakes Hotel overlooking the Falls. We had a really good view of the falls. The staff were very helpful and pleasant. the room was clean. We would stay there again.

    The location of the hotel was the best thing, but over all the hotel looked like a cheap motel in the inside, everything is old and not very good taken care off. I would not advise anyone on staying here, for the price it wasn't worth it.

    The overall comfort of the hotel felt old and out-dated. Clearly the picture on the web-site depicts the hotel in higher fashion. The hotel room itslef had the same feel as a cheap motel. The T.V. was small, and had terrible reception. The linen seemed old and worn out, definitely could be more modern. The best part of the hotel was the fact that it was close to the new casino. I will never stay at this hotel again.

    We reserved a suite on the 13th floor for the first night and it was well worth the price we paid. The view was spectacular, and the room was very clean and comfortable. The staff was very friendly and very helpful. We were so pleased with our stay that we decided to remain for one more night. We had to move to a different room, but the staff made the move very easy. All we had to do was pack our belongings and they moved them to our new room while we were out for the day. Overall, this was a great place to stay, but I would recommend that you pay the extra money for a suite with a full view. You won't be disappointed.

    The view was Amazing, this was a really speacial part of our trip, so we did a lot of research trying to get a really good room with a great view, and we got it. My wife was upset when I told her how much the room was, until she saw the view, It was AMAZING!!!, well worth it. Point is if you are looking for an amazing view of the falls, you will have to pay more for it, be cautious, fallside is different from fallsview.

    The view was unbeatable. 14th floor, directly across from the horseshoe falls. The hotel is aged a bit for the money. If I go back I might try the Sheraton or Hilton next time. Not bad though!

    we stayed the second time in this Hotel and again we were totally satisfied with the service and the rooms. The view you have from the upper floors is worth spending a little more money than for the rooms on the lower floors. Next time we stay in Niagara Falls, CA, we will stay in this Hotel again!!

    Front desk personal unprofessional and snotty, purposely gave wrong information when asked about area attractions and dining. Room very basic and bathroom in disrepair. Exercise facilities had broken and unuseable equipement. Had to pay additional for parking in hotel lot. The only thing good was the view,but not worth price of room. Will not go back.

    We booked a special weekend for our anniversary. I paid a little extra to be on the upper floors and felt it was worth every cent. The view of the falls was absoloutly breathtaking. The room was VERY spacious and the windows were floor to ceiling facing the falls. The room was pristine when we arrived and the staff was always friendly and helpful. If we return to the area we will most certainly stay here again :)

    I thought the location could not be beat - great vews and easy walking to everything - made the trip extremely convenient.

    despite the comments written previously, I found the room clean and well kept. the view from the room was great and the staff was prompt and friendly. I was pleasantly surprised. The only thing i didnt like was the 20 dollar parking fee. for what we paid we should have parked for free.

    We had a nice room overlooking the falls. The view was beautiful but we were very disappointed at the way the front desk staff attitude. The y were so standoffish and rude Fortunately we did not let this ruin our stay

    Our room was very comfortable and had gorgeous views of niagra falls. Front desk staff were unhelpful and almost rude, particularly the day shift staff.

    We were very impressed with our stay. We were on the 15th floor and had a wonderful view of the falls! The jacuzzi bath was a nice addition as well.

    Wanted to have a nice hotel room for a romantic stay, so I spent a bit extra. It was definitely worth it. Had a 13th floor room which had a great view of both the american and horseshoe falls. I would not recommend the dinner deal because the food at remington's is not spectacular. Service was great and the hot tub was big enough for three people.

    ... you aren't there during bad weather or too high have it obstructed by low hanging clouds. Our view of the illumination of the falls along with the fireworks we obstructed because we were on floor 20. I will warn you about thier pillows ... flat, flat, flat. When I called and asked for something that wasn't flat, I was informed that is thier standard pillow. So be prepared to ask for more if you like something with a little more plump to it. You will pay both for parking and Internet access if come. Both of these are pet peeves of mine in general especially when you pay large $$$ for the room. If its your first time coming, be prepared to pay large dollars for everything. My wife and I dropped $52 for lunch at the Applebees on property just for brunch. Just be prepared.

    We stayed on the 20th floor the room was clean and nicely decorated. The view was spectacular we could see the horseshoe falls and the american falls. Breathtaking sunrise. We were lucky to be staying when the fireworks went off perfect view. Soda machines and ice were not after the 12 floor but not a problem at all.

    We booked a Fallsview Suite for our one night stay and was extremely satisfied. The view of the falls was excellent. It was nice to sit by the window and watch the activities below. The only negative for us was the very limited selection of available channels on the tv. Other than that, it was a very good hotel.

    Our room was on the 4th floor which was the observation floor. Our huge window overlooked the falls. It was great! The location was within walking distance of other attractions and we enjoyed the dinner and breakfast package as well. I would recommend spending the night.

    This hotel is very close to the main area to view the falls. The location is easily accessible to all areas of Niagara Falls. If you get a Fallsview room, the view is amazing. The hotel is older, but the room was very comfortable and clean. The view is very much worth the extra money it costs to get a Fallsview room.

    People at the reception area were too busy - all the time I stopped at the desk. I feel that if I am being helped I have priority over a phone call. If the phone rings while I am being helped the caller should be put on hold. Instead I had to wait to a whole reservation process !!!! Many questions I asked were answered with "I don't know". Personnel was not helpful at all.

    The View was spectacular and the room was a nice size, but the service was awful. Our key card was erased everyday. The staff came to kick us out of our room one day after we had payed to extend our stay to the next morning. We asked for extra pillows and never received them. As I said before the view was great and would have been even better if the windows were cleaned sometime in the last century. We made the mistake of purchasing a couples package through the hotel and ended up having the worst dinner at a terrible excuse for a fine dinning establishment.
