The room smelled like it had been smoked in and then cleaned. The smell gave me a headache.The room was clean.

Poor maintenance of the room - opened the cupboards and the inside was all stained. No ice machine on the property. Basically the office was closed at 10pm. Under the bed was dirt and various trash. If they don't start investing in some upkeep the place will be a dump in a few years.

The garbage can was full from the previous guest. The items that were used by the previous guest were not replaced such as coffee for the coffee maker.

The hotel had just been renovated and I had a brand new room practically. Convenient location. Only thing was slightly thinner mattress and when I used GPS it sent me to the backside. Should come up as on Ada not Technology Drive.

Horrendous for a frequent business traveller. No housekeeping service provided because I only stayed 5 days, 2 days short of the scheduled housekeeping day. This is an older property with long term residents. The rooms are not well maintained; filled with ants, dirty carpet, filthy showers, old beds. This property should be priced at Motel 6 levels.

Seems to be used as low income residence, very noisy and uncontrolled neighbors. Office closes at 10:30PM. No maid service until 6 day stay--info only in small print, not mentioned at check in. Smoking every where, could not run the AC because of the smell.

Hotel and rooms are well kept. Considering this is an extended stay hotel, that is expected. The lady who checked us in got us a room near where we parked my car when we arrived. That was thoughtful. The breakfast left a lot to be desired. They should probably not mention it as a amenity at all.

room is ok but the mattress and box..It is hard to sleep on it every time I turn over in my sleep it was making weird noises a lot and woke me up. very uncomfortable. Mattresses and boxes needed to be replaced for a good night sleep and bath room's floor should be maintained ..

In between residences and wished I had booked a different place for my family. The only reason we stayed is because the six nights were required to be prepaid. Room was small, uncomforable, and very dirty. Never will we recommend this place to anybody.

the hotel was dirty (grape jelly on the counter) no hangers, outlet in kitchen didn't work, and worst of all, the staff didn't care like they had heard it many times before.

the room had an awful stale, musty odor upon entry. there were several gaps in the drywall at the base of the floor molding, the edges of the cabinet doors in the bathroom were very worn and needed to be replaced. the bathroom grout was moldy and nasty looking...not appealing at all for taking a bath or shower. the kitchen needs to be updated...very […] old nasty electrical heating units....very limited selection of glassware, utensils, etc. so if you wanted to bring something in to eat or drink, you are not really getting any convenience here. the mattresses were very hard; they only provided 2 very small pillows for each queen bed...skimpy. the a/c worked well, the location was convenient, and the price was cheap....the only reason I considered staying there, but not worth it...I will pay more and stay somewhere else next time. The staff was excellent!! Very accommodating and nice. The rooms were not the best quality for the price, but it was OK. The two main complaints I had are my room was right at the stair well. Pre-requested a quiet room away from street noise, and was placed in a room only one space away from the noisy street. Rooms carpets dirty - kitchen/bath floor sticky so I assume dirty. Bed was hard. We were having work done on our house and had to move out for a few days. The room is clean and the kitchenette is very convenient. I like having a full sized refrigerator and a stove to cook meals on. The beds are very firm and as many have commented, noisy. The Irvine Spectrum is very close and provides many restaurant and entertainment choices.

There is a Starbucks right next door but they close early on the weekends and are closed on Sundays. Bring plenty of quarters for the laundry because the front desk usually doesn't have change and there is no change machine. The pull-out couch is very uncomfortable. After I checked in I was told that the water in the hotel would be off the next day from 9am-3pm.!! The overall appearance of the room was acceptable until I decided to look at the pillows I was going to put my head on. One of the pillowcases was inside out and I thought that was a bit odd. I took the cover off and saw that the pillow was completely […] stained with yellow stains. There was a long black hair inside the pillow case as well. The second pillow had a liner case and when I removed that one I noticed the same type of yellow stains on that one. I could only imagine what bodily secretions were on those pillows...I was disgusted and upset but it was too late to do anything about it at that time. I took pictures of both of the pillows. When I got up in the morning I had to rush to brush my teeth before the water was turnded off. Did not have time to shower... I cancelled my second night reservation and moved to another hotel. We stayed here while in OC for appointments. The studio is a micromini-apartment with a fridge and 2 stove top burners. Everything was basic, but very clean. Everything seemed cramped. Pros: This is very close to the 5 and 405 freeways. Bruegger's Bagels and Starbuck's are in walking distance. Not sure if it was pro or con: There was police activity […] in the parking lot complete with apparent arrests of four people one night, but that may have been because staff were on top of what was going on. This is in the middle of a business/technical area with a lot of offices. It is near the Irvine Spectrum. This is probably ok as a long term rental for someone without a pet. Cons: Extras are extra. We expected to pay a one time pet fee of $25, but when we arrived, we were told it was $25 a night. That is a first to pay more than once, and the room was not worth the inflated price. It doesn't include shampoo, conditioner, daily coffee or maid service. They are supposed to charge extra for wifi, but waived the fee because I was not happy about the extra pet fee. Read more

If you're looking for Room Service and Daily Maid Service this is NOT the place for you. This Hotel is like having your own Studio Apartment...and like having your own place, you must essentially clean-up after yourself.
