First off we paid the extra money to stay in a "pet-friendly" room but don't be fooled. By "pet-friendly", they mean they'll allow you to bring your pets but don't expect anything else. What we weren't told is that even though you're paying the extra money, you'll still have to fork out the extra $25 for the 1st night and $15 each additional night to bring a pet. What we also weren't told initially is that we couldn't leave our pets in the room unattended even though they referred to it as "pet-friendly" or we would be fined $100. Perhaps that's a law I was unaware of but it should've been disclosed prior to booking. If we would've known we couldn't leave them in a crate while we went to enjoy dinner, we would've left them with a friend at home. The front desk staff I dealt with was not very welcoming or friendly and straight to the point. Now on to the hotel itself... repairs and updating are needed including wallpaper coming off the walls which isn't so bad but we expected more for what we paid. The walls were so thin we could literally hear all conversations and footsteps on both sides of the walls and the ceiling which, in turn, caused our dogs to bark ALL night long... we felt worse for the neighbors rather than ask sympathy for our own lack of sleep. When they cleaned our room, they failed to replace the toilet paper and of course you don't notice that until you're doing your business. I expected additional TP in the room on stand by but I was wrong.

This is a property that needs attention to detail and some upgrading. I hope the rooms in the older part of the hotel are nicer, however the newer section to the south, is in serious need of refreshing. The carpet is as old as the building, the thrift store furniture -obviously meant to convey a quaint older style- is out of place and shabby n the obviously newer addition. Unfortunately, the room was musty, with a smell more reminiscent of an elderly persons home than an Inn. I thought maybe it was just our room and poked my head into two others in the morning while they were being cleaned. They were the same. I left the windows open (no screens) when I left, if that says anything. Because of the location, grounds and beautiful setting this could be an excellent property if only the proprietors would raise the bar with the staff, invest a little money and care a little about their patrons' experience.

Lots of mold. Had to switch room three times, and even then, the room had problems. Apparently the hotel is in receivership and maintenance, including roof repairs, isn't being done. A shame, as this hotel in years past, was very nice.

First time visit to Mendocino and Hill House Inn. We were given a key to our room, but upon entering discovered that it was already occupied. It turns out the key to our room also opens up another room. The occupied room only had one bed so we swapped it for a room with two beds. The staff did not seem to think it was a big deal to have keys that open more than one room! I don't think we would stay there again.

Very tastefully quaint. Had the Garden View room- Lovely flowers- Lilac outside the entrance etc. The room was spacious enough with a love seat by the window.. Breakfast didn't have a big selection but had waffles or you could make or bagels and OJ coffee etc. I will definitely return.

The hill house needs a large infusion of freshness. All the rooms seem drab. The mattresses need to be replaced. The whole bldg. needs a fresh coat of paint. The continental breakfast was very lacking .There were Costco bagels ,dry cereal. No fruit, eggs, toast, etc. The restaurant was not open. There were very old tvs in the rooms . It seems that the hill house has fallen on hard times!

My husband and I stayed here for our one year anniversary, and we were excited for our firat stay at a bed & breakfast hotel. I'm not sure why this place was called a "bed & breakfast"... It is more like a Victorian style motel. The best thing about this place was being withing walking distance of downtown Mendocino and the access to a free and pretty decent continental breakfast. Our room wasn't very clean; it was a little dusty and there was an emoy shampoo bottle left in the bathtub. There is also something strange about the plumbing; the first time we turned the water on in the bathtub, the water initially came out brown, but ckearedbup after running for a few minutes and didn't happen again during the remainder of our stay. Also, showers need to be super quick or else the water turns cold. If your don't mind old furnishings (like grandma's house) including a very small outdated television, then the feel of the room shouldn't bother you, as it is pretty spacy. It just initially felt odd to have a " romantic getaway" in what looked like a grandma's bedroom. We also brought our 12 year toy poodle with us. Someone complained about the barking, so we ended our stay with an additional $155 charge. Needless to say, Mendocino was beautiful, but I would not recommend this place if you're looking so a so-called bed and breakfast hotel or having a romantic getaway.

We had a lovely stay at Hill House Inn. The room was charming, the grounds beautiful and the staff friendly and responsive. It is quiet, definitely not a night spot, with main building closing at 8:00pm. A little pricey but it's Mendocino. And it's located within a short walk of "downtown". The free continental breakfast is a plus. We'll be back. If you like contemporary surroundings this is not your cup of tea.

This place was in shocking disrepair. It was worn out and tired. First let me start with the good. All staff that we encountered were very nice. The room was clean. Pretty far off views. Quiet. room was large. other than that this 'Inn' is not a quaint inn, it is a sleazy motel with beds that are very old and squeaky, lumpy and uncomfortable. the linens were ok, but the couches and chairs have seen better days, the bathroom, tiny, with peeling wallpaper and cheap toiletries. You could see major cracks in the doorways, the sliding glass door lock doesn't work, but there is a bold that you can take out of the bottom to open it. Breakfast consists of: coffee, tea, o.j., waffles, bagels, some whole fruit, oatmeal, hard boiled rubbery eggs. We suffered 2 nights on the bed, and as I walked around the grounds, many doors were opened and you could see how each room had beds with large divots in them. very worn. they need to update. I understand having beautiful antiques in the rooms, but the mattresses should not be one of those, neither should the table chairs, which I thought would break under the weight of a 5 year old. the building itself looked more or less freshly painted, but they forgot the trim and there was so many maintenance issues we could see from just walking to our car. choose elsewhere.

The hotel really needs to be updated. Simple things like leaving off the heavy old bedspread for the nice white sheet and comforter would help. New carpeting and updated fixtures would really help. It has the feel of a time warp taking you back to a 1984 bed and breakfast. The rooms were very clean and the breakfast was adequate, if a little uninspired.

The first night we were in a room that was stuffy and the only window was a sliding glass door. Because this was on the ground floor we didn't feel safe leaving it open for people or critters (there are woods around the hotel). Also, we smelled cigarette smoke all night but that's not the fault of the hotel. But we told them about it and they moved us to a room on the second floor and this was much nicer. The rest of our stay was very nice but the hotel gives the impression that they've had better days. There's a strong Victorian theme but not that well done. It was also disappointing that the breakfast was a meager continental breakfast and we had to go to another hotel to have hot breakfast that we had to pay for. The staff was nice and helpful but working in a tough situation.

I did enjoy my stay at Hill House, but I was disappointed with no lunches or dinners offered. The rooms do need updating. The grounds were in poor condition. It was obvious Hill House is going through some difficult times.

We enjoyed staying at Hill House. It was our first stay there. We usually stay at cozy Sea Gull Inn in town, but as they do not accept pets, and we now have a dog, we switched to Hill House as it was dog friendly. Our dog Flora was very happy there!

This hotel has a lot of history, Old Murder She Wrote location for t.v. show. Short walk to main street where more businesses to shop, dine & stay. Ocean/headlands are again a short walk away and sunset was awesome. The do have continental breakfast which was very good, view from dining room is very nice...they aren't open for dinner. We would surely stay again but there are lots of other choices in town of Mendocino as well. If you don't like to walk, this isn't for you as it's a bit up and down hill.

The hotel is located in nearby good market location within walking distance, overall rooms are pretty old-school, breakfast was reasonable. But for the price we paid , the internet was working which is pretty bad as one selects hotels with the Amenities that are displayed. Nevertheless, what was even bad, is we were with 2 kids, and requested if we can have trolly or someone to help with luggage, and the answer was "Sorry we are running out of people's shifts" (it was freakin 5:30 pm). I am sorry to say, with this service i am not willing to pay at average rate of 189$/nite. Not Satisfied at all ....

Love coming to Mendocino. This hotel and the Mendocino hotel both have all old grandma decor. God only knows how many dust mights are in their 1980's draperies or dried flower baskets. Found cobwebs in curtains. Our friends joked they had the lizzie borden parlor. The grounds and exterior are beautiful. .inside is a joke. What a waste of a beautiful space

My room was furnished with antiques, befitting the hotel's Victorian theme, but the room smelled a bit musty. The bed was comfy, bathroom clean, and it was quiet. The included self-serve breakfast, however, was pitiable, even with a view of the sea. No fresh milk for coffee, no cereal. The hotel should dispense with it rather than mislead you to think you might get a free breakfast.

It's after midnight and since I can't sleep because of the party next door, I thought I'd warn others. The lobby closed at 9pm while we were at dinner so there is no one available to help quiet down the group which sounds as if they're above us even though we were told the top floors would be unoccupied. They're so loud that if I were at home I'd call the police. At least I'm only losing sleep and don 't have a serious problem as there is no emergency number for the hotel.

I initially booked a standard room with a king bed. As soon as I booked it, the hotel called and said that unfortunately there wasn't a king standard room available. But for an extra $35 per night I could have a King Bed, Ocean View room with a Fireplace and a Balcony. Well I took that room and am SO GLAD I DID. It was the perfect getaway for me, visiting friends in town, and time alone at the hotel, time to paint (on the open space of ground in front of the hotel, time to look out at the ocean while eating breakfast. Time to snuggle up by the fire and relax, write, nap and still take in the views. Will be back for sure!!!

We enjoyed our stay here, the hotel is older, so we didn't expect the very best and our expectations were met. The bed was pretty hard and because of the type of heating, the room got VERY hot (in the 80's) during the night and then took a very long time to cool down. However, I would stay here again. The views were amazing and the grounds quite lovely.

It was located to the historic Mendocino town. Beautiful sights right outside the door. I would recommend calling the hotel directly to make sure the room fits all your criteria. There was a small glitch when we brought the dog but they fixed the mistake quickly, like you would expect.

When we arrived at the Hill House we found that it was closed and were directed to the Mendocino Hotel. Nothing could have been better luck for us! The rooms were beautiful and roomy; the staff was friendly and attentive; the food was delicious; the stay was the best! I am sure that the Hill House would have been lovely, but we were very happy that we stayed at the hotel. I would certainly return to the hotel again and look forward to my next visit.

The hotel maybe older, but that is what you are looking for, when you go to Mendocino, right? I loved the wonderful staircase to the wonderful breakfast room on the second floor. The view is great!! Breakfast was o.k., but there is a whole lot they could do, to make that room a magnificent one. Get rid of the blue and white table cloth and just add a little more style… The rooms were very clean and again, i liked those wallpapers and old fashioned things.

Paid extra for "Ocean front view". What I got was @ 2 feet of view from my sliding glass door of a piece of the water in the Pacific Ocean. Turned on hot water and brown water came out for 5 minutes straight.

After a few little snafu's and a misunderstanding about the amenities of our room...(which were quickly resolved as soon as we checked in!), we truly enjoyed our stay at the Hill House Inn! The staff was very helpful and friendly! I will admit that having to spend extra money every night to rent a fridge for a suite was a bit much, but again...they corrected a problem with my billing immediately...so really no complaints about fridge pricing...lol! The suite was very beautiful and spacious with a fireplace, and a slider door to a deck....I originally wanted an ocean view suite with a "jet tub", but unfortunately the hotel could not accommodate because of our dog...(which we really appreciate them accepting pets!). Here's some of the drawbacks to the hotel...there are no air conditioners(not in our room anyways!) It was the middle of Sept., and they said usually it doesn't get up to 80 degrees or over , so they're not needed...well, on this particular day, t was over 80, and we had spent a few hours hiking and walking on the coast. We then came back to shower for dinner...it was a bit warm getting dressed. The sliders didn't have screens on them, so we couldn't open them very wide because of our dog! also, the breakfast is VERY limited...if you like pouring your own waffles onto a waffle cooker or having bagels, coffee, and juice...then it's your kind of breakfast! It's a beautiful place in the quaint village of Mendocino.

This hotel was once a gem. Now it is more tired than modern. It was clean and fine. The bed was like sleeping on the floor. The free breakfast was not worth the visit. I would rather camp next time.

We were very disappointed in this hotel. We were of the impression (from photos on web) that it was fairly close to the beach, when in fact it is probably a mile away. The 'gardens' (landscaping) were not maintained at all, and the lawn was all dead. We were told our king room would have a fireplace and a "furnished" balcony. They gave us a room without a fireplace OR a balcony, but let us move to another room after we complained. The rooms are clean, but run-down and definitely need a facelift, as well as a decorator; however, the main building (lobby and restaurant) are beautifully renovated. We found out that the hotel is for sale, so it appears that the owner has no interest in maintaining it. The staff at the desk were friendly and wanting to help, but we would never stay there again unless a new owner fixed it up. It has a lot of potential!

The hotel is clean but very outdated. Upholstery and fabrics are shabby. Bed is rock hard. Musty odor because there is no air circulation in the rooms.

Probably the worst hotel for the price I have ever stayed in. Water went off for a while in the evening while in the middle of a shower. No real apology from management. The breakfast buffet was very poor; not even any cereal, granola, or yogurt. Unbelievable for Mendocino. Furnishings might be antique but kind of creepy. Of course, the "for sale" sign in front of the property might explain a lot.

While famous as the setting for Murder She Wrote in the 1990's, the hotel has aged and there are fewer amenities since our previous stay 10 years ago. There no longer is a restaurant on the property, although they offered us a 15% meal discount at their "sister property", the Mendocino Hotel, several long, dark (at night) blocks away. A fair continental breakfast (complementary) was provided on site in the morning. Our room was cozy and homey. The staff were very nice, and the peaceful setting on the hill above town was a plus.

For the price, this hotel was very disappointing. Staff continually tried to charge my credit card when I had already paid via Expedia. There was no air conditioning. There was a wedding at the hotel and the noise was very loud through-out the night. The cable connection was not working and my husband had to fix it. The continental breakfast was merely fruit and some "Costco-style" bagels.

We just needed a place for one night, and most places in Mendocino were requiring a two night minimum due to the Music Festival, so the Hill House served our purpose. The location to town is a nice walk, but there are so many nicer places to stay in the area, that I would not make this a repeat stay.

We had a wonderful stay and were welcomed with our large Lab (90lbs) Room was very comfortable with a fireplace and close to the picnic area with nice places for the dog to roam in. I will definitely be going back to this hotel when we visit in Mendocino

Rundown with a bunch of chintz flounces and bric-a-brac that wasn't cleaned. Loud AC that woke us up during night and mildew in bathroom. A Best Western or similar would be a better option. This isn't an old inn. an old inn -- it's really a highway motel.

Beautiful setting and convenient to town. Problems: mattresses too firm for us, couldn't get really comfortable. Also, the complimentary breakfast is ridiculous. No pastries, no bread except bagels, no cereal. Never had so little at such a place. I think they want people to spend at the Mendocino Hotel, which has an excellent breakfast for those who want to pay.
