It was a friends wedding but i must say that as the wedding was great the bar service (if you call it service) wasnt good. one bar were were every wedding guest were was shut. we were sent upstairs to another bar when there was one downstairs. we asked for a drink but were sent away. they said it was for residents only and we were but they just told us to go away. only 1 serving so queues were forming, wouldnt accep cards and not enough stock in fridge. bottles & beers were warm and some had to be taken back. y only 1 serving at a wedding do? rooms in the west wing are old & dated. i thought i had stepped into the 70s. the front of hotel looks good but i think they have forgooten about the rest. take your own drink as £20 for a bottle of wine is disgraceful. £2 for fruit shoots, £4.20 for warm lager. its not good enough

Beautiful setting but very mediocre hotel these days, breakfast is not as good as Premier Inn. Bathrooms also look tired. Our toiletries were not replaced during a 3 day stop over.

The hotel is full of history standing in its own grounds. Although the building is old and could possibly do with a bit of modernisation, the staff were very good and could not have done more for us. Would recommend this hotel to any one. The bed was huge and comfortable the room very clean and more than met our needs.

Checking in was offered Breakfast as additional extra I agreed and paid the extra only to be told the next morning no you have not paid for breakfast by the restaurant attendee and the reception contradicting it self saying no he has not then phoning few seconds later yes he did remanded me with Faulty Towers !! I stayed here a couple of nights while visiting friends, the Hotel is large with lots of space in and outside, I would have liked to visit it in the summer to use the swimming pool and the gym but as I stayed at end of November I didn't fancy the swim, I did not use the restaurant or any other facility as I met my friends in Town but the staff were very helpful every time I needed to book a taxi, at my check in and my check out! I would stay here again...

Our first night was a disaster, we had booked a superior room and first impressions were very good. Unfortunately our room turned out to be an emergency escape route and therefore had a green light which remained on constantly. Worse the room was linked to a seminar room and we were woken at 2. 30. by furniture being moved as night staff prepared the room for the meeting to be held there in the morning. We complained the next day and the receptionist apologised and moved us to a fabulous room for our second night.

our room was in much need of a good clean and maintenance. Cracked bathroom sink, disintegrating sash windows in much need of restoration (constant draft). Heavily worn out carpet, doors. Not to mention dead wasps, bees, spiders, and flies on the window seals and several large spider webs in almost every corner of the bed room and also down in the restaurant

Location ideal for our visit to the Seniors Open at Rockcliffe Hall. Only criticism was problem cheap kettles in room - we had difficulty making drinks. Could have done with 2 chairs in room (only 1 supplied) to watch TV in evening. Extra shelf in bathroom would help - nowhere to put bath items.

The hotel is in bad shape and desperately needs investment it looks to me like the new owners are first of all chasing the wedding market ,but our rooms 114 & 115 in the " new block" looked as though they haven't seen a lick of paint since they were built ! poss 30 years ago.The hallway was dim and the carpets just a mess.The room cost us £69 plus £10 for breakfast and the Magners was £4.40 a pint yet no one could wipe clean an outside table. three things going for the hotel the staff ,the main dining area was bright poss new carpet & furniture bit still needed painted and the cooked breakfast was excellent .There are better hotels not far away,im afraid it wasn't up to the mark they had their chance and blew it i wont be back.

I was staying for the one night whilst away on business. The hotel was a bit quirky and definitely tired and worn. Great building and grounds. Staff superb in reception, bar and restaurant. Excellent meal. The room i had was a 'superior double'. It was right at the front of the buidling, very spacious and only a few pounds more expensive that a standard double. Having read other reviews I probably benefitted from being there midweek - no weddings on and very attentive staff.

I liked it, room had a carpet stain and the bed was a bit hard. Had an ironing board, but no iron. The room was next to the staff dining room, so there was a light on all night. I'd stay there again though the beer and the food were both excellent!

Hotel looks quite grand and the lounges, dining room etc were lovely but our room was disappointing. The bed was so uncomfortable , no extra blankets and the cleanliness wasn't too good. Hotel in General is crying out for TLC. However the staff were so friendly and efficient so I didn't complain!

First the positives. Staff where polite and courteous and very helpful, especially after another guest had damaged my car and driven off without reporting it! The negatives :( on entering my bedroom there was a fusty damp smell similiar to a room that had been aired for some time. The bed was hard and where the two matresses had been pushed togher there was about 1/2 inch difference in height, great for stopping a partner coming for a late night cuddle! I was awoken about 6am every morning by very noisy heating system. The decore in the hotel is in need of rennovating, it doesnt look or feel old and classic it feels old and run down.

Kept awake by noisy guest in adjoining bedroom that ran a bath at midnight every night. Then woke up again at 4am by the noisy heating coming on. Did change rooms to avoid the noisy neighbour but second room much smaller. Spa not available at begining of stay and football not available on main tv despite it saying it was in the hotel brochure. Other than that a pleasent stay.

Checked into a excecutive room, to be shown to a shoebox sized room with most uncomfortable lumpy old bed I have I felt. Sat on bed waiting for receptionist to come to our room with a key to another room to discover a big toenail on the carpet next to the bed. Hotel reception very scruffy and un inviting, also the area below the staircase where you are supposed to chill and have a drink very shoddy and dark. Would not stay here again, booked into a premier inn for the rest of my visit.

I stayed one night in this hotel and was unable to sleep due to the bed. It was like sleeping on a bag of coals. When I asked if I could move rooms, I was told there wasn't any others free. The staff were relatively friendly, but nothing to write home about! The hotel was in a bad state of repair. I will not be staying here again and have advised the office to black list this hotel for any future business stays.

Sadly the reviews are right about this hotel. It really is a 3 out of 5. It could be amazing but is in need of a hotel inspector makeover session. The building and grounds are lovey but sadly the hotel is stuck in 1985 and needs a serious re-furb. Also the breakfast was very poor quality and looked as if the eggs had been sitting around of days! The evening meal was pretty good but expensive.

The hotel looks grand until you walk too far from reception. The rooms are a bit tired, but comfortable enough. Food was ok, but a bit pricey. Swimming pool is tiny - 3 strokes and you'd smack your head on the other side. Located about 1 1/2 mile from the station. Easy walk, however plenty of taxi's in the station rank. Overall decent value for a business traveller

Lovely hotel, located within a 15/20 minute walk into Darlington town centre and close to A1. Well equiped rooms, although carpets could do with a clean. Another slight bug-bare is that rooms are serviced daily and there doesn't appear to be a "do not disturb/ clean" option. Haven't eaten in the restaurant or bar, but it always looks busy.

Hotel looks grander from the outside than the reality of the interior, however the staff are very friendly and make the most of what they have on offer. The natives must prefer a fry-up in the morning since neither the haddock nor the kippers on the breakfast menu were available. That said, the black pudding was very good and I'd certainly use this hotel again.

Fantastic hotel! We had read so many poor reviews about the hotel on trip advisor about the hotel being tired and worn out and so were apprehensive about our forthcoming stay. But it is not at all! Ok, so the food was not great (apart from breakfast, which was very good), and neither were the public toilets, BUT our rooms were clean, service was fantastic and they were so kind to quickly let us have two interlinking executive rooms as soon as they saw that we had children who could not stay in separate rooms all by themselves (we had booked only one executive and one standard room). Great rooms as well. Nothing tatty or leaking or mouldy. Good, plush decor throughout. We will definitely be returning in Summer. Really good value for money.

We held a party to celebrate my father's 90th birthday. Despite another big event taking place that evening, nothing was too much trouble for the staff. The room was perfect for our needs including a private bar. Staff were excellent and specific thanks must go to the events coordinator Laura and also Richard who coordinated proceedings during the party. Everyone had a wonderful time and I would certainly use this hotel again for a special event.

Over the past 3 years I have stayed at this hotel, on average, once a month for a one-night visit, and I cannot speak highly enough of it. The beds are comfortable, the rooms are large and well kept, breakfast is expertly cooked, serving hefty portions from a varied selection. The leisure facilities are also superb and the grounds, beautiful. And, if that wasn't enough, the staff are incredible. Professional, welcoming and seeming to genuinely care about their roles and the hotel. Fantastic!

"Not so quiet on the Northern Front"

We were looking forward to going away for our two night stay - after one night we were looking forward to going home. We went on a voucher deal, like a fool I always assumed that such deals were a ‘taster’ to get you to come back another time happy to pay the full rate. The hotel website clearly states ‘All of our rooms include everything you need for a good nights sleep’ please bear that in mind as you read on. The Accommodation. Checking in was simple, we were given a room in the ‘North Wing’ at the rear of the property with a lovely view of the boiler house and the ‘Gas Control Valve’ room. The very 1970’s North Wing looks tired and is tired – almost exhausted, its noisy plumbing, peeling paint and damaged doorframes are in serious need of updating and decorating. Our wash basin was cracked and the wall mounted TV was great to watch if you sat on the floor, due to a defective wall mounting. Our room was very clean but was directly over a door leading from a ground floor lobby into the grounds. It was a humid night, the window was open and we were awakened at 1.20am by the noise of a group who use the said doorway as a place of nicotine worship supported by the hotel who leave a ‘dog-end’ bucket outside the door for their use. We asked them to tone things down which admittedly they did for at least 10 minutes until the urge got to them again and another light-up was required, the second request for them to shut up was not so polite. One thing that always strikes fear in us on arriving anywhere is a car park full of vans belonging to itinerant tradesmen, you know the type, arrive Sunday evening, leave Friday morning for a very cheap rate. The hotel fills rooms mid-week and then has empty rooms Friday and Saturday evening for weddings and functions. The problem with these guys is they head out to do whatever they’re there to do at about 5.30 – 6.00am, so quite why any hotel manager in their right mind would put middle age weekend break visitors in a room on a corridor surrounded by workmen who leave at 6.00am is beyond me. So 6.00am is next wake-up call. The workmen made no noise themselves, the problem is this hotel has doors on the rooms like Arkwright’s till in the TV comedy ‘Open All Hours’ They are self-closing finger amputating doors and anyone trying to stop them slamming shut would need to have a death wish. The lift lobby was just on the other side of the wall to our headboard so every time the doors in and out of it slammed or the lift was used we took the brunt of it. Never mind; 6.00am and Bob the Builder and white van man have started their engines and roared off, so all is quiet until 6.55am when tour coaches start loading luggage through said doorway, crashing cases through the doors and throwing them into the coach. Breakfast: We stayed on a room only basis so breakfast was £10.00 each per day. On morning one it was best described as average, the staff do nothing other than tell you were to sit (or where not to sit) and clear the dirty dishes, everything is self-service and cooked food is left out under lights on hotplates. This does nothing for a large bowl of scrambled egg which after about 30 minutes acquires the consistency of building aggregate. The catering toaster was not working so everyone including a large coach party had to make do with a domestic four slice toaster smaller than the one in our kitchen at home. Day two breakfast was appalling, unlike the previous day there was no fresh fruit, no cheeses, no cold meats (were yesterdays left over from Sunday?) only canned prunes and grapefruit, cereals and a large bowl of yoghurt sitting in a hot room uncovered with no cooling. The cooked foods were sitting in huge quantities which is worrying when only five other people were in the dining room on a hot day with no windows open or air-conditioning working. Hash browns were cold and sausages dry as dog biscuits. It is difficult to advise on rooms because other reviewers criticise those at the front of the building as being noisy. All we can say is avoid ‘North Wing’ as this is where they seemingly put visiting workmen and builders. Had we been staying any longer we would have demanded a change of room. This was a recuperative break following a bout of serious ill-health; unfortunately it did not fulfil that need and if anything left us glad to get home for a decent nights sleep. What we can advise on is breakfast, leave 30 minutes earlier, drive 5 minutes into Darlington and go to Sainsbury’s Coffee Shop or 4 miles down the A66 to the Beefeater who offer better food and better value. Would we stay here again? - No!

On driving up the drive I found a large hotel looked nice from the outside on entering the reception is outdated and needs an update the reception lady Emma was lovely very helpful nice smile to greet you something which is a good quality when you stay away as much as I do ! The hotel facilities were explained by Emma really well ( this lady needs a pay rise ) !! Walking brought the hotel to my room I had very mixed views nice old hall large fireplace and easy chairs really nice then on walking to my room the halls are outdated and need an update holes filled in the walls and just run down I was a little worried at this point but on arriving in my room was quite surprised to find a lovely clean bed nice sheets and clean bathroom so was quite happy then. Room service was fast the lady that brought it to me agin like all the staff lovely and could not do enough. Breakfast was a buffet but cheap enough at 10 pounds again the staff were great Overall I would stay again when on business I think who ever owns this hotel is really makeing the effort to update the hotel and make it a really great place to stay but doing it a piece at a time so as to keep it open and they are doing a good job and I hope on other visits I will see it progress The staff make this hotel very nice and happy to help !

Free parking outside the hotel but does get busy and the overflow car park is a bit of a trek if you have luggage Easy to find from the main road Sainsburys is about a mile away Friendly staff Amazing food, all chef cooked The pork belly is very good The chips and onion rings are homemade Drinks are usual hotel shocking prices The room is nicely modernly decorated and the bathroom is very modern with a powerful shower over bath I have stayed here a few times, never had a problem with noise or other guests I would highly reccomend this hotel Only downside is a very outdated borderline dodgy lift!

My husband and I stayed her on a two night break bought with a hotel voucher. I think this influenced the room we received as it was in the old part of the hotel and showing its age. The bedroom and en suite were both very dated and badly in need of refurbishment. That said everything did work and there was plenty of hot water in the bathroom but the standard was well below what we had been expecting. Breakfast was all served buffet style so you had plenty of choice and the quality was acceptable. Dinner was included on our first night and was rather minimal, for example no vegetables were served with our main course but had to be bought as extras. The following night we went to a local pub and had two courses for £15 the same price as the hotel but the food was 100% better in quality, presentation and quantity. We used the pool and jacuzzi and again these were old and in need of renovation. The changing rooms were only just acceptable. The 5 rivers therapy services were by contrast great. All the staff we dealt with were helpful and friendly. When I asked for some fresh milk for our room it was sent up within minutes by a very friendly and polite waiter. Sorry but I wouldn't return without knowing the promised refurbishment has been completed.

Visited this hotel on a living social deal, mn bed ,breakfast, evening meal and cream tea. I was a little apprehensive,as some reviews were outputting,but I decided to go and see for myself.We upgraded to an executive room which was very spacious and clean.We could not fault our stay, staff very pleasant, food was beautiful,and eating freshly baked scones in the garden was lovely.The deal was well worth it and I hope to return soon.

I went for a 2 night break. The staff are very pleasant and helpful and go out of their way to ensure you have everything you need. Lots of comfortable areas to sit and relax in the hotel. The bar/lounge area is lovely, yet noticeably very quiet. Perhaps some background music would help. All in all, a very nice experience at a reasonable price.

A group of 4 of us stayed, last Sunday Evening. We will definitely return in the near future. My husband and myself and my sister and her husband. We have stayed once before and love this hotel, it has such a lovely, relaxing ambience. The hotel has such character and so many really nice lounge areas to sit, chat and relax. Everywhere was very clean and tidy. The staff are friendly, courteous and very professional, from Reception and checking in to our evening meal in the Restaurant and dealing with the serving staff, all extremely pleasant. We both had very nice double rooms, large bathrooms, very clean and everything you could need. We had a 2 course meal, the desert was amazing, Prosecco was a nice touch. The breakfast was first class and lots of choice. We enjoyed the pool and Jacuzzi, very relaxing.. We wish we had booked a spa treatment and will on our next visit.. The leisure centre is well equipped. All in all we had a wonderful Sunday stay here and left feeling like we had really de-stressed and been well looked after. A big thank you to all the staff... Mr & Mrs Winner

Went for 1 night last minute spa break with friend, having done same last year did not think it could get better but it did. We arrived to find our room was ready early and we had also been upgraded to executive room pleasant surprise. Every member of staff are extremely helpful and so friendly. Spa treatment so relaxing just what was needed after busy week.
