"Greenview, a critical review"
Rooms had a Dutch/European feel. Bathrooms were about the size you'd find on a cruise ship~inner cabin (extremely small even for a boutique hotel). Shower had a little bit of mold, shower head was in desperate need of cleaning, shower pressure was less than expected, shower fixtures looked cheap quality, soap was basic glycerin which over-dried your […] skin, and the body lotion was not boutique quality. The Bed was good and the selection of pillow sizes was pleasing. The continental Breakfast was average and could be improved by adding some fresh fruit like an orange or banana. My biggest compaint was the Wi-Fi. Do not plan to have any at this hotel. The signal strength was good in the common areas but not the rooms, however, the host server (service provider) was down more than 60% of the time so the signal strength didn't really matter. The hotel needs to get a new service provider. The room outer door was also keyed and not electronically carded, which is standard in better boutiques. The staff were very nice and the location was awesome (80 feet from lincoln road mall). For the price, however, I would still rate the hotel in the "average/good" category. "excellent location on South Beach"

Great hotel. Right in the heart of South Beach and very close to the effervescent Lincoln Mall. Stay there. Those who complain that it is a "flea bag" hotel are over-stating their disappointment in not being at a Holiday Inn, Ritz Carlton, etc. One of those it is not. But the rooms were immaculate if a bit small, and comfortable if a bit sparse. But […] remember, you are a visitor in South Beach, so what are you doing staying in your room? You should be out enjoying the neighborhood and locals, and there is plenty of that in the neighborhood of the Greenview Hotel. "Great budget hotel."
Greenview is a great budget hotel and I would recommend it. We went for Art Basel and the location was perfect!!! Beach is two blocks away and the Delano is right there. There were irons, small ironing boards and free wi-fi in our rooms. The one time internet stopped working, they restarted it and it worked again in 5 minutes. I was a little wary of returning to south beach because years ago another hotel room in a different hotel was robbed during Basel. Greenview has safes in the room that are big enough for my laptop, ipad and a camera. This was a huge relief. Nobody broke into our room, but the large safe gave me piece of mind. Greenview does not have a place to store you luggage except in the lobby. There is someone at the desk at all times, but I would advise arriving after 3 and leaving before 11 to avoid this. The Greenview is a boutiuqe hotel with an excellent location on South Beach. We had a room with two double beds, it was big enough for three people. Bathroom is very small, but it was clean. Since the hotel is a block away from the night life, it is quiet at night so you can actually sleep. "DON'T BE MISLED BY PRETTY PICTURES!!!"
This hotel is overpriced and overrated. The pics are misleading: they look like a modern, clean, recently renovated first-class hotel. However, the disappointment begins quickly when you get to the front door of the room: the door paint is peeling and, once inside, everything looks and feels cheap. The A/C was an old window-mounted unit that made more […] noise than it cooled (most other people I talked to had similar problems), there was serious grout in the tiles, and on the flat screen TV some channels (like ABC) were unwatchable. There is no easy way to print your boarding pass (you have to email the receptionist!) and before checking out, the front desk has to send someone to inspect your room and confirm no damage was done. There's hardly any insulation from noise. So, the location is great and that's the best one can say - but given the quality, price, limitations on service...don't stay here. Of you're going to see a show at the Fillmore and/or you want to shop on Lincoln, this is the place. It's a little bit of a hike to the beach, but we brought bikes (excellent move, btw). "Add $20-$25 for o/night parking, but wifi worked."
The Greenview is an older building and shows it: the elevator is miniscule and most people take the stairs. The counter at check-in has two huge divots out of it like someone attacked it with a hammer. The rooms are as pictured on the website, minimalist and white with blond wood, but the bathroom tiling was broken in (large-ish) places and the floor […] had not been swept - none of us have long black hair and it was all over the corners and edges of the room. On the plus side, we booked a room with two beds through hotels.com and that is exactly what we got. Pluses from a maintenance standpoint: the wifi worked well, all of the lights worked and so did the plumbing, and the closet smelled faintly of fresh paint. I get the impression that if they need painting, it gets done, but tile work, not so much. The point is (I guess), the price is cheap for south Miami Beach, the place is less than a block from the Lincoln Ave pedestrian-mall, which is sparkly fun at night when trying to choose a restaurant, and it's also less than a block from the Fillmore, if you like the kinds of concerts that book in there. On the other hand, if you can get a much nicer room for less than $30 more, you should probably do that; there is no parking so you will have that expense canceling out whatever you saved by booking here (assuming free parking at the hypothetical other place). Note: there will be homeless people camping in doorways in this area -- they seem non-threatening. Assume there will be two sets of towels in the room at check-in, ASK up front if you need more; this is not a full-service kind of place. We avoided the cereal-dispenser "free breakfast." "Nice No-Frills Lodging"
This hotel is very conveniently located near Lincoln Road Mall and in very, very easy walking distance of the Miami Beach Convention Center. It appears somewhat hidden as you drive by, so it is very easy to miss. Parking is this hotel's biggest problem, as there are only three spaces on the street in front of the hotel and those are almost always full. […] The valet takes 20 minutes to respond (per the hotel staff), so there is a window of up to 20 minutes for the city to tow your car away while waiting for valet service. Whatever you do, DO NOT park in the bank parking lot next door. (again, per the hotel staff). Inside, the hotel is obviously an older building but it has been nicely modernized. Everything--right down to the faux bamboo flooring--appears to be from IKEA, but it feels much more solid than the IKEA furniture in my house. Everything in my room, including the countertops, desktop, sheets, pillows, bedside tables, etc etc were white, so it felt very modern and almost institutional; on the positive side, all the white made it very apparent that the room was actually quite clean. It may not be the case for all rooms, but my room was quite small... about the same size as an interior cabin on a cruise ship. The bathroom is very European, complete with a perfectly square and very tiny shower (at 6'1" and 300#, I barely fit in the shower and both of my arms touched opposite walls the entire time). The water pressure was minimal, so showering was somewhat unpleasant. This hotel's redeeming qualities are its location and the friendliness of its staff. Obviously, humans have good days and bad days, so there is an inherent inconsistency in the quality of service... but everyone I encountered was exceedingly pleasant. Amenities are sparse... there is free wifi (something you won't find at the Hilton or the Ritz), and it's actually quite a speedy connection. "Poor service and un-met expectations"
The hotel was in a great area but unfortunatly the service was horrible. We arrived early in the morning and were told we could store our bags. We again stopped into the hotel at 130 to see if we could check in as we were heading out on a boat trip for the afternoon. We were told we could not. We changed in the hotel lobby washroom and left our luggage. […] When we returned in the evening to check in to our KING SIZE bed room, our room had been given away. We were provided with a single bed. The lady at the front desk was very unhelpful and offered us nothing more then two single beds. "Paying for location"
This hotel has a great location close to Lincoln road shopping centre and restaurants. However the guy who checked us in wasn't to interested in customer service and spent a lot of time talking in Spanish to another gentleman behind the counter, we then found we had paid the full amount of the hotel on arrival and Hotels.com had never taken the initial […] deposit as they said they would. The room was basic and we had no view whatsoever , we basically looked onto another window of an apartment block behind us. The blinds wouldn't move up and the air con unit was filthy. The bathroom was very small and we had to take the toilet roll out of the holder to lift the toilet seat up. The free breakfast was good but basic. The free wifi works best when your in the lobby. I loved this Hotel. I was there for a 4 day vacation. Room 214 was a great size for me (single person), bathroom was a little small, small shower too (but fine for a slender person) and there wasn't a view out the windows, but a lot of light comes into the room when the curtains are open (when they are closed, it's completely dark and easy to sleep)! […] I spent most of the time at the beach, - not in the room. So it served it's purpose. I spent approx. $105.00 a night through an Expedia deal, the staff were very nice and room was always clean. One down fall is that their shuttle service to the airport departs only 3 times during the day (and they haven't updated the times on the website) - so best to call the Hotel and ask for the times directly. But, the cab to the airport is a flat $35.00, so it wasn't bad. As for the area, it was good as well, super close to the beach, and kitty corner to Zara, and the shops on Lincoln Lane - Starbucks and a bunch of restaurants across the road, also next door to Ford Models Agency. This hotel is in an excellent location and that's about the only positive I can say. The reception area is clean, this is were the continental breakfast is. If you don't go early then you'll miss out, it is not replenished. It's adequate but there is not enough for the number of rooms in the hotel. Our bathroom was grimey, you could see the grime on […] the tiles, the windows and taps. The tap was wonkey, the shower not brilliant. A particularly nice touch was the hair left in the plug strainer contraption in the shower! The bathroom was also badly designed and cramped. On arrival we had to wait half an hour for the valet parking attendant to turn up before we have up and found parking elsewhere. The staff seemed unconcerned about this. Then that night there was a huge cockroach in the room. The concierge was suitably apologetic, but couldn't offer us another room or any kind of compensation.
